Where did my returns go?

Rental returns on a strong growth curve

AS property investors, we often get excited about achieving a great return on a rental property but this excitement can often turn to despair as the expected return dwindles away due to inflated price expectations and sometimes false hope from real estate agents.

IT'S great news for investors in the Noosa real estate market, with new data showing continual growth in median rent prices. The most recent data from the Residential Tenancies Authority (RTA) uses information from new rental bond lodgement forms to calculate the median rent prices in particular areas. According to the data for the 2016 March quarter, its great news for Noosa investors with consistent growth in rental prices when compared to the 2014 March quarter.

Diminishing returns occur when a property is vacant for any period of time before the start of a new tenancy. There are many reasons why a property can remain vacant. Lawns needing mowing, ripped fly-screens and damaged curtains lead to poor presentation. Having no power connected results in a dark property and delayed advertising and lack of signage leads to no inquiries because you can’t sell a secret. When you eliminate these issues, the single biggest reason for an extended period of vacancy is price. A property that is overpriced compared to other properties of similar specifications within the area will generally remain vacant. It may take you four or five weeks to realise this but the damage to your returns will already be done. For example, you have a property and it’s just been listed for rent at $490 per week but according to the market it should be $450 per week.

For two-bedroom units, there was an 11.43 per cent growth taking the median rent from $350 per week to $390 per week. Three-bedroom units have also increased from $410 per week to $450, a 9.76 per cent growth. When it comes to homes, three-bedroom homes attracted the highest growth of 13.92 per cent taking rental prices from $395 per week to $450. You can't sell a secret! A lack of signage advertising your rental can delay occupancy and eat into your returns. If it takes you five weeks to rent this property because you have had to progressively drop the price, then the effective weekly rental return on a 12-month lease drops to $408 per week. On a six-month lease this weekly return drops to a staggering $370 per week taking into consideration the fiveweek vacancy. So how do you avoid this from occurring? When choosing an agent don’t just go for the one that has given you the highest appraisal. If there is

a considerable discrepancy between appraisals, then this should set off alarm bells. Do your own research - websites such as domain.com.au and realestate. com.au will let you accurately compare your property to others. Finally, try not to get emotionally involved. If the property is priced correctly, tenants will be found quickly and you can avoid the diminishing returns problem. - PATRICK SHERWOOD

The median rent for four-bedroom homes grew from $520 per week to $580, a growth of 11.54 per cent, but two-bedroom homes experienced the slowest growth of just 3.13 per cent from $320 per week in the 2014 March quarter to $330 in the 2016 March quarter. When the Noosa-specific data is compared to results from the Sunshine Coast Council region, Noosa consistently outperforms the southern counterpart. For example, the Sunshine Coast Council region recorded a 6.25 per cent increase in the median rent of two-bedroom units, while Noosa had an 11.43 per cent increase. According to the data, Noosa outperformed the Sunshine Coast in all median rental prices except for two-bedroom homes where the Sunshine Coast has experienced 7.69 per cent growth from $325 per week to $350 and Noosa experienced a 3.13 per cent growth from $320 to $330 per week.

Building records impressive growth THE Wide Bay Burnett region has experienced impressive growth over the past 12 months, according to the latest dwelling approval statistics from the ABS. The data found Wide Bay recorded a 41 per cent growth in dwelling approvals for the past three months. Cairns and Townsville also showed improvement with an increase of 28.1 per cent and 17.5 per cent respectively during the same period.

Master Builders’ deputy CEO Paul Bidwell said the results were encouraging. “Across the state, dwelling approvals are still up across the past 12 months and I am confident detached housing will continue to grow long-term, particularly given the low interest rate environment and the State Government’s now $20,000 first home owners’ grant,” he said. While the Wide Bay Burnett, Cairns and Townsville regions showed strong signs of growth

during the past three months thanks to an increase in building approvals, the south-east Queensland region showed long-term growth. The Sunshine Coast, along with Gold Coast and the Greater Brisbane area all recorded significant improvements over the past 12 months. The Gold Coast experienced 26.7 per cent growth for the past three months, while the Sunshine Coast and Greater Brisbane experienced 30.4 per cent and 29.4 per cent respectively.
