Zager TV Reception Technologies is proud to announce a major milestone: Garry Zager, founder and president, is celebrating 60 years of leading the company he started in 1965. A true Lincoln original, Garry began the business in his early 20s with a simple vision: to provide reliable, high-quality TV reception solutions tailored to the needs of local families and businesses. From antenna installation in the early days of television to embracing satellite technology in the 1990s, Zager TV Reception Technologies has grown alongside the industry, all while remaining rooted in its commitment to local service and customer care. Over the past six decades, the company has earned a reputation for technical expertise, integrity and personalized service. Zager TV was the first authorized DISH retailer in southeast Nebraska and continues to provide a unique combination of satellite TV and proprietary antenna solutions developed specifically for the Lincoln area. Unlike national providers, Zager offers a one-year, full-service warranty that includes technical adjustments at no extra cost, a benefit that sets it apart in the industry. Owner Cyndy Harkins Sells Pioneer Printing Jewel Prom and Pageant to Open in Lincoln, to Minuteman Press Nebraska, in Late July 2025 Pioneer Printing has been a reliable and exceptional Lincoln business since 1980 and has been family owned since its creation. Known for their fast, high-quality output, they define quality by using the finest papers, earth-friendly ink and hiring talented employees who get the job done to perfection every time. Daughter of the founders of Pioneer Printing, Cyndy Harkins and current owner explains the decision of selling the business. “I’m way past retirement age and the opportunity to sell as an ongoing business was too good to pass up.” Cyndy chose to sell to Minuteman because of the help they provide to owners trying to sell. “One of the services they offer is helping independent print shops sell their businesses. They find the buyer and handle most of the transition at no cost to the seller since the shop will then become part of the Minuteman franchise.” “The best part has been working with my team for so many years, Dave has been here over 40 years and Cinda has been here more than 15, and, of course, our customers who are the best. We wouldn’t be here without them!” Cyndy shares some advice she has for business owners. “It can be rewarding, frustrating, unpredictable all at the same time, but it’s never boring (at least this business). The ability to ‘go with the flow’, as they say, is required.” Pioneer Printing wants to send a heartfelt thank you to all of their loyal customers over the years who made their business a success, as well as the hardworking employees who helped Pioneer Printing earn a spot in people’s hearts and minds. BUSINESS NEWS Hoppe Development Unveils Net-Zero Live/ Custom Cooling and Heating Receives 2025 Work Community Near Downtown Lincoln BBB Torch Award for Ethics A bold step toward sustainable urban living has arrived in Lincoln with the completion of the 23rd Street NetZero Live/Work project by Hoppe Development. Located just steps from Antelope Valley Park and minutes from downtown, this innovative mixeduse development brings energyefficient housing and entrepreneurial opportunity to the heart of the city. This forward-thinking neighborhood-scale project combines net-zeroready residential units with micro-commercial spaces. The 23rd St. Net-Zero project exemplifies a “missing middle” housing model that is compact, community-oriented and sustainable. The project features nine net-zero-ready residential units, including studios, one, two and three-bedroom apartments and lofts. Each home is designed to meet U.S. Department of Energy Zero Energy Ready Home standards and is equipped with solar infrastructure and high-efficiency systems. The units are income-restricted to households earning up to 65% of the area median income, making sustainable living more accessible. On the ground level, six micro-commercial bays are designed specifically for emerging food entrepreneurs. Each space includes shared amenities, outdoor seating and low-overhead lease terms that lower the barrier to entry for new business owners. Five of the six bays are already spoken for, including a location for Golden Goat Pizza. The development is part of a larger neighborhood revitalization effort and was made possible through a mix of public and private partnerships. Support includes tax increment financing from the city of Lincoln, an ARPA grant from the Nebraska Department of Economic Development, energy incentives from Lincoln Electric System, and financing from Community Development Resources and Security First Bank. Project partners include DeOld Anderson Architecture, Vireo, ScheeleKayton Construction, Lincoln Electric System and Asset Environments. The company’s mission is to improve the quality of life for seniors and families in the community. Senior Helpers differentiates themselves from others in the industry by conducting a complimentary, initial in-home care assessment that looks at a variety of medical conditions and safety risks. Honoring the Will of the People: Reforming Taxes with EPIC Property taxes remain out of control and neither the Governor nor the State Legislature has a plan to relieve the growing tax burden on Nebraska families, retirees, farmers and ranchers. When the Governor called for a special session last year to fix the problem, the State Legislature responded by eliminating the 2023 property tax credit. This essentially raised everyone’s property taxes instead of lowering them. It’s clear: the system isn’t working. But EPIC Option 2.0 is the solution. EPIC Option 2.0 will eliminate the property tax, personal and corporate income taxes and the inheritance tax by amending the Nebraska State Constitution through a ballot initiative. In 1966, the people of Nebraska changed the tax code through a successful ballot initiative. We’re ready to do it again in 2026. The EPIC Option 2.0 ballot initiative will provide the State Legislature with a variety of options, including sales taxes, excise taxes and consumption taxes. Each of these taxes will be available as a means of taxation, including any combination thereof. Our ballot language is simple, straightforward and easy to understand. We are launching the EPIC Option 2.0 ballot initiative today to collect signatures to place it on the 2026 general election ballot. For more information, visit epicoption.info. #PrintProudDigitalSmart

A new model of inclusive indoor recreation officially launched in Lincoln with the ribbon-cutting ceremony for Bee Me Sensory Gym on June 26, 2025. While the gym originally opened its doors on Nov. 12, 2024, this summer’s celebration marked its formal introduction to the community. Founded by occupational therapist Kristine Stout, OTR/L, Bee Me Sensory Gym was created to fill a gap in safe, supportive spaces for individuals with sensory, emotional and physical challenges. Rather than a crowded public gym, Be Me Sensory Gym offers a calming, adaptive environment where individuals of all ages and abilities can engage in goal-oriented play, sensory exploration and movement. Be Me Sensory Gym is not a therapy clinic and doesn’t provide billable occupational therapy services. However, the space is rooted in Stout’s 17 years of OT experience. She continues to support the community through accommodations, consultations, clinical fieldwork instruction and vocational support in partnership with Nebraska VR. The gym encourages open, unstructured play and allows individuals to bring their own therapists. Whether a visitor seeks a low-stimulation environment or active play, Bee Me meets people where they are. It also prides itself on redefining what it means to be accessible with inclusive events, birthday parties, field trips and dementia-friendly visits. All hours are open gym with no reservations required. Families can visit with a day pass or become members. A sponsorship program is available to help lowincome families with children or adult loved ones with disabilities access the space. As Kristine puts it, Bee Me Sensory Gym is here to provide a safe place for kids, teens, and adults to connect, grow, and say “I can Bee Me!” For more information, visit Bee Me Sensory Gym or call (531) 310-5962.

If you don’t see the red ribbon, it’s not....

The Genuine. The Original.

New Year, New Plan For most people the beginning of the year means New Year’s resolutions have been made and perhaps broken. For many people with employer coverage, those with coverage through the Federally Facilitated Marketplace (Obamacare), Medicare Part D plans or Advantage plans - January means the beginning of a new plan year. Here are some tips for making the most of your new plan year: 1. Make sure ID cards have arrived. The pile of mail on the kitchen table may contain an ID card. There may alternatively be a letter from the company directing you to log in to a member portal to access a .pdf document of a new plan ID. 2. Set up an on-line member portal. While this is used primarily to see claim information, payment history and access member documents, some companies give reward points for setting this up. There may be additional discounts or benefits accessible through this portal. 3. Check to see if the company offers an app that would allow access to member information from a smartphone. This can offer timely access to information at a provider’s office or other medical facility if a physical ID card is not available. 4. Explore any virtual care benefits offered to be ready to access care in case of minor incidents that require medical consultation over the weekend. If traveling on vacation out of state, emergency services may be the only thing your plan covers. Knowing in advance if there is access to 24/7 virtual care may be crucial. It is also a good idea to be familiar with any local urgent care facility considered to be in network. 5. If choosing to pay with a credit card, double check that the payment method won’t expire during the year. Prevent nonpayment or delinquent notices caused by an expired credit card. 6. Make sure to present the new plan ID information when going to the doctor’s office, urgent care or hospital for treatment. Disposing of outdated cards will make decision making easier months down the road. Starting a new plan can cause confusion and if there are other more complicated issues that arise, contact your insurance agent to assist. The licensed insurance agents at On Point Insurance Agency are ready to help!

Strictly Business AUGUST 2025

Thom Kastrup is the Senior Vice President at The Better Business Bureau of the Midwest Plains. Tell us a little about your business (in your own words). The Better Business Bureau of the Midwest Plains is a nonprofit organization committed to advancing trust in the marketplace. For consumers, we are a trusted resource for researching businesses, filing complaints, spotting scams and reading verified reviews of Accredited Businesses — helping consumers make confident, informed decisions. For businesses, BBB Accreditation builds credibility and sets Accredited Businesses apart in a competitive market. How did you get started in the business? - Someone I previously worked with mentioned an opening they thought I might be interested in. I was immediately intrigued — the organization’s mission resonated with me and aligned perfectly with my passion for helping small businesses thrive while also protecting and empowering consumers. What is the biggest challenge you’ve faced professionally? During the financial crisis of 2008, I oversaw advertising at the Omaha World-Herald. It was a challenging time — businesses were struggling as consumer spending sharply declined, and many local companies had limited access to funding through traditional sources. However painful that period was, it taught me a valuable lesson about the importance of being a true partner to businesses — making decisions that support long-term relationships and sustainability, rather than focusing solely on short-term gains. What has been your most important achievement professionally? - I truly value the relationships I’ve maintained with coworkers from the various roles and locations I’ve been fortunate to work in throughout my career. Tell us a little about your family. - I’ve been married to my wife, Stephanie, for 34 years. She’s a dedicated principal in Bellevue. Our oldest daughter, Katherine, lives in Denver with her husband, Charles, and works as a therapist supporting high school students. Our youngest daughter, Elizabeth, lives in Omaha and is currently finishing her degree. We also share our home with two cats, Louis and Ruby, who keep things entertaining. What do you see as one of the biggest turning points in your life? - Choosing to attend the University of Nebraska, accepting my first job at The Kansas City Star, and — most importantly — the day I met my wife, Stephanie. What is your favorite thing to do on a day off? - In my free time, I enjoy reading, staying lightly engaged with work and appreciating a great meal. Who inspires you? - I admire anyone who is willing to make personal sacrifices for causes they’re passionate about. Especially in these divisive times, it takes courage and conviction to stand up for what you believe in and work toward positive change — and there are many doing just that. What is your favorite quote or the best piece of advice you’ve ever received? - “A leader takes people where they want to go. A great leader takes people where they don’t necessarily want to go, but ought to be.” -Rosalynn Carter If you had a theme song, what would it be? - High Hopes by Bruce Springsteen. If you could have a super power, what would it be? - The ability to help all people to see, with clarity and completeness, the good they’re truly capable of and to recognize their full potential to make a meaningful impact. If our readers would like to contact you, how should they do so? - You can email me at any time at tkastrup@bbbinc.org. #PrintProudDigitalSmart

MACEY

Macey Wahl

STRICTLY BUSINESS

Macey Wahl is the Editor at Strictly Business. Tell us a little about your business. - I work for Strictly Business magazine as an editor! I graduated from the University of NebraskaLincoln this past May with a Bachelor’s in Journalism and Mass Communications. I graduated having no clue what I actually wanted to do, but knew I had motivation to do whatever came my way. For Strictly Business, I write a LOTTTT of content, send emails and chat with clients over the phone. I was an intern for about a month here, and then got promoted! I work closely with our art director, Tea, the president of Strictly Business, Paige, and the two interns, Mikala and Haylee. I am highly motivated to build genuine relationships with clients and produce high quality work that promotes the wonderful businesses Lincoln and Omaha has to offer. How did you get started in the business? - I started looking for jobs before I graduated, and one day, I got a message over Indeed requesting that I apply to be a content writer. I was in the office within a week, writing my first story. I always loved writing and had a good eye for details. It was terrifying in the best way. Paige gave me little direction and wanted to see what I could do on my own. I started writing, and I guess they liked it, because I was promoted quickly. Tell us a little about your family. - My mom’s name is Sandy; she is a respiratory therapist with Nebraska Medicine and works with cystic fibrosis patients. My dad’s name is Brian; he is retired (lucky duck!) but worked for OPPD for his whole career designing power lines. My parents are the most important people in my life, getting me through so many struggles and giving me all the love and support a girl could ask for. I am also lucky enough to have an awesome older brother named Caleb. He works for a subcontractor and will be helping to manage and coordinate the Omaha Eppley Airfield project. What is your favorite thing to do on a day off? - I hang out with my best friends. I’ve been best friends with them for over a decade, and we all have a beautiful house in Lincoln. What is the most unique or interesting thing about you that most people probably don’t know? - I’ve been painting and doing my nails myself for over ten years. It is one of my biggest passions. Whenever people would see my nails at the restaurant, they would ask where I get them done. Then we would have the routine conversation of why I am serving and bartending when I could be potentially be making more by doing people’s nails. But, I refuse to monetize and potentially ruin my relationship with this hobby. It is my ultimate form of stress relief, shows my artistic process and progress over the years and serves as a huge form of personal expression. I will not be doing it for money. EVER. Oh, I also have a pet rabbit named Milo. He is a netherland dwarf, weighing in at a whopping two pounds; he is full of energy, love and a little rage. What is your favorite local Lincoln restaurant? - Zipline Tap & Grill. I work there as a server and bartender, so I might be biased, but they’ve got killer IPAs, the highest quality Old Fashioned in town, great food and some of the best restaurant staff I have met (we all truly love our jobs there and love and care for one another). I have been so blessed to work with all these people and see Zipline Tap & Grill evolve over the almost two years we have been open. The President of Zipline, Mark Lawson is a wonderful man who I am proud to be working under. If our readers would like to contact you, how should they do so? - You can contact me at editor@strictlybusinessomaha.com for press needs, or stop by Zipline Tap & Grill and I’ll make you the best Old Fashioned you’ve ever had! #PrintProudDigitalSmart

Lydia Bell is the Marketing Associate at PILLAR Restaurant Group Tell us a little about your business. - PILLAR Restaurant Group is a locally owned and operated hospitality company. We operate several concepts including Venue, Piedmont Bistro, Goodcents and Venue at Home. We also provide catering through Venue Catering & Events and host gatherings in our event spaces like the Jasmine Room and Scottish Rite Ballroom. We’re all about scratch-made food, local ingredients and genuine hospitality. At the heart of everything we do are great people, great food and fair prices—plus a strong commitment to the community we call home. How did you get started in the business? - I’ve always loved hospitality and knew I wanted to build a career in it. I majored in marketing at UNL with the goal of working in restaurant marketing after graduation. Through some connections, I met Preston Marsh, the president of PILLAR, who’s passionate about helping people find what they love and do best. That meeting set me on the path to where I am today, doing work I genuinely enjoy with a team I believe in. What is your favorite thing to do on a day off? - On my days off, I love spending time with friends and family—whether we’re trying out new and unique spots for food and drinks or just catching up for hours. What is your favorite quote or the best piece of advice you’ve ever received? - My favorite piece of advice I’ve received is to “say yes.” It’s a simple idea, but it has helped me try new things, meet new people and have experiences I wouldn’t have otherwise. If you could choose only one descriptive word to be remembered as, what would it be? - If I could choose one word to be remembered as, it would be dependable. I take a lot of pride in being someone others can count on—whether it’s showing up, following through or being there when it matters. If you could have a super power, what would it be? - If I could have any superpower, I’d choose telekinesis. It would be amazing to move things with my mind—whether it’s for something practical like multitasking more efficiently or just making everyday life a little easier. Which talent would you most like to have? - The talent I’d most like to have is the ability to whip up a gourmet dish using whatever random ingredients are on hand. I think it’d be so fun to look in the fridge, grab a few things and create something delicious without a recipe. If you could choose any other profession to be successful in, what would it be? - If I could choose any other profession to be successful in, I’d love to be an interior designer. I’ve always been drawn to spaces that feel intentional and inspiring, and I think it would be so rewarding to bring a vision to life through color, texture and layout. What is your favorite TV show? - My TV show is Scandal. I love the drama, the fast pace and Olivia Pope’s strength and confidence. What is your favorite local Lincoln restaurant? - Besides all the PILLAR concepts, my favorite Lincoln restaurant is Tipsy Tina’s Taco Cantina. I love it for the fun, energetic environment and its great downtown location—it’s the perfect spot for tacos, margaritas and a good time with friends. If you could have dinner with one famous person from the past or present, who would it be? - If I could have dinner with one famous person, it would definitely be Taylor Swift. I’ve loved her forever—her music, her storytelling and the way she constantly evolves as an artist and person. I think it would be so fun (and surreal) to sit down and hear more about her creative process and everything she’s experienced along the way. If our readers would like to contact you, how should they do so? - If you would like to contact me, send me an email lydb1229@gmail.com. #PrintProudDigitalSmart

CAPITAL CITY FITNESS Anya Edwards is a certified personal trainer and coach at Capital City Fitness. Tell us a little about your business. - Capital City Fitness offers group fitness classes and personal training to adults looking to gain muscle, lose fat and have fun. We use the Training for Warriors program for cardio and weightlifting classes for people of all ability levels and offer personal training sessions for more individualized coaching needs. How did you get started in the business? - During the Covid shut downs, one of the things that helped me pass the time and find joy was a consistent exercise routine. I had the opportunity to do a lot of Zoom workouts with gyms around the country through the Training for Warriors program, which inspired me to become a coach after seeing the impact fitness could make in people’s lives. What is the biggest challenge you’ve faced professionally? - When I started coaching, we were in the midst of the Covid pandemic. I am also a teacher, so I spent time during both of my jobs directing people in person at the same time as I was working with people on Zoom. At school, we were working with in-person and remote learners, and at the gym, we were coaching people in person while helping people work out at home through Zoom. It was a huge challenge in both situations to make sure everybody was getting the attention they needed. I was grateful when we returned to in-person learning and fitness classes. Tell us a little about your family. - I am the youngest of five children and actually moved to Lincoln so I could live near my older sister and her two children. I have been married to my husband Jordan for 10 years, and we have three cats. What do you see as one of the biggest turning points in your life? - I had never been a very athletic person growing up and had never really lifted weights until I became an adult. A friend encouraged me to join Capital City Fitness with her and start working out when we were both having a stressful year. Once I started making exercising part of my routine, it helped me realize just how important it was for both my mental and physical health, which eventually put me on the path to becoming a coach. What is your favorite thing to do on a day off? - I love to spend time outside, so I like to get out for runs, walks or hiking and play pickleball when I get the chance. I also love to read and listen to audiobooks. Who inspires you? - I am always inspired by the members at our gym. We have a large range of ages from people in their 20s to mid-70s, and I love to see how they are willing to challenge themselves and their bodies no matter their age. What is your favorite quote or the best piece of advice you’ve ever received? - Michael John Bobak said, “All progress takes place outside the comfort zone.” I think that learning and growing in any area is always going to create some challenge and discomfort, but it’s important for us to recognize that a little discomfort isn’t always a bad thing and can make us better in the long run. What local nonprofit organization(s) are you passionate about, and are there any special reasons why? - The Teammates Mentoring Program of Lincoln is a great group that matches students in need of connection with strong mentors. As a teacher, I love to see how students light up when they get to see their teammates and their continual bond with their teammates as they get older. There are so many students that could benefit from a teammate if you have an extra hour a week to spare. What is your favorite local Lincoln restaurant? - We have a lot of good restaurants in Lincoln, but two of my favorites are Saru Tea Bar and HF Crave. If our readers would like to contact you, how should they do so? - The website for Capital City Fitness is capitalcityfit.com. #PrintProudDigitalSmart

Brenda Kasaty is the owner at Rose Cat Coffee Co. Tell us a little about your business. - Rose Cat Coffee Co. is Lincoln, Nebraska’s first and only full-service coffee shop dedicated to providing meaningful employment for individuals with Intellectual and Developmental Disabilities (I/DD) while creating a community that champions inclusivity and broadens the belief in the boundless potential of all people. We serve specialty coffee and non-coffee beverages, fresh baked goods, hearty breakfast items and light lunch offerings. How did you get started in the business? - Rose Cat began as a dream when I was working as a para in the I/DD classroom in Minnesota. I’ve always been drawn to people that others tend to overlook because I know what it’s like to feel unseen. When working day-in and day-out with these incredible kids, I noticed I was happier and more joyful. That job also highlighted the glaring reality that after they age out of public school (typically at age 21), they struggle with finding employment and integrating fully into their own communities as adults. So really, the dream started there. What if I could create a space where individuals with I/DD had jobs they loved, and where the community had a space to truly get to know these awesome humans and build relationships with them? What has been your most important achievement professionally? - In the realm of Rose Cat Coffee Co., winning the Young Lincoln Professionals Award for Diversity and Inclusive Excellence is pretty high up on the list. “Winning” the award isn’t why, though. It was the heart, passion and reaction of an entire room full of incredible leaders and professionals in our city that leapt to their feet and clapped and cheered when my employees took the stage. That room understood what Rose Cat is all about, and the looks on each employee’s face that stood on that stage radiated. They knew that they belonged. Tell us a little about your family. - I’ve been married to my incredible husband for 17 or 18 years?? We’ve both lost track, which seems to work for us. We have three incredible daughters. They are incredibly strongwilled, smart, energetic, opinionated and full of all kinds of attitude. Owning a business is hard. I knew nothing before I started, and it has been a family affair since day one. The girls are with me in the shop often. They have seen the struggle, grit, disappointments and incredible beauty that has come from this adventure. I hope watching me stumble through chasing my dreams will encourage them to chase their own. Who inspires you? - My husband! He is my polar opposite in many ways. He is calm, collected and levelheaded. He thinks things all the way through BEFORE he does them and rarely has his feathers ruffled. I, on the other hand, am more of a hot mess, fly by the seat of my pants kind of gal. My husband keeps me grounded, is always dependable, will make any crazy project idea of mine come to life and is my biggest supporter, even if he has to bring me back down to Earth now and then. If you could choose only one descriptive word to be remembered as, what would it be? - Only one word is hard to think of. I think I would say “love.” Not mine, though. My goal is always that people see the love of Jesus through me and that in some small way, I can be his hands and feet and help those who feel unseen by the world know they are loved and seen. What local nonprofit organization(s) are you passionate about or involved with, and are there any special reasons why? - There are a number of amazing organizations in Lincoln that do incredible things and/or support individuals with disabilities that I’ve had the honor to collaborate with. Down Syndrome Association for Families, Mosaic, ARC and Linked2Literacy are a few. If our readers would like to contact you, how should they do so? - The easiest way is by email at brenda@rosecatcoffee.com. #PrintProudDigitalSmart

ON-POINT INSURANCE Krista Peeks Dittman, licensed insurance agent and owner of On Point Insurance Agency. Tell us a little about your business. - On Point Insurance Agency helps individuals, families and seniors make on point decisions about their health insurance. We help with Affordable Care Act, medical insurance for international travel, dental and vision plans, as well as assisting people with Medicare. How did you get started in the business? - In 2018, I began working for a local agency whose owners had been in the insurance industry for 30 years. It was great working with an experienced team who were all great teachers. Walking into an established agency was an awesome way to get a lot of experience that would have taken a lot longer to get had I started working by myself. In 2024 after the agency leadership retired, it was time to start my own agency. Tell us a little about your family. - I have two grown sons who live in Lincoln. One is a journeyman electrician who works for a locallyowned company and is married to a lovely woman who is a designer. They have a chubby cat named George. My youngest works for an animal pharmaceutical company and shares his home with his girlfriend, his English mastiff and two cats. What is your favorite thing to do on a day off? - Puttering. I love having a variety of projects going so I can work on whatever inspires me. That might include a project in the yard, around the house, in my sewing room or picking up one of the many books I have started but not finished. What is the most unique or interesting thing about you that most people probably don’t know? - I love to quilt – and this is actually where the logo for the agency originates. When you make a quilt block and turn it so it looks like a diamond – that is called placing your blocks on point. Quilting and health insurance are actually pretty similar because it’s putting a lot of pieces together to make something work out. What is your favorite quote or the best piece of advice you’ve ever received? - “If you fall down seven times, stand up eight.” If you could choose only one descriptive word to be remembered as, what would it be? - Quirky. If you had a theme song, what would it be? - The Peanuts theme song by Vince Guaraldi. What is your greatest talent that you don’t utilize in your daily work life? - I can speak fluent German. What local nonprofit organization(s) are you passionate about or involved with, and are there any special reasons why? - I serve on the board for The Center for Rural Affairs – their mission is to support vibrant, rural communities through business development, collaborative investment and promoting policies. What is your favorite book or the last good book you read? Recently I reread The Little Prince. It never disappoints and somehow gets better and better the older I get. What is your favorite movie? - The English Patient is a long-time favorite, and most recently, Dune. What is your favorite TV show? - Avatar the Last Airbender on Nickelodeon – I have many fond memories watching with my kids. What is your favorite local Lincoln restaurant? - While I am a big fan of many of the small ethnic places around town, The Hub is where I always return for my fix of locally sourced, farm-fresh food. If you could have dinner with one famous person from the past or present, who would it be? - Jesus’ mother, Mary. That would be enlightening. If our readers would like to contact you, how should they do so? - The agency website insuranceonpoint.com has a contact form, or emailing info@insuranceonpoint.com is great. We return phone calls as well to (402) 625 6578. #PrintProudDigitalSmart

While at UNL, she interned with exceptional faculty members and immersed herself in both studio and real-world projects that set the foundation for her versatile, multidisciplinary approach. Her portfolio includes work with local momand-pop shops as well as industry giants like Facebook, Google and UWM, along with a variety of regional clients in Omaha and Lincoln. Outside the studio, Tea finds joy in travel, painting, cooking, gaming with her boyfriend and friends, hiking Nebraska trails and doting on her beloved cats. She continues to travel regularly to visit family in Europe, carrying her heritage with pride and perspective. “Design lets me bridge emotion, identity, and purpose, and that’s what keeps me inspired every day,” Tea said. #PrintProudDigitalSmart

Honoring the Past, Embracing the Future

Celebrating 25 Years of Compassionate Care and Community at The Waterford Williamsburg Here at The Waterford, our mission is to provide caring, and compassionate customer service. We have a home-like feel in our communities, which were designed with a smaller number of apartments than most of our peers in Lincoln. Therefore, we have a smaller, family-like team that is consistent in serving and caring for our residents and becoming an extension of their family. Here is what our beloved resident Vince M. wrote: “When we first arrived, my wife and I were pleasantly surprised by the warm welcome we received. It felt like we were invited to join a family, and we enjoyed the new living arrangements, even though we were initially unsure about long-term comfort. As time passed, we became more comfortable and very glad to be a part of this community! Our experience so far has been great; staff has accepted us here and spoils us to no end. As time passes we all need more help for daily tasks that used to come to us so easy, here they help us understand we can do this together and it’s working! We are more than satisfied to continue to be a part of this family, and enjoy life here. Highly recommend The Waterford at Williamsburg for comfort, friendship, love, and superior senior living assistance.”

Here is a family testimonial by Kevin H.: “We entrusted the Waterford communities to care for my Mom for 8 years. The staff is made up of such caring individuals and they did everything they could to make her feel ‘at home.’ Thank you all!!” The end of August is a milestone journey of 25 years for our Waterford Williamsburg community. We are incredibly proud to celebrate a quartercentury of service, love, and dedication to our residents and their families. Over the years, we have built relationships that go beyond caregiving, we’ve created bonds that feel like family. Each day, we work to ensure that residents feel safe, supported, and genuinely cared for. Whether it’s helping with a small daily task, sharing a laugh over morning coffee, or providing emotional support through more challenging times, our team is committed to being there every step of the way. We’re honored to be part of so many lives and stories, and as we look ahead, we remain dedicated to fostering the same sense of warmth, dignity, and personalized attention that has defined our community from day one. Here’s to 25 years of compassionate care, and to many more to come. Find more information at www.thewaterford.com or contact us at (402) 480-6950.

NONPROFIT NEWS Back to School: Managing Screen Time As summer comes to an end and families prepare for the start of another school year, it is important to reestablish screen time limits. Creating appropriate rules and expectations around screen time may seem like a daunting task, but it is critical in keeping children safe online. Helpful tips for families: • Use a social media or technology contract. Have a conversation so your children can understand the rules and ask questions. (Templates are available on the Project Harmony website.) • Be clear with other parents. Make sure your screen time limits apply at other people’s houses. • Have regular, ongoing conversations about online safety. A one-time discussion is not enough. Talk to your children about what they like to do online and what apps their friends are using. This way, you can address issues as they arise rather than being surprised by them. • Monitor your child’s online footprint. Different age levels may require different levels of monitoring. This may include reviewing the apps they’ve downloaded, following your children on Instagram or doing spot checks of their devices. “Safety is a conversation and a shared responsibility among all of us,” said Angela Roeber, Project Harmony’s Chief of Communications. “It is important that we talk with our children and help them understand how to make responsible and safe choices about what they post and share.” Project Harmony offers an online safety training that educates parents, caregivers and educators with the knowledge and resources needed to protect children from online dangers including predators, cyberbullies and threats related to gaming, social networking and mobile devices. Register for the upcoming September 11 training at projectharmony.com.

NONPROFIT NEWS Make the World Brighter for Patients by Good News Club Training & Ministry Workshops Open to Equip Church Children’s Giving Blood With the Red Cross Ministries With the busy summer in full swing, the American Red Cross asks donors to celebrate by making a blood or platelet donation appointment to help power the blood supply through the dog days of summer. While all blood types are needed, donors with type O blood are most urgently needed. Making and keeping donation appointments now is critical to ensuring blood products are available for all patients, including those in trauma situations that may require several lifesaving transfusions, in the weeks to come. Type O negative blood is often reached for in emergencies when there isn’t time to match a patient’s blood type. Type O positive is the most common blood type, so it’s important to keep type O blood and all blood types on hand at hospitals for people facing both chronic illness and sudden, life-threatening conditions. How To Donate Blood: Simply download the American Red Cross Blood Donor App, visit RedCrossBlood.org, call 1-800-RED CROSS (1-800-733-2767) or enable the Blood Donor Skill on any Alexa Echo device to make an appointment or for more information. A blood donor card or driver’s license or two other forms of identification are required at check-in. Individuals who are 17 years of age in most states (16 with parental consent where allowed by state law), weigh at least 110 pounds and are in generally good health may be eligible. Blood and platelet donors can save time at their next donation by using RapidPass® to complete their pre-donation reading and health history questionnaire online, on the day of their donation, before arriving at the blood drive.

The six-week training course will be held Tuesday nights from 6 to 9 p.m. at the CASA for Lancaster County office, 1141 H St., Suite C, on the third floor. CASA volunteers are trained community members appointed to advocate for abused and neglected children involved in juvenile court proceedings through no fault of their own. Volunteers are granted a court order that allows them to access the child and all their records to help determine the child’s needs. Volunteers get to know the children they’re assigned to and interview involved parties to gather information. They then present the child’s wishes and advocate for services or next steps by making recommendations to the judge. CASA volunteers are required to attend approximately 30 hours of pre-service training and 12 hours of in-service (continuing education) each year. They are supervised by CASA staff members. In 2024, CASA for Lancaster County served 289 children, trained 28 new volunteers, and had 117 volunteers assigned to cases. If you are interested in learning more about becoming a volunteer or about CASA for Lancaster County, go to casa4lancaster.org/advocate-for-children/.

mission is empowering and engaging Native people to share stories while envisioning a world changed and healed by understanding Native stories and the public conversations they generate. VMM educational programs include the Native American Film Series and iNative Shorts for Kids, which spark dialogue and deepen awareness of Native life and culture. On August 11, the Native American Film Series at the Mary Riepma Ross Media Arts Center features Navajo Math Circles. The documentary illustrates the power of the theme for August: Leaders of Tomorrow, telling the story of some of the country’s most accomplished mathematicians and math educators who collaborate and connect with the children and teachers in the underserved, largely rural Navajo educational system. Utilizing math as a universal language, the film inspires cross-cultural understanding. The educators use an approach called “math circles,” emphasizing student-centered learning by putting children in charge of exploring mathematics to solve problems. For free tickets, visit theross.org. VMM’s iNative Shorts for Kids is a series on VMM’s YouTube channel, featuring short, curated videos from VMM’s extensive film archive, also focusing on the theme, Leaders of Tomorrow. Frankie the Hawk is the host and brings Indigenous knowledge directly to learners ages 6-12. Each video during August introduces young viewers to Native communities where Native youth mathematicians and civic leaders are making a difference in their lives and the lives of others. While the Cornhusker State Games (CSG) may be its most recognized event, the organization’s commitment to promoting health doesn’t end in July. NSC supports Nebraskans year-round through inclusive programs for all ages and fitness levels. Following the 2025 CSG, which brought thousands of athletes together in celebration of sports, NSC continues to engage the community through initiatives like the WellPower Movement. Youth fitness takes center stage each fall with the Pumpkin Run in Lincoln, one of the nation’s largest youth fun runs, set for Sunday, September 28. The event introduces thousands of kids to the joy of movement and the power of community celebration. The Lincoln and Omaha Corporate Games, running August through October, bring wellness into the workplace, with companies engaging in friendly competition to boost morale and teamwork. Newer events like NetFest Volleyball and Pickleball, set for October 18–19, expand opportunities for recreational athletes. NONPROFIT NEWS The Nebraska Communities Playhouse to YMCA of Lincoln’s Railyard Rims Returns for Present Regional Premiere of PIRATED! - A Ninth Year Gilbert & Sullivan Spoof Set in 1930s Hollywood The YMCA of Lincoln is excited to Lights, camera… chaos! The Nebraska Communities Playhouse (NCP) is thrilled to present the regional premiere of PIRATED!, a hilarious new musical romp inspired by Gilbert and Sullivan’s The Pirates of Penzance, with a glitzy 1930s Hollywood twist. Performances run August 15–17 and 22–24 at NCP’s theatre in Hickman. Directed by JD Madsen, with music direction by Dr. Garrett Hope and choreography by Hannah Bertrand, PIRATED! throws audiences into the golden age of film, when silent movie stars struggled to stay relevant and studio execs prioritized profits over principles. This screwball comedy explodes into a slapstick spectacle of backstage mishaps, mistaken identities, synchronized mayhem, and all the operatic absurdity you’d expect from a Gilbert & Sullivan spoof, updated for today’s audiences with wit, warmth and a whole lot of tap dancing. “PIRATED! is a love letter to classic theatre and old Hollywood, with a wink and a nudge,” says director JD Madsen. “The script is smart, the score is spectacular and our cast is bursting with energy. It’s fast, funny and absolutely packed with surprises.” Performance Dates: • August 15–17 and August 22–24 • Fridays & Saturdays at 7:30 PM • Sundays at 2:00 PM • Location: The Nebraska Communities Playhouse, Hickman, NE Tickets on sale now at www.neplayhouse.com

Whether it’s exploring a local museum, sharing a meal or simply talking about life, these friendships help Littles grow with confidence, improve academically and dream bigger about their potential. “What makes us different,” says Amber C. Nore, Director of Community Engagement, “is our commitment to match success with a communitybased model. When Littles and Bigs are paired, we provide ongoing support, training and resources to make each match the best it can be.” This personalized support model has earned Big Brothers Big Sisters community respect and national recognition. The organization is proud to report high retention among mentors and measurable positive outcomes for youth, including increased self-esteem, improved social skills and a greater likelihood of pursuing higher education. BBBS’s core philosophy centers on the idea that in every child is the ability to succeed and thrive in life. “We believe all young people deserve someone in their corner who shows up, listens and believes in them,” says Recruitment & Events Coordinator Kyle Bishop. “Our role is to make that happen in a sustainable and impactful way.” Recent highlights for BBBS include the success of its largest Bowl For Kids’ Sake fundraiser in recent years, new partnerships with local businesses and community groups and the launch of a Lincoln-based youth advisory council to guide BBBS’s success in the community. The organization also celebrates its involvement in community events like the Star City Pride Festival and Juneteenth with the Malone Center, where it connects with families, recruits future mentors and spreads awareness around the positive impact of youth mentorship. One Little, Emiliano, shared: “My Big teaches me how to be a better person.” Emiliano’s Big, Ciro, reflected, “He’s taught me how to stay young.” Whether you connect at a local event, volunteer as a mentor or offer support through a donation, Big Brothers Big Sisters is powered by people who believe in all youth. Every new match strengthens our mission and brings us one step closer to a community where all kids feel seen and empowered to discover their potential. CLIENT SPOTLIGHT Central States Hydraulic Service Expands into CNC Machining Central States is proud to announce it has recently purchased a new state-of-the-art four axis dual turret CNC machine. This investment will allow Central States additional machining capacity to increase throughout and reduce turn times on repairs, helping their customers get back up and running quickly. Central States has a goal to have any cylinder repaired in three days with this new capability. Owner Tehl Keslar said, “We have worked hard since we acquired Central States in 2022 to improve the efficiency of our operation. Making this investment in this type of equipment will make us one, if not the only hydraulic repair facility to embrace this technology. In our business, downtime for customers cost businesses significant time & money, and our focus for Central States moving forward will be geared towards quality first, and speed second. We want our customers to know we can deliver!” COO Henry Augustine believes this will open the door for new business opportunities as well. “We will be expanding into using the excess capacity to be able to machine run parts for companies. As we grow, we plan to add an evening shift that will focus on customer run parts, one-off parts, and allow for additional revenue opportunities to help service customers in manufacturing and agriculture spaces that we haven’t been able to previously.” Central States Hydraulic Service is a certified ISO9001:2015 full-service machine shop which focuses on hydraulic repair of cylinders, pumps and motors. They offer services such as hydraulic hose, fittings and adapters and have one of the Midwest’s largest hydraulic seal inventories. They are located at 201 NW 28th St. Ste 1, Lincoln, NE 68528. What is your favorite project or proudest accomplishment with DOWNTOWN LINCOLN ASSOCIATION (402) 434-6900 Downtown Lincoln? - One project that will always stick out to me is by Todd Ogden, President

www.downtownlincoln.org

Maia Merritt is a vibrant and creative voice in Downtown Lincoln. Her passion for storytelling, visual media, and community connection shines through in the work she does for the community. Since joining the Downtown Lincoln Association, she has played a pivotal role in amplifying the voices of local businesses, bringing energy and authenticity to DLA marketing efforts. Whether she is behind the camera, creating impressive marketing campaigns, or working hands-on with local business people, she is a priceless asset to Downtown Lincoln and an incredible person to work with. How long have you been with the Downtown Lincoln Association and what led you to this job? - I’ve been with Downtown Lincoln for just over a year now. It all started when I was finishing up college and trying to find a “big girl job.” I had always loved doing social media and marketing work, so this seemed like a perfect fit. Before this, I worked for the state doing an internship with the Nebraska Department of Economic Development which gave me great experience. I also worked on campus with Student Affairs and New Student Enrollment, and with Barstool Sports, which was a blast and helped me learn a lot about digital media. In college, I definitely changed my mind a lot, I changed my major five times! What is your role with DLA? - My official title is Marketing Coordinator. I enhance Downtown Lincoln’s presence in the community; I manage our social media platforms, send out a monthly newsletter, update our website, and much more. I stay in close contact with any downtown business that may need marketing support of any kind. Whether it is social media promotion, event planning, or designing posters, I am happy to help.

working on the Holiday Gift Guide last winter. It was one of my first major projects that I took the lead on, and I learned so much. It was very stressful, but at the same time, so fun. I was reaching out to so many different businesses, organizing submissions, keeping everything on schedule. It was a lot of hard work, but it taught me so much. There were definitely moments where it felt overwhelming, but seeing the final product come together was amazing. It turned out great, and I was so proud of the work. That project gave me a huge boost of confidence and made me feel like, “Okay, I can really do this.” What is your favorite part of your job? - My coworkers. I genuinely always look forward to coming into work because of everyone I work with. Everyone is so kind and supportive. I have worked in many collaborative spaces but here feels much different. It feels like we are a family here. In the office we always have a fun time, we love to joke around and have fun. Our meetings are usually filled with laughs, and there are so many pets that stop into our office which always keeps things exciting. What are your hobbies outside of work? - Outside of work, I have a small photography business. I love to take pictures so, over time, people started asking me to take their senior photos, and now other events as well. I also love traveling and I have been fortunate enough to have been many places. My family and I go out of the country at least once a year and it’s so cool to experience and see something new. I also enjoy video editing. When I travel, I always try to make a video recap, I just started to do vlog style. I enjoy the process of editing, it’s a great creative outlet for me, and it is so fun to have something to look back on and remember those moments.

“We Purely Care What’s Under Your Foot!”

What is a part of your job that people may not realize? - One thing people don’t realize often is how many businesses that are in our Downtown Lincoln BID (Business Improvement District). There are over 900 businesses here that we keep tabs on and offer support to in various ways. It’s easy to underestimate that number when you’re walking around downtown, but behind the scenes, it’s a lot of moving parts. It isn’t just the events or marketing, we have real and personal relationships with so many business owners downtown, and it is our job to make sure they are seen and supported in the downtown community.

Founded in 1967, the Downtown Lincoln Association provides ser vices and champions initiatives for maintaining and enhancing our vibrant downtown. Our vision is to create an energetic downtown environment where we live, learn, work, invest and play. DLA has evolved into a multi-faceted organization supporting a wide range of programs and activities including maintenance, economic development and advocacy. or developing a long-term maintenance plan. Automotive Solutions: Adaptive, All-in-One Service for Fleets Automotive Solutions began with a simple mission: provide professional, reliable automotive care. The family-owned business offers core repair services, preventative maintenance and fleet support with a flexible approach that adapts to each customer’s needs. Some clients prefer a hands-off plan focused only on routine service, while others rely on the shop for deeper repairs. Their fleet clientele ranges from just a few vehicles to more than 100. What sets Automotive Solutions apart is its additional in-house offering: vinyl graphics and wraps. The business installs decals, banners and paint protection film on cars, trucks, boats and more. A full-time designer helps businesses maintain cohesive, branded fleet appearances, from stickers to full vinyl wraps tailored to each client. Using BG chemicals with lifetime protection warranties, Automotive Solutions also emphasizes preventative care as a cost-effective strategy. By identifying trends—such as part

shortages, model-year recalls or emission system issues—the shop helps clients avoid delays and unplanned downtime. The goal is to fix issues right the first time and keep vehicles in rotation longer, reducing costly interruptions to business operations. JetSplash: Maintaining a Clean, Professional Brand JetSplash has been serving Lincoln since 2003 with a focus on car wash services that are quick, high-quality and enjoyable. For commercial fleets, JetSplash offers specialized wash programs that support year-round vehicle care. Weekly washes are recommended at minimum, with more frequent visits during winter months or heavy pollen seasons. JetSplash continues to expand to meet growing demand,

with a ninth location opening soon off 27th and Vine. In response to fleet trends, the company sees a shift toward automated upkeep solutions that still support local service providers. Their eco-conscious, tech-forward approach makes it easy for companies to “set it and forget it” while preserving the value and appearance of their fleet vehicles. A Community That Keeps Fleets Road-Ready Fleet maintenance is essential to keeping business operations smooth and efficient. From delivery vans to service trucks, these vehicles are on the move daily, and without proper care, unexpected breakdowns or worn-out components can quickly derail schedules and increase costs. That’s why consistent, proactive maintenance is one of the smartest investments a business can make. It’s not just about fixing what’s broken. It’s about preventing issues before they start. In Lincoln, many business owners rely on fleets to deliver products, serve clients or transport teams. These vehicles are often the face of a company, making a first impression long before a customer steps through the door. A clean, well-maintained fleet signals professionalism and reliability, while a neglected one can undermine trust. That’s where strong partnerships with experienced local service providers come in. Businesses that not only understand the technical side of fleet maintenance but also care about helping fellow local companies succeed.

And you deserve to enjoy the journey getting there. You’re not just planning a wedding. You’re creating memories. One of the worst things to go wrong as a bride is your hair and makeup. There is such a desire to look perfect on your wedding day. Whether you are doing hair and makeup yourself or hiring a professional to make you into a stunning bride, you want to feel like a princess, and still feel like yourself. So, let Bombshell Salon Suites guarantee that you are in love with your hair for the big day. Bombshell Salon Suites can help with all things bridal hair, accomplishing that perfect cut and color before the big day, matching tattoos, (the tattoo artist is SO talented) and of course, relaxing before and after the big day in the new scalp Halo massage room! Tara Gentele, Owner of Bombshell Salon Suites shares some advice for overwhelmed brides and grooms. “My advice for brides and grooms is to take a moment, pause and breathe. Planning a wedding can be overwhelming! A great way to relax is by booking a scalp halo treatment.” A scalp halo is a treatment focusing on the health of your scalp, hair follicles, and roots. It detoxifies the scalp by removing buildup, excess oils, dead skin cells and any of impurities that may damage your hair follicles, causing oily/dry hair and reduced hair growth. These treatments can also help any itchiness or dandruff you may be experiencing. “I think what sets Bombshell apart from the rest is the unique services we can offer. All of our stylists are independent and have amazing talents. We offer everything from bridal hair, relaxation, the perfect cut and color, and tattoos! All in one location!” Take a breath. This is your moment. So pause when you can. Smile at the chaos. Laugh at the missteps. Let joy live in the in-between moments, the cake tasting that turns into a mini date, the late-night Pinterest scrolls while holding hands, the quiet realization that you’re doing this together. Plan to book 2-4 weeks in advance for their services, especially for the halo head spa, as it is high demand! #PrintProudDigitalSmart

them to enjoy their ceremony and reception with their guests more, while saving significantly on the costs. They are a shift away from large, traditional weddings, focusing instead on quality time with close family and friends and allowing for more personalized details. The smaller scale makes planning less overwhelming that allows couples to be more present on the wedding day. Although micro weddings and elopement ceremonies can be cheaper than their more traditional counterparts, the main draw is to have a tailor-made experience that prioritizes the couple. Owner of Confetti Corner, Jenna Broulette shares why she started her business. “In 2020, I created The Confetti Corner as a creative outlet to share my passion for parties after leaving my full-time career. Creating balloon installations, custom backdrops, and event planning brings me SO much joy. I love getting to know people so I can transform their event vision into reality.” Fast forward to 2024 – The Confetti Corner has a place to call home. Say hello to 8211 Yankee Woods Drive in Lincoln, NE. Sweet Things By Marcy: A Sweet Touch of Southern Charm For their special day, the couple knew they wanted desserts that felt warm, nostalgic, and full of heart. That’s exactly what they found in Sweet Things by Marcy, a beloved local bakery known for its rich Southern flavors and heartfelt service. Founded by Marcy, a U.S. Navy Veteran with roots in Alabama, the business has grown from a cozy home kitchen to a bustling downtown destination, thanks to overwhelming demand for her authentic Southern sweets. With a menu featuring classics like banana pudding, peach cobbler, sweet potato pie, and her signature Kentucky butter cake, every dessert reflected the love and tradition Marcy brings to her craft. Guests won’t be able to stop raving about the desserts, many returning for second helpings. But beyond the incredible flavors, the couple chose Sweet Things by Marcy for what the bakery represents—excellence, community, and service. Marcy’s dedication to giving back, including her roles with Friendship Home and the Veterans Advisory Council, added even more meaning to their choice. In the end, the desserts weren’t just a treat—they were a tribute to tradition, love, and the sweet start of a new journey. The earlier is better when booking, but they’re happy to work with couples for wedding orders on only a few week’s notice. If an order is on the smaller side, they can even do it within a few days. Freshness remains their top priority when planning orders. “Try not to worry about the cake and the desserts. We want to make this process as easy as possible for the couple. Unless questions or changes come up as the wedding gets closer, we try to follow the “doctor’s advice” of no news is good news. This means that if you haven’t heard from us, your order is in great shape and on schedule,” Wendi explains. They have seen “naked” cakes increasing in popularity. These are cakes that don’t have very much frosting on the outside so that some of the cake is still visible, giving it a more rustic look. speech, feeding, and overall health. Why Speech Therapy Matters Clear communication builds confidence. When kids struggle with speech sounds or language, it can impact reading, writing, and even social interactions. Our speech therapy sessions focus on strengthening these foundational skills, setting kids up for success in school and beyond. At Link to Communication, therapy doesn’t feel like work, it feels like play! Our team uses fun, interactive tools to help children improve speech clarity, strengthen oral muscles, and even enhance performance in activities like sports, music, and public speaking. Parent Tip: Start Early! Early support makes a big difference. A quick evaluation can identify if your child could benefit from speech or myofunctional therapy, and early intervention leads to stronger, more confident learners. Let this school year be the one where your child finds their voice, builds confidence, and unlocks new potential. Visit the caring experts at Link to Communication, where strong voices begin!

BUYING A HOME

In today’s competitive market, navigating the home-buying process without a licensed Realtor is like showing up to a marathon in flip-flops: possible, but unnecessarily difficult. A professional Realtor brings more than just listings, they bring strategy, insight, and negotiation skills that protect your investment and your peace of mind. What is more risky than buying without a Realtor is buying a home for sale by owner. For Sale By Owner (FSBO) transactions can be time-consuming and complex, requiring you to manage pricing, showings, negotiations, and legal paperwork on your own.

Once your offer is accepted, you’ll want to act quickly to book an inspection. Home inspectors are in high demand and often booked out several weeks in advance. That’s where King’s Home Inspections comes in. Owner Randy King brings over 25 years of experience and has completed more than 8,000 home inspections. He is an InterNACHI Certified Master Inspector, one of the highest credentials in the industry.

Beyond identifying current concerns, King’s inspections provide valuable insight into the age and condition of home components such as the roof, HVAC, plumbing, and electrical systems. Schedule your home inspection as soon as your offer is accepted. An expert home inspection is a small investment that could save you thousands—and give you the confidence to move forward with your purchase. Pat Ohmberger: Pat’s Path to Helping You Home Pat Omberger’s journey into real estate wasn’t a traditional one, but it was deeply personal. With children in college and tuition costs looming, Pat already had experience owning and managing rental properties. Encouraged by a friend who saw her potential, she earned her real estate license as a way to support her family financially. What began as a practical decision quickly evolved into a lifelong passion. Years later, long after her kids graduated, Pat is still serving the Lincoln community with a unique combination of knowledge, compassion, and real-world experience. She has made it her mission to help every buyer, regardless of budget or lifestyle, find a place they can call home. “When you find your dream home, it’ll be the most expensive thing you buy in your life,” Pat says. “Keep in mind, the world isn’t perfect; your dream home likely won’t be perfect either. But realtors are here to help you make it your own version of perfect.” Pat brings an experienced eye to every showing. First-time buyers often don’t know what to look for beyond aesthetics, but Pat does. She examines things like appliances, HVAC systems, roofs, and other costly essentials. King’s Home Inspections offers a “Whole House Inspection”, which is a comprehensive evaluation of the home’s key systems and structure. Prices typically range from $400 to $700, depending on the size and features of the home. A quality home inspection is thorough but non-invasive. Inspectors do not dismantle or damage the home, but they may recommend a licensed specialist if something appears suspicious or outside the scope of a general inspection.

financial resources to purchase the home, leaving little room for expensive surprises after move-in. “With a realtor at your side during a showing, we can point out things you’d never notice, explain the legal steps, help with the paperwork, and be a guiding hand throughout the process,” she explains. She also emphasizes the professionalism and advocacy built into the real estate industry. “Realtors have some of the best lobbyists and advocates working with the government. We stand on a three-legged stool (local, state, and national associations) working to protect private property rights.” “All realtors follow a strict code of ethics. We’re not just individuals. We’re a collaborative group protecting the rights of homeowners, buyers, and sellers alike.” For Pat, guiding buyers isn’t just a job; it’s a calling. “Sometimes I see myself as a mother duckling with little ducks behind me,” she laughs. “I make sure all your ducks are in a row and guide you through the process. There might be bumps in the road, but with a realtor at your side, the journey becomes a whole lot smoother.” With Pat Omberger, you’re not just getting a realtor. You’re gaining a partner, an advocate, and a steady hand through one of life’s biggest milestones. expectations. From there, the next best move? Get prequalified. Prequalification isn’t just about what a buyer can afford—it’s also about aligning that number with what they’re comfortable paying each month. Often, buyers qualify for more than they actually want to spend. Sharing your budget with a loan officer helps ensure your prequalification price point matches your comfort zone. Buying a home usually involves some level of debt, so it’s important to avoid adding more during the process. Taking on a new car loan or running up credit card balances could negatively impact your loan approval. The good news? Union Bank & Trust offers a variety of mortgage programs and down payment assistance options, including grants that may help first-time homebuyers reach their goals sooner. Yes, the process can seem overwhelming—but with Union Bank & Trust, you’ll never deal with it alone. Alicia Chrastil: A Heart for Real Estate and a Passion for Serving Seniors Barb NMLS ID #1077067

Shelter Insurance: Why Insurance Isn’t the Place to Cut Corners It’s crucial to understand how closing costs and insurance costs work together—and why both matter. Many homebuyers stretch their budgets to the limit when purchasing a home, and then try to cut back on things like insurance and ongoing upkeep. But that decision can cost far more in the long run. “I sell insurance, not homes. But I would never want someone to buy a policy without a good agent, and I feel the same way about buying a home,” says Matt Moorhead of Shelter Insurance. “Lincoln has a lot of great real estate agents working hard to get buyers into the right home. The key is finding someone you trust—and that’s where Shelter Insurance comes in.” From an insurance perspective, Matt encourages clients to be aware of a few key things before closing on a home: Flood Plains – Parts of Lincoln fall within designated flood zones. If the home is in one, flood insurance is required, and that cost can be significant. Prior Water Damage – Even outside flood zones, issues like sewer backup, rain intrusion, or mold can lead to expensive problems. Always get a full inspection. Roof & Exterior Condition – Recent storms have damaged many roofs in the area, and not all homeowners make proper repairs. A compromised roof can disqualify a home from replacement-cost insurance until repairs are made. Matt and his team at Shelter Insurance understand that buying a home is a huge investment. Their goal is to make the insurance process as stressfree and informative as possible, helping buyers protect that investment from day one.

Ben Bleicher: Your Negotiation Ace In today’s market, experience matters. Many real estate professionals entered the industry during or after the pandemic—when homes were flying off the shelves and negotiation wasn’t much of a factor. But that market has shifted.

Negotiation is back, and the process has become more nuanced. Buyers need a seasoned realtor who understands pricing strategy, contract terms, and how to protect their clients’ interests in a market that’s finally starting to feel more balanced. Ben Bleicher found his passion through real estate. Once he got licensed, he never looked back. “I had friends in the business pushing me to get licensed for quite some time. In 2014, I was finally in a place where I could take the leap, and it was the best career decision I ever made.” When it comes to working with clients, Bleicher takes a straightforward but strategic approach:“For me, it’s a simple process. I start by identifying why a client wants or needs a different (or first) home. Then I look at where they work, play, and where the kids go to school. From there, we figure out what features are most important to have in the home, and what’s not.” “We usually begin with a broad search and gradually narrow it down to a more targeted list. If inventory is low, I have employees who prospect off-market opportunities to give clients more options than what’s publicly available.” Bleicher emphasizes the importance of leaning on a professional, especially when it doesn’t cost the buyer anything. “Most people aren’t experts at buying real estate, just like they aren’t trained in most other professions. And considering that buyer’s agents are paid by the seller (meaning it’s essentially free for buyers), it just makes sense to use that expertise.” “Even after 11 years and over 1,000 homes sold, I don’t claim to know everything. But I definitely know more now than when I started. So use my knowledge, especially when it’s free.” One pressing issue Bleicher sees more frequently now is the rising cost and limited availability of homeowners’ insurance. Natural disasters—like tornadoes, floods, hail, and wildfires—have led many insurers to raise premiums, reduce coverage, or stop writing policies altogether in certain areas. Finding affordable, comprehensive coverage is becoming increasingly difficult. That’s why Bleicher recommends involving your realtor early in the insurance

At the end of the day, what drives Bleicher is simple: helping people make smart, profitable real estate decisions. “I take great pride in helping protect my clients’ best interests, making sure they spend their money wisely and build long-term value through real estate.” Its Just Us Painting: Turning Houses Into Homes It’s Just Us Painting specializes in transforming older homes into stunning, dream-worthy spaces that capture attention and add lasting value. Marty Fortney - U.S. Marines (1986-1992) I joined the Marines right out of high school to serve my country. In 1986, during the Cold War, I trained as a combat engineer with a focus on cold weather mountain warfare. I gained experience with explosives, mines and building bridges to support the new 60ton M1 Abrams tank. After a few years in the Marines, I married my wife, who has now been my partner for 35 years. Six months into our marriage, I was deployed to Kuwait, a little-known country at the time, which gained attention when it was invaded by Saddam Hussein. With no standing army, Kuwait was easily overrun by the opposing forces. During my deployment, my wife and I communicated through letters, which had a turnaround time of 30-40 days. I can only imagine how difficult it was for my wife and loved ones to watch the news and wonder where we were or if we were still alive. Ironically, I had trained for years to operate in the mountains - Nonetheless, Marines are taught to adapt and overcome. I witnessed and participated in actions of war that I would wish for no one to witness. The injustices inflicted by the Iraqi Republican Guard on the defenseless people of Kuwait were indescribable. While I am proud to have served my country, I do not believe that war is a solution to any problem. However, I believe that the United States and our coalition forces saved many lives in Kuwait. Our country is remarkable, with rights protected by our Constitution. Every citizen should know and exercise these rights with civility. Today, I’m proud to continue serving my country in a different way through my small business, Creekside RV Resort. The opportunities that are given to us by the men and women who serve continue to open up for my community. God bless the USA. #PrintProudDigitalSmart

This didn’t immediately pan out, though. Instead, Kim spent more than 20 years in healthcare leadership roles, gaining organizational, management, planning, process improvement and system implementation skills.
