The humble Kiwi beach bach tends to be last on the renovation to-do list but with the right upgrades, the summer escape can become the year-round family holiday destination
When Charlie and Jimmy Dow from Coast NZ Construction first walked into their client’s tiny Pāpāmoa Beach three-bedder, it was dated and well overdue for a facelift.
and removed the wall between the lounge and kitchen. They installed insulation and huge doubleglazed tinted windows and ranch sliders that not only made the most of the absolute beachfront views but also retained privacy and made the cottage snug for winter stays.
“There was swirly 1970s carpet, a stainless-steel benchtop in the small, dark kitchen and a massive fireplace in the lounge sitting on a plinth,” said Charlie.
“Laurie’s designed the layout in such a way that you could easily have 10 people staying here and not get under each other’s feet,” said Charlie. “We replaced the old rickety decking and extended it into an 88m2 kwila deck complete with a pergola that’s strong enough to hold swinging chairs. It extends the living area and is completed by a railing that defines the property boundary”
As in any small dwelling, space is at a premium, so Laurie asked that shelves be added to the laundry to create a walk-in butler’s pantry next to the washerdryer
“The cottage has been in our family since the late1970s,” said the homeowner, Laurie. “We’ve spent many happy times there, and we loved it because it was a ‘good old Kiwi bach’ but nothing but paint and wallpaper had been done in all that time and it was literally falling apart. ”
Jimmy has more than 20 years ’ experience in the building industry He and the team were initially brought in to fix the dilapidated deck but it snowballed into fixing the interior, too
Each generation
“Looking back, I’m glad I spent so much time thinking about what it needed,” said Laurie. “I wanted to keep it retro and to create spaces for each generation – me, my kids and the grandies – to hang out. It’s a real transformation and I’m so happy with it.”
Coast NZ Construction demolished the fireplace
“It works so well,” said Charlie. “It’s an out of the way place to make a cup of coffee or tea and to keep the small appliances.”
More lounge
The door to the hallway was pushed back to allow more lounge area. A custom-made L-shaped bench seat around the dining table has additional storage and, in the bedrooms, a blanket box in the master is home to linen and wardrobe doors were removed in favour of recesses.
“When you ’ re on holiday, you just need to shove your travel bag out of the way, right?” said Charlie.
“The open storage makes each room feels more spacious while still giving plenty of shelving for spare blankets and towels.”
Two of the bedrooms have picturepostcard windows that showcase the east-facing sea view and there are ‘beachy’ accents like wood panelling in each room and lighting made of natural wood and glass to add character touches
Bespoke kitchen
“We replaced the swing-out style bathroom door with a barn door,” said Charlie. “There wasn ’ t room for a cavity slider so this was an option that saves space and looks great. Along with the stunning
tiles chosen by our homeowner, the updated bathroom is very successful.”
The bespoke kitchen was created by a local joiner who worked closely with Laurie on the design and Coast NZ Construction took care of out-of-sight safety details such as bringing in an electrician to update electrical wiring and aesthetics, and matching the new window joinery to the existing exterior cladding.
Usable year-round
“The result is a refreshed, cool open-
plan family bach that’s functional and usable year-round by extended family and friends,” said Charlie “We may have removed the fireplace, but insulation and double-glazing are a smart investment and now all that’s needed on cold days is a heater The living area is the heart of this cottage and we imagine families gathered here talking, laughing, eating and playing games or adults sitting quietly out on the deck with a coffee enjoying the sunrise We couldn’t be happier with the result ”
