Miami, FL
Seventh Avenue Transit Village is a mixed-use development project located in the heart of Liberty City, one of Miami-Dade’s oldest and most celebrated communities. This multi-modal hub is providing economic growth and community redevelopment opportunities for the area. The Seventh Avenue Transit Village project evolved through a partnership between the Miami Dade Transit Agency, the Miami Dade Cultural Affairs Council, and the developer. The project integrates 76 rental units of affordable housing with a bus transit station, a community black-box theater, retail space and a shared 156-space parking garage with a landscaped roof deck with a play area, a picnic shelter and edible food gardens. The project has been developed in two phases, with all of the above included in the first phase and additional housing and parking anticipated for the second phase.







Fort Lauderdale, FL
Northwest Gardens is a sustainable and affordable housing redevelopment project led by the Housing Authority of the City of Fort Lauderdale and Atlantic | Pacific Communities. Designed to provide quality affordable housing in the northwest region of Fort Lauderdale—a neighborhood that has faced economic challenges for years—the project encompasses three phases, delivering 203 units of elderly housing and 163 units of family housing on adjacent sites. Residents benefit from a range of amenities, including a fully furnished clubhouse, management office, playgrounds, computer lab, library, laundry facilities, energy-efficient plumbing and appliances, community gardens, and a bocce ball court. The development is part of a larger transit-oriented initiative and stands out as one of the first LEED® certified neighborhoods in the United States.D












Fort Lauderdale, FL
Stratus has completed a $17.7 million renovation of Lauderhill Point, a 176-unit affordable housing community in Lauderhill, Florida. The project preserves homes for more than 640 residents across 23 buildings, offering two-, three-, and four-bedroom apartments for families earning up to 60% of the Area Median Income.
A community celebration and ribbon-cutting on August 13 brought together residents, local officials, and city leadership to mark the milestone. Originally built in 1973, the community underwent a full rehabilitation beginning in early 2024 and finishing in the second quarter of 2025, delivering modernized units and upgraded building systems to support long-term housing stability.








Pemboke Pines, FL
This three-story affordable housing complex in Pembroke Pines is located within the city’s Health Park to support people recovering from medical issues. The 120,372 SF, recovery-oriented project will feature 100 units and 5,000 SF of support services. Residents will live independently with services offered that promote residential stability, self-sufficiency, independence and wellness.
Designed as a prototype, the facility will offer 15 studios, 50 one-bedroom units and 35 twobedroom units, as well as a landscaped courtyard, a gym, an art room, a computer lab, a commercial kitchen and dining area, and parking for up to 88 cars.




Key Largo, FL
The firm designed a 120-bed staff housing facility for Ocean Reef Club in Key Largo, Florida. The building architecture was created to complement the existing staff housing and create a discreet enclave for the resort staff that maintains an inconspicuous presence within the luxury resort campus. The building design incorporates many eco-friendly, sustainable components including a grey-water system, VRV air conditioning system, and “white roof” as well as other energy conscience features at a very cost effective price per square foot.








Cocoa, FL
The Pineda Village buildings were originally constructed between 1952 and 1960 as affordable residences for low income residents of Cocoa, Florida. Renovations to the 144 affordable living units and associated site work includes: new roofing, upgraded attic insulation and ventilation, new energy-efficient, double-glazed low-e windows, repainting of all buildings on the interior and exterior, new exterior and interior doors, new or refurbished VCT and terrazzo flooring, new cabinetry, new water conserving plumbing fixtures, new energy efficient air-conditioning systems including ducting in the conditioned envelope of the living unit, new or upgraded electrical services, panels and breakers, upgraded sitework and the community center.
Site upgrades include the replacement of problematic sanitary lines, eliminating accessibility barriers, repairing existing walks, drives and associated exterior improvements.




City of Delray Beach, FL
Following their Comprehensive Community Redevelopment Plan, The Delray Beach Community Redevelopment Agency (CRA) Residential Improvement Program is geared towards elimiating slum/ blight within the residential sub-areas of their community. The redevelopment strategy for the residential areas leading to Downtown Delray, is to create a positive visual impact in supportive of and compatible with adjacent neighborhoods; with particular emphasis on the preservation and creation of affordable housing and the rehabilitation of substandard housing.
We were asked to assist the City CRA with the Architectural Design, interior and exterior, of these blighted projects and to bring to fruition the vision of the CRA proposed in the Redevelopment Plan. The chanllenges faced were procedural and included infrastructure improvements to meet new City/ County building codes and portraying continuinty with the rest of the community.




City of North Miami, FL
We were tasked with creating the Schematic Design Prototype for an Elderly Housing Facility that will be replicated throughout the City to attend to the needs of the Aging demographic of North Miami. The City intends to place the facilities in the City areas that are currently occupied by blight and brownfields. There are two different layouts for 1 bedroom/ 1 bathroom unit (785 & 797 SF respectively). The 2 bedroom/ 1 bathroom unit is 1,132 SF and 2 bedroom/ 2 bathroom unit will be a little over 1,200 SF.


Delray Beach, FL
The NW 600 Block Project is a multigenerational affordable housing initiative designed to support Delray Beach’s long-term vision for inclusive community revitalization. Located one block north of Atlantic Avenue, the development occupies eight CRA-assembled parcels in a highly desirable urban setting. The townhome community embraces an Anglo-Caribbean architectural character inspired by historic South Florida coastal neighborhoods, featuring porches, bracketed balconies, gable fronts, and pedestrian-friendly streetscapes.
Responding to extensive community input, the design prioritizes flexibility for modern family structures, including the “sandwich generation.”
Each townhome pairs a two-story primary residence with an independent accessory dwelling unit arranged around a shared garden courtyard, offering opportunities for extended family living, rental income, or creative workspace. The resulting prototype delivers a vibrant, context-sensitive housing model that supports affordability, multigenerational needs, and neighborhood cohesion.





Hallandale Beach, FL
A complex of much-desired affordable apartments will join its sister community overlooking Peter Bluesten Park, at an adjacent lakeside location. Hallandale Central Park introduces 90 onebedroom and studio apartments in an eight-story building featuring bright, sunny floor plans, ideal for young professionals, singles, and seniors who may be scaling down. Floor plans range in size from 500 to 1,100 SF. Interiors offer sustainable, easy-care flooring, fully equipped modern kitchens, including washer and dryer, light-welcoming windows, eco-friendly energy delivery, and ample storage space. First-class amenities top the building and top resident expectations: a private pool patio on the roof, complete with cookout barbecue grill, multipurpose community room, and fitness equipment, ideal for resident get-togethers and parties. The nearby Peter Bluesten Park features basketball and tennis courts, baseball and soccer fields, state-of-the-art fitness center, 25-yard swimming pool, and complimentary membership in the next-door YMCA.








Hallandale Beach, FL
An ambitious project in a highly desirable area between Hollywood and Hallandale Beach includes a well-balanced mix of residential and commercial spaces. Architectural pairing of residential and commercial spaces can be traced back to centuries-old traditions, in all quarters of the globe. Here in South Florida, the mixed-use model is an ideal solution for prized downtown urban areas. The template addresses an effective way to reduce motorcar emissions and support energy conservation while offering. Simply put, people can walk from home to work and shopping options.
Pembroke Road Mixed-use is a classic example of a well-thought-out complex that encompasses 116 apartments in two buildings — eight-story and two-story — connected by a two-story parking garage, and 7,500 SF of ground-level space for retail and dining sources. Floor plans offer choices of one-, two-, and three-bedroom layouts as well as efficiency designs, appealing to a wide demographic market. Apartments feature outdoor terraces and commercial spaces are outlined with landscaped walkways and garden nooks.








Hallandale Beach, FL
Leisure Apartments at Hallandale Beach is a 35unit residential community designed to capture the essence of modern coastal living through clean, contemporary architecture and thoughtfully planned interiors. The fully concrete structure is defined by expansive floor-to-ceiling windows and private balconies that flood each residence with natural light while extending living spaces outdoors. A mix of studios, one- and two-bedroom layouts, some with dens, are designed with open-concept kitchens, engineered stone countertops, stainless steel appliances, and spacious master suites with walk-in closets and en-suite baths. Durable finishes, hurricane-impact resistant glazing, and integrated washer/dryers combine function with comfort, while the building’s form and scale complement the vibrant Hallandale Beach neighborhood. Guided by a commitment to resilience, refinement, and livability, Leisure Apartments creates a striking yet timeless addition to South Florida’s architectural landscape.

Located within Overtown and the Wynwood Arts District, in the center of the City of Miami, the proposed redevelopment of Rainbow Village promises to broaden the focus from a mixedincome housing development into a new mixedincome/mixed-use urban district focused on the arts, education, culture and innovation. Overtown, one of Miami’s oldest historic neighborhoods, has continued to grow and evolve offering its diverse population a thriving historic, arts and culture scene through its many community gardens, historic buildings, and cultural centers honoring the distinct past of Historic Overtown. Known for its many colorful murals, Wynwood is one of the city’s most happening districts.




Tampa, FL
The vision of the Tampa West River District included redeveloping the distressed, 670unit North Boulevard Homes public housing project, the 150-unit Mary Bethune Senior High Rise, relocating a city water department operations yard, school ball fields, relocating and redesigning a County social service center, constructing a new community park and expanding a City owned recreation center. Replacing the existing development, a 2,278-unit mixed-income community would revitalize the West River in Tampa providing a new model for urban living along Tampa’s riverfront.







Tampa, FL
A primary goal of Tampa’s West River District Master Plan is to address existing economic and social barriers that have stood in the way of the resurgence of West Tampa and its ability to support existing and new residents and investments. Once completed, Tampa’s West River District will provide a new model for urban living on Tampa’s riverfront. Focused on over 1.3 miles of riverfront land west of downtown, plan strategies define new connections with the river and river life by weaving these rich experiences back into the adjoining neighborhoods and the city. By developing a network of open spaces, parks, trails, infrastructure, and a mix of uses and income profile residents, the project connects and anchors this unique riverfront area and guides a longer-term transformation for the community and the city as a whole.

This new school facility is the first of its kind in more than one way, a new highly efficient and cost effective 21st Century public school in MiamiDade County. The mixed-use facility combines integrated housing for teachers with a multi-story middle school (grades 6-8) provides a unique opportunity to address the need for both affordable housing and primary education in Miami’s Brickell/ Downtown neighborhood. The new school design aims to foster collaboration, curiosity, creativity, and critical thinking in a technology laden environment to reinforce the world-class curriculum for the leaders of tomorrow.

Miami, FL
A 322,355 SF urban, mixed-use development, the 49-story rental tower at the northwest corner of Second Street and North Miami Avenue will feature “micro-units” and no parking due to its close proximity to downtown’s mass transit options—the Metromover, Metrorail and All Aboard Florida—all within walking distance. Half of its 328 apartments will be no larger than 400 square feet, providing a cost-efficient alternative for a younger generation who want an urban home without sky-high rent. Each micro-unit will come with furnished kitchens and fold-up Murphy-style beds. The building will feature shared production kitchens to accommodate dinner parties too large for the units themselves. A two-story amenity deck starting on the ground floor, fitness center and rooftop pool are also included. The remaining units will be one- and two-bedroom rentals with larger penthouse units on the top floors.

This 29-story mixed-use tower with ground level retail liners in Miami’s Arts & Entertainment District includes 252 affordable housing units comprising micro-, one- and two-bedroom apartments, and a penthouse amenity deck on the eighth floor with a plunge pool and lounge areas. It also includes two levels of commercial office space, and eight levels of integrated structured parking with 224 parking spaces.

Aventura Classic is an eight-story residential community designed to bring modern living to the growing Ojus/Aventura corridor. Set on a carefully assembled site, the building introduces 42 residences in one- and two-bedroom layouts ranging from 677 to just over 1,050 square feet. Our team emphasized clean lines, balanced proportions, and a mid-rise scale that respects its neighborhood context while establishing a distinct contemporary identity. Large windows and thoughtfully arranged floorplans maximize natural light and livability, while a discreetly integrated parking deck maintains an active and pedestrianfriendly streetscape.
Aventura Classic is designed not as an amenityheavy tower, but as a refined residential address that prioritizes simplicity, efficiency, and comfort—contributing to the evolving character of northeastern Miami-Dade with a timeless, modern form.
