St. Louis 2026 SLAA Bowling Social The St. Louis multifamily community traded property management spreadsheets for bowling shoes at the annual Saint Louis Apartment Association (SLAA) Bowling Social, held at Bowlero in Valley Park. Teams rolled in rocking custom squad tees for the much-anticipated company t-shirt competition, showing off high spirits, endless pizza, and heavy competition on the lanes. Beyond the strikes and spares, the evening delivered a fantastic opportunity for property management professionals, suppliers, and coworkers to connect outside the office.

Kate’s Hands-On Approach to Property Perfection First impressions start long before a future resident ever steps foot inside a leasing office. When it comes to lease-ups and property tours, elite curb appeal is the ultimate secret weapon for driving traffic and locking in leases.

Taking community presentation to the next level requires more than just the basics—it demands a hands-on, meticulous eye for detail. Whether it is clearing overgrown poolside foliage, touching up exterior finishes, or ensuring outdoor amenity spaces look immaculate, proactive property care makes all the difference. When Kate rolls up her sleeves at Southwest Gables to tackle the details, she proves that true property care is all about keeping our communities looking exceptionally beautiful. Way to go, Kate!

SOCIAL MEDIA SPOTLIGHT

UNIT MOCK TOUR

ELEVATING PROPERTY MARKETING

We love seeing our properties get creative to showcase their amazing spaces. The team at Four Winds recently knocked it out of the park by putting together a phenomenal video mock tour of a fully renovated Oakridge Townhouse and sharing it directly on social media. Instead of relying on static photos, the team brought the vacant unit to life through dynamic video, letting prospective renters walk through the gorgeous updates, sleek flooring, and modern finishes from the comfort of their screens. We are so proud of the Four Winds team for raising the bar on digital marketing and property showcasing. Check out the video here: Video GREAT WORK!

SPOTLIGHT RESIDENT EVENT At StoneCreek, we believe in thinking "outside the box" to create unforgettable experiences for our residents. The Edge did just that and had a mobile petting zoo resident event in Springfield, Missouri. It was a great success and brought neighbors together under sunny skies. We are so proud of our team for delivering another exceptional resident event that brings extra life and connection to our communities. Great work Edge Team!

Insights on why we snack despite fullness Great snack ideas Nutrition and health information sources & why it matters Smart Rewards Practical summer wellness tips Fall flu shots

Insights on why we snack despite fullness A study published in the journal Appetite suggests that snacking may be more about brain responses to food cues than a lack of willpower. Researchers found that even when full, individuals' brains still respond to tempting food images, suggesting that environmental cues heavily influence snacking habits. You may not have control over how your brain responds to seeing food, but you can control whether you eat it, Registered Dietitian Jessica Higgins said. Recognize what entices you to snack, such as food ads, stress or social pressure. Focus on what you can control: the foods you buy, the meals you eat during the day, and your body's hunger and fullness cues. Don't forget that snacking is not always a bad thing. Snacking can give us an opportunity to eat nutritious foods and better meet our nutrition needs. Full story: HuffPost full story on snacking despite fullness (5/1) Back to Table of Contents

Nutrition and health information sources Where are people getting their nutrition and health information, and why does it matter? According to a study from IFIC, 50% of people have seen food and nutrition content on social media. Of those people, 64% trust the content "some." This is concerning because much of this information has no scientific basis or evidence. Consider that only 2% of content on TikTok is consistent with public health or nutrition guidelines. As part of this newsletter, we will continue to bring you evidence-based, accurate information that you can share with employees. Back to Table of Contents

Smart Rewards Smart Rewards, a workplace wellness incentive program offered by Elevance Health-affiliated plans, achieved strong engagement - particularly in preventive care and wellness activities. • •

Contrary to previous literature, women and members with poorer whole health engaged with the Smart Rewards program more, and earned greater wellness incentives, than their counterparts. These findings underscore the potential for workplace wellness programs to advance preventive care and well-being, especially among individuals with greater health needs.

Practical summer wellness tips Practical tips for summer wellness that you can use and share with employees.

Sun protection Tip: Use broad-spectrum sunscreen with SPF 30 or higher and reapply every 2 hours. SPF 30 blocks 97% of UVB rays, the primary cause of sunburn. Broad spectrum means the product protects against both UVB rays, which cause surface burns, and UVA rays, which penetrate deeper and can contribute to skin cancer and premature aging. SPF only measures UVB.Resources: American Academy of Dermatology Sun Protection Guidance

Summer drinks Tip: Enjoy summer drinks in moderation because added sugar can accumulate fast. Margaritas, daiquiris and other frozen drinks can be delicious but high in sugar. A restaurant strawberry margarita can have 350 calories, 54 grams of carbohydrate, and 44 grams of sugar, which equates to about 11 teaspoons.

Try lighter options that use sparkling water mixed with fruit and lime. Stick to one sweet drink or make sweet drinks at home with lower-sugar cocktail or mocktail recipes. Resources: Mocktail recipes; Lower-calorie cocktail options

Safer grilling Tip: Ever heard that grilled meat can be unhealthy? Learn ways to keep grilling safely. Grilling meat at high temperatures can produce potential cancer-causing compounds. That does not mean grilling season is over. You can reduce those compounds by grilling safely. AICR outlines steps for safer grilling, such as using marinades, cooking at lower temperatures, and removing any char from meat before eating it. Ticks, ticks! Tip: Use insect repellant When spending time outdoors, it is important to use insect repellent to help prevent tick bites. In Missouri, cases of Alpha-gal Syndrome have increased over the past five years due to tick bites. Alphagal Syndrome is an allergy to meat and other products from mammals. Symptoms can include hives, itching, stomach problems, swelling, and, in severe cases, a life-threatening allergic reaction called anaphylaxis.
