An investigation was completed to see the impacts to the February 2026 Servicing Design Brief by reducing the lot count from 100 lots to 92 lots in the proposed Pinnacle Village Neighbourhood.
Proposed Sanitary System With the reduced lot count it is expected for there to be less wastewater generated, with lower peak and average flows. The Pinnacle Village Total Contributary Flow reduced from 10.2 L/s to 9.7 L/s. No changes to the onsite or offsite sanitary design are required due to the reduction in lots. The 200mm surcharging pipe from existing MH 30 to 31 within existing Pinnacle Ridge is seen to have the downstream surcharging decrease from 106% to 104%.
Proposed Storm System The reduction in lots has no impact to the Proposed Storm System.
Watermains The sizing of the proposed watermain is determined by the hydraulic network analysis. Due to the reduced population and in turn lower water demand the water network system is anticipated to handle the system. Due to the scale of population decrease the proposed watermain system is not likely to be oversized, and the system will provide adequate water servicing for daily demands. Each home will still be supplied with an emergency sprinkler system to assist with fire mitigation in the neighborhood. The approved HNA from May 2026 for Pinnacle Village modelled a unit count of 100 lots and a population of roughly 351. This corresponded to total system demands for MDD, PHD and ADD of 2.44, 3.66, and 1.22 l/s respectively. A reduction to 92 lots would correspond to a population decrease to roughly 322. The total system demands in MDD, PHD, and ADD scenarios would thus be reduced to 2.24, 3.35, and 1.12 l/s respectively. The system as modelled in the HNA is anticipated to maintain acceptable pressures, velocities, and head losses as per the GMSS and outlined in the HNA with this reduction. It is also anticipated to maintain the use of sprinklers with this reduction as described in the original HNA.
