REGIONS VARY IN TIME TAKEN TO SELL CITY suburbs have topped the list of the fastest selling regions throughout the country, according to the latest data from CoreLogic. The data is calculated from private sales only and the figure is calculated from the date the property is first listed to the date of contract to find the top 10 suburbs with the shortest median selling time over 12 months to January 2017 for both houses and units. When it comes to houses, it’s no surprise the best performing suburbs on a whole were within NSW and Victoria, but Queensland was not far behind and Montagu Bay in Clarence, Tasmania, was actually the best performing suburb with just an average of five days on the market. In fact, Tasmania’s top six suburbs all hold a median selling time under nine days, with Victoria’s best performing suburb coming in at eight days and NSW’s best performing suburb coming in at nine days. When it comes to units, South Penrith and Wyoming in Sydney had the shortest median days on the market at seven days. Queensland’s best performing suburb for units was Oxley with a median days on market at 15 days. Keperra in Brisbane came in top of the list for the shortest selling time for houses at 10 days on the market. According to CoreLogic head of research Cameron Kusher the obvious trend is that the overwhelming majority of suburbs listed are within capital cities. “This highlights that housing market conditions are generally stronger in the

Suburbs within the top 10 list that were not within a capital city were often close to the capital city, which Mr Kusher said shows how housing demand has “rippled outwards� from the capital cities as prices rise. “Although Sydney and Melbourne have grabbed the headlines over recent years for their comparatively strong rates of capital growth, in certain other areas of other capital cities there are
suburbs experiencing a very rapid rate of sale,� he said. “For example, Brisbane values have increased by less than five per cent over the past year but each of the suburbs listed for houses have a median days on market figure of less than 20 days.� Looking to the future, Mr Kusher said with mortgage rates and the number of properties available for sale remaining low, he would anticipate that the current rapid rate of sale in Sydney, Melbourne, Hobart and Canberra will remain low.
“However there have been some early signs that stock levels are starting to rise which may lead to an easing in the perceived urgency to buy across some markets,� he said. “Outside of these areas, suburbs in sought after locations with relatively low stock available for sale are also likely to see transactions occurring at a fairly rapid pace, especially if vendors ensure that they are setting realistic initial listing prices.� �

ANDY’S UP TO THE SELLING CHALLENGE FROM the war zones of Afghanistan to the peaceful streets of Tewantin, it has been a long and challenging road to success for father-of-two Andy Fermo. Andy faced financial devastation following the GFC as well as PTSD after two tours of duty, but it was his experience working in high-stress war situations that helped him through the most difficult times. Andy, along with business partner Warwick Bergen, is now the co-director of Out of the Square, a real estate brokerage agency challenging the traditional methods of buying and selling. But for Andy, the road to business ownership has not been an easy one. “Everyone has a reason and story of why and how they got on their career path. Mine began serving in the Australian Army as a Special Forces Commando for 10 years,” he said. “I loved my job specialising in Signals Intelligence which involved gathering time sensitive info and locating the enemy. I would then brief upper management with several options so they could make an informed decision, often under high stress situations. “The pinnacle of my career was to have the opportunity of serving twice in Afghanistan. Most of the time we had to provide ‘out of the square’ solutions to problems to get the job done, where being accurate and accountable was critical to our success and the safety of my colleagues. “By providing security, opportunity and skills to help the Afghan locals. I had a great sense of satisfaction and purpose seeing the results when driving

Andy was medically discharged with PTSD in 2010 and for the first few years he struggled daily with no sense of purpose or direction. His investment properties also began to suffer. “Being so busy (in the Army) I didn’t have time to do my due-diligence and misplaced my trust in someone who took advantage of the situation,” he said.
The GFC hit Andy and his investments leaving the properties in more debt than they were worth. Andy now speaks openly about how the financial stress triggered affected him and his loved ones. “I hit a low point 2012 when (the PTSD) was effecting my relationships with those I love closest to me,” he said. “I decided to take-action, seek help and I sought out something to enable me to turn around my situation. After a lot of research, I found there was another way and found a mentor who
taught me new skills, resonating what I loved about the army and reigniting my spark. This is where I met Warwick Bergen, my business partner. “One property at a time I slowly turned around my situation and learned that I could also help others, becoming a problem solver for my clients with property being the conduit, in-turn giving me the satisfaction I experienced while in the Army.” Andy said the idea of home ownership is something very important to him and he can see how the issues of housing affordability and saving for deposit is a problem preventing many from achieving the Australian dream. “In 2015, Warwick and I combined forces through our shared goals, passion and dreams. We believed in the idea - if we could somehow combine what we were doing and upgrade the traditional real estate model we would be able to do our bit to tackle these issues, having a positive impact that benefitted both the consumer and industry professional,” he said. “Out of the Square Real Estate brokerage was born. Two years into our journey, we’ve overcome many challenges (with many more to come) and road tested our ideas in the most difficult property markets around Australia. “We believe we’ll make a difference and moved to the beautiful Sunshine Coast to be closer to family, launch our brokerage network and continue the next chapter of the story by pursuing our dreams.” ●

BIG CHANGES IN THE WIND FROM BUDGET You can dress it up however you like, but measures announced in the budget affect negative gearing, says columnist Gordon Macdonald.
Now add to the equation the bank levy also announced in the budget, which will almost certainly result in another round of interest rate increases on mortgages soon. You might see where we’re going with this. It’s not good news. Almost a week later, the AFR seems to have twigged to the problem. In a Monday article, Louis Christopher of SQM Research, who also happens to currently be Australia’s most accurate forecaster, deemed the
changes “the final nail in the coffin”. He’s now bringing his prediction for a market slowdown forward to the second half of 2017. We’re not a fan of doom and gloom but we also like facing facts. For agents around the country, time to plan for a change in market conditions, which may well be sooner than you think. ●

LAST week’s budget was well received by most in the property industry. Both the Property Council and the Real Estate Industry of Australia were among those quick to release statements. According to an AFR article the next morning, everyone was pleased the Federal Government had “tackled affordability” and “not moved to limit or remove negative gearing”. But although there were certainly some positives for property in the budget, it seems the “experts” might not have been listening very carefully. Or at least buying a version of the facts that at best could be termed “alternative”. Firstly, a recap of some of the good stuff. Young people looking to buy their first home will now be able to use up to $30,000 of voluntary super contributions towards a deposit. There’s also a bunch of new rules around foreign investment that include removing any capital gains tax exemptions for that buyer segment. Foreign buyers will also not be able to purchase more than 50 per cent of a new development and if they leave a property sitting vacant for more than six months a year, they’ll be slugged with an extra $5K a year in tax. All of that’s got to be good to help young people and local buyers have a fighting chance. And now for the scary stuff - the changes that noone seems to be talking much about. Yet. Effective immediately, investors buying property will no longer be able to claim depreciation on plant and equipment, unless they bought the items themselves. That means items like ovens, blinds, light fittings, hot water systems and anything that’s “easily removed” from the property will no longer appear on the depreciation schedule for most buyers. FIRST HOME DEADLINE LOOMS New data shows there has been a rise in housing finance commitments over the past year with the State Government urging Queenslanders to join the growth and take advantage of the $20,000 First Home Owner Grant. The latest Australian Bureau of Statistics figures show there were 130,404 finance commitments for owner-occupied dwellings across the state in the 12 months to March 2017 compared with 125,457 in the 12 months to March 2016. Treasurer and Minister for Trade and Investment Curtis Pitt said the 3.9 per cent rise took the trend value of housing finance commitments in Queensland to $3.38 billion in March 2017. “The ABS Housing Finance data shows the total number of finance commitments for the construction of new dwellings in Queensland was 9.9 per cent higher in the three months to March 2017, compared
with the same period a year ago,” he said. “In addition, commitments for the purchase of established dwellings rose four per cent over the same period. However, it needs to be noted that both of these components have shown some slowdown in recent months, and with housing approvals falling due to an emerging over-supply of apartments in the state’s south-east, growth in dwelling investment may be constrained beyond the current financial year.” Mr Pitt said the Queensland Government remained committed to ensuring that home ownership was within reach of all Queenslanders. “That’s why the Palaszczuk Government offers assistance to get into the market through the Queensland First Home Owners’ Grant,” he said. “We have strengthened the QFHOG by boosting it to $20,000 for 12 months to 30 June 2017.
