Hello Everyone,

Where did this season go? Here we are in April,

First, I would like to say thank you from the bottom of my heart for the outreach I received from each and every one of you for the heartfelt kind words, messages, emails, cards & hugs through the loss of my mom. It truly has meant so much to me. I am blessed to be a part of such an amazing community.

If you are leaving us for the summer, all the staff at Sebring Village wishes you a safe trip. We look forward to seeing you later in the year. Before you leave, make sure your home is secure and store any items that could become dangerous in high winds inside your home or make sure they are tied down. If you have shutters or awnings, close them up before you go. For those of you who are staying, we look forward to seeing you around the community.

Remember, we offer an ACH payment of your lot rent. You would set up an electronic payment into our banking system. This way, you will not have to deal with any late payments if you forget to come to the office or mail in your check. I can help you if needed, just give me a call at 863-382-2175.

Speed Limit is 15 MPH - Please keep the speed down when driving in the community and STOP at all the STOP signs. This includes cyclists, PLEASE. I see many of you slowing down and stopping, so thank you. Safety is key here.

Water Restrictions for Highlands County

Days: Watering is limited to two days per week, for our area. Watering on 1 other day and Saturdays for oddnumbered addresses and Thursdays and Sundays for even-numbered addresses. No watering of established lawns should be done on Mondays, Tuesdays, or Fridays. Unless you were asked to water on a different day due to lawn maintenance.

Time: Watering is prohibited between 10 AM and 4 PM

Also, there is no need to run your irrigation system when we are receiving heavy rains daily. Fines may be issued for residents watering out of compliance.

Southwest Florida Water Management District provides many educational videos, brochures, and articles on water conservation in Florida. We will feature some of these items in the newsletter. Check out the information/links below.

COMMUNITY REMINDERS COMMUNITY REMINDERS

Weeding: Residents are responsible for keeping their flowerbeds, bushes, etc., weeded all year long. Make sure that the landscaping in your lot is manageable for you.

Speed limit: The speed limit in the park is 15 miles per hour! We have many walkers, dog walkers, and bicyclists in the park, so please slow down and help everyone stay safe! If you are walking during dark hours, please wear light-colored, reflective clothing and carry a flashlight.

Parking: There’s no street parking in Sebring Village unless such parking is for shortterm purposes of one (1) hour or less. We must keep our streets open for our homeowners to get assistance from emergency vehicles at all times. Please ensure that contractors working at your home leave room for vehicles to pass. Clubhouse parking areas are for residents using those facilities, not for overflow guest parking. Others are subject to being towed unless a parking pass has been obtained from the manager. There is no parking in the white striped areas at the clubhouse, and do not block resident driveways.

Guests: Guests must be registered in the office.

Sales: All prospective buyers and renters need to complete the background application before any final sale or rental and receive approval from our Corporate Office. The office must be notified of any sale or rental before they are final, regardless of whether they are past or current residents or renters. Community paperwork must be completed. All sales will have a 4-sided inspection completed through our Corporate Office to ensure buyers agree to any rule compliance issues.

Pet owners: Please bring in your pet’s current shot records, as we are updating this information. Pets need to be leashed, attended to, and cleaned up after. If you would like your pet featured in the newsletter as Pet of the Month, please send a current photo to the office with a bit of info about your pet. We are receiving complaints about pet owners not following Highlands County laws and community rules. Click here for more information.

Pool: The pool is for the private use of residents and registered guests only. Open from dawn to dusk.

Reminders

Trash: Please be responsible with your trash disposal! If the open-top dumpsters are full, do not put more in them. If the compactor is gone, do not leave your trash. Instead, take it back home and wait for the compactor to return. If you leave your trash or other items on the ground for maintenance to dispose of, you will be fined. Placing items in the bulk dumpster when it is already full will also result in a fine. If you have large items that you are not able to put in the open-top yourself, contact the office, and we will try to assist you. Also remember:

No Electronics in any dumpster.

No furniture or mattresses.

No batteries or hazardous chemicals.

No dumpster diving is allowed.

Maintenance: Remember, we are going into the hot, humid rainy season. Weeds grow fast. Please make sure you keep your home looking the best it can be.

Trash bags: Please do not put trash bags in the yard waste dumpster. Empty the bags in the yard waste. The landfill will not accept bags.

Paint: Paint cans are not to be placed in the dumpster area. You must dispose of them yourself.

Boxes: Please break down your boxes and put them in the compactor.

Improvements: Please remember that any changes or additions to the outside of your home must be approved through the office before starting. We require that a lot improvement form be filled out for any improvements or changes made to the exterior of your home. If the form is not filled out, then no improvements will be approved. For example, it has been mentioned several times in the newsletter that ALL exterior painting MUST be color-approved by the office, even if it is being painted the same color. If it has not been approved, then you will be required to repaint with an approved color. There will be no exceptions to this rule violation.

Guests: ALL overnight guests must be registered at the office.

Encouragesdependency:Feedingferalcatscanmakethemdependent onhumansforfood,whichunderminestheirnaturalhuntinginstinctsand survivalskills.Theymaystartrelyingonhumansinsteadoffindingtheir ownfood.

Increasestheirpopulation:Byfeedingferalcats,you'reoften unintentionallysupportingtheirreproduction.Morefoodmeansmore successfulbreeding,andferalcatpopulationscangrowrapidly,leading tomorestraycatsonthestreets.

Spreadofdisease:Feralcatscancarrydiseaseslikefelineleukemia, felineimmunodeficiencyvirus,andparasites(fleas,ticks,etc.).Whenfed, theycongregateingroups,increasingtheriskofdiseasetransmission amongthecatsandeventootherpetsorwildlife.

Harmtolocalwildlife:Feralcatsarenaturalpredatorsandcannegatively impactlocalwildlife,especiallybirds,smallmammals,andreptiles. Feedingthemcanencouragethemtoremaininanareawheretheyhunt, disruptingthelocalecosystem.

Healthrisksforthecats:Feedingferalcatshumanfoodorinappropriate food(suchasmilkorprocessedsnacks)cancausehealthissues.Cats needaspecificdietforpropernutrition,andfeedingthemthewrongkinds offoodcanleadtomalnutritionordigestiveproblems. Createsconflictwithneighbors:Feedingferalcatscancauseproblemsin neighborhoodswhereotherpeopledon'twantthecatsaround.Thiscan leadtocomplaints,propertydamage(likelitteringorscratching),and evenlegalissuesinsomeareas.

Lackofspayingandneutering:Ifyou'refeedingferalcatsbutnot providingameansofspayingorneutering,thecycleofreproduction continuesunchecked.Overtime,thiscanworsentheferalcatproblemin thecommunity.

Ifyoucareaboutferalcats,it'sbettertosupporttrap-neuter-return(TNR) programsthatfocusonhumanelycapturing,neutering/spaying,and returningthemtotheiroriginalenvironment.Thishelpscontroltheir populationandimprovestheirqualityoflifewithoutcausingthenegative effectsmentionedabove.

Pineapple Korean Chicken Thighs

Ingredients

2 tablespoons extra-virgin olive oil 8 chicken thighs

Kosher salt and freshly ground black pepper

1 red onion, minced

3 garlic cloves, minced

1 tablespoon minced fresh ginger

2 tablespoons gochujang

3 tablespoons soy sauce

3 tablespoons rice vinegar

1 pineapple, peeled and cored, thickly sliced

1 bunch scallions, thinly sliced on the bias

Directions

1. Preheat the oven to 375°F. Heat the oil in a large, oven-safe skillet over medium heat.

2. Season the chicken with salt and pepper. Place the chicken skin side down into the hot skillet and cook until the skin is evenly golden brown and crisp, 7 to 9 minutes.

3. Turn the chicken over and cook for about 3 more minutes. Transfer the chicken to a plate. Remove all but 1 tablespoon of fat from the pan.

4. Add the onion, garlic, and ginger and sauté until the onion is tender, about 5 minutes. Add the gochujang, soy sauce, and rice vinegar. Bring the sauce to a simmer, and simmer until it reduces by about half and becomes thick and syrupy. Remove the pan from the heat.

5. Return the chicken to the skillet, skin side up, and arrange the pineapple in the skillet. Transfer the skillet to the oven and cook until the chicken is cooked through and the sauce has thickened a bit more, 12 to 17 minutes.

6. Brush the sauce over the chicken. Garnish the chicken with scallions and serve immediately.
