Welcome to the fall edition of Terrie Magazine, highlighting the incredible advancements, innovations and successes the real estate industry and Terrie O’Connor Realtors achieved amidst uncertainty and crisis in America. As we emerge from the pandemic, we celebrate a sense of freedom and a return to normalcy, while continuing to honor the memories of those we lost to COV D-19. As communities are vaccinated and social distancing requirements and mask mandates are lifted, people are en oying a renewed sense of freedom--freedom to gather together with friends, to celebrate monumental occasions, to hug loved ones again and to travel beyond state borders. This year, Terrie O’Connor Realtors celebrated its award-winning agents with an evening by the lake. The Summer icnic and Concert provided a welcome opportunity to reconnect with more than 420 sales associates and 40 employees who work among our eight Terrie O’Connor Realtors branch offices. As our world returns to “normal,” we re ect upon how the pandemic has reshaped lives, work, school and even the definition of home. There is a renewed optimism that is driving consumer behavior, industry growth and commercial development throughout the arden State and ew ork. n this issue, academics, economists and developers examine the impact of the pandemic on the real estate industry and provide thoughtful insight into what’s to come for the second half of 2021 and beyond. A nationwide housing “shortage” has been trending on virtually every news media outlet across the country, causing panic among buyers eager to secure a piece of the American dream. ocally, that “shortage” is merely a perception, as the ew ersey M S ( M S) actually reports a 41. increase in new listings for 2 2021 vs. the same quarter 2020. Compared to 2019, a more typical non-pandemic real estate market, that number is virtually even, with a decline of only 0.2 in new listings. Real estate brokers are listing new inventory at a typical, healthy pace, but the overwhelming buyer demand means multiple offers and reduced days on market. n une, days on market (from initial listing to closed) was down 3 .1 (from 1 days in 2020 to only 39 days in 2021), according to M S. The velocity at which homes are being sold has caused the perception of a housing shortage. To illustrate this

point further, imagine trying to fill a bathtub with the drain open...the faucet is owing, but ust as quickly, the water is draining out of the tub. That’s what’s happening with the housing inventory, as record numbers of homes were sold in the first half of 2021. The M S reported a 4 .5 increase in homes sold through uly 11, 2021. une alone experienced a 73.9 increase in sales. This phenomenon is not unique to the arden State. According to the Realtor.com’s Monthly ousing Trends Report, 52 fewer homes are available nationwide. nsold inventory in ew ersey remains restricted with a 24 decline over 2020, but, according to the Otteau roup Market Trend Report, that figure has been shrinking slightly each month as a greater percentage of the population is vaccinated. This is creating optimism, giving homeowners confidence to “trade up” to more expensive homes.
As current homeowners are considering a move-up property, they’ll experience similar shortages as ew ersey homes above 1 million are experiencing significant declines in inventory. uxury homeowners had experienced longer days on market in the past, but that trend is shifting in their favor. omes priced between 1- 2.5 million have seen an 1 increase in sales over 2020 roughly 200 homes listed above 2.5 million have sold year to date (a 73 increase over prior year). n ergen County, the big winners include: 1. Alpine with a 1 0 increase in homes sold since 2020 (250 increase in sales over 2019) and an average home price increase of 17.2 (45 over 2019) to 3,190,53 . 2. Saddle River recorded a 200 increase in homes sold and nearly a 100 increase in average sale price ( 2,00 ,722).

3. A 300 increase in sales and a 52. median home sale price increase was recorded in the af uent community of Englewood Cliffs. According to the ew ersey Realtors ocal Market pdate May 2021, the townhome condominium market is feeling a similar squeeze. ew condo listings through May 2021 were up 51.3 (2,019 vs. 1,334 in 2020) and a record 1,224 sold (up 2.1 over the same period last year). uyers seeking maintenance free living have to act fast as days on the market have dropped 1 .2 to 2 days (down from 74 days last year). rices continue to rise in this market segment too. While the single family homes are recording 15 overall increases in median sale prices, the condominiums are demanding a 7.4 price increase. With the ever increasing population of aby oomers, the 55 communities in ew ersey are in high demand. ew ersey Realtors reported an increase in overall listings through May up 24.2 . 53. more adult community properties sold with an increased sale price of 10.2 .

uyer demand for housing nationwide has reached historic proportions. What has fueled this demand, and why now lobal andemic: n March 2020, the pandemic caused a global economic shutdown, as businesses shuttered and people sheltered in place to help slow the spread of COV D-19. After roughly
eight weeks of quarantine, the proverbial oodgates opened, and homebuyer demand exploded as urban dwellers sought larger spaces to spread out in the suburbs. That overwhelming demand quickly decimated the existing inventory, ignited the housing shortage and shifted the market in the seller’s favor. ow Mortgage nterest Rates: As of uly 15th, the 30 year fixed mortgage rate fell to 2. . According to Freddie Mac, “The summer swoon in mortgage rates continues as the 30-year fixed-rate mortgage fell for the third consecutive week. While this decline is not large, it provides modest relief to borrowers who are purchasing in a market with strong home appreciation and scant inventory.” ew Construction Decline: Since the market correction in 2007, new housing construction has experienced a significant decline. Shortage of qualified labor, municipal approval delays and the high cost of materials has added to the slowdown. The pandemic only exacerbated the issue as laborers chose unemployment benefits over showing up for work, factories shut down due to COV D outbreaks and overseas manufacturing ground to a halt causing significant delays in delivering appliances and materials. There’s a ew id in Town: ow in their mid-thirties, Millennials (the largest generation since the aby oomers) are entering the housing market at startling rates. Formerly choosing the urban city lifestyle for convenience and proximity to
work, the pandemic fueled a migration to suburbia in search of larger spaces and resort style amenities. On the ip side, aby oomers who would have been seeking a right sized home are staying put until they feel safer to move, further exacerbating the supply crunch.

Significant buyer fatigue set in after Memorial Day weekend, and the summer real estate market cooled slightly. Those frustrated buyers unable to snag a contract put their home search on hold to en oy summer getaways and weekends “down the shore.” This slowing, coupled with increased inventory, should help to ease the squeeze and help the inventory “bathtub” to refill. According to awrence un, Chief Economist of the ational Association of Realtors, “As the housing inventory is beginning to pick up ever so modestly, we are still facing a housing shortage, but we may have turned a corner.” The fall market is expected to pick up steam again after abor Day, so the listing windfall may be short lived. Economists anticipate this shortage to continue through the foreseeable future. With increased inventory, home price increases should begin to stabilize over the next two years. This would provide opportunities for additional buyers to enter the market at more affordable prices.

We have long since passed the maelstrom of 2020, a year of deep trauma spawned by the worst cyclical economic contraction since the reat Depression. 2020’s pandemic-driven recession became the final member of America’s infamous economic trilogy: the three greatest economic setbacks of the 20th and 21st centuries the reat 1930s Depression, the reat 2007-2009 J Recession, and the reat 2020 Contraction. All are in the rearview economic mirror as 2022 beckons. owever, more so than past recessions, the reat 2020 Contraction whose impact was greatest in ew ersey and ew ork City dramatically changed the economy. t disrupted and transformed all industries and markets. As we all experienced, COV D-19 was a “gasoline on the fire” accelerant. t was a watershed moment for the world of work, as it accelerated remote, out-of-the-office, work-at homepractices. t also accelerated the surge in e-commerce, the bricks-and-mortar retail meltdown, and millennial residential suburbanization. These transformational changes all took place as a cyclical upswing was well underway.

The usiness Cycle Dating Committee of the ational ureau of Economic Research ( ER) specifies the exact beginning and end points of economic contractions in the nited States. On uly 19, 2021, it declared that the pandemicdriven recession had technically ended in April 2020. Since it started in February 2020, the recession’s two-month length made it the shortest on record, despite the extraordinary depth of its ob losses and human pain. This October (2021) thus marks the 1 th month of economic recovery and expansion fully one and one-half years since the recession ended owever, it should be pointed out that recessions are precisely defined as periods of broad-based economic contraction that end when decline stops and growth resumes, no matter how long it will take to get back to prerecession conditions. For example, in labor market terms, between April 2020 and une 2021 the first 14 months of recovery ew ersey recaptured only 59 percent (423,200 obs) of the 717,200 obs lost during the two-month recession. The nation recaptured 70 percent. Despite this lagging ob growth, a broad cyclical economic
upswing has already reached a key milestone. On uly 29, 2021, the .S. ureau of Economic Analysis ( EA) reported that the nation’s total economic output had surpassed its pre-recession peak: .S. the featured D (gross domestic product) measure of the total output of the economy increased at a seasonally ad usted annual rate of .5 percent in the second quarter (April- une) of 2021 and reached a record high of 22.7 trillion. As was H also the case in the aftermath of the reat 20072009 Recession, economic output recovered long before the employment losses were fully recouped. aseline expectations are for the breakneck pace of D growth to ease but still remain strong well into 2022. And, as the expansion matures, it will undoubtedly continue to encounter headline uncertainties and headwinds such as the COV D-19 Delta variant, lagging vaccinations, labor shortages, continued supply-chain bottlenecks and delays and the persistence of elevated in ation. ut such potential speedbumps are always present during long expansionary periods. rowth tra ectories are never smooth nor unencumbered, but it takes significant disruptive events to derail them.

With a firm base established in 2021 and 2022, there is an outside possibility that the decade of the 2020s could encompass a technology-driven “super cycle” similar to that of 100 years ago. n 1921, the nation exited a severe, highly disruptive 1 -month long recession that had followed the 191 Spanish u. That marked the start of a transformative social and economic period (1921 to 1929) popularly known as the Roaring Twenties, a decade of unprecedented growth and prosperity driven by rapid economic and technological innovation. Fast forward 100 years to 2021: Will history now repeat itself Will a post-pandemic “Roaring 2020s” unfold Will the coronavirus engines of disruption be transformed into engines of economic creativity, innovation, and advancement These should not be dismissed as “over-the-rainbow” fantasy questions. COV D-19 unleashed technological and economic mega-forces that will make it highly unlikely that we will return to pre-pandemic economic normals. Our world is being structurally transformed, providing new opportunities going forward amongst continued challenges.

Demographic change is much less uncertain and less volatile than the economic change we have been through. For example, generations are firmly embedded in the age structure of the population, and they continuously age through predictable and sequential stages of the life cycle. Disruptions are usually the result of unexpected changes in generational lifestyle preferences as inexorable life-cycle progressions take place. The most visible demographic disruption of the past year was the acceleration of heretofore urban-centric millennials or en (the supersized generation born between 19 1 and 199 ) into the suburban housing arena, where many released their accumulated housing-buying power. Millennials (between 25 and 40 years of age in 2021) comprise the digital age’s first generation. They had already entered the family-raising stage of the life cycle but belatedly had ust begun their suburban odyssey before COV D-19. Many had been sitting on the decision-making fence, but the pandemic pushed many of them off the fence. As a result, suburban housing demand surged, and zoom towns emerged. While some of the current homebuying ebullience was borrowed from the future, family-raising millennials will remain the dominant housing market force in the years ahead as they move into the top-line workforce. ut the progression of other generations will also help define the future. Following in age behind millennials is en (or postmillennials), born between 1997 and 2012 it can be considered the mobile internet’s first generation. etween 9 and 24 years of age in 2021, it will be the replacement demographic cohort for suburbanizing millennials exiting live-work-play ( W ) urban environments. en is the most diverse (racially and ethnically) of the housing market generations, and it will constitute the entry-level workforce and the new source of digital talent for the balance of the decade of the 2020s. ust ahead of millennials in age is en , the undersized population cohort once known as the baby bust, that was born in the 19 5 to 19 0 period. etween 41 and 5 years of age in 2021, they are now the epicenter of the trade-up housing market and are ascending to the leadership ranks of all organizations.

Concurrently, the fabled baby boom (the colossal postWorld War generation born between 194 and 19 4) has largely exited the family-raising stage of the life cycle. Many empty-nester boomers (between 57 and 75 years of age in 2021) have been resizing in the housing market. The pandemic has pushed a number of those that had still been in the workforce into retirement, contributing to the general problem of labor force shortages and unfilled obs. While still a potent economic force, the baby boom’s once unquestioned 20th-century dominance is now history. One final demographic cohort is en Alpha, the first generation in which every member was born in the twenty-first century. Thus, the label of alpha the first letter of the reek alphabet is certainly appropriate. The first alpha was born in 2013 and turned eight years old in 2021. (The generation is still in “production” as an end date has yet to established.) Since alphas are largely children of millennials and grandchildren of baby boomers their shelter needs can be viewed as a key driving force propelling millennial suburbanization. While their millennial ( en ) parents comprise the first generation born and reared in the digital age, and en (post-millennials) comprise the mobile internet’s first generation, alphas are the first generation that will come of age in the era of artificial intelligence (A ) and robotics. Although not totally immune to cyclical economic forces, the future demographic tra ectories defined by the aging of these generations can be anticipated with confidence. They will continue to redefine the shapes of housing and economic markets going forward. Of course, a second “Roaring Twenties” would make this redefinition a very positive prospect.

One of the strongest pieces of advice can offer is that it is extremely important to revisit what your portfolio looks like. iven the big movements in the value of assets over the last year, recommend that people review and rebalance their portfolio of stocks, bonds, real estate, and cash and evaluate if have the proper asset allocation for where you are in the lifecycle.

Q. o you e pect a rise in interest rates? We know interest rates are tied to the in ation outlook, and the Federal Reserve in the .S. and central banks worldwide have expressed that they are willing to tolerate in ation running above the normal 2 target for an extended period. think that means we are looking at potentially higher interest rates in the years to come. That does not mean mortgage rates at 7 or it ust means a bit higher than what we’ve come to expect. We also know the Federal Reserve is most likely to cut back its support for mortgage-backed securities first. They’ve been intervening in and purchasing mortgage-backed securities

since the pandemic began. believe they will wean back their support of markets, and when they do, they will start with mortgage-backed securities given that the housing market is so strong. All of this taken together, believe the lows in interest rates are behind us, but that does not mean they will be high by historical standards. Q. s in ation on the rise? First, think it’s important to consider what in ation is. We all understand that, in general, it means rising prices over time. Things like houses and colleges go up faster than average, but things like technology tend to go down. Average all things together, and we get an overall in ation number that

Q. Why is that? n some ways, they are doing so in an effort to diversify holdings. One of the things that happens with people who end up with so much stock market wealth is they look around and think, “Where else can put my money ” eople still believe the housing market is one of the safest investments around over the long haul. And, you can get some use of it over time, which you cannot get from the stock market.

Q. ow has the pandemic impacted consumers from an economic perspective? t shifted the ground between savers and borrowers, where savers are in a much better position. They tend to be people who are older, generally aby oomers and late en ers who are beyond the age in which they have student loans. The savers of the world have been en oying a time with low in ation and low interest rates, coupled with really strong stock market appreciation over the last two or three years. They are sitting on a lot of cash and pouring it into the housing market.
C captures the prices of all the goods in all the markets. The average in general tends to go up because the economy tends to be growing. The Federal Reserve and central banks worldwide provide the currency, and the amount of those notes needs to grow at the same pace as the economy, so we have enough of the paper we need to pay for things. The ob of the Federal Reserve and central banks is to get the paper to grow as the economy grows. f the paper grows over the rate of the economy, that’s when we have hyperin ation, when the government prints so much money that everything begins to increase in value, not 1 to 3 a year, but a 100 a year, for example. During the pandemic, we saw a period where the prices of everything collapsed because demand collapsed. ow we have more normalcy, and we’re seeing prices go up. For a lot of things like lumber, semi-conductors, and used cars, we’ve seen high rates of in ation. The government is not concerned about market-specific dynamics, where there is a mismatch in supply and demand. They care about the underlying rate of in ation. At a time like this, it’s hard to distinguish between the two. s it market mismatch, or is there a long-term problem t is important for policy makers, and for you and me, to understand is it temporary and or individual marketdriven dynamics For example, is it a toilet paper hand sanitizer issue that will go away quickly, or is it a long-term issue that will require the government to take steps like raising interest rates aggressively think most central banks around the world are going to let the dust settle. They can’t see the forest right now through all of the trees that are growing at different rates. Q. What other ways did the pandemic impact the economy? found it fascinating how the

pandemic uncovered market dynamics that we took for granted. Most people have no idea that semi-conductors are produced by a handful of firms globally, and the biggest one is in Taiwan, for example. ecause a big chunk of the world’s semi-conductors, which are now used in so many things, come from the tiny island of Taiwan, any disruption reverberates across the globe. We all understood globalization in theory prior to 2020, but we had a lesson in globalization handed to us at our front door. Q. Are we seeing an economic recovery worldwide? First of all, the pandemic is not over for the globe. For those of us who are .S. centric, life has returned to some version of normal. The . . economy is 9 smaller than prior to the pandemic. Australia is 1 larger than it was. .S. and China have surpassed pre-

pandemic levels. Even though housing markets worldwide have done well, when you look at economic activity on the ground, it is an uneven recovery. Different economies are improving at different rates, and expect that will be the case for the next year. This will have ramifications for central bank policies. Central banks, which have all been doing the same thing the last 1 months, will diverge, and believe the story globally the next year will be big movements in exchange rates. When international homebuyers come into a market, they may see a very different exchange rate than prior to pandemic. This will vary country-to-country, as will the pace of the recovery that leads to the normalization of monetary policy. The .S. should raise rates quicker than Europe and the . . China is recovering quickly as well, even in the face of continued tariffs and trade restrictions between the .S. and China, which have not changed under the new administration. From a trade perspective, it’s as if the pandemic and trade wars of 201 and 2019 never happened. Q. What predictions do you have for the economy looking ahead? Six months from now, expect interest rate differentials among central banks will be driving big movements in currency markets. Even before that, we will see unevenness in economic recovery, particularly if you look at the pace of vaccination, which has slowed in some countries, but picked up in others. 2022 will be a year of catch-up, with six months of divergence, followed by convergence. Supply chains will start returning to normalcy, which will fuel the recovery in new home building. iven the strength of demand for housing, this should help take pressure off prices, so we should see improvements in affordability overall.

C The orth ersey real estate market endured an unprecedented year and a half, as ew ork City residents made their way across the river to find rentals in less populated orth ersey suburbs, many brick-and-mortar businesses closed during the lockdown and larger tenants transitioned to online sales. Real estate developers like ekemian Co., nc., will play a role in helping communities discover a “new normal” that caters to consumers’ needs. Robert ekemian r., resident CEO of the third-generation family-owned company, says the effort will have to be collaborative. “ ew ersey is a great state in an exceptional location. ut we have to make it more exciting and livable,” says ekemian. “ art of this requires developers to be more creative and communities to be cooperative and open to change.” e adds, “The underlining ob ective for government, business and landlords must be to attract young people to live, work and raise their families in a given community thereby, spending a significant part of their lives as meaningful contributors to that community. The ability to provide quality housing, gainful employment and a strong quality of life ensures a bright future for ew ersey and the people who live, and as importantly, are considering relocating here. Recreation areas, parks, walking and bicycling paths thoughtful mixed use development etc., are some of the things people want to see and experience.” The government, he continues, plays a ma or role in securing such an environment. “ think halting the exodus R H J of businesses out of ew ersey has to be government’s most important priority,” he says, adding if this trend is not reversed, and the level of high quality obs continues to erode, younger professionals will be forced to live elsewhere. “ recall a time, not too long ago, when ew ersey had an abundance of strong corporations,” says ekemian. “Corporate names such as Sony, ngersoll Rand, Mercedes enz, etc., resonated throughout ergen County. Today those corporations and many others have little or no presence. ew ersey was the nation’s home to the pharmaceutical industry. Today, pharmaceutical corporate presence is less than one-third of what it had been 20 years ago. This trend must stop.” Another equally concerning matter for most businesses, owners, executives and most importantly the tax paying citizens throughout the state, he adds, is the endless raising of real estate and income taxes. “ can’t begin to emphasize enough how concerning this is,” says ekemian. “Tax payers, in particular the middle class,’ are experiencing an alarming erosion of their after tax’ dollars. This has further encouraged ew ersey tax payers to relocate out of state. f ew ersey is going to thrive, taxation must be brought under control.” On the commercial side, ekemian says adding a housing component to retail centers is effective, as is focusing on

businesses that continue to draw patrons, including food and health-oriented establishments. “Towns do not want empty shopping centers nobody does. There must be a meaningful strategy put into place which will encourage owners to revitalize properties. opular among most tenants and shoppers are shared outdoor common seating areas, water and architectural elements, and plentiful owering landscapes. These, in con unction with more restaurants and a downtown’-themed shopping center, is the environment shoppers want to experience,” he says. “Many younger people today opt for one-stop living,” in other words, a place where they can live, work and play. On the residential side, he observes younger residents have specific demands. “ oung folks want newer buildings with more amenities a lifestyle package inside and outside the building.” art of this, he adds, includes vibrant downtown areas, walking and bicycle paths and more social interaction in general. “ n ergen County, we don’t have readily available the open spaces that other places may have. Therefore, we have to find creative ways to satisfy these needs by making changes which raise the quality of living and better satisfy customers tenants. Again, this requires community, business and government cooperation.” ekemian and Co., nc., has seen firsthand the pivotal role real estate development can play in changing the dynamics of a community. t has been involved in several pro ects that have helped transform downtown areas such as ackensack, where the company was founded in 1933. Among them is the recently completed Current on River, located at 1 E. Camden St. The 254unit luxury apartment community features studio, one- and twobedroom oor plans. Elite amenities include concierge services, a club room, fitness center, outdoor pool, Wi-Fi work lounge with private conference rooms, courtyard with grilling stations, fireplace seating, tenant storage areas and a pet grooming spa. ackensack is counting on the population boom from The Current on River and other luxury apartments to drive success for retail, restaurants, and nightlife, and make the city a destination on par with oboken and ersey City. “ eople are seeing change and are happier living here,” says ekemian. “We’re repurposing the existing portfolio it may not be traditional, it may take on a different face, but it will serve the community better.” Among the company’s other properties in orth ersey is the oulder Run shopping center in Wyckoff. n addition to the introduction of apartment residences, the redeveloped center includes a 30,000-square-foot Marshall’s, a 73,000-squarefoot Super Stop Shop, and more than 70,000 square feet of specialty retail space. “The town of Wyckoff has helped tremendously,” says ekemian of the popular shopping destination in northwestern ergen County. “Everyone has come together government, the landlord, planners, tenants and most importantly the local community continue to make a property like oulder Run successful even during a very challenging period.”

The shutdown changed the way people worked, as many non-essential employees began working remotely. o longer were people spending hours each day commuting to the office or spending evenings at networking events and cocktail hours. usinesses halted travel, as important meetings went virtual. For others, the pandemic meant facing unemployment as the hospitality, restaurant and travel industries suffered catastrophic losses. All of the newfound free time and shifting availability opened the door for more professionals to pursue real estate. Virtual learning meant students could attend from anywhere in the nited States while benefiting from highly qualified, experienced instructors and support. Success stories that spread far beyond ergen County told the staff their work was changing lives. “When the state allowed virtual learning during the early months of the pandemic, we were able to respond

The opportunities are vast, and a strong market is expected to continue for some time, making real estate a career field worth considering. O’Connor oined fellow guest speakers to analy e the impact of CO I and current trends in the market, among other sub ects.

O’Connor did his best to provide proper context to a residential real estate market he described as “bananas” over the past year and a half. e points out that ew ersey was in a normal market in 2020 pre-pandemic, before a shutdown that coincided with the most important months for real estate professionals. “Almost half of our yearly revenue is made in the spring market,” says O’Connor, adding that agents made up for lost time in the second half of the year, when “every month we were setting records for our company.” n the aggregate for 2020, the total units transacted in the Multiple isting Service was only up around three percent, as not a significant total number of homes turned over in 2020 as compared to 2019. “The value though did start to appreciate in a way we hadn’t seen,” he says. “There were 13 percent price increases, primarily in the single-family residential market. t was the first significant price increase we’ve seen in quite a while.” The result, he adds, was a reduction in housing inventory. Typically, - months of inventory is viewed as a stable market not a buyer’s market or a seller’s market. The year 2021 began with a 1. -month supply of inventory. “ t’s been a little bit of a seller’s market for about a year now,” he explains. O’Connor says total units are up 3 percent from 2020 and 24 percent from 2019, while
prices are up 17 percent from 2020, 2 percent from 2019. e describes the changes as “price sensitive,” noting that ergen County homes below 750,000 are often “gone before the open house on Sunday,” while houses 1.5 million and above are seeing a .5-month supply of inventory (19 months prior to this year) and houses 2.5 million and above are seeing a 14-month supply of inventory (3 months prior to this year.) ew homes are off the market as fast as they’re coming on, especially in the moderate price range,” says O’Connor. “ t’s been an interesting problem, but a good problem in a lot of ways.”

lake Chroman, principal, Sitex roup, echoes similar sentiments about the busy industrial real estate market in ew ersey. “ ’ve never seen anything like this before,” he says. “ rices are recalibrating and growing every day to rent, buy or build, everything is more expensive and there is no inventory. e describes it as a “tale of two cities,” saying, “it’s easy to keep buildings full and leased at good rents, but very difficult to grow your portfolio to buy and build.” e cites a slowdown in leasing velocity in the Meadowlands due to a domino effect of the pandemic’s impact on ew ork City. “As ew ork City goes, so goes the

CIANJ Meadowlands,” he says. “ t will climb back up.” Elsewhere, he adds, the bigger and newer the space, the more interest there is in it. “There’s an arms race from big developer investor types,” he says. “ ew names are constantly entering the market because everyone wants a piece of the ew ersey industrial market.” ncluded among them is Amazon, which controls “20 million square feet” in the state. Charles Wilkes, partner, Murphy Schiller Wilkes , adds that his firm focused on mortgage modifications and lease amendments during the spring 2020 shutdown, but describes the market
the rise of online sales and remote work. “There are approximately 9.5 million square feet of owner-occupied office complexes being sold or vacated,” he points out. “The greatest challenge is what do these municipalities do Some of these facilities pay up to million in taxes if redevelopment doesn’t happen quickly, there will be a staggering impact on communities.” Regarding the prevalence of remote work, Saraceno says, “ t won’t shock me if we’re in a hybrid structure for an intermediate basis, where remote work is more controlled and regulated. Price increases in the single-family residential market over the past year reached levels that hadn’t been seen in more than a decade, said Matthew O’Connor at the recent CIANJ panel discussion.
— MATTHEW O’CONNOR as “full steam ahead on deal activity” as of last summer. “ n terms of call volume, it’s been incredible,” he says. “ ew corporate incentive programs from Trenton give us more reasons for optimism.” Wilkes advises caution in the coming months due to what he describes as “phantom money” courtesy of government rescue plans, but believes the market should be strong enough to withstand any challenges. “ ew ersey should be the best location to do business,” he says, “because of the industrial market and our proximity to ew ork City and hiladelphia.”

Woodcliff ake is an upscale community in the ascack Valley, about 22 miles northwest of Manhattan.
