SEASONAL NIGHTLY RENTALS - November through March, some beach homes may be available for nightly

• Price shown reflects off season nightly rate excluding holidays. Nightly prices vary depending on the season. Three night minimum stay. Nightly rental reservations can be made no more than two weeks prior to arrival April through October.

• If reservation is made within 30 days of arrival, payment must be made with certified funds, travelers checks, cash, or credit cards. No personal checks accepted if booked less than 30 days.

• A final day clean up, security deposit fee and administrative fee will be added to rental amount. Please verify your total cost when you make the reservation.

• Vacationers need to bring or rent linens.

WINTER RENTALS - Some homes are offered for rent for the winter.

Most winter rentals begin November 1 and end March 31. The base monthly rent is listed below, but does not include utilities. The tenant must reimburse the owner for all expenses related to utilities. Some homes may be available at a higher rate for rental periods less than six months. Since some properties may not rent until later in the season, we may continue to try and rent these houses on a weekly basis; therefore, the terms of each lease may vary. Call office for details.

Are linens provided?

Linens are optional, you can bring your own, rent them or you can join the Island Club where the beds are made for you and you receive a gift bag with assorted gifts and goodies for you to enjoy during your stay (see Page 56). *Some homes require Island Club.

Are house parties permitted?

We rent to family and friend groups only. No house parties, weddings, large reunion groups, dinner parties or the like are permitted. Occupancy of the property cannot be exceeded. For the safety of our guests and the protection of the property, overcrowding is prohibited in or on the property.

Are dogs allowed?

Only if specified in the house description – look for the dog friendly icon. Service animals: We are happy to make reasonable accommodations for service animals. We waive standard dog fees for service animals in both our dog friendly and in no dog rentals in accordance with ADA regulations and Federal Fair Housing laws. None of our properties allow cats. See page 53 for details.

Where are the closest airports?

Myrtle Beach International – approx. 24 miles. Charleston – approx. 70 miles.

What does Oceanside mean as listed in your brochure?

This means the house is located behind an oceanfront home and you do not need to cross a paved road to get to the beach. This does not mean the house has an ocean view.

Individuals recreationally fishing from a boat or from shore (beach, bank, private dock, etc.) and those recreationally shrimping and crabbing will be required to have a saltwater recreational fishing license.

Are there local tennis and/or pickle ball courts? You can pay a court fee and play tennis at Litchfield Country Club. Public tennis courts are located in Georgetown. For Pickleball - Stables Park and Litchfield Pickleball. Renting a condo in Litchfield by the Sea has access to tennis courts, pickleball courts and basketball court.

Is there a public park?

Stables Park - 1 mile North – behind Bridges of Litchfield.

ISLAND LIVING

R ental Information & What You Should Know

We love our Island, and the families that we represent love their homes and the Island as well. Each home is owned by a different family, each cottage has its own style and unique furnishings. Please remember that while staying in one of our cottages, respect the cottage. All the cottages are different inside and out, if you have any specific needs (i.e., bed sizes, tubs or showers, phone, etc.) please bring this to our attention while making reservations, and we will try to accommodate your needs.

Check-in: 4:00 pm. Do not go to the rental house until keys have been picked up at the office. Same for keyless houses. Keyless entry code will become active at 4:00pm.

Check-out: 10:00am. Please secure house and return the keys to the office. Do not leave keys at the house. If keyless, lock the door with your provided check out code.

Many of our homes have gone to keyless entry. You will be sent your entry code 48 hours prior to your check in date. Please share this code with your family members. Check out information will also be sent to you and will be posted in your rental property. You must use your check out code of 123456 followed with a * (star) or a (checkmark).

Reservations:

Once you have selected a house and it is available, we will send a contract to you which must be returned to us within 5 days with a 50% deposit. If you are making a reservation within 30 days prior to arrival, you must make full payment at time of booking. The advertised price is rental rate only. Final day cleaning and a $175.00 guest service fee (weekly and nightly reservations only) to cover guest services and administrative costs will be added when you make your reservation. To cover you for any reported, accidental damage up to $1000, all reservations will be charged a non-refundable $100 damage fee. This only covers reported, accidental damage and does not negate your responsibilities as a vacationer. The balance is due 30 days prior to arrival.

Digital Guestbook

Incoming vacationer will be receiving a Digital Guestbook with detailed check in/out information via text and/or email two days prior to check in.

Pawleys

Dogs/Cats Prohibited:

Dogs are not allowed unless noted in the accommodations. Look for the dog friendly icon. A fine of $250 will be imposed if the dog policy is violated and offending animal will be required to be boarded immediately. Cats are not allowed in any of our rental properties.

We rent to family and friend groups only: Should a house party occupy a unit, we reserve the right to terminate the rental without refund. This agency reserves the right not to refund deposits, refuse rentals or discontinue occupancy if, in the agent’s opinion, vacationer is detrimental to the property. Vacationer reserving property must be 25 years or older.

Tax:

South Carolina law requires a 11% vacationer accommodations tax on all rentals less than 90 days. Any increase in sales or accommodations tax by any governmental body will be added to your account as soon as it becomes in effect.

RENTAL INFORMATION

Cancellation Policy ( NEW Starting 2026 ) :

If you need to cancel your reservation after you have paid your initial deposit, please call our office to discuss the cancellation process. An email sent to: info@pawleysislandrealty.com will be required from the vacationer of record to cancel the reservation as well. If your property is re-rented, your deposit will be refunded minus the cancellation fee, guest service fee, trip insurance premium, and all associated taxes (these fees are non-refundable). If your property does not re-rent 30 days prior to your arrival date, you can reinstate your reservation at which time your final payment is due. Any reservation not paid in full 30 days prior to arrival will be closed and any funds on deposit will be forfeited. If you cancel your reservation less than 30 days prior to arrival, after you have paid in full, and the property has not re-rented, you may reinstate the reservation anytime up to 7 days prior to your arrival date. If your property is re-rented, your deposit will be refunded minus the cancellation fee, guest service fee, trip insurance premium, and all associated taxes (these fees are non-refundable). Cancellation fees may vary based on cancellation date, fees range from $175-$275.

Payment Options:

Pawleys Island Realty offers several payment options including credit card, debit card, personal or cashier checks, ACH, and cash. For credit card payments a surcharge of 3% is applied to the amount being charged on the card, which is not greater than our cost of acceptance. ACH and Debit Cards do not incur a surcharge.

New Construction:

New construction/restoration projects are beyond our control. Pawleys Island Realty is not responsible for any construction and/or restoration issues during your stay that include, but not limited to: altered views, noise, and/ or disrupted beach access. Refunds will not be issued due to construction and/or restoration issues.

Travel Protection Insurance:

Trip Insurance is an Opt-In option and can be added to your reservation up until 30 days prior to your arrival. Please Note: The trip insurance premium must be paid in full before coverage can begin. No refunds will be issued by owners or Pawleys Island Realty for inclement weather or damage due to inclement weather. We highly recommend Trip Insurance for these conditions and other possible covered conditions. As a trusted partner, we continue to offer RedSky Travel Insurance to our vacationer. RedSky is one of the most knowledgeable and experienced vacation rental insurance companies in America. For more detailed information regarding coverage and benefits, please refer to the RedSky website at www.redskyinsurance.com/products/sun-trippreserver/. RedSky understands the travel insurance business

and strives to keep our company up to date on policy and benefit changes to ensure our guests are aware of their coverage. We understand that situations occur that can interfere with your arrival, or interupt your stay, so reduce your risk by adding trip insurance to your reservation.

Attention vacationers!

An advanced $150.00 deposit per week made during your stay can hold your rental for the corresponding week in next year’s season. Before you leave, please remember to sign up during the week, because we cannot take your reservation on Saturdays. These reservations are tentative and subject to approval by the owners. The $150.00 deposit is refundable or transferable only within 10 days of the booking. If the owners approve the reservations, repeat vacationers with approved reservations will be sent a contract requesting the balance of the 50% deposit in January. Advanced reservation deposits are non-refundable. Advanced deposits are only transferable within the same property and cannot be transferred to any other property.

Rental Equipment :

Cribs, high chairs, TVs and many other beach items are available through Vacation Equipment Rentals, 800-516-9886. They will deliver all orders to your vacation rental home and pick them up upon your departure. For all your baby equipment needs 843-997-9475. Pawleys Island Beach Services has bicycles and beach items for rent 843-237-4666.

Cleaning :

All reservations are charged a final day clean up fee. You are responsible for daily up-keep of the accommodation. Before departing, wash all the dishes, remove rental linens from beds, take all trash and garbage to outside trash cans, lock up the accommodation securely and turn keys in, if applicable, to Pawleys Island Realty Office by 10:00 am. Place rented linens on roadside porch of rental house and remake beds. The linens will be picked up. (Do not remove mattress pads, pillow covers, pillow shams or bedspreads.)

Air Conditioner & Appliance Failure :

We cannot guarantee that amenities will not fail during your stay. No refunds are given for their failure, but we will have them repaired as quickly as possible. Including TV’s, cable, internet and elevators.

Lost & Found :

Any item(s) left behind will be placed in our lost and found for 30 days. Items will be donated to a local charity if not claimed within this time. Pawleys Island Realty will ship items back to the vacationer via UPS at the vacationer’s expense. There is also a $25.00 service fee charged to the vacationer’s credit card on file. Please Note: If there are multiple trips to the UPS store for the same vacationer, additional service fees will be charged.

RENTAL INFORMATION

No Smoking or Vaping :

All properties are designated as NO SMOKING OR VAPING. This includes interior of the property as well as exterior, including but not limited to decks, patios, under house or ground level, walkouts, docks and yard. Violators may be charged up to $500.00.

Maximum Occupancy:

Is listed under each home. This number reflects the owner’s policy regarding the maximum number of people permitted. Infants in cribs are not counted toward this number.

Service Animals

:

Pawleys Island Realty is happy to make reasonable accommodations for service animals. We will waive dog fees for service animals in accordance with the ADA regulations and Federal Fair Housing Laws. A service animal is defined as an animal that has been individually trained to do work or perform tasks for an individual with a disability. The task(s) performed by the animal must be directly related to the person’s disability. Emotional support, comfort, therapy or companion animals are not considered service animals under the ADA and will not be allowed in any of our nondog friendly accommodations. All service animals must be declared at the time of booking and prior to the check in date in all instances. For service animals, you will be asked the following questions:

• Do you or a person in your group need this animal to accompany him/her due to a disability?

• What work or task(s) has the animal been trained to do?

Firearm Policy:

Pawleys Island Realty discourages weapons of any type including firearms in any of our properties. Should one be found after your departure, we will notify you and a $250.00 handling fee will be incurred to retrieve the weapon which will be locked in our safe for 24 hours. If it is not picked up within 24 hours or if you have not made arrangements for its immediate return, we will notify the Georgetown County Sheriff’s Department to pick up the weapon.

Grills :

If you use a grill, it must be kept away from the house as this is a fire hazard. Grill must be cleaned before departure. Check for designated grilling areas.

Property for Sale :

If your rental property is placed on the sales market, we may need to show the property while you are there. We will make every effort not to interrupt your stay, but may have to set up a convenient time to show. If the property sells and becomes unavailable for rent, you will be contacted immediately. We will make every effort to find you other accommodations or give you a full refund.

House Addresses :

All our houses have red, white and blue Pawleys Island Realty Rental Signs. The houses have a town address which is indicated in the brochure. It is also posted on the house.

Lost Keys

:

You will receive 2 sets of keys at check-in. If the vacationer or guest loses a key during their stay, vacationer is responsible for cost of re-keying the house. Price is $100.00. Payable at Check-out.

Keyless Entry :

Many of our homes have gone to keyless entry. You will be sent your entry code 48 hours prior to your check in date. Please share this code with your family members. Check out information will also be sent to you and will be posted in your rental property. You must use your check out code of 123456 followed with a (checkmark) or click (YALE).

Lock outs:

In the event you are locked out of your house after hours, there will be a $50.00 fee added to your reservation which will be charged to your credit card on file.

Beach Gear Included!

$250 worth of beach gear could be included with your vacation home rental reservation from April 1 - October 31! Keep an eye out for the icon that marks the Beach Gear included homes. After you book your reservation at one of the included properties, you will receive an email with a link to choose your items and reserve your gear. The selection includes beach chairs, bicycles, kayaks and more. The equipment is delivered to your vacation rental prior to check in and picked up after your departure, all hassle free for you.

WEDDINGS & EVENTS

Pelican Inn

The Pelican Inn, an iconic property on Pawleys Island is being operated as an Inn from Memorial Day weekend to Labor Day weekend. It is one of the few properties on Pawleys that you may host a retreat, wedding or reception. This mid-Island property offers private ocean access on a secluded stretch of beautiful beach front. The rustic inn has been a quiet retreat for families over the years. It offers a grand creek dock, big, wide porches, and plenty of room to rumble around. This inn was built in the 1840s and history fills the house. For more information turn to page 17. $3000 Event Fee added to the reservation rate for weddings, receptions or large parties over 30 people.

Pawleys Island House of Worship

(known as The Chapel to residents and vacationers at Pawleys Island) The historic Chapel stands on marshland. It was dismantled and rebuilt on the island lot in 1946. The Chapel survived four major hurricanes – Hazel, Hugo, Matthew, and Ian - contributions from hundreds of people and the Pawleys Island Rotary Club financed its restoration. The Chapel is available for weddings, christenings, memorials, etc from September through May. All ceremonies must be conducted by an ordained minister. Reservation Fee is $250 (Made out to the Chapel). Cleaning Fee is $90.

Reservation Fee does not include all local and state taxes, food/beverages, or any other vendors and security deposits.

Town of Pawleys Island Rules

We want you and your family to have a safe and happy vacation. Please follow these Island rules.

• No lifeguards are on duty at any time. Life rings are available at several public beach accesses.

• Observe the 25 MPH speed limit. This is STRICTLY enforced.

• Vehicles must be parked with all tires off the pavement. Parking Fines are $55.00. (Fine price subject to change)

• Use only public access walks to the beach. Walking or playing on the dunes carries a fine of up to $250.00. Our dunes are all that are between us and the Atlantic Storms!

• Our roads get crowded. Please walk or jog facing traffic, if on wheels ride with traffic. Please don’t bike, walk or run abreast so as to impede vehicles (which have the right of way!)

• No motorized vehicles are allowed on the beaches, dunes or marsh land areas, including golf carts and electric bikes, except in emergencies.

• Golf carts are allowed on the island only if the address on the registration is within 2 miles of the island. Any questions can be directed to the Pawleys Island Town Hall, 843-237-1698.

• No littering of the roads or beach. Help us keep Pawleys beautiful!

• Campers or motor homes are not allowed on Pawleys Island.

• No fires on the beach without a permit from the Town Hall.

With permit, ONLY charcoal fires allowed.

• Our houses are very close together, therefore all fireworks are prohibited. Fines up to $250.00 will be charged.

• Dogs are allowed on the beach year round and owners must pick up after them. May 1 through September 30 between 8:00am until 8:00pm, dogs must be on a leash and under complete control, even in the water. The rest of the year, dogs are allowed on the beach; owners must have a leash in hand and have their dog under voice control. Please follow these rules to make sure your pet is safe and avoid risking a ticket.

• Boaters and other watercrafts (including jet skis), must observe safety and wake rules in the creek and ocean. State law requires idle speed within 50 feet of any dock, anchored boat or person in the water, and within 100 yards of the beach.

• A fishing license is required if fishing from the shore, by boat, a bridge or a dock. However, if fishing from a boat, you must purchase a recreational fisheries stamp. Details may be obtained at the P.I. Supplies Hardware Store or P.I. Outdoors. Resident Annual $10.00 Non-Res. $11.00 (14 days). You may also contact www.scdnr.gov to purchase a license online.

• No solicitation is permitted on the island.

• Sleeping on the beach is not permitted from 9:00 p.m. until sunrise.

Pawleys Island Civic Association

There are different groups on the Island that all have the best interest of the Island at heart. Here are some of them. You may contact our office to inquire about wedding date availabilities. They can be reached directly at: Pawleys Island House of Worship. P.O. Box 304, Pawleys Island, SC 29585.

This is an association made up of friends of Pawleys Island and property owners whose primary purpose is to promote, protect and preserve Pawleys Island. Working closely with the town of Pawleys Island, historical markers have been installed, financially supports beach renourishment, creek dredging studies, and beautification of the island. Dues are $35.00 annually and can be paid to: Pawleys Island Civic Association, P.O. Box 415, Pawleys Island, SC 29585.

Pawleys Island Chapel

This non-denominational chapel has a 45-minute casual service at 10:00 am and is open from the first Sunday in June until the last Sunday in August. There is special music each Sunday as well as different ministers. It is also used for weddings and baptisms from Labor Day to Memorial Day.

Sea Turtles

Pawleys Island beaches serve as a nesting habitat for Loggerhead Sea Turtles, South Carolina’s official state reptile. They are a threatened species and are protected by state and federal laws. Report nesting turtles to South Carolina United Turtle Enthusiasts (SCUTE) 843-455-1242. Please turn off beachfront outside lights after 10:00 p.m. from May 1 to November 1 as this deters the female from laying eggs. If you observe a turtle on the beach, remain still as any movement will cause her to return to the water without nesting. Do not use flashlights, flash photography or other lighting while observing the nesting turtle.
