front along the open waters of Biscayne Bay, with unobstructed views of the downtown Miami skyline and an exceptional sense of privacy and scale. The famed, roughly 13,000-square-foot residence features five bedrooms, seven bathrooms and two half bathrooms. The property is not only full of history, but it is a defining piece of Miami’s history. President Richard Nixon acquired the property in 1969, establishing it as his private presidential retreat – later known as the “Winter White House.” World leaders and dignitaries arrived by helicopter to the

estate’s private helipad, and the surrounding shoreline was ultimately named Nixon Beach. In the early 1980’s, the property served as the primary filming location for “Scarface,” where it was immortalized as the residence of Frank Lopez. The glass elevator featured in the film’s iconic scene with Michelle Pfeiffer remains fully functional today. The estate also appeared in the acclaimed television series “Miami Vice,” further cementing its place in American cultural history.

At any given moment inside a busy animal shelter, there are dozens—sometimes hundreds— of stories waiting to be rewritten. Some begin with uncertainty, others with loss, but all share the same hopeful middle: the chance that someone will walk through the doors and see not just a pet, but a companion. Among those waiting are Goose and Tanner— two very different animals with one thing in common: they’re ready to bring joy, comfort, and connection into the right home. Goose, a five-year-old Australian Shepherd mix, is the kind of dog who seems to carry sunshine in his stride. With bright eyes and boundless energy, he approaches life like it’s an adventure waiting to unfold. Whether he’s sprinting after a tennis ball, investigating a new scent trail, or greeting fellow dogs with enthusiasm, Goose embodies the spirit of play. For active individuals or families, he’s not just a pet—he’s a built-in motivation system, a daily reminder that life is better when you get outside and move. But Goose isn’t just about high-energy fun. Beneath that lively exterior is a thoughtful and

predict how quickly vegetation grows across Florida’s diverse landscapes. “Fast growing species like palms or bamboo don’t always align neatly with a fixed trimming

A Rare Convergence Of Presidential History, Cinematic Legacy, And Unparalleled Waterfront Scale Jill Eber and Judy Zeder of The Jills Zeder Group, the #1 ranked real estate team in the United States, today announced the listing of one of the most significant private waterfront estates ever brought to market: 485 West Matheson Drive, Key Biscayne, Florida 33149, offered at $237 Million. Represented by Jill Eber and Judy Zeder, the property is owned by John Devaney, Founder and CEO of United Capital Markets. Situated on a 103,775square-foot lot (approximately 2.38 acres), the estate commands 862 feet of direct water-

UM Students Work With FPL To Strengthen Energy Grid FPL has partnered with the University of Miami, the University of West Florida and Auburn University through senior capstone programs and asked to build predictive growth models. In Florida’s fast-growing landscape, trees are one of the leading causes of power outages. To stay ahead of that challenge, Florida Power & Light Company is blending advanced Light Detection And Ranging (LiDAR) Technology, decades of handson experience and the next generation of problem solvers to build a smarter, more predictive approach to Vegetation Management. Across Florida, FPL’s Vegetation Management team is using LiDAR data to better determine where trees are growing near

power lines and where trimming is needed most to help maintain the reliable flow of electricity. Through partnerships with universities across the Southeast, students are helping turn years of vegetation data into predictive models that could help deliver reliable service to customers during good weather and bad. “This is about working smarter,” says Erin Schreck, Vegetation Operations Lead for FPL’s East Region. “We’re combining decades of field experience with advanced technology to make better, faster decisions that directly improve grid resilience.” Vegetation trimming has traditionally followed set three- and six-year cycles. While this is currently the most effective approach, with improved technology, FPL can more accurately
