As spring unfolds and summer approaches, the appeal of location becomes ever more apparent.
As Head of Curchods Prime, I have the privilege of working with some of the most exceptional homes across Surrey and south west London. The prime property market continues to demonstrate resilience, albeit at a more measured pace of activity. While higher interest rates in the UK have influenced buyer behaviour, they have also introduced a greater sense of realism and stability. Within a broader backdrop of evolving geopolitical influences and ongoing economic adjustment, including shifts in global investment patterns and currency movements, buyers are adopting a more considered and strategic approach. Decisions are increasingly measured, with a clear emphasis on long-term value, quality and location. Michelle on Interior Design Masters
What can you tell us about this series?
Every season I think the show feels more assured and the designers more brilliant. The briefs are broader and more commercially grounded, pushing contestants to think beyond aesthetics. It’s no longer just about creating a striking room; it’s about understanding context, the user and longevity. Viewers will see stronger strategic thinking alongside incredible creativity.
Is there a stand-out design we should look out for?
I can’t give anything away! But there’s a project this series that stands out for its restraint. It proves that emotional intelligence and proportion often create more impact than spectacle. The most powerful interiors aren’t always the loudest.
What stands out about this year’s contestants?
There’s a noticeable shift toward more holistic thinking. Contestants are more aware of sustainability, sensory impact and how people actually behave in spaces. The understanding that design influences wellbeing, not just appearance, is much stronger.
Across seven series, what trends or shifts have stood out most?
Early on there was more emphasis on bold pattern and statement moments. Over time, there’s been a move towards perhaps slightly calmer palettes. Sustainability has become an expectation rather than a niche concern. There’s also greater awareness that good design must function commercially as well as photograph beautifully.

The most powerful interiors aren’t always the loudest.
Michelle on Moving Home
Having moved house, what were you most excited to tackle?
I was most interested in how the layout could support my daily rhythm - sleep, focus and restoration. Before thinking about decoration, I look at flow, light and how each space is used. The bones of a property matter more to me than the styling. And my new home is 18th Century, so there’s lots of restorative work to do before I can get to any of the fun stuff.
How do you balance professional philosophy with personal preference?
For me they are completely aligned. My professional approach centres on wellbeing, so at home I prioritise natural materials, breathable finishes and calm sensory cues. The difference is simply that at home I can be more instinctive. I’m satisfying only myself and my family.
What’s next on your design to-do list?
Refinement rather than addition. I’m looking at lighting layers, colour temperature and air quality. Subtle adjustments often have the greatest impact on how a space feels.
Top tips for making a new property feel like home?
Resist the urge to decorate immediately. Live in the space first and observe how the light moves and how you move within it. Because, when you move, everything is unfamiliar: light levels, acoustics, the flooring underfoot, even how sound travels. Your nervous system is quietly assessing all of this. I find it really helps to prioritise one restorative zone - often the bedroom, or a living space - before tackling statement areas. A favourite chair, a particular lamp, a rug, artwork, even bedding - provides continuity. It tells the body: this is still your life, just in a new setting.

How do you make a large property feel homely?
Large spaces can create emotional distance if they aren’t handled carefully. The solution isn’t to fill them, but to humanise them. Use zoning to create intimacy within volume, layer lighting and introduce texture to soften acoustics. A large house should feel composed of purposeful moments rather than empty expanses.

What does a home that heals mean to you?
It’s a home that supports you. A place where the body can soften, the mind can focus and the spirit can feel grounded. Healing is cumulative. It happens when your environment consistently works in your favour. Our homes need to do more of the heavy lifting for us.
Advice for someone downsizing after decades in one home?
Start with identity, not possessions. Ask who you are now and what you need next. Keep what supports your present and future life. Release what belongs to a chapter that has closed. Approach it gradually, room by room, rather than attempting to do everything at once.

The collaboration reflects a shared commitment to healthier interiors. Mineral-based, breathable paints support better indoor air quality and reduce toxin exposure. For me, that aligns directly with the idea that beauty and performance should go hand in hand.

The focus was on beauty and practicality without compromise. A washable, modular system supports real life while maintaining design integrity. Good design should work hard and reduce stress, not add to it. My designs also reflect my love of the natural world with a nod to Japan, and a dose of the pretty. All essential in my eyes for home!
Any insight into current or upcoming collaborations?
I’m increasingly focused on partnerships that combine aesthetics with measurable wellbeing benefits - materials that improve air quality, reduce cognitive load and support longevity. The future of interiors lies in performance as much as appearance. Watch this space!

Across the weekend, visitors can explore agility courses, expert talks and demonstrations, alongside carefully curated retail and food experiences. The event even begins each morning with a heartwarming parade celebrating rescue dogs, shining a spotlight on the extraordinary journeys many animals take before finding their forever homes. Yet among the many attractions, one in particular has become a standout for visitors with an eye for design.

Crufting a ‘space’ for dogs Barkitecture
Among the many attractions at Goodwoof, one in particular captures the imagination of design lovers as much as dog owners. Barkitecture, Goodwood’s architectural kennel competition, challenges some of the world’s most respected architects and designers to rethink the humble dog kennel - creating imaginative, design-led homes for dogs that are as inventive as they are functional.
Launched in 2022, the competition has quickly become one of the highlights of Goodwoof’s programme. Each year, a carefully selected group of architects, artists and designers
are invited to respond to a playful brief, producing kennels that range from sculptural installations to miniature feats of engineering. Since its inception, the competition has raised more than £60,000 for animal welfare charities through the auction of the finished kennels.
For 2026, Barkitecture quite literally reaches for the stars. This year’s theme, ‘Dogs in Space’, invites architects to imagine how our canine companions might live, travel or even thrive beyond Earth. Designers have been encouraged to consider everything from space stations
and planetary habitats to futuristic materials and zero-gravity comforts.
Seventeen architectural practices and designers have been shortlisted for this year’s competition, including internationally recognised studios such as Grimshaw, Hopkins and AHMM, alongside celebrated designers and emerging creative voices. Their responses range from geodesic space pods and modular shelters to playful interpretations inspired by science fiction and space exploration.

The competition is judged by a panel led by Kevin McCloud MBE, best known for Grand Designs, joined this year by British astronaut Tim Peake, whose presence is particularly fitting for a cosmic-themed challenge. Visitors to Goodwoof will also have the opportunity to vote for their favourite design in the aptly named People & Paws Award.
At the close of the event, the kennels are auctioned by Bonhams, with proceeds supporting animal welfare charities. For 2026, funds raised
will benefit Battersea Dogs & Cats Home, helping to support rescue, rehabilitation and rehoming efforts for animals in need.
What makes Barkitecture so compelling is that it offers architects something rare: complete creative freedom. Freed from the constraints of conventional buildings, designers are able to experiment with form, storytelling and materials, producing structures that are as imaginative as they are charming.

The first wave of smart home adoption was product-led. A homeowner might install intelligent lighting to reduce energy use,

Security is one of the areas where AI is evolving most rapidly. Early smart home security centred on reactive alerts. A motion-triggered camera would send a notification. The Future: The Rise of the Home Agent
If cohesion defines the present, agentic AI may define the future. Unlike traditional AI systems that respond to prompts, agentic AI is designed to act autonomously towards defined goals. Applied to the home, this suggests the emergence of a personal home agent - a central intelligence capable of coordinating every connected system on behalf of its occupants. Rather than programming scenes manually, homeowners might set high-level preferences: prioritise energy efficiency this month,

enhance evening security while travelling or prepare the house for a weekend of guests. The agent would then interpret data across lighting, climate, security, energy tariffs, occupancy patterns and even weather forecasts, adjusting systems proactively to achieve those goals. In time, such an agent could manage maintenance schedules, coordinate service providers, optimise energy purchasing and continuously refine comfort settings without constant instruction. This is the next logical step in AI cohesion - not simply systems that work together, but an overarching intelligence that manages them collectively.
It’s about orchestration, coordination and intelligent autonomy. A harmonious home is one where individual systems operate in quiet synchrony. Where privacy is protected, infrastructure is robust and technology anticipates rather than interrupts. I see many situations where clients are coming to the end of a typical 25-year mortgage term and no longer wish to rely on downsizing to repay the outstanding mortgage. What seemed like the perfect solution many years ago is not so attractive now. A lifetime interest-only mortgage can provide an ideal option to allow a client to stay in the family home that children and grandchildren have become used to.
Alongside this, interest-only and hybrid lending structures continue to appeal to high net worth borrowers who prioritise flexibility. By servicing only the interest, or combining interest-only with a repayment element, it is possible to retain liquidity and deploy capital more effectively elsewhere. In this context, borrowing is less about affordability and more about aligning financial structure with how wealth is actually held and used over time.
What ties these approaches together is a shift in mindset. Financing is no longer simply a means to an end, but a tool that can be used to shape the entire decision-making process. When structured correctly, it allows homeowners to move when they choose, to stay when it suits them and to unlock capital without disrupting longer-term plans.
No two clients approach these decisions in the same way, and nor should they. The role of specialist advice is to understand the intention behind each move - or indeed the decision not to move - and to structure a solution that supports it. At this level, the most effective property decisions are rarely driven by circumstance, but by strategy.
