Fifty-seven years ago, on August 28, 1963, Martin Luther King, Jr. delivered the iconic “I Have a Dream” speech, which has been recognized as one of the best speeches ever given. His key message is that all people are created equal, and he delivered his powerful words with conviction and passion. He said “we should never be satisfied” and “now is the time,” while inspiring the nation to dream of a better, more harmonious future.

CHANNELING THE SKILLS AND THE DRIVE TO THRIVE

D

ave Abdallah, REALTOR® at Century 21 Curran & Oberski, did not achieve greatness or longevity in the industry by chance. His 31-year career in real estate, over $811 million in sales and over 6,000 homes sold are a testament to and direct result of his intense drive to succeed. Dave’s path to greatness has been paved with persistence and self-discipline. More significantly, he has maintained his high-achieving status precisely because he makes it an ongoing priority to diversify his professional skill set and cultivate new knowledge, and by doing so, Dave not only continues to thrive — he soars to new heights. “The most rewarding part of this business is being able to achieve the success that you would have thought was beyond possible,” Dave said. “Right now, I am passionate about continuing to achieve great success while having a balanced life.” Dave was born in Lebanon, and the early years of his life were overshadowed by the devastation and destruction of the Lebanese Civil War. Dave says that this early childhood experience along with his

pilgrimage to Mecca in 2007 shaped who he is today. He was also influenced by his teachers and his parents and traces his “drive to succeed” to his father who Dave describes as a very successful man. In 1976, Dave and his family immigrated to the U.S. and settled in Dearborn, Michigan where his parents worked hard to support Dave and his three siblings by building their family-run restaurant business. After Dave graduated from Fordson High School, he studied finance and marketing at The University of Michigan and worked at his parents’ restaurant. After completing his bachelor’s degree, Dave landed a job in the finance industry but soon discovered that it wasn’t the best fit for him and began looking for a new job in the marketing field. Around this time, Dave’s parents had their home up for sale, and Dave had the pleasure of meeting a few real estate agents. “It was then that I decided to start in real estate temporarily until I found that marketing job…here I am 31 years later!” Dave said. “I liked the idea of being my own boss. I didn’t have to wait for someone to give me a raise — my success was dependent on myself.” Wayne County Real Producers • 15

Today Dave leads the Dave Abdallah Team of Century 21 Curran & Oberski, which includes four agents — five counting Dave — and four support staff. In addition to earning multiple Grand Centurion and Top 21 Global Team awards, Dave’s team was number one in the country for most units sold in both 2014 and 2015. “I think the biggest thing that makes my team unique is we’re more like a big close family rather than a bunch of people who work in the same office,” Dave said. “My staff is constantly looking out for our clients and going above and beyond in everything they do.”

I want to be remembered for achieving a lot while giving back to the industry.

Dave has distinguished himself as an industry leader through several quality service awards as well as by being the Dearborn Area Board of REALTORS® (DABOR) REALTOR® of the Year. Additionally, Dave has spent his career giving back to the industry and to his community by serving as DABOR president and director, the Commissioner of Foreign Affairs for the State of Michigan, Dearborn Heights City Councilman and board for a local

cultural center and mosque. Currently, he is the vice president of the Arab American Political Action Committee (AAPAC). “I want to be remembered for achieving a lot while giving back to the industry,” he said. In his free time, Dave enjoys spending time with his wife Lina and their

of marginalized women and children and helping households break the cycle of poverty. “I also have a preference for directly helping families who are in need,” Dave said. “I believe as a religious man that a percentage of what you make is to be given back to the needy.”

Dave is also a strong proponent of the Mike Ferry Training System, which he says had a substantial impact on his business and continues to help him lead a balanced life with regard to his family and physical, mental, spiritual, and financial health. Dave believes that success is best defined by the military mantra “be all that you can be” and encourages up-and-coming agents to seize success by following the three core foundations of drive, skillset and self-discipline. “Achieving success in this business is all about learning how to consistently work with your skillset and handle objections…and perfecting your listing presentations — I get 98% of my listings as a result of a great listing presentation,” Dave said.

Jeff’s passion and drive, and refusal to fail, keep him working harder and smarter. His main business focus right now is technology and innovation. “The pandemic of the coronavirus forced technology to be even more relevant,” Jeff said. “I have always loved technology, and to be honest, it’s the future of real estate – those that embrace it and have the aptitude to utilize it will separate themselves from the others.” As an independent business owner, Jeff handles the day-to-day activities and client transactions on his own. He is responsible for the marketing, advertising, social media, transaction coordination, sales and scheduling. “Sometimes it can be stressful to carry all of these responsibilities,” Jeff explained. “But in the end, it helps me define my business.” From the very start, Jeff decided to heavily invest in lead generation, branding, marketing and himself. “It was the best decision I ever made,” he said.

Serving his clients and ensuring their happiness will always remain Jeff’s number one priority. While he said he loves the grind — both the highs and the lows — he admittedly loves the negotiations. “It’s my rush,” Jeff said with a smile. “It’s rewarding to look back at a deal from start to finish and know that I was a part of the entire process from beginning to end and everything in between.”

In his first two years of business, Jeff sold over $12 million, while at the same time, he held every client in close regard. “I treat my client’s money as I would my own, and advise them on decisions that affect the present and future to ensure they are making an informed and calculated decision.”

Getting to know his clients, their families and their journeys is one of the many reasons Jeff loves his work. Additionally, he finds joy in the lessons each transaction brings to his life and to his real estate business. “I am always looking for a better way of doing something,” Jeff said. “Every deal, regardless of the complexity, has either taught me something I didn’t know or allowed me to break out into new segments and create new ideas and ways of thinking.”

I ALWAYS WANT TO BE AS AUTHENTIC AS POSSIBLE IN EVERY ASPECT OF MY LIFE. Jeff enjoys reading books from various industries and gaining perspective and ideas that can be translated into the real estate world. Much of Jeff’s inspiration and focus for starting his own real estate business came from the book Sell it Like Serhant written by Ryan Serhant from the television show “Million Dollar Listing New York.” “I have encouraged a handful of new agents who are getting into the business to read this book,” Jeff explained. Moreover, Jeff advises new agents who are not entirely sure what to do when entering the industry to market themselves in the highest capacity they can. “Embrace technology and figure out what you can do to separate yourself from everyone else,” he said. “Get out and find your clients — talk to as many people as you can.” Jeff and his wife, Jennifer, have been married for almost seven years. They have two sons — Hank, 4, and Jack, 1. As a family, they enjoy going to the Detroit Zoo and vacationing in northern Michigan. Jeff and his wife are involved with C.S. Mott Children’s Hospital, specifically the Congenital Heart Center. Their oldest son, Hank, 22 • August 2020

was born with a heart defect that required openheart surgery when he was just two days old. “The entire team of nurses, doctors and surgeons are the absolute best,” Jeff said. “We are forever grateful to them and will continue to support the research of congenital heart disease.” To Jeff, success is a sense of self-accomplishment. Beyond the awards and accolades, he finds great joy in watching a client benefit from his expertise

or advice he had given through a tough situation. “I strive to always remain true to who I am,” Jeff said. “One thing I am confident about is my intuition and ability to listen to my instincts and gut feelings. I believe if it feels right, it probably is. If it feels wrong, it most likely is; however, for me, I always want to be as authentic as possible in every aspect of my life.” @realproducers

in technology. “We are constantly updating our equipment to keep up with the newest technology available,” Lori shared. “We stay current in areas such as infrared, electronic testing equipment and software for reports.” Lori also explained the importance of ongoing training for their inspectors. “Because inspector requirements have become more advanced and specialized, we are very committed to providing continuing education for them. We keep them informed and prepared, so our customers get the best possible scenarios for the purchase of a new home or business.”

The inspection team defines its success by making a difference in other people’s lives. “If at the end of the day we helped someone in the process of fulfilling their dream, then we can lay our heads down knowing we succeeded,” Lori said. “We know it’s a big decision when someone buys a home, so to us, there’s no greater feeling than when our company is chosen to inspect a future home. It’s fulfilling to know we helped our clients make an informed decision — it’s awesome.” While Wayne and Lori work with most of their children, they also enjoy spending time as a family outside of the office. They have six grown children and three grandchildren. Together, they spend time boating and snowmobiling at their cabin in northern Michigan. The team of kids working within the family business includes son Alex, lead inspector; son Dakota, lead inspector; son Korey, lead inspector; and daughter Taylor, financial controller. Wayne and Lori have two other kids — not in the business — daughter Samantha, who is in medical sales and daughter Amanda, who has been in the US Air Force for 17 years. The company prides itself on these basic principles: Respecting the overall inspection process, on-going inspector training and client education, and striving to be the best while serving others.

I was licensed back in 2007, worked as an agent for two years and then took a break from real estate until 2013 when I became a closing/transaction manager for a team of agents. What does your typical workday look like?

This is a tough question to answer. I wear so many hats to support our team, and no two days of mine are ever the same. The majority of my time is spent assisting all of our agents with anything from writing competitive offers and reviewing contracts to problem-solving and giving them advice based on my experiences. I make myself available to them nearly 24/7, and I strive to be prompt as I know that in real estate, time is of the essence.

When you’re not working, what do you like to do for fun?

I am a big Detroit sports fan! I really enjoy going out to the games in Detroit and exploring our awesome city. How do you feel about being nominated as a Behind-theScenes All-Star? What is the most challenging aspect of your job?

Regardless of my ability to multitask, sometimes the most challenging part of my job is getting pulled in so many different directions on a daily basis.

Fulfilling. Why do you think you excel at your job?

I feel that I am able to excel in my position because I am dependable, as well as a strong multitasker. Agents rely on me for guidance and support, so I make it a point to be attentive to their questions, needs and requests.

Heralded by Forbes as the “new must-have career accessory,” the side job has become extremely popular, with tens of millions of Americans eagerly clocking back in after regular work hours. Successful hustlers make it all work by following a few key rules:

Be ready to hustle.

With a combined 54 years in the business, over $1 billion in sales, and extensive management and development experience, Lou and Deb Ronayne have undoubtedly flourished alongside one another in their professional lives. In real estate, they have not only built a thriving career and productive business partnership; they have also carved out a space to grow closer to one another — to flourish as partners in business and in life. “We’ve been married 29 years but feel like newlyweds,” Deb said. “We’re best friends, we share our Christian faith, we have each other’s back and we are always there for each other through all the highs and lows. We’re business partners who have fun in real estate and love our work … and we are encouragers for everyone we meet who is searching for direction.”

Prior to meeting Lou and getting into real estate, Deb owned and operated a plastics injection molding and tool and die business with her first husband Mike. Then, in 1986, just three days after they sold their multi-plant location, Mike died, unexpectedly, leaving Deb with two young daughters. Deb went on to assist with the transition period of their business and spent the next four years of her life working through her grief before deciding to do something she had always wanted to do: earn her bachelor’s degree. She attended Madonna University, where her “first college friend” set her up on a blind date with Lou, and it was “love at first sight.” “From 1990 to 1994, I met and married Lou, had our third child together and graduated with a 3.98 GPA,” Deb said. “I also changed things up and worked as a contractor for Ford Motor Land Division, managing automotive facility design for the premier brands.”

nanced and multi-state jobs. In 1983, Lou became a full-time REALTOR® at his friend’s independent brokerage and earned his broker’s license in 1986. The following year, he joined RE/ MAX where he had the opportunity to combine his real estate sales and development business under the same brokerage — and keep 100% of his commission, a perk that he had not experienced early on in his career. After about 20 years as a top sales agent, Lou became a managing broker and team leader at Keller Williams, and during this time, he began conjuring up the idea for Deb to join him in real estate. “Being married to Deb and seeing the skills she had, I thought we could combine our efforts and really succeed at a high level … and I was right,” Lou said. Deb wasn’t initially on board with Lou’s plan, but she says that at the end of 2002, it finally felt right, so she got her license. Because Lou was a team leader and couldn’t compete with agents, Deb stepped in and took over the business Lou had spent 20 years building. “It finally made sense as to why I majored in technical writing and business administration at Madonna University: It was my path to real estate and writing killer contracts,” Deb said. “I also knew our skill sets would complement each other, and they do!” Two years after Deb was licensed, Deb and Lou established The Ronayne Team, and today, both Deb and Lou are associate brokers at eXp Realty, LLC where they run a 99.9% referral-based business entirely focused Wayne County Real Producers • 39


on customer experience. Deb and Lou are grateful that they found a home at eXp. “We have mutual friends, Gene and Susan Frederick, who have shown us the way to successfully work together in real estate and build a strong, family-centered marriage. We wouldn’t be at eXp Realty if it wasn’t for their friendship,” Lou said. Lou’s empathetic nature is opportune for growing their business and attracting agents: He truly cares about the agents he works with, as well as about the professionalism of the industry. “I am a connector, and I am always interested in meeting new people and learning about what they do,” he said. “In addition, I’m experienced in commercial real estate and land development and bring many years as an experienced broker to the table.” Lou classifies himself as the “big picture/concept-guy” of the pair. “I have the vision and have been fortunate to join new real estate companies whose models are the next major force in our business,” he said. Deb describes herself as “a detail person.” She brings the business plan to the partnership and is adept at managing numerous aspects of any project at a time. “I’m the goal setter and the driver to make things happen,” Deb said. More so, her previous training as a Stephen’s Minister has molded her into a good listener and source of trust and comfort when clients experience difficulties or challenges in life. “Having closed over 1,000 transactions on my own, there isn’t much I haven’t seen or experienced over the years, so I’m a good problem solver,” she said. Lou and Deb agree that the most rewarding part of their business is the connection with their clients. Over the years, they’ve sold homes to the same clients, and now they’re selling homes to their children. “Many of our clients have become dear friends,” Deb said. “We’re not just service providers; we become part of peoples’ 40 • August 2020

lives during the transaction and remain for years.” Lou and Deb both possess a strong work ethic and care deeply for their clients. They also agree that by always putting their family first, they help their clients in the way they would expect to be helped. Lou and Deb have three children, Jacqueline Chenoweth, Katherine Swallow and Louie Ronayne, yet their family — the many people they spend their holidays with and cherish making memories with — extends beyond blood and conventional bounds. They say they have 10 grandchildren — “seven ‘domestic’ and three ‘imports’” — because, in addition to their children, their son-in-law Lee Swallow, their daughter-in-law Kennedy Ronayne and their seven biological grandchildren, Lou and Deb also embrace Jacqueline’s boyfriend and his daughter, as well as Jacqueline’s ex-husband, his wife and her two children as family. “We love family vacations — both near and far — fun days and mystery tours,” Deb said. “As a couple, in addition to spending time with our family, we like to travel and are starting to make more time for this. We both like to golf and read, and Lou loves fishing and hunting. We both read the Bible and workout every day, and we enjoy our wonderful group of dear friends.” Lou and Deb are also working with their friends Kevin and Nancy Sell to support their international charity, Hearts of Hope, by fundraising for a Jeep Wrangler for a village in Kenya. “We are proof that you can have a successful marriage and career in real estate at the same time — I

actually feel we are closer because Deb joined me in the business,” Lou said. “Debbie is the best real estate agent that I have ever worked with. Her intelligence and focus on detail are unmatched, and she protects her clients’ interests at all times.
