WHAT DOES FRACTIONAL OWNERSHIP INCLUDE?

What does the purchase of a fractional share get you?

Each cabin is divided into 1/17th co-ownership shares. Owners are deeded onto a specific property and receive equal access to the shared cabin portfolio through four reservation types across 38 shared cabins.

PRIMARY WEEK

Your Week, Every Year

The same 7-night stay (Friday to Friday) in your deeded cabin, automatically reserved each year no action needed.

FLEXIBLE MIDWEEK

1–4 Nights, Mon–Fri

Weekday flexibility in any same-size cabin, bookable up to 24 months out. Refreshes upon check-in.

What weeks are available for flexible reservations?

Of the 52 weeks in a year, 17 are deeded as primary weeks . The remaining weeks are open for flexible reservations. Primary weeks alternate to ensure flexible availability every other week during peak seasons 8 in winter, 9 in summer. Spring and fall have no primary weeks at all, making those seasons fully open for flexible bookings.

How do I check availability and make a booking?

The HOA owner portal shows live spontaneous availability and a 6- month rolling outlook for flexible reservations. All bookings are made by contacting the HOA directly by phone or email additional availability beyond 6 months is available upon request.

Annual dues cover the entire operating cost of ownership:

No per-stay fees. There are no additional charges each time you stay unless you exceed 5 individual reservations in a fiscal year, in which case a cleaning fee may apply from your 6th reservation onward.

CABIN FEATURES & POLICIES

What’s

included in the cabins, and can I leave personal

items?

All cabins are outfitted with basic cookware and essentials. Personal items cannot be stored between visits the cabins operate on a hotel-style model. Every cabin, regardless of location, includes the same amenities:

The only meaningful difference between cabins is 3-bedroom vs. 4-bedroom configuration.

Can I invite guests or rent out the cabin?

Yes. You may invite guests in your place, or rent out your reservations entirely. You do not need to be present during the stay

Can owners purchase multiple shares?

Yes, and it’s common practice. Each additional share grants the same full set of reservation privileges Primary Week, Flexible Week, Flexible Midweek, and Spontaneous along with the corresponding annual dues responsibility.

Can I trade reservations with other owners?

Yes. The HOA owner portal includes an internal exchange board where owners post and trade reservations directly. All owners also have access to the Elite Alliance Exchange program a global network for trading reservations at comparable fractional properties worldwide.

Why do prices vary between different shares?

The primary driver is the desirability of the deeded Primary Week. Midsummer weeks command the highest premiums. Standard market factors also apply: 3-bed vs. 4-bed, seller motivation, and time on market. FRACTIONAL VS. TRADITIONAL OWNERSHIP
