October Manager’s Message Dear Villa del Sol Residents, As we welcome October, we look forward to seeing our seasonal residents return and to the many activities and events that make our community such a wonderful place to live. It is always exciting to reconnect with friends and neighbors and enjoy the start of another busy season. We are happy to report that Coffee Morning has already begun, and we encourage everyone to join us. Please remember that hurricane season is still underway. Continue to keep outdoor items secured and remain prepared. Also, now that water restrictions have been lifted, please take time to inspect your home and property. Check for any algae, mold, or other maintenance issues that may have developed during the summer months and address them as needed. Community Reminders To help keep Villa Del Sol safe, attractive, and enjoyable for everyone, please remember: Continue regular home and yard maintenance to keep your property looking its best. Please do not feed stray animals. Remember to have all guests registered with the office. Guests are welcome for 15 consecutive days or 30 total days per year. If a guest stays for 15 consecutive days, a minimum of 30 days must pass before a second 15-day stay can occur. Nothing should be added or altered on the exterior of your home without prior written approval from management All garden hoses, when not in use, must be neatly stored on a hose rack or in a hand-crank storage box. Vehicles must not protrude into the street. Thank you for doing your part to keep Villa Del Sol a welcoming, attractive, and safe community. Well, if you list your home for $50,000 but sell it for $40,000, you’ll still be charged commission on $50,000. NOT with us. We charge a flat $2,250 regardless of what your home sells for, and our listing contracts are 90 days, NOT 6 months like many others.

Community Reminders: Attention Villa Del Sol Residents: Trash Reminder Please be responsible with your trash disposal! If you have large items that don’t fit in your trash bins, contact the office—we’re happy to help coordinate proper disposal. Trash is typically emptied every Monday and Thursday, so please plan accordingly. Also Remember No Electronics in any trash bins No furniture or mattresses. No batteries or hazardous chemicals. No dumpster diving is allowed. Boxes Please break down your boxes and put them in your trash bins. Exterior Maintenance Reminder Caring for the outside of your home is a year-round responsibility—365 days a year! Regular upkeep helps keep our community looking its best and ensures everyone enjoys a safe, welcoming environment. Please take a moment to review the community rules and regulations to stay informed about expectations and guidelines. Improvements: Please remember that any changes or additions to the outside of your home must be approved through the office before starting. We now require that a lot improvement form be filled out for any improvements or changes made to the exterior of your home. If the form is not filled out, then no improvements will be approved. For example, it has been mentioned several times in the newsletter that ALL exterior painting MUST be color-approved by the office, even if it is being painted the same color. If it has not been approved, then you will be required to repaint with an approved color. There will be no exceptions to this rule. Sales: All prospective buyers and renters need to complete the background application before any final sale or rental. The office must be notified of any sale or rental before they are final, regardless of whether they are past or current residents or renters. Guests: ALL overnight guests must be registered at the office.
