In previous years the checks have been conducted in person, however this year the check will be carried out on the telephone and we will send an information pack separately, observing all necessary measures. Rainbow Roofs
We are part of Houseproud NW which looks at Lesbian, Gay, Bisexual, Transgender, Queer + issues across social housing in the North West. As part of this a customer voice group ‘Rainbow Roofs’ has been set up and we would like to invite any customers who identify as LGBTQ+ to join the group. The group’s goal is to ensure organisations can support LGBTQ+ customers fully and break down any barriers that exist. For more information please contact

One of the team will review your query as quickly as possible and let you know the information you need. If you then need to download the messages, so you can save the information somewhere, you can do this too. We will be adding this new feature to more pages over the coming months. We also plan to enhance this service over time, to include even more automatic responses and to enable you to enter a personalised reference (such as a rent account number or repairs order number) so you can do things specific to your tenancy.

Don’t let that boiler error turn into no heating If you have any non-emergency repairs to report and you want to see a range of available appointments, so you can pick a slot that suits you, the best way to do this is to use myonline. You will be presented with a picture of a house and you simply click on the item that you need to report a repair for – making it really quick and easy to organise the correct response. Once you’ve done this, a range of appointment options will come up and you can then select whichever is best for you. You can also change or cancel appointments online, if your plans change. Our new ASB app
Our Carecall Service offers a range of digital devices that are helping people in Stockport to live more independently. These devices include things such as: mobile epilepsy sensors - that detect seizures and automatically request help - to GPS trackers which can support people living with Dementia to keep doing the things they love, such as going out for a long walk or into town to do some shopping. Without these discreet and easy to use devices, people would be at greater risk of harm and may not be able to remain as independent. It is Carecall’s intention to further develop its Digital Living offer over the coming year – so watch this space! But for now, if you want to know more about the technology available, go to

Website revamp

We are involved in an exciting project which is running across Greater Manchester deploying over 700 energy efficiency measures. The project, which is partly funded from Europe, will see innovative smart technology helping to control temperatures in the home alongside balancing energy demand on the network. We will install nearly 400 renewable energy heating systems such as Ground and Air Source Heat Pumps as part of this European Regional Development funded project. – Paired with home sensors, it will allow smart control and monitoring of these new heating systems to achieve both customers heating efficiency as well as energy grid balancing and management.
We hope that by Spring next year you will be able to ask your Alexa to do a range of things for you, related to your tenancy. This could include asking her for your rent balance, reporting a repair for you or making contact with a member of our team – all by voice activation. We also intend to pilot using Alexa devices in our Older Person’s living offer, to improve access to support and to make daily living tasks a little easier!

New Smartphone App to replace Incident Diaries
Many neighbour problems can be sorted out by talking calmly with the other person, but action can be taken to assist you if this approach fails or if someone’s behaviour is extremely anti-social and/ or serious. However, we can only help you if we know in detail what is going on. Previously your ASB Officer would give you an “Incident Diary” to complete as incidents occur, but many customers found this process time consuming and frustrating and felt that it needed to become simpler. We listened to your feedback and we now have an App (which you can download on to your smartphone) called “ReMOTE Reporting” which enables complainants in existing cases, to log incidents as they occur direct from their Smartphone. The App allows customers to log written details of what’s been happening as well as uploading photos, videos and sound recordings. This evidence is then sent direct to our case management system and notifies the ASB officer that incidents have occurred. The App even allows the Case Officer to send messages directly back to you thus improving communication!! Customers can continue to report new cases of ASB in the same way as before either by visiting stockporthomes/anti-social-behaviour/, by emailing asbteam@stockporthomes.org or by phoning 0161 217 6016 but customers who currently have an open case with the team, can contact the ASB Team who will give you details of how to register the App to your device.
Covid Breaches
We are committed to working together with partner agencies and the community to do all that we possibly can to ensure the Covid restrictions are complied with and people are supported to feel safe. Remember to follow the guidelines which include regular handwashing, wearing face coverings in shops and on public transport and not mixing with other households in any setting. We have received a few reports of households breaching current restrictions. One property continuously decided to keep breaking the restrictions so legal action will now be taken against this Stockport Homes Tenant. We will continue to work hard to keep Stockport a safe place to live and work and will take appropriate and proportionate action in cases where reckless breaches of the current restrictions take place. • Continue to keep deadheading any late flowers you have such as dahlias, asters and roses, etc, which will extend the flowering season and give them one last bloom. • Autumn is a great time to plant or move deciduous trees, shrubs and even hedges if they are still in leaf, as they have finished growing for the season, but the soil is still warm. • Don’t forget your lawn at this time of year. It’s a good time to rake out and remove the dead moss and debris accumulated during the year and fertilize with a nitrogen rich feed. You can still apply seed to cover any sparse or bare areas. This should encourage your lawn to grow thicker and greener next spring.

The Community Centres have been accredited with the “We`re Good to Go“ industry standard mark, which means our Community Centres are Covid safe. We are committed to providing a safe, enjoyable environment for you. We continue to work with the Council and partners in supporting services to operate from centres such as the local library and Credit Union at First House and the two Local Pantries in Brinnington and Woodley. Between 23rd and 27th November we will be hosting our Annual Customer Safety Week! During this week, we will be sharing lots of information, advice, hints and tips in relation to asbestos, water hygiene, gas, electrical and fire safety in the home. There will be regular updates on the Stockport Homes website, Facebook and Twitter pages. Each day between 10am and 12pm we will also be holding a live Facebook chat. Visit the Stockport Homes Facebook page during these times to ask any questions you may have about safety in your home and a member of our Customer Safety Team will be on hand to reply. Our Annual Customer STAR Awards were celebrated virtually this year in the beginning of November. We received nearly 60 individual nominations. Our individual stars received £100 Amazon vouchers alongside their trophies and the groups received £150 vouchers and trophies.

Young People activities During the summer and October half term, we worked in partnership with a variety of partners and local community groups to deliver outdoor multi-sports which saw over 500 young people attend. We also delivered activity packs and nearly 800 food bags to families across the borough. Over 1,000 activity packs funded by Stockport Homes, Life Leisure and Brinnington Big Local were distributed to families and online craft ideas were posted on social media. Could your community group or organisation use the Community Fund to bring benefits to your community in Stockport? Our revised eligibility criteria make the SHG Community Fund easier to access. Meet Chris
Our new Youth Divisionary Officer Chris has over 20 years of experience of working with young people as well as working with ex-offenders. Chris started in the role in August 2020, and he provides support to young people aged 11–25 years who live in a property managed by Stockport Homes, and who are either involved in or at risk of becoming involved in negative behaviour patterns such as antisocial behaviour or drugs and alcohol misuse. In addition, he offers support and assistance to family members or named carers. “Through collaborative and partnership working my aim is to assist young people back into work, education or other learning pathways. The support is tailored to meet the needs of vulnerable individuals and groups, some of whom have complex needs. We help young people to achieve their potential. Our Team of Neighbourhood Housing Officers are available to offer you support with your home and your tenancy. The way current tenancy visits are being completed has been reviewed with initial communication being made with our customers identified as requiring contact, via telephone to complete a ‘tenancy call’. A recent customer survey was very much in support of the new approach feeling it offered more flexibility for customers but knowing that a home visit could also be arranged if required. We do not want to take legal action and will only do so as a very last resort so we urge you to speak to us as soon as possible about any financial problems you are having; please don’t bury your head we are here to help you and can only do this if you talk to us about what’s going on.

Self-isolating?
Loss of income due to Covid? Behind with your rent or council tax?
Stockport Council will pay a £500 one off payment to those on low incomes who have been told to self-isolate by NHS Test and Trace.
Stockport council have a number of schemes in place to support residents in Stockport that have been affected financially by Covid; if you have experienced a reduction in your income, got behind with your bills and need support to get back on your feet these schemes may be able to help you to do this. We have continued to raise money for our Charity of Choice of the year, MQ Mental Health. Carecall have organised many events including cake sales, raffles, ice-cream making, nail art and even a Tik Tok video! The team alone have raised nearly £500 for this very worthy cause with plans for more fundraising to follow! Staff also took part in the virtual Greater Manchester 10K and half marathon, and up hill distance challenge. An online sweet shop called ‘Something Sweet’ was also set up by a staff member’s child to raise money for the Charity.

Employment Success Story Our Employment Team continue to support people in Stockport during Covid, providing a bespoke employment service that guides individuals to find the employment role that is right for them. One of the customers helped recently by the team is Carolyn Moston, Carolyn has had a tough year; unfortunately losing her job, not once, but twice due to Covid-19. Luckily our Employment Support Manager, Amanda Ward met Carolyn through BBC Radio Manchester’s ‘£10 Million Job Hunt’. Carolyn shares how this happened:
“
I first lost my job in the beginning of February and my mum passed away a few weeks later, so it felt like my world ended. Luckily, I managed to get a job straight away in hospitality, but after the lockdown, that job wasn’t viable anymore and in August I was made redundant. Since then I have been struggling to get myself back out there, but BBC put me in contact with Amanda at Stockport Homes and rest is history!”
The Employment Officer has been supporting Carolyn in her job search since August. In less than two months this resulted in an interview that was successful, and Carolyn is soon starting her new career in customer services.

Maria has been amazing with our regular 1:1 sessions. Having that person who I can call for advice and support or to chat to, and sometimes cry to. I haven’t been very happy in the last few months but this whole process has definitely boosted my confidence and my future now looks bright.”

Concierge
Our Concierge service works around the clock 24/7 365 days a year in order to ensure the safety and security of all customers living in our multi-storey blocks. As well as monitoring CCTV, we provide the Out of Hours Repairs and door entry service; providing monitoring to lift, fire and sprinkler alarms alerts. The team has been working in close partnership with our ASB and Caretaking teams as well as Greater Manchester Police and Fire Service in order to tackle some serious anti-social behaviour, maximising safety for all of our customers. As a result of obtaining CCTV footage, a significant number of Acceptable Behaviour Contracts, Injunctions and Community Protection Warnings have been secured against perpetrators of ASB.
Flooding Article You may remember that in August 2020 some properties were damaged by flooding. We have been working with Stockport Council to identify what repairs were needed at the properties. However, we decided to go further, and work with a specialist consultant to produce an in-depth flooding assessment for these properties, which could also be used for other housing stock. Customer Safety remains a top priority for us and we have worked with a specialist to repair the damage, but also put measures into place to avoid any further flooding, like upgrading front doors and seals, installing underfloor pumps and even adding self-activating flood barriers at one property. Staff are now able to manage any potential risk and mitigate flooding from occurring in the future by monitoring weather alerts and maintaining assets to prevent flooding happening. “I was scrambled eggs before, and you have helped to put me together” Miss K’s story in temporary accommodation
Georgia, a project worker in temporary accommodation in Offerton, tells the story of Miss K, a young woman who became homeless after relationships had broken down with family: “When I first met K, she felt like she had failed in life with no self-confidence or self-belief. I helped her to show that her identity is not defined by her homelessness and she is a creative and talented young woman. I referred her to the mental health team to access counselling. K was keen to study so I helped her to register to college. Together we worked to build a routine and ensured she was up and ready for college. Our money advice team helped her with her universal credit claim and to receive housing benefits whilst she was studying.” The wonderful news is that K has now moved into her own tenancy and we will continue to support her throughout her tenancy. On moving out of temporary accommodation this young person wrote a thank you card, thanking the staff for their work and support: “You saved my life, I literally don’t know what I would have done without you. I’m so glad I got to meet you, I’ve met you in a hard time, but you still made my colours shine and I would go through it all again just to have met you. I was scrambled eggs before, and you have helped to put me back together”. In TA we are incredibly proud of this young person and know she has a bright future ahead of her and we are very lucky to have been able to support her.”

Well-being activities in Temporary Accommodation
The Temporary Accommodation Team have been organising activities to help with mental and physical wellbeing. Some of the activities include: gardening, arts and crafts, coffee mornings, baking and cooking classes, Street fit personal-trainer sessions, English and maths classes, pampering sessions, boxing, Homeless for Haircuts, meditation sessions, yoga and film nights.

Customer Scrutiny Panel The Customer Scrutiny Panel play a vital role in ensuring customer are at the heart of everything.
We do this by: • Providing a way for customers to influence Stockport Homes priorities, housing policies and procedures; • Recommending further improvements to services based on a customers perspective; • Holding Stockport Homes to account, for the services delivered. In September, we were pleased to be joined by Craig Stockton and Derek Morgan who were appointed after demonstrating their passion for Stockport Homes and the services which are delivered to customers. The Panel meets every fortnight and is supported by staff and an external mentor through the whole process. Every year, the group aim to complete two reviews and this was achieved in 2019/20. Our last review covered the Greenspace Service, which manages the maintenance of Stockport Homes controlled green spaces across the Borough, such as grass, shrubs and bushes. It looked at: • How Stockport Homes let customers know what the service would provide (the specification) and when changes were made • In what ways could customers get involved with shaping the monitoring the service • How Stockport Homes collected customer satisfaction and how it was used • How the quality of service was monitored. The group made a number of recommendations about how aspects of the Greenspace Service could be improved, such as how the service communicates and involves customers in its work, and how it goes about undertaking surveys with customers.
