Heavenly haven LOCATED in one of Noosa’s premium locations and offering the perfect combination of lifestyle and comfort, this top-floor apartment is a must-see for investors and holiday-makers. With a white sand beach and pontoon just below and local shops, cafes and restaurants within walking distance, this apartment is perfect for use as a lock-and-leave or to enter it into the busy holiday rental market and profit from the investment. The apartment features three bedrooms including the master suite with walk-in wardrobe, ensuite and large sliding doors that open out to the balcony and perfectly frame the stunning water views. The other two bedrooms with built-in wardrobes are located at the rear of the apartment and are serviced by the main bathroom with bath.
The apartment benefits from being the end unit with extra windows in the open-plan living, kitchen and dining space. Combined with the neutral colour scheme and high ceilings, the living areas are bright, airy and welcoming. Large sliding doors off the living room open out to the partially-covered balcony where the breath-taking panoramic views can best be enjoyed along with alfresco dining on warm summer nights. With such a premium location and breathtaking views, apartments in the Noosa Haven complex rarely come on the market with very few of the coveted apartments being sold over the last 10 years. This property also features a single car parking space, ducted air-conditioning, plus a private storage room.

Market grows after contracting Brisbane’s unit market fell just a fraction, 0.2 per cent, to $440,000 for the quarter. However, the annual median sale price grew 0.3 per cent compared with June 2015, to $441,300, and this is 7.6 per cent greater than five years ago.
THE property market in the southeast corner of Queensland returned to positive territory this quarter, following last quarter’s contraction, and the Brisbane LGA median house price has grown 1.3 per cent to a new high of $635,000, the highest this has been in history.
The Gold Coast powered to a new median house sale price of $580,156, representing quarterly growth of 3.6 per cent. The annual median sale price, of $560,000 is 6.7 per cent higher than 12 months ago and 14.9 per cent higher than five years ago, establishing the Gold Coast as one of the best performers in the state.
The data in the REIQ Queensland Market Monitor also revealed some surprises in the June quarter, including almost three per cent growth in the Townsville market - its second quarter of growth in the past year - a two per cent fall in the Toowoomba market, which brings the city of flowers its second contraction in two consecutive quarters, and an unusual twist in Bundaberg where the median unit price is more expensive than the median house price. It’s cheaper to buy a house than a unit in Bundaberg. REIQ CEO Antonia Mercorella said it had been a challenging quarter for the Queensland property market, with factors such as the lengthy Federal Election campaign and extensive uncertainty around the negative gearing debate impacting heavily on most markets. “We know from our agents that listings volumes were down and the whole market really just hit pause while they waited for a result in the election, which would also give certainty around negative gearing for investors,” she said. “Most of Queensland has struggled
The Gold Coast unit market also landed in positive territory, with a quarterly price of $390,000, which is 1.6 per cent higher than last quarter. The annual median unit price is $380,000, which is 3.3 per cent higher than 12 months ago and 2.7 per cent higher than five years ago, when it was $370,000.

For the Sunshine Coast, the median house market added one per cent value to the quarterly price, to arrive at a June median of $525,000. The annual median sale price of $515,000 is 4.7 per cent higher than this time last year and 13.2 per cent higher than five years ago. The unit market for the Sunshine Coast LGA has softened slightly, to $365,000, but the annual median price of $370,000 remains 5.7 per cent higher than five years ago, when it was $350,000.

Finance risk and mortgage stress MORE than two-thirds (67.2 per cent) of owner-occupied mortgages are now held by households with two incomes, presenting some problems if one decides to either drop out of the workforce or becomes unemployed.
These are some of the findings from the latest Roy Morgan ‘State of the Nation-Spotlight on Finance Risk’ report. The data is from Roy Morgan’s Single Source survey of more than 500,000 interviews over the last decade.
Overall, some 9.3 per cent of dual-income households are classified as ‘at risk’ of mortgage stress but if even the non-main earner drops out of the workforce, Roy Morgan estimates some 34.8 per cent will be at risk of mortgage stress.
Currently, 17.4 per cent of Australians (705,000) who have a mortgage on the home they are living in can be classified as being ‘at risk’, based on an average interest rate of 5.4 per cent. Mortgage stress is based on the ability of borrowers to meet the repayment guidelines
currently provided by the major banks and is based on the amount originally borrowed.
17.4 per cent of mortgage holders ‘at risk’ and 13.1 per cent ‘extremely at risk’.
a move to increased levels of
Over the last 10 years, mortgage holders ‘at risk’ peaked in May 2008 (32.7 per cent) when the standard variable home-loan rate was 9.45 per cent.
“Mortgage stress levels are likely to remain high even with further interest rate reductions, as this appears to encourage higher house prices and borrowings,” he said.
loss of an income in a two income-
Roy Morgan Research industry communications director Norman Morris said although mortgage stress levels had tended to decline over the last five years in line with the drop in interest rates, they remained of some concern with
“The heavy reliance on twoincome households for home-loan repayments reduces mortgage risk, providing both parties remain employed. The biggest impact on mortgage stress is likely to be unemployment or
underemployment. “This analysis has shown that the household has more impact than a doubling of interest rates. “We have seen in our research that home ownership levels are likely to decline further while prices continue to outpace growth in household incomes and as a result borrowers are likely to be stretched further in their ability to make loan repayments.”

Unit approvals soar undeterred DESPITE repeated warnings around apartment oversupply and settlement risk, the number of dwellings being approved for construction across the capital cities remains unquestionably strong, according to Core Logic RP Data. In July 2016, there were 17,380 capital city dwelling approvals which was the highest number of approvals since October 2015. It was also the third highest monthly number of capital city dwelling approvals on record. Despite a recent slowdown in capital city dwelling approvals, there was a substantial rebound in July 2016. Core Logic data analyst Cameron Kusher said looking at the split between houses and units over the month, there were 6482 houses and 10,898 units approved for construction across the combined capital cities. “There have now been more units approved for construction than houses across the combined capital cities for 22 consecutive months. Over the 12 months to July 2016, 57.9 per cent of all capital city dwelling approvals were for units,” he said. According to the data, over the past year, there have been 76,356 capital city houses and 104,835 capital city units approved for
construction. In each of: Sydney, Melbourne, Brisbane and Canberra there have been more units than houses approved for construction over the past year. Sydney - there were 54,667 dwelling approvals over the past year which is 7.3 per cent higher than the previous year. This figure comprised 16,360 house approvals (+3.2 per cent yoy) and 38,307 unit approvals (+9.1 per cent yoy). Melbourne - over the year to July 2016 there were 57,428 dwellings approvals which was -0.2 per cent lower over the year. A total of 25,880 of these approvals were for houses and 31,548 were units, with the year-on-year changes recorded at +11.2 per cent and -7.9 per cent respectively. Brisbane - The 30,901 dwelling approvals over the past year consisted of 11,210 houses and 19,691 units. Overall approvals are 4.0 per cent higher over the year with house approvals -1.4 per cent lower and unit approvals 7.4 per cent higher. Mr Kusher said despite policy makers and analysts (including CoreLogic) voicing concerns about the level of housing construction currently underway, particularly for units, approvals in capital cities generally remained unquestionably strong.
Despite policy makers and analysts voicing concerns about the level of housing construction currently underway, particularly for units, approvals in capital cities generally remain unquestionably strong. “From here, it will be interesting to see how many of these approvals immediately progress to commencement and ultimately through to a completion,” he said. “Tighter lending conditions for both developers and purchasers for off-the-plan units is likely to result in a larger proportion of approvals that don’t proceed through to a finished product. The data also reiterates why purchasers of off-the-plan units in major capital city housing markets should be very
selective with regard to the types of units they purchase. “Importantly, oversupply concerns are most visible across specific and well defined geographic areas and product types. CoreLogic’s Settlement Risk Report identifies the Melbourne inner city and Brisbane inner city as the two markets where the largest amount of unit supply is likely to be delivered over the next 24 months.”

Greater demand for unfurnished rentals BY PROPERTY MANAGEMENT EXPERT PATRICK SHERWOOD SHOULD I rent my investment property furnished or unfurnished? I often get asked by prospective landlords if they should rent out their investment property furnished or unfurnished. The answer will change depending on property type, length of lease and what your investment goals and objectives are. An important thing to remember about renting your property fully furnished is that you are responsible to ensure that all of the inventory remains in good working condition. This basically means any item in the house will need to be repaired if it stops working which could become quite expensive especially if the furniture, electrical items and whitegoods are ageing. Holiday rentals are an easy one. These properties should always be fully furnished as holiday makers expect everything to be in place when they arrive including kitchenware. Bedroom and bathroom linen do not always need to be included depending on the type of holiday property.
Short term permanent rentals generally suit a furnished property as the lease length is around three or four months. These properties are often owned by landlords that are planning on returning back to their home. They may be away for work or holidays for three months and wish to earn an income instead of leaving the property empty. Furnished short term rental properties often attract higher rents and appeal to people from relationship breakdowns, interstate relocations, people in between the sale and purchase of a new property and people waiting for their new home to be built. Traditional permanent rentals normally have a lease period of six or 12 months and in our experience over 90 per cent of these prospective tenants are looking for unfurnished properties. The exceptions to the rule are unusual properties or executive properties where the tenants work locally and have their main home in a different location.
Should you rent an investment property furnished or unfurnished? We ask property management expert Patrick Sherwood.
In conclusion, if you are not offering your property as a holiday home, then it is recommended that you make it available
unfurnished. This will appeal to the largest segment of the market and make it easier to rent quickly. If you have no choice but to
leave the property furnished, then consider a short term lease and give the tenant the option to stay on longer if they need to.
Renting is a whole lot cheaper IN good news for tenants, renting is now a whole lot cheaper according the CoreLogic RP Data’s August rent review.

combined capital average lower, with rents also falling in Brisbane (-1.1 per cent) and Adelaide (-0.3 per cent) over the year;
Mr Kusher said weaker rental market conditions are expected to continue over the coming months as overall housing supply grows.
Mr Kusher said over the past year rental rates have fallen by -0.5 per cent and are now -1.4 per cent lower than when they peaked back in May 2015. “In contrast, we saw capital city rental rates increase by 0.7 per cent at this time last year,” he said. “As long as wages growth continues to stagnate, coupled with historically high levels of new dwelling construction and slowing population growth, landlords won’t have much scope to increase rents. On the flipside, renters are now in a much better position to negotiate.”
rates are $484/week for houses and $466/ week for units.
Good news for renters in capital cities. Changing rental market conditions may also spur on repercussions for older stock, particularly units. With new unit supply being built, much of which is located in inner city locations. According to Cameron Kusher, there is the potential for a flight of tenant demand towards higher quality tenancy options in newer buildings. “It may be more difficult for owners of older units with fewer amenities to compete with better located and facilitated new unit stock, particularly if there is little pricing differential,” he said.
Over the past 12 months, rental rates have increased in Melbourne (+2.9 per cent), Hobart (+6.8 per cent) and Canberra (+2.6 per cent). Rental rates are unchanged over the year in Sydney and have fallen in Brisbane (-1.1 per cent), Adelaide (-0.3 per cent), Perth (-9.4 per cent) and Darwin (-14.1 per cent). Melbourne, Hobart and Canberra have each recorded stronger rental growth over the past year compared to the previous year.
