For as long as I can remember, my life has always revolved around the academic calendar, and backto-school time has always been my favorite time of the year. Having spent the majority of my life as a student and the last 15 years teaching writing in higher education, by the end of July, I find myself pining for the new school year — for a fresh start when I get to reestablish my routine, hit the books, quench my thirst for knowledge and share my passion for the written word with a new group of students.
This September is a little bittersweet for me because it’s the first time in over 30 years that I won’t be going back to school. As much as I will miss my students and my role as Dr. A., I’ve discovered that my interactions with all of you and the work that I am doing with the Real Producers team are equally rewarding and packed with so many opportunities to learn and grow.

In those stories, some of you have expressed that you didn’t initially plan on a career in real estate but that you ended up exactly where you were meant to be. I also didn’t envision that my path would lead to the pages of a magazine — or to the Wayne County real estate community — but I am certainly glad I found my way here. KIRSTEN SCOPACASA Kirsten Scopacasa has been in the real estate industry — and with the same brand, Coldwell Banker — for over 15 years, resulting in over $200 million in sales and 700+ units sold. Kirsten’s team, The Scopacasa Group, includes seven dynamic sales associates and three full-time administrators. “In 2012, after my daughter Bella was born, I started The Scopacasa Group as a family-run team and slowly added on,” Kirsten said. “My mom Belinda Youngblood was the first to join the team and put up with me. Kirsten’s father Wayne Youngblood, who manages several car dealerships and many employees, is her “leadership mentor,” all-purpose advisor, and inspiration for being number one and running a great team. Kirsten looks to her mother Belinda for emotional direction and support. “My mom was always home for me after school and attended all of my events when I was a kid,” Kirsten said. “She reminds me that being number one is meaningless without having my family around — she reminds me to always put my family first.” Kirsten’s team mentality can be traced back to the many years she spent as a rower on crews at the Detroit Boat Club and at Michigan State University. “Crew is a team sport: If one member is falling behind, the whole boat is affected. I choose to run my real estate team the same way: No one is left behind, 20 • September 2020
and we all succeed together,” Kirsten said. She was always surrounded by driven, powerful and compassionate people in her family and in her friendships. “I think these influences, along with my mom’s love for our home and my dad’s sales background, made real estate my perfect match,” Kirsten said. Prior to becoming a full-time real estate agent in 2007, Kirsten spent the majority of her career in sales, first as a bartender at Outback Steakhouse during college and then in long-term care insurance sales. “Sales is in my blood…I just needed to find a type that I was passionate about,” Kirsten said. “I found it — and I got hooked — when I sold my then-boyfriend, now-husband’s home by owner in Canada.” Kirsten was raised in Grosse Pointe Farms and now resides in Highland. She and her husband Dominic Scopacasa have been married for 15 years and have @realproducers
two children — Bella, 9, and Nico, 4 — and two dogs: Cooper, a 14-year-old Maltese and Roxie, a 5-month-old Bernedoodle. Bella, who shares her mother’s competitive nature but also has a soft spot, is on the junior golf team and ski club, and Nico loves cuddling and everything soft. “They are the loves of my life, and we are really enjoying our family staycation right now — we will talk about it for years to come,” Kirsten said. Kirsten enjoys golfing and skiing with her family, doing puzzles and watching home renovation and design TV shows with her daughter and mother. “My favorite part of my day is in the morning when my Bella and I relax on the couch and watch ‘Property Brothers’ as I set up a new home search for a client or friend,” Kirsten said. “Bella loves to be involved with the process — according to her, the two of us are the best ‘realestater.’”

As a member of the Prestwick Village Golf Club since 2000, Kirsten serves on several boards and is involved with several local charitable organizations, including The Connection Youth Services, a local organization that helps teens and families in crisis, and Blessings for Backpacks. Kirsten and the other ladies from the club help supply a charity closet at the local schools where they collect clothing and supplies for children in need. “We have had the privilege of helping over 20 local charities throughout the years, and we pick two new charities every year to help where we can,” Kirsten said. “Teaching my children the importance of generosity and helping those in need is my goal as a mom. “ “I am so thankful for my broker Jim Stevens, the Stevens family, our title company, and all the other lenders and vendors who have supported me and my team and helped us grow throughout the years,” Kirsten said. “At the end of the day, I am the same as everyone else who has appeared on the pages of this magazine — I am trying to make a living in this crazy world and to help the lives of all those associated with me. Whether you are my family, my team, my colleague, my client or my friend, I am here to support you and your goals the best I can. SEAN DELPAZ A DOWNRIVER GUY WITH A PASSION FOR PEOPLE AND A POSITIVE ATTITUDE ne of the many reasons Sean Delpaz, associate broker with Synergy Realty Group, became a real estate agent was because of the lifestyle: the limitless potential for business growth, the financial opportunities and the freedom to create a personalized schedule. “While this business has no set hours — and it can feel like I’m always working — the love of the work is so great, it actually feels like I’m never working,” he shared. Sean’s original plan for getting his real estate license was to gain greater insight into his investment properties. However, he quickly became passionate about helping his clients through the process and realized his previous investor experience gave him a competitive advantage against many other agents in his local market.

By nature, Sean is extremely competitive and does not accept failure as an option. He believes attitude is everything and has an innate understanding for what is important to his clients. When he made the decision to build a business in real estate, he was leaving behind careers and experiences as a warehouse supervisor and a police/fire/EMS dispatcher. “When I chose to get into real estate full time, many friends and family members were concerned that leaving a good-paying job would be a huge mistake,” Sean recalled. “Initially, I wanted to prove them all wrong, but as time went on, and as I matured, I realized I just wanted to be the best I could be for myself.” With a “can-do” attitude, Sean built his business one client at a time. “I did this for myself, and I

offer it as a suggestion to other new agents; once you build relationships with 10 clients, and turn those testimonials into referrals, there’s no longer a worry where the next transaction will come from,” he said. Additionally, Sean created a solid business plan and fully immersed himself in his work. “Creating a plan for your business can be a challenge, but putting pen to paper is an important element to developing a strategy.” Early on, Sean established relationships with several influential investors, conducting multiple transactions a year. Sean quickly became the “goto” agent for his hometown in Gibraltar, and since getting his license in 2015, he has consistently been the number one agent in the city. After a few years of working as a part-time agent, Sean found himself becoming more passionate about helping his clients through the buying and selling process. In 2017, Sean made the transition to become a full-time real estate agent. Since that time, he has been awarded “Hour Detroit” magazine’s Top 5%,

Century 21 Centurion, Pinnacle Quality Service Award and has a career volume over $30 million. He is also a NAR 30 under 30 applicant. Sean has resided in five different downriver communities throughout his life, and as a tribute to his commitment to the area, he established the business tagline, “Delpaz Deals Downriver.” “I have been blessed to establish a brand that will provide stability for my wife and me, and for our future family,” he said. Sean and his wife, Jenna, were married in December 2019. Their two cats, Nugget and Beans — affectionately referred to as, “fur babies” — bring great joy into their busy lives. Jenna, who obtained her real estate license last year, has learned the ways of the business and has become a great asset to Sean’s work. “I have no doubt Jenna will quickly emerge as a name to follow in the business,” Sean said. “I look forward to a family-friendly competition of who will achieve the higher sales/transaction amounts for many, many years to come.” Additionally, the two enjoy boating, fishing and watching sports.

With the emergence of Covid-19, Sean became very eager to provide his clients with a top-notch virtual tour in order to administer tours to homes that are a true fit to potential buyers. “The importance of quality virtual tours should increase in demand and, most importantly, help reduce many of the inconveniences and risk factors our sellers face with an abundance of showings,” he said. Sean’s success is directly related to his ethics; it’s how he defines success. “It’s important to gain the trust of your community and other industry professionals,” he explained. “Being able to look yourself in the mirror and know that you have represented your client to the absolute best of your ability is one of the greatest metrics of success.” In addition to his real estate work, Sean is active in his support for community programs relating to youth sports, specifically for past clients. He has sponsored the Gibraltar Carlson High School baseball team, Mini Marauders youth baseball league, Trenton travel teams and Brownstown men’s softball. He is also a member of the local American Le-

gion and boat club. “It very important to me to give back to the individuals who support my business and to the communities that influenced me to become the man that I am today,” Sean said. “Youth and high school sports were a huge attribute to my growth as a young man. I would like for everyone to have the same opportunity to learn from competition.” Sean believes the most important thing any new agent can do is to believe in themselves and to trust in the process. “I have always been good at analyzing the metrics of my business and referral sources,” he said. “It’s crucial to quickly gauge what works and what doesn’t work — then you can create a strategy centered around the strengths of your skill sets.” While Sean is grateful for the freedom his career has brought to him, and he values the opportunities he has created for himself, he finds his greatest reward is in the friendships he has made through his business. “Many transactions can be very emotional for a client,” he said. “Compassion and understanding are essential for client success. I know I have done a good job when my clients become life-long friends.”

Tina is the current president-elect of the Real Estate Staging Association. She serves on several committees to educate other stagers and grow the business. “My alignment with this board has given me the opportunity to share and receive ideas and stay current on the latest trends in furniture, art, home accessories and real estate.”
It takes more than hanging a festive wreath on the front door, hiding the kitty litter and baking some fresh cookies to entice a good buyer. In today’s competitive market, sellers are looking for that extra edge to attract buyers and increase home appeal. For sellers to entice prospective buyers, many are enlisting the services of a home staging expert. According to Tina Camero, owner of Eclectic Staging, LLC, home staging is not exclusive to the luxury home market. “Home staging is for everyone,” Tina suggested. “There are reasonable price points for every home, occupied or vacant.”
Over the years, Tina and her team of seven, have personally selected and purchased one-of-a-kind items that are located at her 4,000 square-foot warehouse in Livonia. “I have a well-stocked collection of treasures,” Tina said. “This includes everything from artwork and lamps to accessories and various unique pieces.” Tina leads her business with honesty and education. She can create inviting spaces that show off their features while establishing a mood for potential buyers to visualize a future home. Tina originally got into the home staging business after helping a family member sell their home. “The house had been lived in for over 20 years without any significant updates,” Tina recalled. “Without actually realizing I was staging their home, I began to get it ready to sell. I’ve always had an eye for decorating and I’ve re-done several of my own residences.” After Tina completed her work on the house, the broker saw the finished product and immediately insisted that Tina stage all her future listings.
Tina, who has been staging homes for more than five years, understands the real estate process and the mindset of sellers. “Now, more than ever, home staging is critical to the home-selling process,” Tina said. “Most industry analysts will agree that staged homes sell faster and for far more money than those that are not staged.” To ensure a smooth home staging experience, Tina works closely with agents, sellers and photographers. AMANDA RICHARDSON During the economic downturn 11 years ago, Amanda Richardson, along with her then-fiancé, now-husband Dave Richardson, were both let go from management jobs at Chili’s Bar & Grill. As a result, Amanda found herself in a tough predicament, but, fortunately, she also found an opportunity to reroute her career and take control of her future.

“We went from having well-paying, promising careers to unemployment, and with the economy crashing, finding a new job was extremely difficult,” Amanda said. “I knew then that I never wanted to leave our lives in someone else’s hands, and I was determined to find a way to make an independent living and put my future in my own hands.”
a place I felt was ‘home,’” she said. “I always loved helping people, and I knew that I wanted to help people find a place they could call their own — not just a house but a home.” From a young age, Amanda learned that she would have to work hard to move beyond the socio-economic conditions of her childhood and to succeed without the support and guidance of her parents or family. “As much as I didn’t realize it then, it gave me the ‘you can do anything and be anything you are willing to work hard enough for’ mentality that inspired me to believe I could succeed,” Amanda said. “I never allowed my circumstances or my underdog status stop me from achieving my dreams.”
At the time, Amanda was no stranger to financial hardship. She had been raised by a single mom who worked two jobs and had spent most of her life living in subsidized housing in a rough area. “Growing up, I moved from apartment to apartment without ever having 38 • September 2020

a volatile time for a lot of experienced agents, let alone for brand-new agents like Amanda who had no personal or professional sphere of influence in the industry. “There was no such thing as an ‘easy’ sale, and I never took a single client for granted regardless of their price point,” she said. It wasn’t until Amanda joined The Bittinger Team at RE/MAX Classic in late 2011 that she “learned to operate like a business.” Today, Amanda has a career volume of $68 million, $12 million of which she generated in 2019. Amanda is one of Michigan’s top 10 agents for client satisfaction, as well as Yelp’s highest-rated Canton real estate agent. She was also recently inducted into the RE/MAX Hall of Fame. Education and ethics drive Amanda’s career in real estate. In addition to prioritizing her own continued learning, Amanda helps to train and support new agents, as well as gives back to the industry by serving as the vice-chair of the GMAR Grievance Committee. “I am passionate about raising and enforcing the ethical standards of our industry and ensuring that agents and members of the public have a voice in situations where their rights have been violated,” Amanda said.
For the majority of her career, Amanda worked solo and employed licensed agent Jackie St. Andrew to handle her showings. Doing so freed up some of Amanda’s time for her two sons, Cameron, 16, and Carson, 9. “It was worth getting less of a commission to make sure I could volunteer in their classes, never miss a game, be the one helping them with homework, etc.,” Amanda said. “Because my husband still worked in the restaurant industry, he worked primarily nights, weekends, and almost every holiday, so my choices were to hire a nanny or find another way to be the one taking care of my kids while not letting my clients suffer.” Between caring for the kids and also for her mother, who has Alzheimer’s and lives Amanda and her family, Amanda found herself growing stagnant in her business and needed to make a change. Last year, Amanda’s husband Dave decided to leave his 32-year career in Wayne County Real Producers • 39

the restaurant industry and join her real estate business where he now handles a lot of her administrative tasks and errands. “Currently, Dave does not work with buyers/sellers, and we are still using a showing specialist, so we’re not a team by industry standards. However, I consider us a team because I would not be where I am today without Dave or Jackie,� Amanda said. “Our goal for 2020 is to become a traditional team with Jackie as a buyer’s agent — our long-term goal is to build a family business that our sons can join and eventually take over.�

Between their boys’ travel soccer games, Carson’s wrestling team and all of the time they volunteer to sports programs, school and church, the Richardsons rarely have a free night, but they do make family vacations a priority. Besides traveling, the Richardson family enjoys attending sporting events, and several of their family getaways have included something sports-related such as attending a Cub’s game in Chicago or a Bears vs. Vikings game after hitting up the Mall of America in Minnesota.  Amanda and Dave both strongly believe in giving back both their time and their money to those in need and are passionate about instilling these charitable values in their children. “Whether it’s adopting families from school, helping with tuition for a teammate whose family can’t afford the expense, or supporting local families through Angel Tree and food

Amanda also donates a portion of every commission to Children’s Miracle Network — being named a top donor for the network is one of her proudest achievements. “As top producers, we have the opportunity to use our success to give back, help others, and change the negative perception of our industry,� Amanda said. “And when you live your life and run your business with that as a goal, you’ll have more than you ever need...and an abundance to share with others.�
