A THIRD TIME WINNER NOOSA building designer Gerard Smith has won the coveted Building Designers Association of Australia’s national Design Excellence Award for the third time. The BDA Australia National Awards judging panel chose Gerard Smith Design’s Air Residence, built on the coast south of Wollongong, for its balance between creativity and clever product utilisation within proposed budgets. “The Air Residence design stood out because it seamlessly incorporated sustainable building design and construction throughout the entire home, while still looking elegant and refined,” a BDA Australia spokesperson said. “The home has a seamless connection to the outdoors as all living areas have a spectacular view of the (Great Dividing Range) escarpment, beach, and the swimming pool, yet still providing privacy for its occupants. “The sense of space and volume afforded by the high raking ceilings and abundant glazing together with the high quality finishes and workmanship combine to give a feeling of opulence to this home

DESPITE persistent rain, visitors eager to get a glimpse inside some of Noosa and the Sunshine Coast’s architecturallydiverse buildings came out for the inaugural Sunshine Coast Open House event. More than 2500 visits were logged at 30 buildings, from historic homes like Bankfoot House, to local landmarks like Caloundra Lighthouse, to innovative public buildings like the Cooroy Library and futuristic homes, as well as Open House’s associated events. A Sunshine Coast Open House spokeswoman said the opportunity to hear first-hand from architects or others involved in the building process, was a big pull for visitors. “Inherently we’re all very curious people, we like to have a little bit of a stickybeak, for want of a better phrase,” she said. “I think the prospect of being able to go into particular buildings you can’t ordinarily visit is quite appealing. “I think (people liked) the opportunity to go in and have a proper guided tour - a lot of the tour hosts were architects or people who worked at that particular building so they knew about the history and the stories behind the buildings and how they are used today.” This year’s Open House project was the first of what organisers hope will become an annual event celebrating the region’s architecture. Noosa Mayor Tony Wellington has said every building contributed to the quality of life of its specific users and the broader community. It should come as no surprise then, that locals and visitors to the region have embraced the chance to learn more about the buildings that surround them. The Sunshine Coast Open House spokeswoman said giving people access to the stories behind the buildings that

SO, WHAT’S INSIDE? 1. Boiler House and Kilns The Cooroy Lower Mill Site Kiln was built in the late 1950s to dry timber for the local sawmill. It enabled faster seasoning of hardwood timbers, allowing the mill to increase productivity and expand its markets. The kiln was heated with steam generated from the adjacent boiler, which was fueled with sawmill waste, operating until 2000 when the mill closed. Nine years later it was restored and redeveloped as a visitor interpretive centre. 2. Pomona Railway Station Gallery Pomona Railway station operated for 100 years from 1891-1991, and in 2000
the dilapidated station buildings (the information room, signal room, station master room, banana shed, carriage exhibition room and blacksmith shed) were moved to council land and transformed into the Pomona Railway Station Gallery, becoming unique spaces for artists and craftspeople, as well as for events. 3. Cooroy Library The vision for Cooroy Library was to create a place to capture the heart of the community. Constructed in 2010, the building was designed by architect Brewster Hjorth, which was last year voted one of Six of the World’s Coolest Modern Libraries. ●

How has financing property changed over the past 10 years? A. The Australian government has introduced many regulatory changes in the past decade. The majority of these have been proactive approaches to encouraging responsible lending practices. The most recent change has been a strong focus on true living expenses and full transparency of personal spending. Q. What changes do you expect to see in the next 10 years?
A. The advancement of FinTech and cloud-based software will streamline the loan application process meaning less delays on overloaded bank approval systems equating to faster turnaround times. You will still need to talk to your broker about your needs, but the time to approval will be much quicker. Q. Mortgages are often repaid over decades. Are there things people can do to change their current mortgage to take advantage of changes within the industry? A. The competition between lenders is high and this can provide big benefits to customers who have a good relationship with a savvy broker who routinely reviews their loan structure and ensures that it meets their current goals and objectives. ●
