Real estate prices in Aventura are going up, along with interest rates, although that won’t stop the surge of cash buyers coming from Brazil for condos in Aventura and Sunny Isles. While there are still thousands of properties available and new condominiums in development, the market is now experiencing a rental shortage. “There is not a lot of lowincome housing in this area,” says realtor Mindy Bloom. “The one bedroom apartments in Hidden Bay Condominium in

Aventura are listed and closing in the mid to high $200’s. It takes at least $400,000 – 500,000 to buy a two bedroom apartment in Aventura today, with prices at new high-end condos over $600,000.” Pre-construction condos are 70-percent sold and some buyers are paying over appraised value for properties, even if financed, and coming up with the difference. “Of course it doesn’t affect people with cash,” says realtor Lisa Mula. “There are still people coming into invest in new

buildings for second and third homes.” “The market picked up in December and January,” says realtor Judy Luck Jordan. “There is a lack of inventory.” Realtor Debbie Finke says that Aventura, with its prime, central waterfront location and numerous community amenities, just doesn’t seem to stop growing. Aventura’s transient population means a mobile market for realtors, with lots of buyers and sellers. “Prices are inching up, not flying up,” says Finke. “The

market is moving, it is better now. We’ve seen up markets and down markets. Currently, we are in more of a natural, normal market. Not a boom or bust. It’s
