They focused on complicated mixed-use and high-rise multifamily properties with a design-first approach. StreetLights takes pride in crafting the details which create the place that someone will call home. They saw their first of many successes in The Taylor. It started the trend for StreetLights properties returning the highest rents and sale prices in their submarkets and selling at significantly lower cap rates. Today, StreetLights Residential has 37 project starts and offices across the Southern United States.

The Alyssa Tempe, AZ | 335 Residences | Under Construction Located along the Rios Salado Parkway in Tempe, construction on the 4 story, 335 unit project will begin in November 2022. Streetlights rezoned the property from HID (Heavy Industrial District) to MU-4 (Mixed Use, High Density District) with PAD overlay to achieve residential rights and desired heights and density. The Alyssa will be the first development in the City of Tempe to contribute to Mayor Wood’s Hometown for All Initiative. Streetlights performed extensive environmental work including installation of a vapor mitigation system to address adjacent soil vapor concerns. StreetLights has also cleared any potential conflicts/obstacles with our Equity Partner where timing to The Residences at Tempe Marketplace is not an issue.
The Cameron Tempe, AZ | 349 Residences | Sold Completed in 2020, The Cameron includes 349 units with walkability to nearly 1,000,000 SF of office and 1.2mm SF of retail at the adjacent Tempe Marketplace. Streetlights rezoned a property from GID (General Industrial District) to RCC (Regional Commercial Center) to achieve residential rights and desired density. StreetLights processed almost 150,000 yards of dirt to create stabilized foundation system on formal construction landfill site. StreetLights also performed extensive environmental work including installation of a vapor mitigation system to address adjacent soil vapor concerns. 10
The Angela Phoenix, AZ | 253 Residences | Sold Styled as a Spanish Colonial villa, the 5-story, 253 unit project in The Camelback Corridor was completed in 2020 and set a new price per unit record in the State of Arizona at sale in Fall of 2020. The Angela mixes old and new elements to create a warm, inviting environment. The Angela boasts unique amenities including a boutique hotel-style lobby, a great room, an on-site private bar, a library and an ample, well appointed lavish outdoor courtyard spaces.

The Ryan Phoenix, AZ | 332 Residences | Now Leasing The Ryan is part of a new mixed-use development, Block 23 that includes the first urban grocer in Downtown Phoenix, retail, restaurant space and an office tower. The 17-story apartment tower sits in the center of walkable Phoenix, steps from the NBA and MLB venues. The Ryan is inspired by the energy of Downtown Phoenix. With a yoga lawn, a resident bar and co-working spaces, the amenities are designed with a Phoenix professional in mind. Residents at The Ryan want to be part of the urban core while living in the comfort of a custom home. The Ryan was completed in 2021 and StreetLights continues to own and manage the stabilized building.

The Tyler Gilbert, AZ | 320 Residences | Now Leasing The Tyler is the final Phase of The Agritopia Master-planned Community in Gilbert, Arizona. The 320 residential units sit above nearly 50,000 SF of retail including a variety of shops, restaurants, and is just a short walk to the Agritopia Urban Farm. The Tyler welcomed it’s first residents in early 2022, and first retailers are scheduled to open in the spring of 2022.

PV Mall Phoenix, AZ | 400 Residences | Under Construction The Residences at PV Mall will be the first multifamily project delivered as part of the overall Paradise Valley Mall redevelopment masterplan. The 400-unit residential community will sit over the top of and adjacent to a new Whole Foods grocery store and an additional 25,000 SF of retail and restaurant spaces. The project broke ground in February 2022 and grocery store and residential project will open in 2024.
