These deals in Orlando area are insanely low, and after talking to many realtors, I can tell you that it’s not going to last. Prices are on the rise, so get in now! In the magazine and media world, print is back on top! Luxury brands need print as an advertising channel and are focused on incorporating innovative ideas into

A study of luxury magazine advertising ROI by ‘Marketing Evolution’ found that those are the most cost-effective means of influencing consumer behavior at certain stages of the decision-making process, also known as “purchase funnel,” beating out TV and online advertising media. Specifically, magazines dominate two crucial stages: brand familiarity and purchase intent. As trends in advertising and the media continue to change, our appreciation for our advertisers never will. and was featured on an episode of MTV’s MADE, so bringing the performance back to the area at the Mahaffey Theater was fitting. The show was beloved by people of all ages and had a great turnout. For more of a daytime event, many people attended the 70th Annual Fiesta Day on February 25 at La Setima (7th Avenue). The “street festival” was family friendly and was a celebration commemorating the Cuban, Italian, Spanish, Jewish and German immigrants that settled in Ybor City in the late 1800s as the cigar factories thrived. There was also the Color Fun Fest 5K at the Raymond James Stadium on February 25. Participants came in their whitest clothes ready for them to be splattered in vibrant paint colors. If you didn’t get a chance to attend any of these fun events, don’t worry! There is plenty more to come in Tampa this year. The next coming months are full of more concerts, shows, festivals and other great events.

They are slimming, comfortable and come in a lot of trendy styles. As great as they are, a first date may not be the best place to show off the newest workout wear looks. Then again, first impressions are lasting impressions, and if you want yours to be how active you are, then by all means. Just make sure you are not headed to a really fancy event. It would be very uncomfortable being the only person standing in Dr. Phillips Performing Arts Center in the newest Lululemon style. Not exactly the idea the designer had in mind. Dressing in athletic clothes outside of the gym has become so popular that it has coined the term “athleisure” clothing. If the rumor is true that just putting on workout clothes

THE SINGER MAKES US FALL IN LOVE WITH JAZZ AGAIN WITH DAY BREAKS
If someone were to ask if you like jazz, Norah Jones would probably come to mind, and once again you would feel slightly more cultured than your current car radio presets make you feel. She’s the crossover artist who brought jazz back into our vocabulary, the moody singer who made us slow down the rhythm of the day with her sultry vocals and gentle piano over a quiet glass of wine. Who could forget her 2002 breakout hit “Don’t Know Why” and the lonely sound of that breathy voice singing us a new song that stood out in the crowd of contemporary music? On March 8, you can hear all of those Norah Jones standards that made you a fan from the very beginning when she takes the stage at the Bob Carr Theater for a night of music and memories. The nine-time Grammy Award winner will be performing her various classics from the past decade and a half as well as songs from her most recent album, Day Breaks. This album is somewhat of a montage of her musical roots, but it is not faint of souvenirs from the genres with which she has played and the roads she has travelled over the years. Since her 2002 album, Come Away with Me, Jones has wandered along many highways and byways of music, stretching herself further than her jazz piano standards and experimenting with new sounds album after album. In 2006, she tested the waters of country music with her side project, The Little Willies, and she gave alternative fans unexpected material with her electric guitar-driven “Happy Pills” album, Little Broken Hearts, in 2012. Not a stranger to stepping out of her comfort zone at the piano, Jones even learned guitar for the album, which gave her new perspective to find uncharted songs outside of the jazz genre that had yet to be written.

But with Day Breaks, perhaps Ms. Jones has returned to her favorite place, the jazz arrangements that she calls home—but this time, Ms. Jones is wiser for the wear. Day Breaks is a picture of a grown-up Jones who has come full circle, an expression of true, unrefined jazz music of the likes one would find in smoky New Orleans bars nearly a century ago. Once again behind the piano, Jones seems comfortable and capable, making everything from jazz piano riffs to heartbreaks look easy. She slides around the keys effortlessly and rambles about lost love with contentment and understanding. Like a dreamy singer shaken awake from her sleep, this older and wiser Jones sees faded love more as a simple fact of life rather than a pitfall that must be avoided. Her single “Carry On” reveals a sadly satisfied songstress who knows it is much better for two old lovers to continue their own paths than to worry and wonder about what might have been. Her latest album also features instrumentation by some of the most recognizable jazz musicians from her Blue Note Label, as well as her own take on throwback songs from Horace Silver, Duke Ellington, and Neil Young. In signature Norah Jones fashion, her sensitivity to the nuanced nature of jazz makes it quite difficult to decipher between the original tracks and her covers. Although Jones began her career as jazz-crossover artist, Day Breaks shows off even more of her repertoire of jazz arrangement and melodic creativity than her first albums.

Do you ever feel like you spend more time sitting in traffic on than you spend 4 exercising at the gym? Problem solved! With these easy car workouts and some great music, you can turn gridlock into a full body workout.

GLUTES Tightening your glutes is a workout that your passengers will probably not even notice. Try to keep your legs approximately shoulder width apart and squeeze your glutes as tightly as you can. Each squeeze should be about five seconds. Repeat this exercise ten times. SHOULDERS There are a couple of ways to work out your shoulders while just sitting in your car. Shoulder shrugs may make you feel a little ridiculous, but it is a great way to exercise your traps. Simply pull your shoulders up to your neck and told it there for five seconds, and then release.
Continue this motion ten times. After, try some shoulder rolls forward and then backward for ten seconds each. THIGHS To work out your thighs while in the car, squeeze your legs together as tight as you can, and then release slowly. Make sure to leave just a little bit of tension between your thighs the entire time. Repeat this exercise about ten times. NECK It is important to constantly stretch your neck because it relieves stress and tension which can lead to a lot of pain. It is also a really simple

workout that can be done anywhere. Just lean your head to one side and lightly hold your head there for about 20 seconds. Do the same thing to the other side. Then lean your head forward trying to get your chin to touch your chest. Hold it there for about 20 seconds. Finish this stretch by gently rolling your neck in each direction a few times. ARMS After driving for a long period of time, stretching out your arms is a great way to
release tension. Place your hands on the steering wheel and push forward, allowing your arms to extend as much as they can. ABS Working out your abs is another workout that your passengers probably would not notice you doing. Just tighten your stomach muscles and hold it for about ten seconds. Repeat this for several times. Make sure to breathe in through your nose and breathe out through your mouth.
If you choose to exercise while operating a moving vehicle, please be aware of the potential dangers. Use common sense. We do not encourage exercising while the vehicle is in motion. Always remember to never take your eyes off of the road at any time while driving.

There is another type of macchiato called “latte macchiato,” which is a cup of hot milk with a shot of espresso. Traditional cappuccinos, along with espressos and lattes, are all traditional Italian coffee-like beverages with the combination of espresso and steamed milk. Cappuccinos consist of half frothy steamed milk, half espresso. Most cappuccinos now are sweetened, flavored, and often made from a concentrated mix, although they still share the same frothed milk and coffee flavors like the original cappuccino. This drink can also be iced.

a terrible side effect: allergies. Did you know seasonal allergies affect our pets just as badly as they affect us? Here are four signs your pet could be suffering from seasonal allergies: CONSTANT SCRATCHING
If your pet has allergies, their skin will become very itchy. For dogs and cats, their allergies more often take the form of skin irritation or inflammation, a condition referred to as allergic dermatitis. Pets will most likely start scratching excessively due to the itchiness, and they might even bite at certain areas of their bodies. They may also rub themselves against some surfaces like the carpet, furniture, or wall. IRRITATED SKIN
As a result of all the itching and scratching, your pet’s skin may become extremely irritated. Just like humans, pets can break out in rashes if they’ve been exposed to something that they’re allergic to. Pay close attention to the areas around their paws, as well as the belly. If you notice any red, irritated skin, it’s most likely a sign of allergies. CONTINUAL LICKING
If you suspect that your animal has seasonal allergies, it’s best to have them examined by your veterinarian as soon as possible. Over the last few issues we’ve talked about Orlando’s white hot commercial real estate market. We’ve also discussed a few of the high risk/high rewards deals that some of our clients have recently taken advantage of. In this issue, I want to discuss the benefits of Triple Net Lease Investing AKA “NNN” deals. This is one of the most popular type of commercial real estate investment. The NNN stands for Net, Net, Net. You will hear some refer to it as “Triple Net” deals. THE PERFECT DEAL
Triple net lease investing is when a investor buys a free standing building that is leased to a tenant. Triple net deals can be as close to perfect as a deal could get. When you subtract the $19,164.53 mortgage payment from the monthly base rent payment of $36,106.25, you’re left with a monthly positive cash flow of $16,941.72. That figure will go up 3% annually while the tenant pays for the real estate taxes, all the insurance, and all maintenance of the property. Under the deal’s annual base rent timeline, the investor will have broken even in 10.3 years. Then the owner/investor will go from making $16,941.72 a month to making $48,523.32 a month because there will no longer be a mortgage on the asset. Over the life of the tenant’s lease, the owner/ investor will have collected $8,058,343.41 over 15 years without spending a penny on ownership costs. Regardless of the size of your investment capital, there is a Triple Net Lease Investment out there in your price range. With benefits like these, it is easy to see why Triple Net Lease Investments are often the most valuable player of an investor’s investment portfolio.

It is time to think about filing your US income tax return and paying the income tax that you may owe. The failure to timely file a tax return and pay the taxes due can have significant civil as well as criminal penalties.

Civil penalties for not filing income tax returns are geared towards the amount of unpaid tax. If a person files the tax return late and is late in paying the taxes, there are two separate civil penalties. For the first month that the tax return is late a penalty of 5% of the unpaid tax is imposed. Thereafter, an additional 5% is added every month to a maximum of 25%. The second penalty is called a failure to pay penalty and adds 0.5% of the unpaid tax per month up to a total of 25%. In addition to these penalties for late filing and late paying it should be remembered IRS also charges interest that is compounded daily. Therefore, these penalties become even more severe because the amount of these penalties is then subject to the compounded daily interest rate applied by the IRS on unpaid tax, interest and penalties. If the IRS believes that the failure to file penalty is due to fraud, it can impose a 15% penalty per month up to a total of 75%. The willful failure to timely file the US income tax return can subject the person to criminal prosecution. The penalty is a maximum of one year in prison. Each year that the tax return is not timely filed constitutes a separate crime. Therefore, as example, the person who is convicted of willfully failing to timely file tax returns for three years can be sentenced
to three years in federal prison; this is what happened to Wesley Snipes, the well-known actor. A person’s home may also be adversely impacted by not paying income tax. One of the ways that the IRS seeks to insure payment includes filing of a tax lien that becomes a lien against the home. The IRS has the power to sell a home despite the Florida homestead protection. The filing of a tax lien is common. The IRS then collects when the home is sold. Selling a person’s home to satisfy a tax liability occurs in limited cases, however, it is devastating for the few who find themselves in that position. The possibility of criminal prosecution for willfully failing to timely file tax returns increases significantly for those who have failed to file US tax returns for several years. I’ve represented many people over the years who found themselves in a bad position with the IRS because they failed to file one year and then were afraid to file their tax returns in subsequent years. There is hope for those people who find themselves in this situation; you must proceed carefully with the help of an experienced criminal defense lawyer.

Losses Due to Bad Advice From Your Broker?
I’ll See You in Court! (Well, arbitration...)
A
t the time this article was authored, the Nasdaq closed at record highs that haven’t been seen since the Dotcom Bubble in 1999. Wall Street doesn’t seem to be bothered by the onslaught of breaking news from Washington – or, more likely, the market is trending upward due to the anticipation of “shifts in fiscal policy that will stimulate growth and perhaps raise earnings” per Federal Reserve chief Janet Yellen (as reported by money.cnn.com). Some strategists are taking a cautious approach, however, opining that the market may be overdone and is subject to correction in the near future. This could lead to substantial losses for those heavily invested in the current bullish market.

Generally, investors hire financial advisors, brokers and brokerage firms to make sound investment decisions for the investor. The relationship between the advisor and the investor is much like that of the attorney and the client: the client trusts in the financial advisor’s knowledge and acumen in the industry, therefore a fiduciary duty flows from the advisor to the investor. Traditionally, the investor will work with the advisor to identify his or her investment goal, and the advisor will make recommendations and take action to further the goals identified. Seems easy enough, but oftentimes advisors make investment decisions with their clients’ funds that may be motivated by their own financial gain. Perhaps the broker, encouraged by the bullish market, makes several risky investment decisions for a client who has a financial goal of long-term, low risk gains. Perhaps that broker was wrong, and ends up losing a substantial amount, or maybe even all of that client’s money. What then? Does the investor have recourse to recoup the losses in this hypothetical? Yes, recourse exists. Typically when an investor signs a contract with a broker or brokerage firm, the contract contains a mandatory arbitration clause, which requires any dispute to be resolved by and through the Financial Industry Regulatory Authority (“FINRA”). Investors should familiarize themselves with the possibility of pursuing recoupment of losses resulting from potential mismanagement of funds by his or her broker or financial advisor. There are many ways in which a financial advisor can be held responsible for mismanaging investments, but most claims fall under the “Breach of Fiduciary Duty” cause of action. In the event of a potential Breach of Fiduciary Duty
claim against one’s financial advisor, it is important to remember that claims must be filed within six (6) years from the date of the transaction or occurrence; what constitutes a “transaction or occurrence” depends on the factual circumstances of the case. Obviously, claims relating to mismanagement of investments are highly complex; often times quite a lot of money is at stake. Don’t assume arbitration is like a mediation: Phil Snyderburn, a veteran securities attorney with Snyderburn, Rioshi and Swann, emphasizes that binding arbitration is indeed an adversarial proceeding, with “each stage of the process requiring execution and highlevel decision making processes, weighing costs and benefits and anticipating consequences.” Based on statistics published by FINRA in 2016, 61% of all claims were settled during the arbitration process, meaning the investor/claimant most likely walked away with some form of recoupment of loss in exchange for the dismissal of the case. It’s only reasonable to assume the cases that are settled are handled by experienced securities arbitration attorneys; to proceed without one – for either the broker or the investor - would undermine the chances for a fair outcome. Arbitration is much more affordable than litigation, which is yet another benefit – particularly to those who may have already suffered losses due to trigger-happy brokers. And hey, not all brokers are bad, but when the transaction seems contrary to the investment goal discussed, it’s always wise to look a little deeper – FINRA has your back.

Let’s not forget my purple wine colored Louis Vuitton clutch to top it off with a pop of color as I head out to mingle with this elite crowd. For those who don’t know the meaning of colors, purple is a color of royalty & luxury, the perfect color to accentuate my outfit. Feeling fabulous as I pull into the parking lot right at 7:00, a line of beautiful exotic cars are waiting for valet to park. I walk in and a beautiful woman welcomes everyone with a smile as a photographer awaits to snap a photo. It’s bright inside with sounds of live music coming from the saxophone player. Along the wall sits the bar and Chef Fabrizio Aielli’s selections of delicate Italian foods from cheeses, meats, oysters and the most heavenly desserts you can imagine. You can find Fabrizio’s lavish creations at his restaurant in St. Petersburg called Sea Salt. I highly recommend it! By the end of the night Onofrio, (owner of Ferrari of Tampa Bay) stepped up front to give a speech to show his thanks for everyone attending. He was then presented with a beautiful painting of a 1949 Ferrari 166MM car. This premier event was very impressive, as was the clientele. Around 10:30, the crowd started to thin out a little. On the way out I was gifted with a print of the same painting and a Sea Salt cook book from Fabrizio Aielli. What a magnificent evening of Italian flare, luxurious cars, influential people, divine cuisine, wine, dessert and style! Does it get any better than that?

og owners in Japan think of their pooches as children and although this sentiment is also shared among Americans, treating your dog as a member of the family has an entirely different meaning in Japan. It means that while you’re taking your pup for a leashed stroll around the dog park, they’re pushing Fido around in baby strollers and prams specially designed for dogs. While you’re picking up dog waste from your neighbor’s lawn, they’re taking off Fido’s designer jeans so his custom doggie diaper can be changed (yes, I just said doggie diaper). Even as I write this, Fido could be seated at one of Japan’s many dog restaurants waiting to be served a specially prepared gourmet meal while you’re cleaning Kibbles ‘n Bits off your kitchen floor.
Believe it or not, that’s only the beginning. Japanese don’t just treat their pets like children... many actively choose pet ownership over parenthood. Japan’s corporate culture and shortage of childcare has forced many women to choose between a career or having children. These factors combined with a decline in marriage have resulted in many Japanese foregoing child-rearing and deciding to raise their pet as a child instead. It’s so popular in fact that birthrates have plummeted in recent years and kids in Japan are now significantly outnumbered by pets. One recent survey claims there are just 16.6 million children under 15 years old in the country and over 22 million registered pets. Some families even choose to have multiple dogs although one puppy can easily cost up to 5,000 US dollars annually. In much of Tokyo, shopping for a dog is often easier than shopping for a child. While there are few children’s shops, there are many shops selling dog equivalents of virtually any designer product that a human can buy. At the end of a busy day of boutique shopping, Fido’s parents can take home his new jeans, shirts, hoodies, sunglasses, hair accessories and jewelry and neatly put them away in his own personal doggie closet. If he’s been a good boy, maybe they’ll even take Fido out to one of the many gourmet food stores, spas, hot springs, resorts, carnivals or beauty salons designed specially for dogs.

However, even the most spoiled dog will have to be laid to rest one day. When Fido’s time comes, his family has the option of burying him in a temple with full buddhist rights or even paying more than 8,000 US dollars for a deluxe funeral and cremation. Many Japanese families have even admitted to grieving longer and harder for their pets than for their own parent’s passing. All this helps contribute to a dog industry worth an estimated 18 billion US dollars in Japan. Although Fido’s life is pretty wonderful, Japan’s constant doting and childlike treatment of dogs doesn’t come without a cost. The country’s birth rate is steadily collapsing and Japan is now the world’s most rapidly aging society. The fertility rate is at 1.46 children per woman, which is a number well below what is needed to keep a population stable. To put this in perspective, if current trends continue, Japan’s population of 126 million will decrease to just 43 million over the next century. This means Japan’s future is arguably in deep trouble. I understand children aren’t for everyone, but if Japan doesn’t want a country overrun by dogs, someone needs to throw Fido a bone and get cooking in the bedroom.

I
t is no secret that kale has been queen of the superfood craze for the past few years. However, kale may be coming to the end of its term in royalty with the rise of the seaweed fad. While following the popularity contest between vegetables and foodies is quite exciting and obviously a very productive way to spend our time, it may be better to actually examine the nutrition and health facts associated with each superfood instead of just going with the popular vote.
The USDA’s list of nutrition facts for seafood which is based on a serving size of 100 grams has 43 calories, 0.6 grams of fat, no cholesterol, 233 milligrams of sodium, 89 milligrams of potassium, 10 grams of carbohydrate, and 1.7 grams of protein. In terms of vitamins, seaweed has 2% vitamin A, 16% calcium and iron, 5% vitamin C, 30% magnesium, and 0% vitamin D, B-12, and B-6. Kale’s nutrition facts, which are based on a serving size of one cup (about 67 grams), have 33 calories, 0.6 grams of fat, no cholesterol, 25 milligrams of sodium, 329 milligrams of potassium, 6 grams of carbohydrates, and 2.9 grams of protein. Kale’s vitamin percentages are 133% vitamin A, 10% calcium, 134% vitamin C, 5% iron, 10% vitamin B-6, 7% magnesium, and 0% vitamin D and B-12. So unless you are an avid health nut (and more power to you if you are) you may not

know exactly what all of those numbers mean. Basically, the obvious appeal to both of these superfoods is their low calorie count. Beyond that both are very high in all of the nutrients that our bodies need in order to function properly. Seaweed is very high in iodine, something not seen in many other foods and important for maintaining a healthy thyroid. Kale has very high levels of vitamins that are important for our health, especially vitamins A, C, and K. Having a bowl of either of these two superfoods is an easy way to get all your daily nutrients without an excessive amount of calories. However, the nutrition facts for seaweed were based on a serving size double of that of kale’s with relatively similar numbers. Therefore in theory seaweed, at least from a nutritional standpoint, is twice the superfood that kale is. While the nutrition facts of both vegetables are obviously important when deciding which is the better superfood, it can’t go unnoted that seaweed does have a special leg up in the
competition. A strand of seaweed called dulse has all of the health benefits of seaweed that are listed above but actually tastes like bacon. While kale may be something we have become accustomed to as a part of our diet due to the multi-year kale craze, it definitely doesn’t taste like bacon, and everyone loves bacon. This dulse seaweed, when bought pre-cold smoked (or cold smoked yourself) and then cooked on the stove, makes a healthy replacement for sandwiches or other foods you would normally eat with bacon without having to taste like you’re eating a vegetable. This is also a great way to sneak vitamins into children’s daily diets without scaring them with green vegetables. I think it’s time we all tone down the kale and turn to support the newest rising superfood craze, seaweed. If not for its obvious health benefits, then for the sheer impressiveness that there is a strand that tastes like bacon.

INGREDIENTS • Red wine • 1 can of stock, beef or chicken • Butter

RECIPE Melt 3 tablespoons of butter in a saucepan over medium heat then add 3 tablespoons of flour after the butter melts. Once melted, add 1 cup of red wine stirring continually to thicken it and remove lumps. Taste the mixture as it cooks on medium high until the alcohol has been cooked off. Then pour the stock slowly into the mixture, until ingredients reach a creamy consistency. Remove from heat, add salt, pepper and spices to taste and let cool for 5-10 mins.
