Going through a Pandemic is challenging on it’s own but but going through it throughout winter has been another challenge we’ve all had to face! Closed stores, lineups where stores were open has left us all feeling more than a little bit frustrated.
Finally, Spring is just around the corner and at least we’ll be able to get outside a bit more to see family and friends - at a distance, but at least in person! I can’t wait to celebrate even at a distance my dad and brothers birthdays because doing it over zoom just didn’t feel like enough. January and February have been record months in the Real Estate market. Our team has been working hard and fast for both our buyers and sellers. With record low interest rates and super low inventory buyers have been tirelessly trying to find themselves new homes. Many are escaping condo’s in the city for townhomes and detached properties in the suburbs. It has been a sellers market with many sales going substantially over the asking price. That needn’t be the case, though. Investors are entitled to the NRRPR (New Residential Rental Property Rebate), for which they must apply within two years, if their unit is leased out for one year. Sounds simple, right?
the build market,” said Michael Sproule, principal of Sproule & Associates. “About 25% of them don’t take advantage of the rebate, or they don’t file correctly, or they wait too long, or they don’t have the proper terms and agreements.” In order to obtain the rebate, a Statement of Adjustment and a rental agreement for one year are required as proof. Sproule add-

“Sometimes, the builder or developer says, ‘We’ll sell you a condominium and once you close we will find you the tenant,’ and in those situations, you will not qualify for the rebate because, the way the CRA interprets it, that’s an arm’s length arrangement integral to the purchase of the property.” If an end-user is purchasing the property, they’re eligible for the
HST rebate—which the developer holds back on the property buyer’s behalf, unlike the investor who pays it upfront - through the New Home Rebate, but what if circumstances change - as they often do in the half-decade between purchasing and closing? “A lot can change before occupancy, and the problem with the program is that it’s based on intention, but your intention when you close can be very different from what it was when you bought the unit,” said Mark Purdy, an HST consultant and real estate investor with www. rentalrebate.ca, adding that the hypothetical end-user, whose HST payment was waived by the builder, may change their mind and rent out the property instead. “Well, the CRA will come
back and say, ‘You’re not living there, so we want that money.’ I’d say there’s a clawback 40% of the time. Things change, so now they don’t move into the unit because they found somewhere else, or they got married, or they have kids and the place no longer makes sense.” While Sproule believes around a quarter of condo landlords leave that HST rental rebate on the table, Purdy says it’s more like 50-60%. According to the rules of the rebate, fair market value is the price paid for the residential property - say, $400,000 - but in the rental property rebate, there’s a mechanism that requires fair market value based on the present-day valuation.
“If I bought the property for $300,000 but it’s worth $500,000 when I close on it, there’s going to be a disconnect with the HST,” said Purdy. “On $300,000 as an investor, I’m going to pay roughly $24,000, but because it’s now worth more than $450,000, I’m not going to get the whole $24,000 back. I’m going to get around $21,000.” The HST rebate is involuted in nature, but Sproule and Purdy advise investors to study the programs lest they leave five figures on the table. hen it comes to buying a home, it’s important that home buyers separate the features that they want from what they actually need.
While a sauna and a home gym might be nice features to have, having at least two bathrooms or a functioning dishwasher for a family of five is more of a priority.
The online national real estate marketplaces and the largest independent brokerage in the nation, Zolo, recently polled nearly 1,400 Canadian home buyers about what was important - and not important - when it came to buying a home and how these desires have shifted in a post-pandemic world.
The Home Buyers Survey 2021 revealed the most soughtafter features today’s male and female home buyers are looking for, and it turns out, buyers are a lot more practical than what you might expect - especially now that we’ve been living with the pandemic for almost a year.
According to Zolo, the top three wants and needs did not include an updated kitchen or an open floor concept - two features that are often highlighted in the descriptions of homes for sale.
Though that doesn’t mean that an updated kitchen isn’t desirable, as 66% of buyers said this is still a “vital” feature, it’s just that other needs took priority. Not surprisingly, some of those needs were features that would help address the tighter social restrictions and continuing health concerns imposed by COVID-19. Case in point, the top 4 features home buyers want in 2021 are a main floor bathroom, a ga-
rage, a master bedroom with an ensuite, and a private outdoor space. Zolo noted that while home shoppers were seeking these features in prior years, having more privacy and access to outdoor space appears to have taken on a higher level of importance among those shopping for a property amid the pandemic. Zolo said trends show that more people made the decision to live with a significant other in 2020, compared to 2019. As a result, men and women appear to agree on some of the most desirable home features, but preferences start to shift once these short-listed items are met. For example, Zolo says when shopping for a home that already includes a garage, a main floor bathroom, and a master bedroom with en suite, women then focus on whether
or not a home has updated HVA, patio or deck, updated kitchen or walk-in closets. Men, on the other hand, have a different set of priorities with a
focus on private outdoor space, updated kitchen, energy-saving appliances or hardwood floors.
As for what home buyers don’t care about, while in-law or income-suite potential is often included in a home’s selling description, almost half (42%) of home buyers consider this feature “not important” (down from 54% in 2019) In 2021, the least desired features, where respondents rated the feature as “not important,” the top six were pool, mudroom, inlaw suite, a view (mountain, city, lake, water, etc), accessible living features or open floor concept. Another notable trend from 2020, was seeing the home become more than just shelter, as it became an office, classroom, daycare, and primary entertainment space for most. As a result, recent homeowners were asked whether or not the home they bought pre-pandemic
was suitable for post-pandemic conditions. Turns out just over a third (34%) had difficulties with their new home. The biggest issues were not enough space to create designated work/play zones, no privacy for home office/ school work, no place to isolate/stay socially distant and too many communal contact points (such as elevators or stairwells). Despite the differences between what men and women want in a home, and the shift in priorities from pre-and post-pandemic needs, the overall “ideal” home remains the same: home buyers want a 3 bedroom, 2 bathroom home with a garage. As home-buying activity continues to remain strong, especially as the vaccine rolls out and consumer confidence strengthens, sellers need to consider where to spend their money when it comes time to update and remodel their property before listing it for sale. According to survey results 50% of potential buyers “don’t mind painting and completing small updates,” which is down from 59% of buyers who didn’t mind taking on these small upgrade jobs two years ago. However, when faced with a choice between a move-in ready home and a property that requires major updates, most buyers would prefer the turnkey option (23%, more or less flat from 24% in 2019) to the more expensive renovationrequired type of property (1%, down from 16% in 2019). mong Ireland’s most iconic pub foods, this rich and robust Irish Beef Guinness Stew will make your taste buds sing and have you begging for seconds! Variations of beef stew are found around the world and a few famous examples include France’s Boeuf Bourgignon, Hungary’s Goulash, and Belgium’s Carbonnade à la Flamande. The first one is simmered in wine, the second generously seasoned with paprika, and the third simmered in beer. Today we meet Ireland’s iconic version: Beef Guinness Stew. Or Guinness Beef Stew. Whichever way you prefer to say it. As its name suggests, what sets Ireland’s beef stew apart from others is its inclusion of Guinness stout. The alcohol is evaporated as the simmers low and slow and you’re left with a deep and robust flavor with forktender beef, waxy potatoes and the sweetness of parsnips and carrots. Guinness Beef Stew is traditional Irish pub fare. You’d probably be hard-pressed to visit a pub in Dublin and not find it on the menu. When it comes to dining out in the British Isles, Pub food is among the best for homestyle meals with bold flavours and good prices. Dublin has many to choose from - everything from The Brazen Head (Dublin’s oldest pub) to Mulligan’s (where celebrities like John F. Kennedy and Doris Day dined), Arthur’s Pub, Sheehan’s, Temple Bar Pub, and The Quay’s Bar. Several of these are located in the heart of Dublin’s cultural quarter quarter, the Temple Bar district, and are especially renowned for their Guinness beef stew, a favourite among tourists and locals alike. Beef & Guinness Stew is easy but there are a couple of steps that are absolutely imperative for the flavour. First and foremost: Brown the beef! Don’t be impatient and skip this step. It’s crucial. So take the time to brown the beef in batches, every last piece. Once you’ve done the browning followed by briefly sauteing the vegetables, you can transfer everything to a slow cooker if you prefer. The other thing is this: Don’t throw out the browned beef bits in the bottom of the pan! That’s where a ton of the flavour is, caked onto the bottom of the pan. Leave it and deglaze (scrap off the browned bits) when you add the Guinness. If you follow
those two steps and the rest of the recipe as follows, you’re going to have one amazing Irish Beef and Guinness Stew!
LET’S GET STARTED! INGREDIENTS
6 ounces bacon ,diced 2 pounds beef chuck 3 tablespoons all-purpose flour 2 medium-large yellow onions, chopped 3 cloves garlic ,minced 4 medium firm ,waxy potatoes (e.g., Yukon Gold), cut in 1-inch pieces 2 large carrots ,chopped in 1/2 inch pieces 2 ribs celery ,chopped in 1/2 inch pieces 1 large parsnip ,chopped into 1/2 inch pieces 1 bottle (1 pint 16 oz) Guinness Extra Stout 1 cup strong beef broth 2 tablespoons Worcestershire sauce 1/4 cup tomato paste 1 tablespoons dried and ground porcini mushrooms (optional and not remotely traditional, but oh so amazing) 1 teaspoon dried thyme 1 teaspoon dried rosemary 1 1/2 teaspoons salt 1/4 teaspoon freshly ground black pepper 2 bay leaves Salt and pepper to taste There’s no need to buy an expensive cut of beef for a beef stew that’s going to simmer for a long time. Get an inexpensive, well-marbled cut. You can never go wrong with a chuck roast (what I’m using here). Cut the beef across the grain into into 1-inch pieces. Sprinkle
with some salt, pepper and the flour and toss to coat the pieces. Set aside. Fry the bacon in a Dutch oven or heavy pot until done then remove it with a slotted spoon, leaving the bacon drippings in the pan. (I’m using this Le Creuset Dutch oven but nearly as often use my Lodge Dutch oven which is a fraction of the cost.) Working in batches and being careful not to overcrowd the pieces, generously brown the beef on all sides. Transfer the beef to a plate and repeat until all the beef is browned. Don’t wash out the pot when you’re done, leave the blackened bits on the bottom of the pot (that’s where a ton of flavour be!). Add the onions and fry them, adding more oil if necessary, until lightly browned, about 10 minutes. Add the garlic and cook for another minute. Add the
vegetables and cook for another 5 minutes. At this point you can transfer everything to a slow cooker if you prefer. Follow the remaining steps and then cook on LOW for 6-8 hours or on HIGH for 3-4 hours. Add the Guinness and bring it to a rapid boil, deglazing the bottom of the pot (scraping up the browned bits on the bottom). Boil for 2 minutes. Return the beef and bacon to the pot along with the remaining ingredients. Stir to combine and bring to a boil. Reduce the heat to low, cover and simmer for 2 hours. Add salt and pepper to taste. Dish up the stew and enjoy it hot with some crusty country bread or Irish soda bread. This stew tastes even better the next day. Enjoy!

n many regions of the country, spring ushers in long-awaited warm temperatures, perfect for outdoor enjoyment. Below is a checklist to help you get your yard in shape for the season ahead.
Inspect your trees and shrubs. Start your spring spruce up with a thorough inspection of your yard. Look for any branches that might be broken or damaged and prune them or have them removed by a professional. TEST YOUR SOIL. Test your soil once every few years to make sure it has the
proper pH balance and mix of nutrients. You can usually get your soil tested at your state’s local agricultural extension office, or ask your lawn care or landscape professional. FERTILIZE YOUR LAWN. The decision about whether or not to fertilize should be based on the nutrition require-
ments needed by your soil conditions. Below are a few tips on fertilizing your lawn: Determine your soil nutrient needs through testing. If your soil does need nutrients, make sure you choose a fertilizer that matches those needs. Make sure you fertilize at the
optimum time of the year for your variety of grass. Contrary to popular belief, not all grasses should be fertilized in spring. A few cool-season grass varieties do better when fertilized in fall. June is also a good time to fertilize many cool-season grasses. In general, it is best to choose a slow-release or controlledrelease fertilizer to reduce possible losses to the environmentand increase nutrient absorption. In certain situations, it may help to use organic materials which can improve the health of your soil. It’s important to read the label on the fertilizer bag and to know the exact size of your lawn. Using too much fertilizer can harm your lawn and cost you more than you planned. Conversely, using too little fertilizer won’t yield the results anticipated. Several university studies show that under-fertilized turf can lead to a
thin turf stand resulting in soil erosion and unwanted soil runoff. Always follow the label instructions. Before fertilizing your lawn or plants, always check with the local agricultural extension office. Some state and local governments place limits on when, what kind, and what amount of fertilizer you can apply.Professional, licensed lawn care companies must follow state, local, and federal regulations. FERTILIZE TREES AND SHRUBS, TOO. Most plants, trees, and shrubs will benefit from proper fertilization with a slow-release product just before mulch is applied. CONTROL WEEDS. Spring is a good time to apply pre-emergent weed control for weeds such as crabgrass. One hint on timing is that when forsythia is in full bloom, it’s usually the perfect time to apply crabgrass weed preventer.
Make planting beds neat and tidy. Rake the old leaves and debris from plant beds and create neat, natural edges around the beds using an edging tool.Add an inch-thick layer of fresh mulch in plant beds and around trees. Don’t let the mulch touch tree trunks and never let the mulch accumulate to more than a 3-inch depth. Mulch not only makes planting areas look neat, but also helps to retain moisture in the soil, keeps roots cool in the summer, and insulates them in the winter. As mulch decomposes, it adds organic matter to the soil. Inspect your irrigation system. Once the weather has warmed up for the year, turn on your irrigation system and inspect it to see if it is in working condition.
