Pending or Pending with Contingencies • Being relisted after Expired or Terminated status Why does any of this matter? Because it is very important for potential buyers (and existing property owners) to understand the dynamics that affect local market conditions and anticipated property values. National market observations may or may not apply to your neighborhood or community. Not only is all Real Estate local, it is also dependent on a specific time window of market activity. Conclusions drawn from what happened a month or 2 ago may no longer be valid for a specific area, neighborhood, or community’s current market conditions. Looking at Listing History

Visionary Tom Ruck Set to make history as the only person to have both marched and actively participated in All Major Landmark Parades with his Appearance in this year’s Macy’s Thanksgiving Day Parade, creating a special moment in patriotic history. His upcoming Appearance in Macy’s Thanksgiving Day Parade on Thursday, November 23rd, 2023 will see him make history as the only person to have both marched and actively participated in All Major Landmark Parades in the United States with his Appearance in this year’s Macy’s Thanksgiving Day Parade. After applying earlier this year, Ruck was selected as an official balloon wrangler for the new character appearance of “Leo.” Based on the Adam Sandler Netflix Animated Comedy, he will march down Fifth Avenue in Manhattan and past the storied halls of Macy’s Department Store to the delight of thousands of revelers on the street and millions of fans worldwide watching the broadcast show on both television and internet streaming. As a proud American citizen, it was his belief in the importance

All Real Estate Is Local Real Estate Market Indicators The Public Rarely Gets To See By Christopher Carter - Real Estate Broker Associate

National market observations may or may not apply to your neighborhood or community Regularly, we see National Real Estate Media Coverage and hear the popular catchphrases of low inventory and high demand. Today we are outlining 3 “stealth” indicators of underlying local Real Estate market activity that are not readily available to the public. They may help provide a more local context and perspective to the generalized comments we hear almost daily about National Real Estate market conditions. Remember - All Real Estate is local. The 3 most revealing (in my opinion) indicators are actually sub-categories of Listing History:

Days-On-Market (DOM), Price Changes (reductions and increases) and Listing Status changes. You have to ask your Real Estate Agent to provide Listing History details because they don’t automatically show up on consumer-facing listings from the local Multiple Listing Service (MLS) or syndicated sites like Zillow, Realtor.com, Trulia, and others. Taking a look at Listing History can pull back the curtain on whether individual property listings are... • Selling relatively quickly or taking longer to go under contract • Closing near the original or the most recent asking price • Expiring without selling • Selling on the first accepted offer or going back to Active after having been

Turkey Travels: How Far Are You Willing To Travel For Mom’s Turkey According to a recent survey Floridians are willing to travel 5.8 hours for Mom’s Thanksgiving From the aromatic allure of Roast Beef at Christmas, the sizzle of BBQ’s on Labor Day, to the tender succulence of Easter Lamb, American home cooking is a variation of traditions that kindles anticipation throughout the year. Yet, it’s the Thanksgiving Holiday that captivates the hearts of many as the quintessential culinary celebration. A time when Turkey, Stuffing and Pies transform dining tables into centers of gratitude and togetherness. In a bid to capture the essence of this festive spirit, Gunther Mazda

commissioned a nationwide survey via QuestionPro of 3,000 people to gauge the lengths Americans are willing to go to

Thanksgiving Is A Time To Give And Help, 7A

The findings paint a vivid picture of American dedication to family and feasting: the average American is willing to embark on

a 4.6-hour journey for a taste of home. Wyomingites, with their legendary spirit, top the charts, willing to drive an astonishing 14 hours to reunite with family and feast. Floridians, on the other hand, are prepared to travel 5.8 hours for home cooking this Thanksgiving. Contrastingly, Rhode Islanders show a preference for proximity, with a maximum travel threshold of one hour. Interestingly, when respondents were asked how far they would be prepared to travel for their in-laws’ Thanksgiving cooking, the average respondent said 2 hours was the maximum travel time.
