Concentric Corporation — Bringing Back the Fundamentals of Recruiting It Starts with the Relationship! Concentric Corporation is bringing back the fundamentals of recruiting, which starts with the relationship. They are upgrading the approach in executive search and recruiting by being deliberate and purposeful, always taking the extra step with their audience’s best interests in mind. How long has your company been in Omaha? Concentric Corporation was founded in 2004, which means we have been “connecting excellence” for the past 15 years! What do you think makes you different from other companies similar to yours? Concentric Corporation is different because of the people we hire! On top of hiring well, we promote a familyfirst policy, regular trainings and celebrations, and an encouraging work environment. This is how our great employees become their BEST! What do you like about doing business in Omaha? Concentric Corporation enjoys the teamwork between our clients and candidates. Having that communication between one another is how each person’s needs are met and how each person succeeds. Collaboration, integrity, and honesty—it’s what the Midwest is all about. What community organizations are you involved with? Concentric Corporation associates with the Ronald McDonald House Charities of Omaha, Open Door Mission, and Susan G. Komen for the Cure. What changes have you seen in the industry and your company in the past few years?
What do you see happening with the business in the next five years? Our relationship-based business model is where our industry is headed. The transactional state of mind is in the past, society needs a more personal approach. Our approach always has been, and always will be, relational. What is one of the biggest challenges that your company has faced? Starting relationships are harder than ever with how recruiting is perceived today. Luckily, our ‘old school’ values have kept us ahead of the curve through the changes in technology, social media, and our society. What has been your most important achievement as a business? When we see the results of each person we help. There is no better feeling then knowing you had a positive impact on someone’s livelihood. What was the biggest turning point in your business? Realizing early on that to help others succeed we need to fully understand the motives of the person sitting across from us. We put ourselves in their shoes to relate to them on a personal level.
It seems that recruiting has taken a transactional, online approach and we go the other way. We take a relational approach. This is why we have continued to stand out among our peers, focusing on the person and the relationship.
“The reason Concentric has been so successful is because of the relationships that are developed with our clients and candidates. This begins with the expectation of full transparency between all involved.” - Andy Hawkins, Founder 14216 Dayton Cir., STE 1 | (402) 991-8400 | jobs@concentriccorp.com | concentriccorp.com #PrintProudDigitalsmart

Curt wanted to exemplify these elements by creating a work space where people can be serious about their business and passions, but they don’t have to feel like they need to take themselves too seriously all time. Gratton Warehouse Company Celebrates 125 Years, 5 Generations Gratton Warehouse Company was established in 1894 by Charles H. Gratton, under the name of Pacific Storage & Warehouse Company. The operation was a quick success landing them as the premiere 3PL warehouse company by the Trans Mississippi International Exposition. The company debuted in the exposition in 1898 and was widely recognized by the large number of visitors in the Omaha area. The two original warehouses were located in the downtown metro and stored product for a large portion of businesses located in town. Over the years, the company was handed down from father to son and has remained in the family for five generations. Just like his great-great-grandfather, current owner Bo Gratton continues to grow through innovative and realistic practices while constantly adjusting to new technology and growth. The twobuilding senior living community is scheduled to open in fall 2020 with 300 independent living, assisted living, and memory care residences. “All residents will have access to 1863 Fine Dining, which celebrates the year the transcontinental railroad broke-ground in Nebraska,” according to Ovation President Nicolette Merino. Safety First Solutions Minimizes Work Place Accidents with Anti-Slip Technology Safety First Surface Solutions is excited to introduce their anti-slip product and service to the Omaha area. Their goal is to revolutionize and minimize workplace and customer accidents. Safety First Solutions creates an invisible, sophisticated tread design into the surface of hard mineral floors and porcelain or enamel bathtubs. It increases a surface’s coefficient of friction by 200400% when wet. The treatments will not change the appearance of a floor or bathtub. It is not a film or a coating, nor will it leave any chemicals, grit, or residue on the applied surface. This antislip technology protects you, your staff, and patrons while maintaining the look you desire, and there is no downtime during installation. Slippery floors are a liability that home and business owners cannot ignore. According to the National Safety Council, 80% of home injuries occur in the bathroom. For businesses, slips and falls are the #1 violation for OSHA in the U.S., and the #2 most common cause of lost workday accidents. There are over 800,000 people hospitalized per year, the majority of whom suffer head injuries, and $50 billion per year in medical costs for slip and fall accidents. Project yourself and your business from liability and lower your insurance premiums by investing in Safety First Solutions’ anti-slip technology. Safety First Surface Solutions will warranty all work performed and can provide you with a customer warranty and maintenance program to suit your needs for protection. Treatments with their solutions may qualify you for lower insurance premiums and could qualify your business for tax credits. Sarpy County Chamber: State of the County and Workforce Review The Sarpy Country Chamber of Commerce held the 2019 State of the County on May 28, which covered a variety of topics with a primary focus on local workforce development and its relevance to the future growth of Sarpy County. The event featured presentations from: David Drodz, Researc h Coordinator at UNO Center for Public Affairs Research; Dr. Rikli, Superindendent of Papillion La Vista Community Schools; Allison Hatch, Talent Development Team Leader State of NE Dept of Economic Development; Bryan Slone, President of the Nebraska State Chamber of Commerce; and Angela Cooper, Chief Diversity Officer at Mutual of Omaha. Drozd’s analysis of U.S. Census data painted a picture of strong and consistent population gains in greater Omaha with Sarpy County as a standout. Over the next four or five years, the total population of the Omaha metro area (Douglas, Sarpy Washington, Cass, and Saunders counties in Nebraska and Harrison, Pottawattamie, and Mills counties in Iowa) is projected to top one million. Drozd explained that reaching that population will likely increase demands for workforce. Many national companies search to expand into metro areas with populations greater than one million, and Omaha will be on their radar in several years. Slone identified a workforce unable to meet employment needs as the most important issue facing Nebraska’s economic health. He expanded upon the workforce challenge facing not only Sarpy County, but the entire state. “If 50,000 people arrived in Nebraska today we could employ them right away,” he said, citing the 30,000 to 40,000 unfilled jobs that are currently unfilled in the state as well as the 10,000 to 15,000 jobs left unadvertised due to a lacking workforce. Slone identified immigration and a focus on tec hnology in Nebraska’s traditional industries like agriculture and transportation as key components of the workforce solution. He also emphasized the work of Blueprint Nebraska, a group of business and industry leaders from across the state with the goal of creating a strategic plan that offers a clear path towards sustained economic prosperity. Greater Omaha Chamber Announces ‘Super Region’ Tech Talent Initiative A “super region” for attracting tech talent was announced on June 28 by the Greater Omaha Chamber and the Lincoln Partnership for Economic Development. The joint initiative by the two organizations is designed to connect highly skilled workers with regional tech positions. OPTiN: Opportunities in Tech is a digital solution connecting global and local tech employers from across the super region with job seekers looking to accelerate their tech careers. The initiative encompasses a newly developed super region brand and messaging, a digital tech jobs portal, and an aggressive targeted marketing campaign in select markets. Across the world, companies and cities are competing for tech talent. The super region effort will extend to markets where Omaha and Lincoln have a strong, competitive advantage in order to attract workers. The initiative will begin by marketing to talent in four select areas: the greater Denver region, Chicago, Detroit, and Sioux Falls. OPTiN leaders say it’s essential to invite professionals outside of Nebraska to accelerate their career in the Lincoln and Omaha corridor, including Council Bluffs. Both organizations put attracting tech talent at the top of their priorities. The Greater Omaha Chamber’s Prosper Omaha 2.0 campaign sets its sights on attracting 10,000 tech workers in the next five years. The super region’s competitive strengths are already on record. In April 2019, MarketWatch named Omaha/Lincoln America’s No. 1 New Tech Hot Spot, citing such examples as being a haven for entrepreneurs, a supportive culture of tech businesses, and a history of successful start-ups. While the opportunity for innovative work at a competitive salary might draw professionals, OPTiN organizers also point to the collection of global tech industry leaders making their home in the super region. BUSINESS NEWS TruBlue Total House Care Launches Services in West Omaha
Prosperity Home Mortgage Expands Operations Throughout Nebraska
Maintaining a house is a challenge and, for those who are older and living alone, meeting that challenge alone can be nearly insurmountable, making it difficult to age in place. That’s why Scott and Terri Dingfield have launched TruBlue Total House Care in West Omaha.
On June 10, the HomeServices Lending teams in Nebraska transitioned to Prosperity Home Mortgage, LLC, a HomeServices of America company, and launched residential mortgage operations with offices throughout Nebraska. The move continues the firm’s expansion in the Midwest Region and adds to their 300+ offices serving the diverse financial needs of homebuyers—whether first-time buyers, or those trading up or down-sizing.
“Ever since Baby Boomers began turning 65 in 2011, there’s been a lot of media attention around ‘how are we going to care for all these people,’” Scott Dingfield said. “There are some outstanding companies focused on helping this age group live at home for as long as possible. Even here in Omaha, we have Home Instead Senior Care and Right at Home, but who’s helping people care for their actual house?" The Dingfields launched TruBlue Total House Care as a way to meet the house maintenance and property care needs of Omaha’s older adults and their family members. TruBlue helps older adults who worry about their ability to take care of their homes as they get older. Services include handyman projects, house cleaning, maintenance and repairs, yard/lawn care, and seasonal services.
“We’ve succeeded and grown in this very competitive business environment by prioritizing a stellar customer experience and offering consumers a choice of products suited to their needs. At Prosperity, we’ve built a culture of service, along with a technologically smart and streamlined process without losing the human touch. Every employee of Prosperity Home Mortgage, regardless of their title, is in the customer service department,” commented Tim Wilson, president and CEO.
For the past three years, the Dingfields have helped older adults and their family members understand how to deal with the dynamics of aging in their own homes, and they’re looking forward to bringing that experience to TruBlue.
Shannon Harner, CEO of HomeServices of Nebraska, a Berkshire Hathaway Affiliate with offices throughout Nebraska said, “Our agents at HOME Real Estate and Woods Bros Realty are excited by the enhanced service model that Prosperity will bring to their clients. They consistently rank in the top tier of mortgage banks and will provide not only a full range of residential mortgage products, but local expertise too.”
TruBlue Total House Care provides one convenient and affordable solution for all your house care needs—inside and out. All TruBlue employees are licensed, bonded, and insured. Meet Renee Hennings, personal insurance agent at UNICO Group. tell us a little about your business. - UNICO Group is a client-focused insurance agency with services ranging from personal lines, commercial lines, work comp, employee benefits, financial planning, human resource solutions, and wellness. UNICO was nationally awarded the “Top Performing Agency” in its class for 2016! How did you get started in the business? - I began my insurance career at a large company, and my boss told me that once I’ve been here for five years, I will probably stick to this business. At the time, I didn’t believe her as it was my first job. Well, surprise…25 years later, I’m still in insurance and love what I do! What is the biggest challenge you’ve faced professionally? - Nebraska weather! As a personal lines agent transacting business related to property and casualty insurance, it’s always a difficult conversation to explain to my clients why the rates keep going up due to all the hailstorms. I keep praying that we can go three years without a hailstorm, but that hasn’t happened in quite a while. What has been your most important achievement professionally? - I served as the president of the Independent Agents of Omaha and Nebraska Young Agents. I’ve also been awarded Young Agent of the Year and Chairman of the Year from the Independent Agents of Nebraska. tell us a little about your family. - I have been married to Jim Hennings for 17 years and together we have a son named Josh who will be a senior at Papillion-La Vista High School, and a stepson named Brandon. We also have two Dachshund rescues, Domino (10) and Daisy (6 months). What do you see as one of the biggest turning points in your life? - Having a child. What is your favorite thing to do on a day off? - I enjoy scrapbooking with friends when we all find time, which is more of a winter hobby as I like being outside when it’s nice. I spend a lot of time at my son’s baseball games. What is the most unique or interesting thing about you that most people probably don’t know? - If I won the lottery, I would totally buy a huge acreage and open an animal sanctuary. Who inspires you? - My son. He is so funny and smart, and he just enjoys life! He inspires me to be a better person and parent. What is your favorite quote or the best piece of advice you’ve ever received? - “Be the kind of person your dog THINKS you are!” If you could choose only one descriptive word to be remembered as, what would it be? - Passionate. If you had a theme song, what would it be? - “Stronger (What Doesn’t Kill You)” by Kelly Clarkson. If you could have a super power, what would it be? - I always wanted to be Samantha from Bewitched. She could do it all! What local nonprofit organization(s) are you passionate about or involved with, and are there any special reasons why? - Nebraska Dachshund Rescue, NE Humane Society, and ASPCA (American Society for the Prevention of Cruelty to Animals®). I’m a huge animal/dog lover. What is your favorite tV show? - Grey’s Anatomy. If you could have dinner with one famous person from the past or present, who would it be? - Elvis. My husband would be so jealous! If our readers would like to contact you, how should they do so? ELEVEN TWENTY-THREE Meet Emily Smith, graphic designer at Eleven Twenty-Three. tell us a little about your business. - We are a full-service, in-house advertising agency. We have a variety of capabilities and services, including campaign strategy, branding + design, video production, digital + traditional media planning, social media management, and event planning. I enjoy working with a team that has such a broad range of talents. Both the media and creative departments work closely with one another, collaborating on ideas and strategies. How did you get started in the business? - My interest in creative work began at an early age. Whether it was woodworking with my dad, spending hours drawing, painting, crafting, or making videos on my VHS camcorder (commercials and all), I was always busy with some kind of project. I attended college at the University of South Dakota and graduated with a bachelor’s of fine arts degree with an emphasis in graphic design. I also minored in art history and contemporary media and journalism. My passion for endless creativity has led me to this position as a graphic designer at Eleven Twenty-Three. tell us a little about your family. - I was born and raised in Hastings, MN. My family and I spent summers fishing, camping, and swimming in the many lakes of Minnesota. My parents, Paul and Nancy, still live in Hastings in the house I grew up in. I have one older sister, Ashley, who recently moved out to the San Francisco Bay area. What is your favorite thing to do on a day off? - On my days off I enjoy making jewelry or working on some other kind of project. You can also find me spending quality time with family, friends, or my five pets. Who inspires you? - I think I can answer this better by explaining what inspires me. There are definitely certain people throughout my life who have inspired me, but I think what inspires me the most is the world around me and the observations I make of it. Art, design, poetry, music, nature, psychology, the past, the present, the future, human nature, traveling…there is really inspiration all around us if you’re open to it. What is your favorite quote or the best piece of advice you’ve ever received? - “Creativity is intelligence having fun.” - Albert Einstein. Who doesn’t like to have fun? Also, a piece of advice that has stuck with me throughout my life was from my club swim coach, Kimberly Ann Olson: “You have to learn to enjoy things that you don’t always like doing.” She gave the example of taking out the trash. It’s not fun to take out the trash, but you have to do it, so you might as well enjoy doing it. This definitely translates to life. There are many parts of life that aren’t always enjoyable, but that’s life, and it’s better to put a smile on than to let it bring you down.

PERSONNEL NEWS La Vista Community Foundation Welcomes New Director Jill Lukes
Lloyd Kaburu Takes Over Ownership of Pheasant Bar & Grill
The La Vista Community Foundation recently brought on Jill Lukes as the new director. As a mom and a business owner, Jill is always making sure others are taken care of. After spending several years working for Medical Solutions, Jill decided to branch off with her own business called Get it Back. This business allows her to do a number of different jobs and implement problem-solving strategies, from helping someone re-arrange a closet to offering guidance in time management. Her experience through Get it Back has made it a natural transition for her into the director’s role for the foundation. One area of expertise that Jill looks forward to bringing to the table is social media. Nonprofit Association of the Midlands Offers 2019 Salary & Benefits Survey Report The Nonprofit Association of the Midlands (NAM) is pleased to offer the 2019 Salary & Benefits Sur vey Report. Considering people are the strongest asset of nonprofits, NAM’s goal is to support the regional nonprofit community and their key assets by providing custom, localized, and actionable data on Salary & Benefits trends in the community. The report has been generated each year since 2007 as a way to build public trust, accountability and effective management of nonprofits in the corporate sector. • The hope is that these results will help support nonprofit organizations in attracting and retaining top talent. The report answers the following questions: • HOW do I know what are the average salary increases? • WHO offers health insurance and what is the average employer/ employee share? • WHAT are the changes and trends in employee benefits? • HOW do other nonprofit organizations determine bonuses? The 2019 Nonprofit Salary & Benefit Trends Report, sponsored this year by the Harry A. Koch Company, provides an overview of the trends shaping nonprofit salaries and benefits. Walk with over 5,000 people to help find a cure for T1D at this year’s JDRF One Walk on Saturday, August 24 at TD Ameritrade Park. Check-in and festivities will kick off at 8 a.m. with the walk beginning at 9 a.m. Immediately following the JDRF One Walk, go the Extra Mile at the Walk After Party in The Capitol District! Both events are family friendly and include games, food, entertainment, and much more. This event has a single goal: Creating a world without type 1 diabetes (T1D). T1D is an autoimmune disease that strikes children and adults suddenly. It has nothing to do with diet or lifestyle. If you have T1D, your pancreas stops producing insulin—a hormone essential to turning food into energy. This means you must constantly monitor your blood-sugar level, inject or infuse insulin from a pump and carefully monitor your eating and activity every single day. Join JDRF this year as they walk and raise money for lifechanging research for the millions affected by this devastating disease. Register for the One Walk event at walk.jdrf.org/ Omaha. Questions about this event can be directed to Chris Dunn, development manager, at (402) 397-2873 / cdunn@jdrf.org.

Murphy, marketing director and host of the podcast. So far, guests have included several of Stephen Center’s former residents and organizations such as Completely Kids, AIM Career Link, and Metro Omaha Medical Society. Nebraska Community Foundation Celebrates 25 Years Nebraska Community Foundation’s 25th anniversary year has been full of milestones and monumental moments. Momentum is building in over 250 Nebraska hometowns as nearly 1,500 volunteers are leading a statewide grassroots movement to build a brighter future. Growing endowments, especially those that are unrestricted, has been a cornerstone of the Nebraska Community Foundation (NCF) approach since they got their start in 1994. Two and a half decades later, the NCF network crossed a major landmark—$100 million in endowed assets. That’s capital that will stay in these communities forever. Forty-three Greater Nebraska communities in the NCF network now have at least $10,000 in annual unrestricted endowment payout. Dozens more are working to meet homegrown challenge grants. Belief in the future of Greater Nebraska and the abundance that can be found here is spreading like a beneficial virus to every corner of the state. In June, one of the biggest community investments in NCF’s history was announced in Keith County—a $7 million anonymous gift to the Keith County Foundation Fund (KCFF) unrestricted endowment. In just a couple of years, KCFF’s granting capacity will increase ten-fold, from $35,000 annually to over $400,000. It’s a huge responsibility and NCF is working closely with local volunteers to make the most of this transformative opportunity. Looking forward to the next 25 years, Nebraska Community Foundation continues to unleash abundant assets, inspire charitable giving, and connect ambitious people to build stronger communities and a Greater Nebraska. Community Celebrates Opening of Kerrie Orozco Memorial Baseball Field On June 26, the fi rst pitch was thrown at the Kerrie Orozco Memorial Baseball Field. The new field, located in Miller Park, has new turf, lighting, sound system, and seats from the historic Rosenblatt Stadium. The first pitch was thrown by Kerrie Orozco’s h u s b a n d H e c t o r a n d yo u n g daughter Olivia to commemorate the official opening. The field was created as a memorial to police officer, coach, wife, mother, and community mentor, Kerrie Orozco. Officer Orozco had served with the Omaha Police Department for nearly seven-and-a-half years before being shot and killed in the process of serving a felony arrest warrant. Today, she is remembered not only for her police work but for her extensive involvement in community service. Officer Orozco coached baseball with the North Omaha Boys & Girls Club and Police Athletics for Community Engagement (PACE), she volunteered for the Special Olympics Nebraska, and she was a Girls Scout Mentor. This field will help youth for years to come, just as she would have. Officer Orozco was known by her peers and players as a coach who taught children how to step up to the plate, not only on the field, but in their own lives as well. She lead the youth she worked with towards a common goal and taught them how to be team players. The City of Omaha Parks & Recreation and the Omaha Police Department hope to honor Officer Orozco’s memory with this new field, designed for fun, growth, encouragement, and memories made as a community. UNMC Receives $3.7 Million Grant to Address Shortage of Geriatricians The U.S. Health Resources Services Administration (HRSA) estimates a need for 33,200 geriatricians in the U.S. by 2025, but current projections estimate the supply at 6,230, a defi cit of about 27,000. One way to solve a looming estimated shortage of 27,000 geriatricians, physicians who specialize in care of older adults, is to expand the access of primary care professionals to resources that assist them in addressing the unique and complex health issues of older adults. Thanks to a five-year, $3.7 million grant from HRSA, the University of Nebraska Medical Center is poised to address this problem. Spearheaded by Jane Potter, M.D., professor in the UNMC Department of Internal Medicine Division of Geriatrics, Gerontology, and Palliative Medicine, the goal is to improve the health and health outcomes of older adults in Nebraska by educating teams of health providers in primary care settings to benefit patients, their families, and caregivers. The grant will provide education to teams in primary care using a medical home (PCMH) model. PCMHs use a team of health care providers, including physicians, nurses, nurse practitioners, physician assistants, mental health professionals, and social workers, to care for patients as a team when they’re sick, but also keep them well. The grant also includes education and support for caregivers of persons with dementia; addresses the social determinants of health; and educates patients beginning to use opioids on the risks, benefits, and alternatives of these medications. Grant objectives: • Partner with at least 10 primary clinics to create “age friendly” primary care practices; • Partner with the Alzheimer’s Association Nebraska Chapter to provide caregiver education and support through the primary care clinics and all 14 patient-centered medical home clinics at Nebraska Medicine; • Partner with the Eastern Nebraska Office on Aging to address the social determinants of health for patients in the practices and provide more education about and access to, communitybased resources; and • Use a new state law mandating patient education on the benefits, risks, and alternatives to opioid prescriptions to reduce the number of patients transitioning to the use of chronic opioids. The Geriatrics Workforce Enhancement Project will be a five-year partnership between UNMC, primary care practices in across the state, Eastern Nebraska Office on Aging, and Alzheimer’s Association Nebraska Chapter. Buying & Selling a Business There is a lot that goes into a business transaction. No matter if you’re the buyer or the seller, you’ll want to have a team of experts to guide you through the process. Just having the money to buy a business does not make you ready to buy that business. In order to make a smart purchasing decision, you’ll need to spend a lot of time working with the seller and checking every necessary consideration off the list. To ensure you are getting the best deal, it’s recommended to work with a trusted business advisor. In order to learn more about this, we asked MJ Cassner from transworld Business advisors for some insight on the process of buying and/ or selling a business. “For sellers, we make confidentiality and best price a mutual goal,” MJ said. “My advice is to sell when the business is doing well—don’t wait until you have to sell. At Transworld Business Advisors, we offer a professional business valuation at no cost to the seller. In addition, we’ll advertise your listing on over 100 websites both locally and internationally MJ Cassner at no cost to the seller. Another important Transworld Business part of our process involves interviewing the Advisors seller to determine discretionary earnings and creating recastings from the business’s tax returns. This financial information is then shown to potential buyers. We adjust back in interest depreciation, and any owner perks or add-backs, to show the true value of the company. Transworld will get the business pre-qualified with a bank so the process is easier, and our team will recommend other financial and legal resources too.” MJ shared some advice for first-time buyers as well: “First off, have a down payment saved and ready for purchase. I recommend 20–25% of the amount you can afford for a business (for businesses that cost $200k, have $50k cash available). Buyers should have capital start-up money available to get through initial months for unforeseen costs, improvements, deposits, payroll, etc. I also encourage buyers to strengthen their credit history to 700+. It’s important to be honest in disclosing your income, as lenders will check your tax returns. Choose a business you can feel passionate about. You may need to work a lot at first to get the profit you want. Even an owner-absentee business takes effort.” When considering the purchase of a business for the first time, remember that there is really no such thing as too much due diligence. Communicate early and often with your team of professional advisors, including your accountant, attorney, banker, and other consultants. Additionally, reach out to other business owners you know who have gone through this process before, as they may be able to provide valuable insight from their past experience. Planning with a tax advisor can help minimize the taxes owed, or at least provide advance notice for when April comes around. Often times, an installment sale can be used to spread the proceeds of the sale over several years, which helps avoid having a huge lump sum due in one single tax year. As we get into the topic of financing the purchase of a business, it’s #PrintProudDigitalsmart

important to remember that financing the business acquisition is only part of the game. You still need funds to operate the business after the purchase. The simplest way to finance a business acquisition is to use your own funds. These funds include your savings, retirement accounts, and home equity. No matter what you do, you will need to use some of your own established capital for the purchase, but it’s uncommon for someone to acquire a business by using only their funds for the purchase. Bank loans have great rates, and if you have the right credentials, it’s not impossible to get a bank loan even if you don’t have an existing business. It will help to have relevant experience in the type of business you’re buying, partnered with steady personal income and good credit. have to deal convoluted financial jargon. They keep it simple so you can make informed decisions and find financing fast. Buyers who may be struggling to get a conventional loan might go the seller financing route. Essentially, seller financing is when the original owner of the business offers the new buyer a loan to cover a portion of the price of the business. Then, the buyer repays the loan according to agreed-upon terms. This is when it is crucial to get your attorney involved. Your lawyer will draw up and file the terms of your loan in a promissory note, which is a legally binding contact that states the terms of the loan that you and the seller agreed upon (repayment length, monthly repayment amounts, interest rates, collateral, etc.). The legal advice from your lawyer will be invaluable for a number of different reasons. susan Napolitano is a relentless civil lawyer at Berry Law who fights for her clients, specifically in the area of business transactions to make sure they keep all they have earned and that they continue to build upon their assets. “Having handled the legal aspects of hundreds of business transitions, I’ve learned that the smoothest sales involve an attorney from the beginning to the end,” said Susan. “Ideally, a seller should visit with his or her attorney Susan Napolitano (and accountant) at least one tax year before Berry Law listing the business for sale to prepare for a succession. It can be helpful when the seller’s attorney understands the seller’s day-to-day business, but it is imperative that the seller’s attorney understands the unique legal aspects of the seller’s business transition. “ Get an indemnity from the seller, otherwise known as a comprehensive form of insurance compensation for damages or loss. Even if you and your advisors have torn apart the seller’s books and records, sometimes things get overlooked and you find yourself getting sued because of something the seller did or didn’t do before you took over the business. With indemnity, the insurer indemnifies the policyholder—that is, promises to make whole the individual or business for any covered loss. Berry Law was founded in 1965 by Attorney John Stevens Berry, Sr. They continue to uphold a heritage of aggressive, effective, and reliable legal advocacy to individuals in Omaha and the entire state of Nebraska. Another key consideration when buying a business is the current employees. Does the business you’re purchasing rely heavily on a few key employees? If so, the key employees can be one of the most valuable assets for the business. Making sure you take time to identify who the key people are in the company, and ensuring those key employees stay with the company after you’ve purchased it, is a step that should not be overlooked. That being said, employee retention can be very challenging in the midst of a substantial transition period such as a change in ownership. If you’re taking over a business and you’re coming in with new ideas and changes that affect the culture, expectations, day-today operations, etc., be prepared for some resistance. It is difficult for employees to adapt to a new normal once they’ve gotten into a rhythem or routine. As an owner faced with turnover, it’s good to have effective staffing strategies in place ahead of time. When buying your first business, there’s no shortage of things to consider. A key step is getting a business valuation to make sure the purchase price is fair. To explore this step a little more, we spoke with Jethro Hopkins, owner of No Coast Business advisors (NCBA). “When you are looking to buy a business, smart professionals use a business broker to represent their interests,” Jethro stated. “The business owner or seller is going to have professionals on their side, including a broker, Jethro Hopkins CPA, attorney, advisors, and others. Having No Coast Business a trusted broker is a great way to level the Advisors playing field instead of just hoping that no one on the other side of the table will take advantage of you.” #PrintProudDigitalsmart

According to Jethro, there are a few questions a buyer has a right to ask. These questions include: • Is the business REALLY worth what they claim it is? • Are there hidden dangers or liabilities in the business? • What are the best financing options? • How can I structure the offer to protect myself and give me a way out before closing if things don’t go right? • What legal documents need to be executed properly? • How can I get the best deal? “The first and most important thing in the buying/selling a business process is figuring out the value of the business,” Jethro informed us. “Depending on if you’re working with a CPA, appraiser, or a broker, you’ll probably get different valuation results. This is because each entity is calculating the value of a business a little differently. An accountant will generally evaluate your business on the basis of its book value on paper. If you’ve been working with a CPA, they probably have a working knowledge of your business that other appraising agents do not, and would be a great source of information for questions about the tax consequences of selling your business. An appraiser is going to give you the hard provable value of a business considering the value of all equipment, fixtures, vehicles, and intangible assets, and deriving the net present value of its projected future earnings. Whereas a broker is going to use real-world market comparables from multiple sources to figure out a realistic selling price based on accepted methodologies and multiple valuation formats. Because it does not matter what any professional says a business is worth, it is what the market actually shows they can sell for.” One of the things Jethro emphasized was the issue of confidentiality: “There are a variety of reasons that you, as the seller, would want to keep the sale of your business as quiet as possible,” Jethro said. “If you’re careful, your employees, suppliers, vendors, and competitors won’t know your company is on the market until wrapped up the majority of the process with a qualified buyer. Being discrete can make marketing difficult. This is why working with a business broker is crucial. We can confidentially market you business through many avenues to qualified and interested buyers in a way that does not breach the confidentiality of our clients. Before a prospective buyer is given access to company information, they must sign an NDA that restricts their use of privileged information. This agreement prohibits disclosure of protected information to parties that have not been approved for access by the broker and/ or seller.” Jethro also spoke to us about the condition of the local market for buying/selling a business: “The market is still booming. Any business that is operating in the green and has at least three years of established history, is a sellable asset that someone will buy. I’ve noticed that SAAS (software as a service) companies are a very lucrative business to sell right now. I’d say the average amount of time to sell main street market businesses is 5 to 7 months, whereas companies valued over $3 million will take 6 to 12 months because there are more details to prepare for a successful release to private equity groups. Another trend I see is absentee owner businesses, an individual or corporation that owns a business without actually actively managing it, are selling quicker than businesses with an owner who is actively involved in the daily operations process due to being of interest to a larger pool of buyers interested in acquisitions as an investment.” Clients enjoy greater access to financing and additional vendor options through No Coast Business Advisors, a national business brokerage specializing in sale and acquisition. Every advisor with NCBA has been a business owner, which gives them unique experience that allows them to understand other business owners. In addition, Jethro recently completed all requirements necessary to become Nebraska’s only business broker to hold the elite Certified Business Intermediary (CBI) designation, awarded by the International Business Brokers Association (IBBA). Someone would have to go to Kansas City to find the next closest advisor who can do what Jethro does. No matter which side of the table you are on, business transactions require a careful process that demands a lot of attention, and it’s impossible to go about it alone. You’ll need to have trusted advisors in your corner to assist you along the way. Don’t be afraid to pick up the phone and ask for help! #PrintProudDigitalsmart

Wedding Planning
On average, it takes about a year to plan a wedding. Timelines vary depending on the size, location, and theme of your wedding, but overall, it is a beautiful process that takes a lot of careful planning. In order to help you on your journey to a perfect “I do,” we did some research and talked to a few experts. twelve Months Out One of the most important steps in planning a wedding is setting a budget. While setting a budget, you should prioritize which aspects of your wedding are the most important to you. Consider all the different parts that go into a wedding—bachelor/bachelorette party, bridal shower, rehearsal dinner, ceremony, reception, honeymoon—and decide how you want to allocate your money. Would you rather go all out for your bachelorette party or your
honeymoon? Would you be okay with cutting down on the guest list to afford a more extravagant venue? These are some of the type of questions you’ll need to ask yourself as you make your wedding plans. Details that you’ll need to nail down based on your budget are wedding size and, from that, venue and reception locations. Those should be booked as soon as possible since venues get booked quickly! The best way to get your top choice of venue is by giving them a variety of dates you can work with rather than just one day. If you are flexible, you’ll have a higher chance of getting married at the venue of your dreams. A beautiful venue for wedding activities in the Omaha area is Bellevue Berry & Pumpkin Ranch. Across the 80 acres on their

property, they can set up outdoor weddings anywhere, and there four different indoor facilities of varying sizes and motifs that also have outdoor areas with fire pits. Bellevue Berry can accommodate most wedding sizes from small, intimate affairs to large gatherings with guest lists in the hundreds. Some of their spaces are fully decorated in a western theme decked out with antiques and all, while others are less decorated to give you that freedom. All of the spaces are customizable. Overall, this venue is considered an ideal destination for those who are envisioning a rustic feel, but the spaces can be transformed based on your vision—whether that’s country western or elegant and sophisticated. Bellevue Berry has a very talented in-house decorator that can lend her services if you like and are always happy to recommend other vendors too. In terms of food, they offer a buffet-style spread with selection of two entrees and four sides, and it’s all you can eat. There’s quite a bit of range as far as their fare goes, and you can expect a quality meal no matter what you choose. They take pride in their team’s culinary talent and use fresh ingredients, many of which are grown and raised on the farm. As far as the bar, they also have that completely covered for clients. The most requested offerings at Bellevue Berry, above and beyond the venue, catering, bar services, and decorating, are the special touches that really make it a memorable affair. Campfires for an engagement party or after the rehearsal dinner or wedding, and hayrack rides to picturesque locations on the property for the immediate family and bridal party photo session, are the most popular. It’s also a plus for many that Bellevue Berry is kid friendly, complete with play areas that are lit up at night. They also welcome pets! With packages that cover the essentials and the opportunity to add what you like past that, planning a wedding can be done without being too terribly time-consuming or overwhelming and you’ll get exactly what you want. Eight Months Out Now is the time to start planning some of the big picture aspects of your wedding. For one, the dresses! Wedding dresses and bridesmaids gowns often need alterations, so the sooner you get these picked out the better. It’s common to select a color scheme and overall vibe/theme based on the dresses. This is why picking out the dresses is one of the first things brides do after picking the date and venue. You’ll also want to send out “Save the Date!” cards and create a registry at some of your favorite stores so your guests know where to shop for wedding gifts. Once you choose your theme, you should start thinking about decorations. Elegant or fun? Tropical or rustic? To rent or to buy? Depending on what your event space offers, you may have to look into renting tables, chairs, colored linens, plates, glasses, etc. Lucky for you, all these things can be found locally at Honeyman Rentall. Since 1968, Honeyman Rent-All has been a leader in party and event rentals in the Omaha area. Honeyman Rent-All can save you a lot of money by providing you with everything you need at an affordable rate, and the best way to really grasp all that Honeyman Rent-All has to offer is to go to their website. This is also the perfect time to organize your catering for the reception. Food plays an important role in the rehearsal dinner and reception. Coming together over a meal is the ultimate staple of a celebration. That is why it’s important to use caterers that have experience and credibility. If you want your guests to make it through your wedding and tear up the dance floor after, you’ll want to give them some good fuel! We recommend mixing up the dinner plate and breaking away the typical wedding meals we are all familiar with. We spoke to Dan O’Brien from acadian grille about Dan O’Brien how to do just that. “Acadian Grille (now Acadian Grille #PrintProudDigitalsmart

popularly referred to as “Cajuns”) is a Cajun-themed grill and scratch kitchen,” said Dan. “We have a variety of dishes full of flavor, like gator bites, crab cakes, po boys, traditional gumbo, sautéed pasta, and many more bayou favorites. Your wedding guests will more than likely appreciate an authentic Cajun meal for a change.” Dan shared some additional advice with us for reserving your catering package: “The best thing a client wanting catering can do is to be specific! Tell us an approximate number of how many people we’re feeding, and what you want to feed them. Seems simple, but sometimes couples have no clue how many guests they’re inviting or even an idea of the menu. Be specific with your needs and expectations, and we’ll meet them. Do your research and be prepared to have some information to give your caterer, or you may end up without enough food or way too much.” To wrap things up, Dan told us that it’s better to not worry about “food fads.” Sometimes modern, elegant food will just break your bank, and your guests won’t even notice. “Food doesn’t have to be covered in gold flakes to be delicious,” Dan said. six Months Out A fun aspect of the wedding you get to decide on at about six months before the big day is your look! Once you’ve picked your bridal gown, you’ll want to select a hairstyle to match it. Not just you but the whole bridal party too! We spoke to Lisa Jensen, salon manager at Creative Hair Design salon & spa, to tell us a little more. “Once you’ve set a date for your wedding, it’s smart to also book a salon or stylist for that day.” Lisa noted. “Brides should also schedule their trial hair run and any nail Lisa Jensen services that they would want before the Creative Hair Design & Spa august 2019 Strictly Business

big day. Definitely tell us the size of the bridal party so we can make sure everyone is comfortable and helped efficiently. Three months prior, brides should confirm all their appointments and schedule spa and/or waxing services. Then, one month before the wedding, brides should come in for a trial hair run. Brides can bring their veil and should definitely come in with pictures of their inspiration or wants. On the big day, we’ll take care of everything and make sure you’re ready to shine on your special day.” Creative Hair Design Salon & Spa started out as a 1,200-squarefoot salon in 1982. Since then, it has grown to become a 18,000-square-foot luxury salon and spa...plenty of room to comfortably accommodate any size of bridal party! Plus, with over 55 stylists, they have the space and staff to provide for several large wedding parties all at once. Their stylists are all very talented and up-to-date on trends, as well as the classic looks; yet, they know how to make each individual look and feel their best on such a special day. Creative Hair Design is truly a place where you can indulge in luxury services while enjoying the necessities. At six months, you should also be making some decisions about the cake! Tall or short? Classic or modern? Whatever you choose, make sure to order your wedding cake three to six months in advance, and earlier if your baker is in high demand. Whatever your style of desert is, you’ll need to find a baker who is willing to work with you and flexible with your wants and needs as the big day approaches. We spoke to Michelle Kaiser, founder and owner of The Omaha Bakery, to see how she works to fulfill people’s wedding pastry needs. “The Omaha Bakery is a full-service bakery, deli, and tasting experience for all occasions. I love baking wedding cakes because it means I get to work with a bride Michelle Kaiser to make her vision come to life.” The Omaha Bakery
Michelle’s cakes are so good that they’re even available per slice on UberEats! Her bakery has become locally famous from all her Keto sweet treats that are healthy yet still yummy. Michelle ran a successful bakery in New York City after graduating from New York Culinary School, and she brought that success with her to the heartland. Michelle noted that there are some popular alternatives to the traditional wedding cake; dessert bars being one of them! From rustic homemade tarts to elegant French macarons, these desserts not only satisfy guests’ sugar cravings, but they also add personality to the overall wedding. Four Months Out Another aspect you need to plan a few months out is the entertainment. Nothing kills the vibe of an otherwise perfect reception than bad music. This is one thing you’ll definitely have to do your research on. Do you prefer DJs or live performances? What genre of music do you (and your guests of course) enjoy? Pick entertainment that will help you have the best time, and that means having a DJ/band who knows what they are doing. Don’t forget about securing transportation, either. Make sure everyone in the wedding party, including parents and grandparents of the bride and groom, have rides to and from the ceremony, the reception, and wherever they are lodging that night. Also, if your wedding party wants to do a party bus from the ceremony to the reception, this is something you’ll want to book way in advance. Six Weeks Out Your special day is right around the corner, so you need to make sure all your ducks are in a row. This is the time to confirm details with everyone—wedding party, attendants, vendors, stylists, photographers, etc. Make sure they all know the game plan. It’s time to finalize all details of the ceremony, like vows, entrances, and everything else. Lastly, make sure to get your marriage license! Sometimes, couples get so caught up in the fairy tale that they forget the legally binding part. Make sure to get your license a head of time, and do your state’s research for waiting periods and expiration dates. Nebraska has no waiting period to get married or blood/residency requirements. Some Nebraska court offices require appointments and only provide marriage licenses if both parties are present. Always call ahead of time, so you don’t waste the gas and time to drive all the way to the DMV for nothing. As a good reminder, things are definitely going to get more exciting the closer you get to your wedding and likely more stressful as well. Make sure to implement de-stressing strategies to make sure you’re still having fun throughout this time of planning, details, phone calls, and payments. Try to plan one day a week when you don’t dedicate any time to wedding planning. Use this opportunity to look at the big picture or to just give your mind a chance to reset so you can come back with a fresh approach. Three Weeks Out Now is the time to wrap up all loose ends. Get a final headcount for vendors, have your final dress fitting, and finalize the seating chart. It’s crunch time, but it will only be overwhelming if you’ve procrastinated or haven’t stuck to your budget. If you planned smart, this will be a time of mani/pedis, spray tans, facials, laughter, and butterflies about getting to spend the rest of your life with your perfect match!
When planning a wedding, it’s easy to get flooded with emotions and overwhelmed by all the small details that go into it. Don’t worry though! There are plenty of experts right here in Omaha that know all the tips and tricks, and they want to help you make your wedding as magical as possible! 46

Summer Auto Care There are many misconceptions and little-known facts about car maintenance during the summer. Most people are only worried about their car breaking down in the cold, but being stranded out in the heat can be just as bad. Local experts shared their advice with us to keep your vehicle safe and moving through the summer heat. When thinking about how you need to protect your car, it’s important to remember that harsh sun rays can damage the interior, exterior, and even the engine. One of the most common auto issues experienced during the summer is a flat or blowout tire. Since tire pressure is affected by temperature, make sure to keep an eye on your PSI (pounds per square inch). Always touch your tires before you drive to see if they are noticeably hot. When a tire gets too hot, the PSI increases to the point of over inflation. Be sure to keep a pressure gauge handy in case you need to release air from your tire in a pinch. Also, check tire pressure in a place that’s shaded or cool to find the actual tire pressure. The number one thing you can do to prevent a tire blowout is to go the speed limit on the highway. Long periods of high temperatures can cause concrete to expand, causing parts of the highway or interstate to bulge or break, which can be extremely dangerous to drivers going high speeds.
With that in mind, Mark advised us to beware of tire pressure and potholes! “In Nebraska, where potholes are as common as cornfields, it’s important to keep your tire pressure in check to avoid a blowout. I always suggest that companies ensure that the vehicle’s tire pressure get checked every morning. It’s important to do it early, before the car has been driven, in order to get the most accurate reading. If your tire is overinflated, less of the tire’s surface area will hit the road, making the tire wear unevenly which makes it more prone to damage from potholes. Here, where you’re basically guaranteed to hit one pothole on a morning commute, that isn’t a risk you want to take lightly!”

For fleet vehicles specifically, time is money. Don’t lose precious daylight solving a problem that can be avoided with some simple monitoring. If you’re in charge of a fleet of vehicles, you know that maintenance of those vehicles is key to the success of your business. It’s imperative that your business builds a relationship with a local service provider to have on call if something goes wrong and to keep your fleet of vehicles in the best shape possible. To get more information, we spoke to Mark griger, owner of Fleetmark solutions. As the owner of a commercial vehicle repair and maintenance company, Mark understands the importance of having your fleet out on the streets. “Having a tire blowout can make companies loose much more time than they think,” Mark addressed. “If their vehicle is only equipped with a donut to use as a spare, they’ll have to make sure their repair company has a new Mark Griger tire to put on. If they don’t, it can take a few Fleetmark Solutions days to get that specific tire. Even if their vehicle does have a full-size spare tire on hand, the wear and tear will be different from the other three tires. The wheel will actually handle differently and can cause some pretty unsafe driving. It’s always better to have the entire set replaced together.” #PrintProudDigitalsmart

In addition, heated wheels are more at risk for damage from leaks, sharp objects, and slipping. Make sure to check your tire tread to ensure you can safely make it to where you need to be. One easy way to do this when you don’t have a pressure gauge handy is with a penny. Simply insert a penny, upside down, into the groove of the tire. If the tread doesn’t cover the top of Lincoln’s head, it’s time to head into the shop for some new tires! Also look out for cuts, cracks, or bulges in the sidewall. They’re all red flags that you need new tires pronto. Fleetmark offers a number of services for fleet vehicles from electrical repairs to towing. They use high-tech diagnostic equipment to guarantee your vehicle is completely safe to drive the first time around. Their certified service and repair technicians have years of experience in everything from oil changes to complete engine overhauls. They pride themselves on only using the highest quality filters, replacement parts, and oils. The engine and mechanical components of your car are the most vital. Sun beams won’t simply affect their look, they could potentially cause a breakdown. It’s always important to fill your engine with high quality fluids to ensure the long life of your vehicle. Always follow manufacturer’s instruction in terms of topping off oil and other internal fluids. If not properly protected, the sun can cause some major damage to the interior of your car as well. Sun damage can lead to fading, cracking, or unwanted spots and stains so make sure to use preventative methods whenever you can. There’s nothing worse than leaving the hot air of outside just to get in even hotter air inside your car. When your car sits outside exposed to direct sunlight, its metal shell absorbs the heat and acts as an oven, heating the air inside. The air inside your car on a hot day can heat to 140° F or higher! The surfaces of your car, like your seats, seatbelts, and steering wheel, can heat to over 195° F. Here are a few simple things to protect your car’s dash, seats, and other internal components: • Use seat and steering wheel covers • Use a windshield sun protector (they aren’t as scary as they look!) • Keep your dash clean with a microfiber cloth to make sure dust and dirt don’t cause tiny scratches • Park in the shade or anywhere that doesn’t have direct sunlight • If it’s safe to do so, open the windows just a crack to equalize the air pressure and stimulate air flow • Keep leather seats clean and conditioned Once you’ve considered the wheels and other external parts of your automobile, along with what’s going inside and under the hood, it’s time to care for the most important aspect—yourself, the driver! It’s important to promote self care through this sweltering heat so drivers can remain safe, happy, and driving. When drivers don’t prioritize their health and safety, you can run into a lot of issues. Falling asleep on the road is a major problem for hired drivers that can be easily avoided if companies and truckers would work together to come up with plausible driving schedules. Make sure they take breaks when they need them, even if it does slow them down. It’s also important for companies to only hire capable truckers who are honest and willing to follow your driving regulations. If one of your guys falls asleep on the road, and you didn’t do a background check or avoided confronting him on issues in the past, you could be liable. According to the Federal Motor Carrier Safety Administration, fatigued truck drivers were found to be responsible for approximately 20,000 serious injuries and 750 deaths every year. Make sure that one of your guys doesn’t add to one of these numbers. Enforce the law that your drivers don’t drive more than 11 hours straight. Also, be sure to monitor that they are taking their 10 hour breaks after that 11 hours and that they don’t drive over 60 hours in a week.

Cody simons, owner of DPC unlimited LLC, works with diesel performance trucks and big rigs. He knows exactly how important it is for drivers, and specifically long-haul truckers, to take care of themselves on the road. Cody told us how truckers can ensure their personal safety on the road. “The highway gets really busy this time of year because of summer vacationers, so make sure to plan that into your driving time. Also, long-term Cody Simons sun exposure can cause some long-term DPC Unlimited LLC issues, so protect your skin. Drivers may not get an actual sunburn since car window glass is designed to block the ultraviolet rays, but they can sustain long-term skin damage. Wear long shirts and hats, and make sure you use sunscreen that works! The sun can also dehydrate you, which makes you feel more tired than you really are, so drink plenty of fluids, and pay attention to the signs your body is giving you when it’s time for some shut-eye.” DPC Unlimited is a performance diesel and truck accessory outlet that offers diesel performance parts and tuning required for on and off-road performance for big rigs and light-duty pickups.
