Move-in dates and times must be scheduled and approved by management before keys may be picked up. Due to the high volume of move-ins, The Linden will not be able to accommodate any move-in without prior scheduling and approval.

Use your login information on Rent CaféPay to pay the balance that is due.
Rent is due by the 1st and you have until the 3rd of each month to pay in full.
On the 4th day, a charge of 10% of the base rent will be charged to the account for a late fee.
The Linden does not accept cash or money orders.
Resident Parking: Attached two-car garage.
Residents will receive a garage door opener. The garage can also be controlled remotely using the myQ app. Download the myQ Garage & Access Control app, create an account, and connect to your system using the garage door opener.
Guest Parking: Guests can park along the street on Snow Goose Trail or Cascade Sky Drive.
Attached two-car garage includes 240v EV charging outlet.
All townhomes use Google Nest thermostats. To control the temperature remotely, download the Google Home app and sign in with your google account. In the app select Devices > Add > Google Nest. Then scan QR code on the back of the thermostat display when prompted. Follow in app instructions to set your heating/cooling preferences, Wi-Fi network, and location.
All mail will be delivered to the townhome amenity mailboxes. Packages will be delivered to your doorstep.
Maintenance requests can be submitted in email, phone call, or on Rent Café.
Please provide as much detail as possible regarding the service request including permission to enter and any pet entry notes.
A maintenance emergency consists of the following: no heat or A/C (during extreme temperatures), a flood, leak, or major plumbing concerns within your home.

Lockouts are not considered a maintenance emergency. If you find yourself locked out of your home during office hours, please contact the leasing team. If it is after hours, please contact a locksmith.
Maintenance personnel will not be dispatched for any lockout after office hours.
Pest control services the community weekly.
If you would like to request the representative to service your home, please contact the leasing office. Permission to enter will be required for all requests.
You will be provided with trash and recycling bins for your home. Please place all items in the appropriate bin and ensure materials are properly contained.
Bins should be brought to the curb on Wednesday mornings for city collection and returned to your garage by the end of the day on Wednesday.
Smoking of any kind is strictly prohibited inside your townhome, on your patio/balcony, or in any shared community space. This applies to all occupants and guests. This policy applies to e-cigarettes & vapes.

Fire extinguishers are located in each townhome under the kitchen sink.
Amenities, with the exception of the pools and the Clubhouse, are open 24/7 daily. Pool hours and Clubhouse hours are listed on the front page.
Residents are limited to 2 guests per household. WiFi is available in all amenity spaces.
Townhome residents may access all community amenities by crossing Snow Goose Trail and accessing the main building through the Leasing Office. Please use designated crosswalks and sidewalks when traveling between the townhomes and the main amenity building for safety. The Fitness Center and Clubhouse are located within the main building just beyond the resident entry. The Putting Green is located adjacent to the Fitness Center. The Dog Wash is located on Level 1 of Building C. Bicycle storage is also available within the main building in designated areas.
Pets in pool are prohibited.
Do not swim if you have been ill with diarrhea within the past 2 weeks.
Changing diapers within 6 feet of the pool is prohibited.
Glass items are not allowed in the pool yard.
Persons under the age of 14 must not be in the pool without adult supervision.
Extended breath holding activities are dangerous and prohibited.
Pool is for residents and guests of residents only. Guests must be accompanied at all times.
The Fitness Center is open 24 hours a day, 7 days a week for residents use.
Access is limited to residents and authorized guests accompanied by a resident.
Proper athletic attire and closed-toe shoes are required at all times.
Please wipe down equipment after use with provided sanitizing supplies.
Return all weights and equipment to their designated areas after use.
Be courteous—limit time on machines during peak hours. No dropping of weights or misuse of equipment.
No personal training for compensation without prior management approval.
Use of the fitness center is at your own risk. Management is not responsible for injuries.
The dog park is for the exclusive use of residents and their registered pets.
Dogs must be current on vaccinations and properly licensed.
No aggressive dogs are permitted. Management reserves the right to remove any pet displaying unsafe behavior.
Dogs must be leashed at all times when entering and exiting the park.
Residents must remain present and in control of their dog at all times.
Limit of two dogs per resident in the park at one time.
Please clean up after your pet immediately and dispose of waste in designated receptacles.
No food, treats, or glass containers are allowed inside the dog park.
Children under 16 must be supervised by an adult. Use of the dog park is at your own risk.
The dog wash is available for resident use only.
Please clean the station after each use, including removing pet hair from drains and surfaces.
Only pet-safe shampoos are permitted.
Do not leave pets unattended at any time.
Please be mindful of time, limit use to 30 minutes when others are waiting.
Report any maintenance issues to the leasing office promptly.
Management is not responsible for injury or loss while using the facility.
Clubhouse Rules
The Clubhouse is for the exclusive use of residents and their invited guests.
Guests must be accompanied by a resident at all times.
Please maintain a respectful noise level to ensure a comfortable environment for all residents.
Private events or reservations must be approved by management in advance. Additional fees and deposits may apply.
Residents are responsible for the conduct of their guests and any damages incurred.
Please clean up after use, including disposing of trash and returning furniture to its original placement.
No smoking or vaping is permitted in the Clubhouse or within designated non-smoking areas.
No illegal activity or behavior that disturbs others will be tolerated.
Alcohol is permitted only in accordance with community policies.
Furniture and decor may not be moved or removed from the Clubhouse.
Report any maintenance or cleanliness concerns to management promptly.
Management reserves the right to deny access or remove individuals who do not comply with community standards.
Use of the Clubhouse is at your own risk. Management is not responsible for lost or stolen items.
Viridian amenity access is a private benefit exclusively available to residents of The Linden Townhomes.
The Viridian Lake Club
The Viridian Lake Club is a six-acre lakeside destination featuring five pools, a pavilion, and a small amphitheater. Residents can enjoy a 25-foot conversation pool, lap pool, shaded lounge areas, and a fenced toddler pool with a play area—offering something for every age to relax, play, and unwind. The View
The View at Storm Park is Viridian’s newest amenity destination featuring pickleball courts, shaded patios, a resortstyle pool with lake views, and a clubhouse with gathering spaces. It joins the Viridian Lake Club and the Magnolia Lifestyle Center as key hubs for recreation and connection.
Amenities may be reserved by residents or for resident-sponsored events.
