Letter from the CEO Dear Customers, Partners and Friends, Eighty years! That’s worth a pause …. Fewer than 2% of construction companies ever reach this milestone. TD is one of them — and that’s no accident. This milestone belongs to everyone who has been part of the TD story — the employee-owners who show up with pride and purpose every day, the customers who trusted us with their most important work and the partners who have grown alongside us. TD Expands Offerings in Phoenix, Central Texas Miyako Hybrid Hotel project in Plano, Texas.
TDINDUSTRIES’ MULTIFAMILY TEAM, led by Senior Vice President Ray Lemaster, is focused on delivering value and innovation to our clients. The multifamily team brings experience in all facets of multifamily living including apartments, hotels, senior living, building repositioning and high-rise markets. The team is focused on a builder first approach centered on safety, quality and turn-key solutions. The multifamily team will broaden its footprint to Phoenix, San Antonio and Austin while continuing to serve core markets in Dallas and Denver. Several exciting projects are already in the works for 2026 across these regions, including Miyako Hybrid Hotel in Plano, Texas; The Mix Residential, Phase I, in Frisco, Texas; Park Lane in Dallas; Viridian Phase III in Arlington, Texas; Columbine Square in Littleton, Colorado; and Novel Flatiron in Broomfield, Colorado.

Supporting Arizona’s Semiconductor Industry TDINDUSTRIES IS PARTNERING WITH A TEMPE, ARIZONA, GENERAL CONTRACTOR AND LONGTIME INDUSTRY PARTNER to construct critical mechanical and plumbing systems for a global manufacturer’s new North American headquarters in Scottsdale, Arizona. The 400,000 square-foot office and laboratory campus will support global semiconductor manufacturing operations, reinforcing the region’s growing high-tech footprint. Doubling Down on Manufacturing TDINDUSTRIES IS EXPANDING ITS MANUFACTURING OPERATIONS with a new facility that significantly increases capacity and capability. Located just down the road from TD’s Dallas headquarters, the approximately 50,000-square-foot expansion will allow TD to maximize piping shop capacity and support increased prefabrication in a controlled environment. t TDIndustries, safety is more than compliance. It is a promise to protect every person on the job site. That commitment was tested after pressure testing incidents revealed a critical gap between installation and testing teams. The handoff between teams often led to confusion, with a gap in identifying every leg of the system that was under pressure during testing. Recognizing the need for a better solution, TD’s Safety team took action. The team partnered with North Texas Construction Manager Doug Edrington, field employee-owners and engineers to develop a solution. Together, they created a standardized pressure-testing kit and a full-scale training station to teach real-world pressure testing and demonstrate potential failures.
Doug’s background as an educator helped accelerate the program, training subject matter experts and field leaders. A key innovation was the introduction of a common language and visual cues: purple tape, tags, signage and control locks, all clearly labeled in English and Spanish. These markers identify which fittings are under pressure, bridging the communication gap between teams and ensuring everyone knows when a system is still being tested. More than 500 employeeowners and subcontractors have
completed the training, and since the rollout, TDIndustries has had zero pressure testing incidents. TD now teaches general contractors and subcontractors how to manage and monitor pressure testing safely. Edrington’s leadership earned him the inaugural 2025 AGC Construction Safety Champion of the Year award, highlighting how collaboration and innovation can set new standards for safety across the industry. For TDIndustries, it reflects a proactive approach that prioritizes lives, builds confidence and delivers peace of mind on every project.

TRAMMELL CROW Partnership begins in 1948
Trammell Crow started his decades-long career in commercial real estate at age 33 when he developed a warehouse in the Trinity Industrial District near downtown Dallas. That first project marked the beginning of a legacy that helped shape the city’s commercial landscape and the broader real estate industry. TDIndustries maintained a long-standing partnership with Trammell Crow, contributing to major North Texas landmarks including the World Trade Center Dallas, Dallas Market Hall and numerous office and warehouse developments. The trusting relationship between Jack Lowe Sr. and Trammell Crow helped build a foundation of trust that fueled decades of collaboration. Relationships are central to this partnership, and TD plays an active role in helping them grow. As Trammell Crow developed future industry leaders who went on to form their own companies, TDIndustries continued working alongside those teams, extending trusted partnerships beyond a single firm. That continuity strengthened longterm collaboration across projects and generations, reinforcing TD’s reputation as a reliable partner built on shared values and mutual respect. ANATOLE HOTEL
Awarded in 1977; opened in 1979 The Hilton Anatole today features 1,610 guest rooms and is one of the largest hotels in the South. Over 1,000 art objects, including a casting of Riding Into the Sunset and two sections of the Berlin Wall, are located throughout the resort setting. TD provided air conditioning and plumbing services for both phases of the Anatole Hotel — first for the original low-rise buildings and later for the high-rise tower that became a prominent Dallas destination. The project, developed by Trammell Crow, showcased TD’s ability to deliver complex, large-scale hospitality work, paving the way for future hotel and convention projects.
THE CRESCENT Awarded in 1985
The Crescent Dallas was designed by world-renowned architect Philip Johnson and John Burgee and completed in 1986. It is a unique 10-acre, 1.3 million-square-foot luxury, mixed-use development featuring the finest office spaces, hotel accommodations, restaurants and retail. TD provided engineering assistance, HVAC, plumbing, building automation, and chill water storage systems for the original build, and has maintained a more than 40-year presence through ongoing service, upgrades and renovations. The project reinforced TD’s integrated service model and solidified its role as a trusted partner for luxury mixed-use developments.
TEXAS INSTRUMENTS
The company first became known as Texas Instruments (TI) in 1951. TI built the first commercial silicon transistors, the first integrated circuit and the first hand-held calculator. In the 1980s, TD entered the cleanroom market through its work with Texas Instruments on the DMOS 5 and DMOS 6 fabrication facilities. The partnership marked a pivotal step in TD’s evolution and led to the creation of its specialized process piping division, now known as Process Solutions, expanding TD’s capabilities in advanced manufacturing and technology sectors.

Denton ISD Then and Now: A Partnership Built on Trust Celebrating Decades of Partnership with Denton ISD BY LYNNE GREENFEATHER
T
DIndustries’ long-standing relationship with the Denton Independent School District (DISD) is a story worth celebrating. What started in the 1990s as a single TD technician serving the district’s HVAC needs has grown into a dynamic partnership that delivers broad facilities support and maintenance across the district’s campuses. Over the decades, TD has helped Denton ISD meet new challenges at every stage, adapting alongside the district as it expanded and evolved. DISD has experienced extraordinary growth since the early 2000s, with enrollment rising to more than 33,000 in 2026. The district now educates students at 45 campuses, including 26 elementary schools, nine middle schools, four high schools, two early childhood centers, and four accelerated, alternative and career academy sites. The district has added campuses, programs and facilities nearly every year, offering dual credit programs, advanced academics, career pathways and specialized programs for its diverse student population. Despite the scale and pace, DISD has continued to provide high-quality education, all while adeptly managing operational challenges that come with rapid expansion. As the district’s size and operational complexity have grown, so has TD’s support. When combined with the district’s additional transportation, maintenance and administrative facilities, there are more than 7.3 million square feet of buildings across 1,321 acres of property to maintain. Today,

more than 30 highly skilled TD facilities, maintenance, and controls professionals focus exclusively on keeping these facilities operating as they should — resolving issues, performing proactive maintenance and taking on larger repair projects, all in-house. This enables DISD to focus on its core mission while ensuring the comfort, well-being and safety of its students, staff and visitors. By optimizing resources, monitoring energy use, identifying outlier trends and implementing efficiency enhancements, TD has helped DISD control operating expenses even as utility rates have risen sharply. Arnoldo Villarreal, Project Manager, says, “We take pride in going above and beyond to exceed Denton ISD’s expectations. We know what they need, and they trust us to deliver great results.” Brian Lillard, Senior Vice President Building Services Management, concludes, “The relationship between Denton ISD and TDIndustries is built on mutual respect and shared purpose. FROM BALLPARK TO COMMUNITY HUB: The Lasting Legacy of Choctaw Stadium BY KRISTINA MILLER When the Ballpark in Arlington opened its gates in 1994, it wasn’t just a new home for the Texas Rangers. It was a bold architectural statement and a feat of engineering that TDIndustries helped bring to life. The stadium was built in just 24 months, an impressive timeline for a project of its size. The stadium houses more than 52,000 seats and a four-story office complex beyond center field. The Ballpark in Arlington was a structural achievement. Carbon steel storm risers were hidden within the stadium’s steel framework, and design changes were coordinated and implemented on the fly. TD’s craftsmanship and expertise ensured that functionality met aesthetics. TD Senior Vice President JimBo Bunnell, a superintendent on the project at the time, recalls the unique challenges: “Everything we installed was exposed, so we put a lot of emphasis on quality. We wanted every pipe and piece of equipment to look right, be square
with the building and blend in with the architecture.” Safety was also a priority as crews learned to adapt to high-elevation work while implementing rigorous fall protection measures – new territory for many at the time, according to Bunnell, who has been at TD 46-plus years. Fast-forwarding to today, the Rangers have made Globe Life Field their new home – another triumph of engineering that TD helped to build and continues to maintain. The Ballpark in Arlington, now called Choctaw Stadium, remains a vibrant part of DFW’s city life and culture. Currently, it hosts football for the XFL’s Dallas Renegades, soccer for North Texas Soccer Club, rugby matches, UT Arlington baseball, high school football and major concerts. This transformation underscores its enduring value, not just as a ballpark, but as a community hub bringing families and friends together to create lasting memories.

PROJECT OVERVIEW TDIndustries has supported Alliance Airport since 2012 in a full-scope facilities management role. TD manages the central utility plant, the water treatment plant and the main hangar. TD also provides commercial building repair maintenance on demand and provides guidance and resources on growth strategy and capital construction improvements. A recent upgrade to 30-year-old equipment in the Central Utility Plant was completed with no noticeable downtime for maintenance base operations.

TDIndustries maintains the steam boiler system, the centrifugal chillers, the water treatment plant, the central pneumatic system and the cooling towers and pumping systems. TDIndustries led a construction project to replace a Variable Frequency Drive and pump in the central utility plant, as it had reached the end of its life. The project was a custom design to ensure the new equipment works seamlessly with existing infrastructure and systems with no mission critical system downtime for upgrades. Quality, proactive equipment maintenance has kept 30-year-old parts and systems in use, with custom fittings designed to connect current infrastructure with new equipment.

PROJECT OVERVIEW TDIndustries has been a building controls, mechanical maintenance and smart analytics provider for a prominent global airline with headquarters in Dallas since 2023. The relationship has grown to include facilities maintenance and building automation at additional airport locations, including Phoenix and Atlanta airports.
PROJECT COMPLEXITY TDIndustries assists the airline company’s team in maintaining the HVAC equipment at its headquarters buildings and provides building controls and automation support for the facility. In addition, TDIndustries provides BrightBlue® smart analytics software for fault detection and diagnostics. BrightBlue offers recommendations for efficiency improvements and helps extend the life of the equipment through early fault detection. Efficiency improvements are measured and reported to the company to help track toward corporate sustainability goals. TDIndustries also provides infrastructure improvement project support, including the installation of new chillers and associated electrical equipment at the Central Utility Plant.

PROJECT OVERVIEW The Brazoria County Courthouse Expansion Project demanded exceptional coordination, innovation and adaptability from TDIndustries. Located in the heart of an active civic center, the project involved modernizing the mechanical room of a 1940s-era building, renovating all five floors of a 1970s-era building, and constructing a new six-story administrative building — all while maintaining continuous operations across the three adjoining structures.
PROJECT COMPLEXITY TDIndustries’ skilled team overcame several obstacles, including revoked and limited laydown, significant engineering scope changes resulting in decommissioning existing mechanical equipment, supply chain disruption and logistical challenges due to continuous building use. Using innovative off-site prefabrication, BIM/ VDC, weekend work and cutting-edge tool tracking, TD delivered exceptional results, preserving the architectural identity and character of the original structures while integrating a technologically advanced new building into the center.

PROJECT OVERVIEW University Health broke ground in Selma, Texas on this 147-bed acute care, full-service hospital and medical office building in 2024 and will open in early 2027. The hospital includes a 24/7 emergency department, labor and delivery unit, neonatal intensive care unit, operating rooms, radiology, pharmacy and lab services. 100,000 square feet of conjoined office space will also be used for appointments with medical and surgical specialists. TDIndustries was selected to manufacture and install mechanical and medical gas systems in the hospital. The job is the largest San Antonio construction project in company history. The project includes support across TD’s enterprise, including engineering, VDC, preconstruction and prefabrication.
PROJECT COMPLEXITY TDIndustries is responsible for almost all mechanical work at the hospital. This includes prefabricating and installing 282 headwalls and 72 zone valve box walls for medical gases and other necessities for each patient room. The work was completed in coordination with other subcontractor partners on the project. This allows a higher level of safety by taking about 10,000 hours of work out of the field and into a more controlled setting. The prefabrication work also includes 1 million pounds of duct, mechanical room piping and mechanical pipe risers. Additionally, TD is responsible for installing air handler units and thousands of feet of ducting and piping.

This plant is the largest facility of its kind in the country, receiving more than $400 million of U.S. CHIPS and Science Act funding. From October 2022 to 2025, TD’s Process Solutions team worked on the GWA project spanning more than 1.4 million square feet of its facility, including design-build scope for the facility’s compressed air plant, with coordinated equipment placement using virtual design construction (VDC).
TD’s project scope involves piping and process systems work in five production categories: specialty gases, chemicals, slurry, bulk gases and compressed dry air (CDA). In addition to piping, TD worked with GWA and manufacturers to procure and install equipment for the base build systems. All aspects are part of the intricate and detailed process to create a perfect, sterile surface for the customer to build the finished wafer product.

TD’s team used VDC to model 36,000 linear feet of stainless-steel pipe and tubing for the specialty gases, bulk gases and CDA. The primary role of CDA within this massive plant is valve actuation and automation of controlled processing tools. Additionally, TD also installed 34,000 linear feet of PVC and polypropylene piping for chemicals and slurries. Using 10 to 15 types of materials, TD has helped procure and install piping throughout the project’s phases. Meeting all deadlines, TD’s team overcame procurement and supply chain challenges, while adhering to additional safety requirements.

Arizona Team Leads Recovery after Phoenix Microburst MARKET

he 233,557 square-foot office building in Phoenix became the site of a remarkable recovery effort after a powerful microburst swept through the area. The storm, stretching half a mile wide and two miles long, left warehouses and offices severely damaged. TDIndustries was positioned for a rapid response thanks to a preventive maintenance contract with a longtime building tenant. The maintenance team was first on-site, uncovering extensive electrical and HVAC damage, including live wires and server systems that had been taken offline by the storm. Most work focused on the 200,000 square-foot manufacturing area, with additional electrical repairs above the 40,000 square-foot office space. Eight full-time electrical technicians remained on-site for the duration of the project, supported by HVAC and plumbing teams as needed. All storm-related repairs were completed while the building remained fully operational, demonstrating TD’s coordination, expertise and commitment to restoring critical systems under challenging conditions.

FLOOD RELIEF
TD Mobilizes to Support Texas Flood Relief W
hen historic floods swept through Central Texas Hill Country on July 4, TDIndustries didn’t hesitate to respond. Guided by urgency and compassion, hundreds of TD employee-owners, local organizations and long-standing industry partners came together to support the families and communities impacted. TDIndustries donated to the American Red Cross Disaster Relief fund, helping provide emergency shelter, food, supplies and critical support to those in need. From July 8 through July 14, TD employee-owners collected and delivered more than 750 essential items, including toiletries, food, water, paper goods, clothing and more. Working closely with the Center Point Volunteer Fire Department of Kerr County, TD provided essential supplies to emergency responders. Additional safety items were delivered to Hill Country Daily Bread Ministries in Boerne, Texas.

Other supplies were generously donated by TD employee-owners’ networks outside of TD, including the San Antonio Stock Show & Rodeo and Madison High School. “All of us, no matter where we were, felt the need to get involved and help in any way we could,” said Service Operations Director Jerry Millership. “Everybody did what they could in the moment and the place and space they were, and it’s important to remember all who were affected.” TDIndustries continues to stand with the communities it serves, proving that when people are in need, all at TD are ready to lead with heart. “This effort is a reminder of what makes our community so special,” said Executive Assistant Michele Cromer. “When disaster strikes, we show up, not just as individuals or teams, but as a united force ready to help our fellow Texans in any way we can.”

Together, this commitment will help feed up to 150 families weekly. The Good For You Healthy Hub helps provide children and families with fresh produce, shelf-stable items, recipe cards, nutrition education workshops and other resources. “Supporting this Healthy Hub is a meaningful way to continue the values Jack Lowe Sr. instilled in our company, and we’re proud to support an initiative that helps children, and their families thrive – physically, emotionally and socially,” said Chief People Officer Steve Cunningham. “Partnering with Texas Health and Dallas ISD brings practical help to families right where they are — on the school campus. afety at TD goes beyond rules and policies; it’s about preparation and protection. TD takes a proactive approach by training employee-owners in skills that extend beyond their trade. Hands-on lessons in survival and rescue ensure that everyone can look out for one another and return home safely. Recently, plumbers working in confined spaces received specialized training at Tech Safety Lines, learning how to respond in worstcase scenarios, including rescuing a colleague from an underground tunnel. Reggie Ham, Technical Operations Manager at Tech Safety Lines, explains: “Workers in this industry are often expected to wear many hats. One of the most important roles they may ever take on is that of a first responder in the event of an emergency. Companies that recognize this responsibility, and provide meaningful opportunities for quality rescue training, demonstrate a genuine commitment to the safety and well-being of their employees.” We’re grateful to Tech Safety Lines for providing the space, equipment and expertise that empower our employee-owners to fiercely protect each other on the job.
