In the following pages, you can read about all the Bay of Plenty entries in the Registered Master Builders 2012 House of the Year and Registered Master Builders Commercial Projects Awards, in association with PlaceMakers for the Bay of Plenty region. How the competition works The competition is structured on two levels – regional and national. Gold, Silver and Bronze Award winners are determined using a points-based system. Gold = 90% or more of the points available Silver = 82.5% or more of the points available Bronze = 75% or more of the points available These award winners are announced at a number regional events throughout New Zealand between July and August. At these regional events, the Gold Awarded properties in each category are eligible for Category Winner

and these Category Winners are then eligible for the Supreme Awards. The top residential Gold Award winners become national finalists, announced in September. The competition culminates with national category and Supreme Award winners being announced at a gala dinner in Auckland in November.

Categories and how they’re judged PlaceMakers Renovation Awards

These awards are open to all renovations and restorations and include three price categories: Up to $250,000; $250,000 -$500,000; and over $500,000. When judging renovations, consideration is given to workmanship, and creation or retention of character; integration into an existing home and workmanship of the renovation – as well as design, functionality and style.

New Home Awards

These awards recognise excellence in building and workmanship and are open to all new homes built within the past two years. They are judged within price brackets, with judges considering workmanship, design, functionality and style to determine winners. This year’s new home categories include the Department of Building and Housing New Homes under $250,000; New Homes $250,000 - $350,000; $350,000 - $450,000; $450,000 - $600,000; $600,000 - $1million; $1million - $2million; and New Homes over $2million.

The Master Build Guarantee Building a new home or renovating an existing property will, for most people, be one of the largest and most exciting investments they’ll ever make as well as probably one of the most stressful. The most prudent way to ensure costs and stress levels don’t spiral out of control, is to make sure that the builder being used on a project is reputable and has the backing of a home warranty product that will come into play should something go wrong. As with most things, good communication is key. Selecting the right builder and making sure you have a good working relationship with them will minimise issues and misunderstandings. It’s important that you are comfortable enough with your builder to be able to highlight any issues you may have early on to ensure they are resolved before they become too big or hard to address. Registered Master Builder members are required to meet strict membership criteria with regards to their experience, workmanship, qualifications and business acumen. Also they are the only builders in New Zealand that can offer the suite of Master Build 10 Year Guarantees. These Guarantees are some of the most comprehensive products available on the market. They cover residential building work with a contract price of $25,000 or more and include full-contract, labour-only and managed labour-only work. Work by subcontractors, as well as materials and rot is covered, but conditions apply. There are three products available (Premium, Classic and Standard) which allow a homeowner options and choice about how much and which parts of the building project they’d like to be covered for. It’s not unusual for a homeowner to have an ongoing relationship with their Registered Master Builder and therefore may not require the Loss of Deposit or Non-completion components of the Guarantee – the Classic and Standard Guarantees allow this. Another great feature of these products is the ability to transfer them numerous times to new owners as part of the sale process throughout the term of the Guarantee. It is important to note that a Master Build Guarantee is not automatic upon hiring a Registered Master Builder – once the documentation is completed by the homeowner and the builder and accepted by Master Build Services it’s then all sorted. A building project should be a rewarding experience for the homeowner and builder alike. Putting trust in a Registered Master Builder is the first step to ensuring this.

Helping to create healthy homes The health status of New Zealanders homes is under increased scrutiny. Increasingly workplace, recreational and home safety are recognised as health priorities. Safety at home covers a wide range of areas that include reducing hazards. Obvious hazards are trip areas, slippery floors and hot water over 55 degrees at the tap. Good ergonomic design in kitchens, for example can help reduce accidents. So there are lots to think about when building a new home. Health hazards tend to be focused around respiratory hazards which include mould in houses, dampness and poor levels of insulation. All new buildings being constructed must comply with the New Zealand Building Code. As the homeowner you are responsible for ensuring that any work done on your property complies with the law and is of a good standard. This is for the protection of you and your property. Here are a few useful tips to get you started: • Ask around to find reliable builders. Some of the best recommendations for designers and builders come from friends, family and colleagues who have had positive experiences. • Get three quotes, and make sure you follow up on references. • Choose a licensed building practitioner. Designers, carpenters or trade specialists who become licensed building practitioners are independently assessed as competent. From 1 March 2012 you must use a licensed building practitioner to do certain criti-

cal aspects of the building work on your home. Architects and engineers are treated as Licensed Building Practitioners. See the Licensed Building Practitioners section on the Department web site. • Talk to the Council about your plans. You will need permission from your local Council to start building, which means you’ll need to get a building consent. Some simple, low-risk repair and rebuild work can be done without a building consent. • Get it in writing. A written contract protects your interests and sets out your rights and obligations. It also gives your building contractor an incentive to Build It Right first time. • Call your insurance company. It’s important you have insurance for the construction phase. • Check the payment schedule. Don’t pay too much up front.

Coming back for more For master builder Murray Pedersen the renovation project on this Oceanbeach Rd property was a trip down memory lane. The highly experienced and awarded Mount Maunganui builder had originally built the two-storey house 25 years earlier but was now being called in to re-inject more life with the addition of a further storey. The owners wanted to create an outdoor space where living and entertaining was the main priority. Situated on a beachfront setting next to beach access, the vision for a great outdoors space has been delivered with easy-care coastal plants in the grounds that complement the house style. The site’s fencing maximises the property while offering extra privacy. The outdoor spaces are enhanced with carefully planned exterior decks and ter-

races that are positioned to suit the sun and wind. Overhead louvres add weather protection, while looking smart. With the help of Brendon Gordon architecture, the owners had come up with a plan to enhance the home by building up for the unsurpassed sea views from Karewa Island to Maketu. The top storey includes an extra living room with kitchenette, covered decks and a master bedroom with walk-in wardrobe and ensuite. Smart design meant nearly all of the original space of the bottom two floors was left intact, with only the entry, stair and lift added to the ground floor. The middle floor was enhanced by opening up the kitchen and with bigger decks. Eaves have been added in all the right places, while the covered decks have sliding screens to shut off this space to protect the house when the owners are away.

The alterations also presented a great chance to update the house to ensure the original building fitted in seamlessly with the new addition. It was also an opportunity to update the property’s energy efficiency with highly rated insulation and sound batts. “It’s a good example of what it is possible to achieve as far as seamless additions and alterations go, of making the most of the existing structure.” Building a new level on the house presented a series of challenges – including needing detailed reinforcing to the existing garage walls – while the complexity of a three-storey build on a small coastal site added to the challenge. The smart kitchen from Wilkinson Cabinetry in contrasting neutral and dark tones ties in with the interior palette. The floating kitchen bar separates kitchen from dining.

PLACEMAKERS AWARD2012 OVER $500,000 REGISTERED RENOVATION MASTER BUILDERS HOUSE OF THE YEAR The house An outstanding example of a transformation into a high tech modern home built specifically to the homeowners brief and lifestyle.

Classic gem When it came to revitalising their classic Matua gem, the owners of this Cooneys Drive home knew choosing the right builder was critical for the job’s success.

They wanted a master builder with the right personality, work ethic and history of quality craftsmanship to renovate the cliff-top home. It was a big job on a property which had been in the family for many years, with work needing to complement the existing building, so choosing the right crew for the collaborative project was critical. Master builder Paul Riordan recalls going through a series of interviews and referring them to some of his many delighted past clients for their insights. Once on board, Paul worked with the client and architect to finalise the working drawings, before picking up tools. “They didn’t want the renovation to look stark and new, so a particular effort was made by recycling materials.” Original roof tiles were carefully relaid at the front of the house, while all the new tiles were placed out of view at the back. Stone garden walls were dismantled and rebuilt in new positions, cobblestones were all lifted, turned over and re-laid, while inside the original fireplace and stair handrails were carefully restored The result of all this careful work has enhanced the beautiful, established home. From covered entryway, with its traditionally styled copper light-

fitting, through the oak front door and entry joinery, the traditional wood theme flows through the 397sqm home. Marble tiles from the impressive spacious entry area flow through into the foyer by the stairwell, with wide hallways flowing off in both directions. Throughout the three bedroom house visitors are stunned by the magnificent views that span from the harbour to Mauao, with most rooms having doors flowing to outside areas. Inside and outside spaces are linked with matching tiles continuing at the same level. The lounge area, with its expansive wooden panelled joinery and collection of reference books, sets a serious scholarly tone. In contrast the kitchendining-living area is warm and inviting. It is flooded in light with windows on all sides and a row of windows over the kitchen. Combining neutral wall with oak cabinetry and joinery, the décor gives the traditional theme a fresh feel. It is an entertainer’s kitchen boasting standard and steam ovens, a combination microwave oven, two warming drawers, an inbuilt coffee machine, integrated bar fridge, dishwashers, scullery and a servery to the adjacent loggia, or outside room. The loggia offers the perfect place to relax outside or dine al fresco with its covered louvre roof and customdesigned fireplace. Back inside, the charm continues upstairs with the master bedroom looking out on an amazing vista, along with an impressive ensuite and dressing room.

The French connection From the outside with the house’s high-pitched gabled roof, wrought iron entrance-gate and rambling garden – Harwood Homes has created a house true to the French barn style. Take a closer look and the French connection continues in the detailing, with bagged brick and an old furniture pulley over loft doors. With a love of all things French, the owners worked closely with Harwood Homes and designer Gael Garrett to fulfil their dream of a converted continental barn-come-chic farmhouse as only the French can do. It begins with the big bagged brick, painted white for fresh appeal, and black corrugated iron roofing both setting the tone for this classy hilltop home overlooking The Lakes. Pergolas and colonial French

doors throughout complete the exterior look – at the same time presenting glorious outdoor flow to the blackened concrete patios that flank the front and rear. When the grapevines finally clamber overhead, it will infuse another French influence to match the lavender and potted flowers that grace outside corners. Kuriger Builders Maungatapu masterpiece The client loved the Maungatapu location and views they had enjoyed for the past 25 years so much that when it came to planning a new home, there was never any question about location. A quick glance at the harbour vista that opens in front of the section leaves no questions over why they chose to subdivide the property - and set about maximising the view. Conrad Kuriger of Kuriger Builders helped the property-owners achieve their dream, working with them to make the most of the smaller site. The site footprint dictated the living space and master bedroom would make up the ground floor, while the other bedrooms went upstairs. The kitchen was positioned centrally to be given a commanding, panoramic view. The central location of the kitchen provides a great link to all areas of the house â€“ flowing freely into the adjoining living area and lounge on one side, while on the other side you have access to an adjoining master suite, garage and laundry zone. A large glass-panelled cedar entry door offers a welcoming entrance. The foyer offers easy access to the main living area or upstairs to bedrooms. To the side of the

ground floor entry is a second bedroom that also works well as an office-study. At the top of the stairs a reading or computer nook makes great use of the space, while the two bedrooms and bathroom upstairs all take advantage of the great outlook. The living spaces can be closed off with the cedar cavity sliders to create snug spaces â€“ including the lounge, where the feature gas fire adds to the ambience. Large bi-folding doors offer unobstructed views of the harbour, while adding to the visual impact of the design. To the side of the kitchen bar is a large walk-in scullery which increases the footprint of the kitchen floor. The cavity sliders open up to link the area, or close to keep cooking messes and preparation tidily out of sight. The kitchen itself is well appointed with its smart Corian and stainless steel bench tops, topping lacquered cabinets which are enhanced with the use of glass feature doors and a splashback. “We always build to very high standards anyway – that’s one of our commitments – but we have taken it to the extreme.” Extra steps to assist moisture control included a waterproof membrane between the plaster over the brick walls, while the iron roof was kept to one plane of eight degrees to avoid the need for flashings. No timber mouldings were used on the exterior. Among the design challenges the 253sqm home presented was incorporating a business office that operates from the house, in a way that worked for home and business alike. A large entry room allows a clear demarcation between spaces by providing an area to welcome visitors through to the office. The large pavilion style living area has been designed for easy living, flowing from kitchen through dining to a living-lounge space. The kitchen has been designed to cater larger family gatherings, with space for a few people to cook and prepare at the same time, while a large butler’s pantry

offers tidy storage for equipment and the food pantry’s pull-out drawers keeps ingredients within easy reach. This main area opens out to a secondary outside living space, which is an ideal spot for alfresco dining and relaxing. Decking for the outside room flows straight out from the lounge, through wide glass sliders, while louvres overhead offer protection from the elements and the sun when required. Deck sliders also open onto the master suite, which has been designed as a calm, spacious area with many special touches, including soft floaty linen drapes hung from the ceiling. Like much of the house, the master bedroom and ensuite feature the owner’s eclectic collection of furniture and furnishings, adding a traditional touch within the contemporary design. An example is how the old cast iron bath and large antique Chinese cupboard in the bathroom complement the tiled interior and architecturally designed vanity.

Feast of views from entertainer’s dream As you would expect with the street address `Inlet Views’, the client’s brief to Asset Homes was all about taking advantage of the stunning harbour vista. The 308sqm home on Bethlehem’s water edge has been designed around maximising the views – with the master bedroom and all living areas taking in this aspect. The uninhibited north-facing views are the star of the show, with the exterior given a minimalistic look so the vista shines all the brighter. Asset Homes director Clive Walmsley says in particular the area around the entrance was kept subdued so visitors are ‘wowed’ by the great outlook from the foyer. He describes the modern home as combining a family safe haven with a sophisticated entertainer’s dream. Stepping into the foyer you soon realise the house has that special x-factor, with the sparkling water views opening before your eyes as you look through the oversize doors that lead into the lounge. When opened completely, the doors disappear to create an expansive openflow space but can be easily drawn back to help keep the lounge area cosy over the cooler months to minimise wasted heat from the lounge’s gas fire and living area heat pump. The minimalist contemporary look was achieved with the use of the clean lines of plastered aerated brick cladding with a splash of Linea weatherboard to break the plaster, while a

simple hipped asphalt shingle roof caps the home off. Inside, the contemporary feel continues with neutral tones and open spaces. Rooms have been designed not only for the great view but to maximise sun from the north-facing aspect, while in the living room a louvre roof opens up the space to overhead sun when the homeowner chooses. The beautiful home comprises four bedrooms, an office, three ensuite bathrooms, a separate laundry, along with the spacious lounge, living and kitchen areas positioned on the northern side for the sun and views.
