Do you have any requirements for your acquisitions?
The workspace must be between 750-10,000 sqft and be based in one of sub800’s Neighbourhoods which can be found on our website We are always open to different design styles and amenities available.
The pricing looks different on your website, why?
This is because the price we advertise is inclusive of sub800’s Workspace Services fee, as we are a managed office provider
How much does it cost to advertise a workspace?
It is completely free of charge to advertise a workspace with sub800 We want to provide our landlords with the opportunity to let their workspace and gain increased exposure
My workspace has now been let, what should I do?
Notify sub800 straight away to avoid us potentially advertising the space to potential clients and trying to book viewings on the workspace.
Do I need the Workspace Owner’s permission?
Definitely, it is important the Landlord is aware that you will be offering their workspace as a managed product. It is important to gain this permission prior to listing to ensure the viewings and negotiation stages are efficient
Do sub800 attend the viewings?
We do! It is important for a sub800 representative to be at the viewing in order to give us the opportunity to sell our Workspace Services and for the client to meet the business that will be managing their workspace.
What happens on a viewing?
sub800 will provide you the time to talk about the building itself and sell the workspace/amenities to the client. sub800 will then discuss with the client about the sub800 Workspace Services and the pricing of the workspace The client will provide feedback to sub800 post viewing and then the negotiations can begin if the client is interested
What are the minimum and maximum sizes of your workspaces?
We generally offer between 750 sqft - 10,000 sqft office spaces in our portfolio
Where do sub800 have office spaces?
sub800 have office spaces all across Zone 1 in Central London ready to be occupied by your clients Each of the office spaces have their own size, amenities and style, so we can guarantee we can find an option for our clients.
What services are included in sub800’s Workspace Services?
Included in our Workspace Services are: a remote concierge service, food and beverage packages, cleaning, technology and internet packages, health and safety onboarding , repairs & support, access to Member’s Clubs and of course the redesign of their office space
Who Do I Sign The Lease With?
The lease is signed directly with you and the tenant, while sub800 has a side agreement with the tenant to provide their workspace services
What is the Broker Fee I am Paying For?
Commercial office brokers work on an introduction fee basis with their clients, therefore to secure the client in your workspace you will need to pay a 10% fee on Y1.
What is the Furniture and Fit-Out Contributions?
sub800 provides you with the opportunity to advertise to your potential tenants how much you would be willing to contribute to their workspace This is a great sales tool to out compete your competition
