Standard Schedule of Inclusions PRELIMINARY • Building permit and building permit application fees. • Contractors All Risk and Public Liability Insurance (cover $10,000,000). • Domestic Warranty Insurance with respect to the domestic contracted building works. • Compliance with Occupational Health & Safety Act 2004 (as amended). • Establishment of Safe Work Practices set put by the Victorian WorkCover Authority. • Provision of temporary security fencing to perimeter of building site. CONNECTIONS • Connection of single phase power, sewer, stormwater, natural gas, pre-provisioning of telecommunication cabling and town water (dry water tapping) from the front boundary of each individual allotment to each dwelling. Use of implied easements where necessary. Includes providing connection to separate meter for water, electricity and gas to the dwelling as determined by the relevant Authority. Note: Does not include purchase of water or gas meters. • Maximum run in of services is 6 meters from individual dwelling. STRUCTURAL • Engineer designed concrete slab (Class M) to House & Garage. • Structural MGP10 pine load bearing wall framing and engineered trussed roof. • Wall frame height as per architectural drawings. 6 STAR • R2.0 Fibrewool Wall Batts, Sisalation wrap and Poly Infill to all external door/window openings – subject to Energy Rating Report. • R4.0 Fibrewool Ceiling Batts (excludes Garage) subject to Energy Rating Report. • Raven RP3 automatic weather seal and Raven RP61 weather strip to all external hinged Doors. • Standard Glazing to all windows. • 6 star hot water service or water tank including pump to toilets and washing machine in laundry (design specific).
