Plans associated with a zoning petition use the P.C. number Plans in straight zoning districts get an S.P. #
OR Site Plan is submitted to the Department of Planning with a $300 review fee
Agency Involvement Planning Department Planning Commission
Planner evaluates. If only minor changes are proposed then plan can be approved as "No Site Plan Review Required" Copies are distributed to DOT/Public Works ZO Section 1003.179.1
Public Works/DOT
Planner takes the site plan to the weekly PCL (parking, circulation, landscaping) inter-departmental review meeting held on Wednesdays.
MSD determines if submittal is required. If on MoDOT right-ofway, review/permits may be required.

RESUBMIT UNTIL PLAN IS COMPLETE
Planner sends all comments to the developer.
Planner receives comments from Public Works/Building Plan Review and DOT.
WHEN PLAN IS READY FOR APPROVAL:
Planner requests 11 copies of site plan for stamping.
The Site Plan is taken to the Planning Commission for approval.
If a new Planned District SDP, a Mylar is submitted for the Director to sign and is sent to the Recorder of Deeds. If a revised plan, paper copies are stamped by the planner.
Representatives from Public Works and DOT sign the plan.
Planner signs plan and distributes to County Depts and developer.
P.C. PLANS
Planner distributes approved plans to County Departments and developer.
Site Plan Approved Landscape Guarantee required prior to issuance of building permits. Conditional Use Permit conditions must be recorded. AND Traffic Generation Assessment (TGA) contributions deposited prior to issuance of Land Disturbance Permit.
