PM’s Indi agenda By ERIN SOMERVILLE TONY Abbott will be making his first stop in Wodonga next month since becoming the Australian Prime Minister to launch a multimillion dollar project. It was announced last week that Mr Abbott would be in the Border city to unveil the Spirit of Anzac travelling exhibition in September. Wodonga will be the first stop on the $35 million travelling exhibition circuit. The announced visit has been welcomed by Independent Indi MP Cathy McGowan, despite former Liberal MP Sophie Mirabella having recently announced her candidacy for the electorate. Ms Mirabella is a friend of Mr Abbott’s and was expected to hold a spot in his cabinet prior to losing the Indi seat in 2013. Ms McGowan has beaten back suggestions that the Prime Minister’s visit is a ploy to win more Liberal Indi votes, and looks forward to welcoming him to her electorate. “Not at all, the Spirit of Anzac Centenary Exhibition is of major national significance, Ms McGowan said. “It’s fantastic the Australian War Memorial has chosen Indi for the opening and it is fitting the Prime Minister Tony Abbott will attend. The Prime Minister’s office could not confirm if further items and appearances would be included on his Indi agenda. Meanwhile, Ms McGowan will be meeting with Prime Minister Abbott next Wednesday prior to his Indi visit, with infrastructure, job creation, rail, mobile phone coverage and NBN on her agenda. Farrer MP and Minister assisting the Prime Minister for the Centenary of Anzac Sussan Ley is also eager to welcome Mr Abbott to the Border to launch the exhibition.

Tony Abbott will be heading to the Border in September. “This is a once-in-a-lifetime opportunity for our region to see this collection so close to home, and I would encourage everyone to consider booking a time to attend the exhibition, she said. “The travelling exhibition is an excellent way for us to get involved with the Anzac Centenary and learn more about our important wartime history. “The exhibition will contain many rare and unique artefacts that will be touring our nation for the first time. The nation’s launch location for the Spirit of Anzac Centenary Experience will be at Wodonga Sports and Leisure Centre from 4 to 10 September 2015. Bookings for individuals and for groups of up to 30 people can be made at www.spiritofanzac.gov.au
Ned Kelly comes alive
BEECHWORTH took a step back in time over the weekend to reflect on the town’s bushranger heritage. From period costumes, to re-enactments, and even the odd shoot out with a bushranger, The Ned Kelly Weekend proved a hit. The 2015 weekend marked the 135th anniversary since the Ned Kelly committal hearing took place. For all the action, turn to page four.

Lessons in leadership By ERIN SOMERVILLE QUEENSLAND'S first female Premier Anna Bligh will be visiting the Border on Wednesday to help inspire local women to become community leaders. Ms Bligh’s visit on Wednesday 12 August has been co-ordinated by Albury Wodonga YWCA program and aims to provide inspiration for women on the Border. “Our tag line is Young Women Leading Change, and we hope it will inspire that,” Albury Wodonga YWCA president Beth Dawson said. Anna Bligh will speak will local media professional Di Thomas about the role women play in leading change, overcoming gender inequality, and taking on leadership roles. Ms Bligh was elected to the Parliament of Queensland in 1995, became the first female Queensland Premier in 2007, and led the state through the devastating 2011 Queensland floods. She is now CEO of YWCA NSW. “We are giving people the opportunity to see how women have done it themselves, and that it is achievable and possible.” Albury Wodonga YWCA is hosting a community conversation with Anna Bligh on Wednesday, between 6.30pm and 8.30pm, at The Albury Entertainment Centre. This public conversation is a fund-raising effort to support the annual philanthropic grants program, conducted in partnership with The Border Trust, Anna Bligh will be in to support local Albury to inspire young female leaders. 142762 young women. Nourishing by nature By ERIN SOMERVILLE THE number of mothers exclusively breastfeeding their child in Wodonga is significantly lagging behind the rest of Victoria. Latest figures from Victoria’s Maternal and Child Health Services show just eight per cent of Wodonga mothers are exclusively breastfeeding their child by the time their baby is six months old, compared to the state figure of 38 per cent. This is a significant dropped when compared to the 70 per cent of Wodonga mothers who are breastfeeding their newborns when first leaving hospital following birth. The rates both locally and across Victoria fall well below World Health Organisation recommendation, which aims for 50 per cent of mothers to be exclusively breastfeeding their babies for six months by 2025. “There is not just one factor why women stop breastfeeding,” Wodonga Council’s Family, Youth and Early Years manager Marcia Armstrong said. “The World Health Organisation recommends babies should be breastfed exclusively for the first six months.” With exclusive breast feeding figures so low in the region, Wodonga Council is using World Breastfeeding Week that runs until 7 August to help make breastfeeding more socially acceptable and easier for mothers, particularly in the workplace. Wodonga Council has included support for breastfeeding mothers through its Enterprise Bargaining Agreement and by having available a hospital-grade breast pump to express milk.

Arthur has a heart for his art By ERIN SOMERVILLE ARTHUR Castley is proud to call himself a volunteer at MAMA. With Albury’s new art gallery in need of around 80 volunteers, Mr Castley was only too pleased to jump on board as the city makes its mark on the national and international arts scene. It is a project for which Mr Castley has praised AlburyCity for having the courage to invest in the often-overlooked arts sector in regional Australia. And now he is only too proud to also be playing his part. “I really want to compliment the council for having the courage to peruse along with this project despite the initial resistance, there are always the naysayers,” he said. “Roads, and gutters, and sewerage are important, but that’s not what I’ll remember about living in Albury- it’s the quality of life.” Mr Castley has signed on as a volunteer to meet new people, become a part of the arts community, and learn some new skills, and organisers say a volunteering role can even bring further benefits to those who apply. “There are always wonderful and important roles to suit everyone’s expertise - from frontline visitor contact to quiet research,” MAMA director Jacqui Hemsley said. “If you have a passion for the arts and love people then come to MAMA. “When MAMA opens, it will have one of the region’s most exciting and rewarding volunteer programs.” MAMA will host volunteer information sessions on Wednesday 19 August, at 2pm, and on Saturday 22 August, at 10am. To register to attend, please call (02) 6023 8111.

mothers.” “Exclusive breastfeeding provides babies with complete nutrition for their growth and brain development as well as providing protection from respiratory infections, diarrhoea and other illnesses.” New mother Jenni Singleton understands the importance of promot-
ing breastfeeding, with little baby Connor’s health and well-being a priority. “I think it’s really important to promote breastfeeding,” she said. “There probably needs to be more support and access to more information.”

BENALLA has been listed among Victoria’s worst locations for off-road motorcycle trauma rates and will be a major focus of a new police operation. Members from the Victoria Police Solo Unit will team up with local highway patrols in an effort to reduce off-road motorcycle injuries as part of Operation ATME (All Terrain Motorcycle Enforcement) that will run through until June next year. Benalla joins Mitchell, Baw Baw, Wellington, Surf Coast, Moorabool, and Macedon Ranges as off-road motorbike trauma hotspots. The campaign will see police appealing for motorcyclists to look after their mates when hitting off-road trails across the state. Victoria Police Senior Sergeant Dan Hilton said a quarter of all motorcyclist trauma occured off-road. “Victoria has some amazing trails for offroad riders but a fun day out can quickly go wrong,” he said. “Fatigue is one of the biggest causes of off-road injury which is why it’s important to plan your ride, stick to your plan and know your limits. “Remember to stay left and expect people coming the other way. Other riders, walkers, four-wheel drives, horse riders, mountain bike riders, campers and families all share these areas.”

Mates make good with medical help By ERIN SOMERVILLE A FUN night out with the Flying Fruit Fly stars has helped put around $80,000 in the bank for an injured Albury footballer. The inaugural James McQuillan Future Fund Black Tie Ball on Saturday helped add muchneeded funds to the James McQuillan trust fund aimed at helping the young Tiger meet his medical costs, James suffered a paralysing injury in an Ovens and Murray football match last year. It is estimated persons with spinal injuries like James’ will spend around $10 million in their lifetime on medical bills and meeting disability needs. Organisers are happy to have been able to help contribute towards these costs through a fun event on the Border.
“It was a great night,” event organiser Josh Ryder said. “The Fruit Fly kids were absolutely amazing performing over guests.” Mr Ryder also praised La Maison for providing the catering, and McRae Motors for donating a vehicle to raffle off on the night. The Border community that has rallied besides James in the past 16 months were also acknowledged on the night. “I’d like to thank the Albury Wodonga community for all their support so far, everyone has been incredibly generous.” Photographer ADAM WILSON caught some of the social and acrobatic action on the night.

Letter Free speech is at stake YOUR July 29 edition of Albury Wodonga News Weekly reported Greens NSW MP Mehreen Faruqi had “applauded the ACT Greens for the draft legislation” to make protesting outside the ACT abortion clinic illegal. And that she has “worked closely with Albury’s Rights to Privacy Group” for exclusion zones which “locally would see the Helpers of God’s Precious Infants removed from outside the Englehardt Street women’s clinic.” “It is great to see The Greens in the ACT leading the conversation,” she said. But the "conversation” seems to be running against this stifling of free speech. The Canberra Times July 20 online poll asking Do you support Shane Rattenbury’s plan to outlaw protests near Canberra’s
abortion clinic resulted in 76 per cent to 24 per cent voting No. It’s an attack on free speech to deny people’s right to protest. And Albury’s Rights to Privacy head Pieter Mourik’s much-touted petition to remove the HOGPI from Englehardt Street failed to garner the 10,000 signatures he predicted, with no explanation of its fate. Ms Feruqi claimed zones would ensure women the dignity they deserve. Abortion clinics provide dignity? They treat women as if their pregnancies are a disease in need of a cure. The recent Planned Parenthood sting in the US exposed how they treat their babies, with one official caught on video admitting to profiting from the sale of “uncrunched” (i.e., intact) body organs of aborted babies for scientific research, suggesting she might buy “a Lamborghini” with the money. IMMERSE yourself this winter in the cosmopolitan court of Catherine the Great. More than 400 works from the personal collection of Catherine the Great will be displayed in Melbourne. Gathered over a 34-year period, the exhibition represents the foundation of the Hermitage’s collection and includes outstanding works from artists such as Rembrandt, Veasquez, Rubens, and Titan. German-born Catherine the Great (Catherine II) came to power in 1762, aged 33, and ruled Russia for the next 34 years, until her death in 1796. She saw herself as a Philosopher Queen, a new kind of ruler in the Age of Enlightenment. Guided by Europe’s leading intellectuals, she modernised Russia’s economy, industry and government, drawing inspiration both from antiquity and contemporary cultural and political developments in Western Europe. She was known as the 18th century’s most visionary female art collector, and her efforts will be displayed at the National Gallery of Victoria. Join Martin’s as they travel to the National Gallery in Melbourne to see this collection on 14 October. It’s $110 per adult and $106 for concession. Tour departs Lavington Centro Griffith Road at 6.45am, Albury Rail Station at 7am, and Wodonga Plaza at 7.10am.

APT is an Australian-owned company that commenced operations in 1927. The company was created by Bill McGeary and today, 88 years later, is still proudly owned by the same family. In the early days a truck was used to transport the public during a tram strike in Melbourne. Over the years APT has grown from being a successful domestic and New Zealand coach touring operation to a truly global operation that provides multi-faceted touring options. Their reputation has seen them recognised with numerous National Travel Industry Awards including Best International Tour operator, Best International Cruise operator and Best Domestic tour operator over numerous years. Their customer satisfaction rating sits at 98 per cent, justifying their position as the number one tour operator in Australia and New Zealand. APT offer a diverse range of products; from the affordable Travelmarvel range, small group experiences to the Kimberly, European river trips, Asian select journeys, premium coach holidays, combined coach, cruise, and rail packages, right through to Botanica World Discovery journeys and Captain’s Choice tours of distinction. They operate to all corners of the
world and all of their journeys are tailormade, with some exclusive to the Australian market. APT engage industry leaders as their tour directors, ensuring tremendously high levels of satisfaction among their guests. While touring, there are special events included in many destinations; special events of a calibre that would either be an optional extra with a different company or in some instances, simply not available. It may be an authentic lobster bake on the Canada/US trip, to a fabulous food and wine dinner at Chateau Giscours in Bordeaux on their French waterways tour. APT go the extra distance and elevate themselves above their competitors. APT in conjunction with Brendon Mahony and Noelle Quinn, of TravelManagers Australia is pleased to be able to provide interested travellers the opportunity to learn first-hand about these destinations. This engaging evening at the Albury Club, 6pm on 25 August 2015, will inspire for the holiday of a lifetime, with destinations including Canada and Alaska, and their new 2016 offerings for luxury Europe River cruising; considered their most comprehensive collection of luxury river cruises and land journeys yet.

The Flowers of the North
It’s Upper Murray for fun
By RODNEY VINCENT
By ERIN SOMERVILLE
ABOUT an hour north of Chiang Rai in Northern Thailand is where you’ll find the Mae Fah Luang Garden. These landscaped gardens are sited high up on the mountain of Doi Tung and visitors are rewarded with a stunning display of plants and flowers. This garden is located on land that was originally the Akha village of Pa Kluay and the village used to be an important route for opium caravans and those involved in heroinrelated trafficking and weapons. Set in over 10 acres of land, the ornamental gardens owe their existence to the Princess Mother (the late mother of Thailand’s present king) who wanted to give those Thai people who have never travelled overseas an opportunity to enjoy a temperate flower garden. Princess Srinagarindra was a frequent visitor to the remote areas of northern Thailand in the 1970s and 1980s and with a lack of decent roads at that time, a helicopter was the only practical solution for her to visit the communities in the highland areas. Due to this method of arrival, the local people affectionatelycalled her ‘Mae Fah Luang’ (‘Royal Mother from the Sky’). A former nurse herself, Her Royal Highness took a personal interest in the health and welfare of the ethnic communities. The decorative flowers in Mae Fah Luang Garden are now grown

With red-hot winter deals now on offer, it’s the perfect time to escape for a week-long getaway, or even just to refresh the mind for a night. It’s a great time of year to enjoy the gorgeous Paddy’s River Waterfall or Bluff Falls, or simply to buckle up and take a drive around the area and soak in the lovely mid-winter scenery. Not far away from the resort, cosy up at top-notch wineries, stop in for a

When we visit the garden, the coach takes the group to a parking area lower down the mountain and the trip up to the garden is taken by songthaew (a covered truck with seating on the back) - and a bit of an adventure in itself. Go See Touring has been taking groups to Thailand for the Chiang Mai Flower Festival now for eight years and visiting these beautiful gardens in Chiang Rai has become one of the highlights of the trip.
The Chiang Mai Flower Festival is held in February each year and the staff at Go See Touring love escorting our groups up to this beautiful part of the world for not only the fun and excitement that Thailand has to offer but also for a chance to visit beautiful places like the Mae Fah Luang Garden. Go See Touring is delighted that Rodney Vincent is going to host a group to Thailand in late January 2016 and invite you to join them in visiting this fascinating part of the world. pint at the iconic Bridge Hotel on the river at Jingellic, or simply wander the picturesque surrounds of the resort and breath it all in. However, it’s the cosy fires and comfy cottages with their stunning views that will have you racing back to the resort to kick off your boots of and enjoy a little bit of Aussie winter magic. There is hardly a better way to finish a day in the fresh mountain air than in your cosy cottage with panoramic views. Curl up beside a roaring wood fire with your favourite drop, a book, or simply doze off into a blissful and peaceful sleep. With the season’s snowfalls capping the mountains in the distance, it is almost impossible not to simply switch off and unwind. The resort will also help cater to that big winter appetite that comes with being relaxed and out and about in the fresh air. If you don’t feel like venturing out or cooking, have some tasty catering brought to your door. Upper Murray Resort is also small dog pet-friendly, so your beloved pooch doesn’t have to miss out on all the winter fun. With linen included, complimentary DVD hire, wildlife and bushwalks to enjoy, and tennis and golf there are so many reasons to avoid hibernation and get out and enjoy the final weeks of winter. By ERIN SOMERVILLE THERE have been plenty of needles over at Wodonga Guardian Pharmacy this week, but they’re far from the kind that make children cry. The Guardian Angel Knitting Program has seen about a dozen volunteers set to work knitting garments for children in need. This year’s program will see Wodonga volunteers click their sticks to support the charity Kids with Cancer, where the donation of much-needed knitted items will be provided to families of children battling the disease. Often families can be left up to $20,000 out of pocket when one of their children falls ill with cancer. The program has been running at Wodonga Guardian Pharmacy for 10 years, and each year sees a different charity benefit from the handiwork of local knitters. The program runs from July until September, and aims to help reach a national target of 120,000 knitted items. Last year, the Wodonga Guardian Angels sent off 70 boxes worth of knitted goods. With the team already having collected 30 boxes, they are well on their way to helping reach the national target next month. “Anyone can get involved, pharmacy manager Debbie Grimmett said. “Even if people can’t knit, they can donate old wool. Ms Grimmett said volunteer numbers were increasing each year, with students from Wodonga Primary School even stopping by to learn how to knit. Knitted goods and wool can be donated at Wodonga Guardian Pharmacy until 30 September.

Dianetics deals with spiritual healing. It addresses and handles the effects of the spirit on the body and can alleviate such things as unwanted sensations and emotions, pains, injuries and psychosomatic illnesses. Dianetics means “through the soul” (from Greek dia, through, and nous, soul). It is further defined as “what the soul is doing to the body.” Dianetics is the fore-runner of Scientology, which began a world-wide phenomena in 1950. In Scientology, they call the spirit (or a soul) a thetan. It comes from the Greek letter Theta (Theta), which the Greeks used to represent thought or spirit, to which an “n” is added to make a noun in the modern style used to create words in engineering. A thetan is the person himself, not his body or his name, the physical universe, his mind, or anything else; it’s that which is aware of being aware; the identity that is the individual. The term was coined to eliminate any possible confusion with older concepts. The word Dianetics comes from the Greek dia, meaning “through“ and nous, meaning “soul“, and is defined as “what the soul is doing to the body.“ Dianetics is a methodology that can help alleviate unwanted sensations and emotions, irrational fears and psychosomatic illnesses (illnesses caused or aggravated by mental stress). It is most accurately described as what the soul is doing to the body through the mind. The author of the book, L. Ron Hubbard, states at the beginning of the book, “Dianetics is an adventure. It is an exploration into Terra Incognita, the human mind, that vast and hitherto unknown realm half an inch back of our foreheads.“ Chat with the Dianetics team at the Psychic and Well-being Expo in Albury on Saturday 22 and Sunday 23 August or call Kat on 0449 976 354 to learn more about Dianetics and the free workshops.

Mind, Body & Soul A pill the cure for posture? “IF THERE was a pill for good posture, they would pump the ads every night at prime time, there would be free scans at school and work and just about every man, woman and child would be told to get on it, in no uncertain terms! So says Dr Saxon Selvey, Chiropractor and PhD of Wodonga-based, Healthy Living Chiropractic, which has dedicated postural rehabilitation facilities. “Bad posture is a silent killer, wearing out people’s spines putting tension on their nervous system, causing millions of people years of needless suffering and taking years off their life,“ he said. Extraordinary claims require extraordinary evidence, but Dr Saxon is no lightweight. Having completed four degrees including a Bachelor of Science with First Class Honours and a Doctor of Philosophy, he hasn’t just read the research - he’s published research also. “Studies by Kado in 2004 and again in 2009, showed that a hunched over posture predicts early mortality,“ he said. “Similar studies demonstrate that a misaligned spine predicts higher rates of headache, neck pain, back pain, compression fractures, decreased lung capacity, abnormal myoelectrical activity in the stomach and degenerative scoliosis. So how common is this? “It’s everywhere - chances are that most of the people reading this column have postural issues, wearing down their spines and laying the foundation for problems present or future.
“Because of all the sitting and sedentary lifestyles and lack of awareness poor posture is typical, while someone with good posture is the exception. Dr Saxon shares some examples of how poor posture and lifestyle can affect even the youngest of our citizens. “Last year I saw a 26-year-old, referred by a masseur who told him he had the body of a 70-year-old. “Tough words, but she was spot on - he was very slouched over, quite overweight and had poor muscle tone. “We took x-rays and the bony spurs on his spine were very much like the osteoarthritis in a typical 70-year-old. So can bad posture wear out a person’s spine from as early as teenage years? Exactly right, according to Dr Saxon. “People need to move beyond thinking health is just the way they look or feel. “Can you feel your cholesterol levels or your glucose insensitivity? Of course not. “Health is optimal function and your nervous system is the master controller of function. “So if you’re looking for pro-active strategies to live a healthy, successful life the best place to start is with a healthy spine and nervous system, then add nutrition, exercise and a positive mindset.“

“Finally Free from Arthritis Pain Without Drugs and Harmful Side Effectsâ€? Living with arthritis pain can affect every part of your life. Cab ride totally worth it Last Cab to Darwin (M) Starring: Michael Caton, Ningali Lawford-Wolf, Jacki Weaver EVERY now and then a movie comes along which is something special, something that makes you feel and think and re-evaluate the way you see things, a movie that is so totally honest in its story-telling. Last Cab to Darwin is one of those movies. Like another Australian movie starring Michael Caton, The Castle, this is a character-driven piece. While The Castle played Caton for laughs, this is a much more emotional and well-rounded journey. Caton is Rex, a Broken Hill taxi driver who has stomach cancer and has been given three months to live. The diagnosis sees him leave his home town for the first time ever and head north to Darwin to try and take advantage of their euthanasia laws. However this is not a movie about the rights and wrongs of those laws - this is a beautiful character piece exploring human nature and the human condition - set against the scenery of the
Australian outback. Starting as a stage play by Reg Cribb, the movie is based on the 1990s case of Max Bell - a reallife cabbie from the Hill who undertook the journey north for the right to die. It has been brought poignantly but honestly to the screen by actor-director Jeremy Sims (yes, the guy from Chances). Sims takes full advantage of his leading man’s “unmade bed face with lots of close-ups as Rex comes to terms with his diagnosis and yet he never overplays it. Rex is a man who is stoic and leaves a lot unsaid with his mates (who we meet at the start of the film) but especially with his neighbour Polly (Ningali Lawford-Wolf) the woman he seems to have a love-hate relationship with. Lawford-Wolf is outstanding and the perfect foil for Caton. His journey north is one of discovery of his surroundings and of his own feelings. And along the way he meets a cast of well-rounded and flawed characters including Tilly (played charmingly by rising-star Mark Coles Smith) a young indigenous man who like Rex is hiding from himself and London nurse Julie (Emma Hamilton) who has swapped nursing in a busy city
hospital for the much quieter job of barmaid in an outback town. Both become a major part of Rex’s interior and exterior journey, as does Doctor Nicole Farmer (Jacki Weaver) the doctor who is so caught up in getting the euthanasia Bill through that she’s lost sight of the smaller picture the human at the centre of it all. Sims doesn’t shy away from showing Rex’s condition, the journey he is taking or the failings of those around him but he also shows their strengths and humanity and that’s what makes this such an empathetic and wellrounded cinema experience. And while there are plenty of serious moments, there is enough humour to keep it from being a maudlin experience - in fact while I defy you to not cry, there is also something uplifting about it too. The whole movie is underpinned by a great soundtrack of '70s music and original music by the iconic Ed Kueper. From the landscape to the acting of the five principals, Sims' understated direction and the music, this is a little gem of a film that shows Australian storytelling at its understated and poignant best. - Tania Phillips Michael Caton in Last Cab to Darwin. 142877

By TANIA PHILLIPS THEIR career has spanned more than 35 years, so you’d think there’d be no “firsts” left for iconic band Icehouse - and you’d be wrong. This week the band announced their “first” live album “Icehouse: In Concert” and to celebrate they are about to embark on a short tour taking in several “Day On The Green Events” but starting at the Albury Entertainment Centre on Friday 23 October. Tickets for the show are on sale this morning from 9am. “I’m very excited by this release,” Iva Davies said. “We’ve been back playing live since 2011 and the In Concert recordings show the band at its strongest - it certainly sounds like us! Being our first true ‘Live’ album, we’re all very happy to share this with fans and friends. While what people see on the In Concert Tour may not be exactly the same as the album, we can promise everyone it will be just as powerful. Border stories make for an amazing read ONE of the Border’s best journalists and writers Howard Jones has cemented the stories of some of the region’s most interesting characters in a new book. The book, ‘Amazing People of the Border’, shares the tales and history of the area told by local residents that would otherwise have gone unrecorded and been forever lost. From stories of a Lithuanian migrant who survived as a musician under Nazi occupation, a mother of 19 children who hosted family Christmas with a 12-pound Christmas cake, the last of the Hume Dam builders, to the last survivor of the New Australia colony in Paraguay, the book contains 40 stories that have helped shape the cities of Albury Wodonga, and neighbouring communities. ‘Amazing People of the Border’ is available at Dymocks and the LibraryMuseum.

Weekly Real Estate Albury Wodonga’s Property Guide
Living dream realised THE huge open living area of this home is spacious enough to fit a big lounge suite, a 10-seater dining table, pool table, a massive TV, and you’ll still have spare room. All three bedrooms have built-in robes, and the galley-style kitchen has plenty of storage space. Two gas heaters and ducted evaporative cooling will keep you comfy, and the undercover barbecue area provides even more living space outside. The backyard is secured with lockable drive-through gates behind the carport, and the garage doubles as a serious mancave with it’s own toilet and vanity, and a wood heater. This appealing home is located across the road from a park, and is only a few minutes drive from all Thurgoona’s facilities including primary and secondary schools, university, shopping centre, and golf club. So, if you need a substantial living area inside, and a man-cave, this ones for you.

Many factors add up to house value EVERYONE who owns property has one burning question: will my house increase in value this year? Of course no-one, not even the most experienced real estate agent, can answer that question categorically. But there are a number of factors which enable us to predict which areas are more likely than others to show an increase in median prices. Location, one of the most crucial factors in a property purchase, is the most obvious. This ranges from the street the property is in and its location in that street - for example, is it at the quiet leafy end or near a noisy main road? - to the location of the suburb itself. Factors such as its transport links, infrastructure such as schools and shopping will play a part.
Changes in these can have a bearing on property prices and whether homes in an area increase in value. For example, the extension of a railway line or other improvements in public transport, zoning changes, the building of a new school or improvements to a shopping centre can all make a property more desirable to potential buyers. The state of the property market also has a bearing. Increasing house prices and affordability issues have been good news for some middle and outer suburbs and for regional centres within commuting distance of Melbourne. As the price of property in suburbs close to town has risen, buyers have looked further out and the prices in those adjoining suburbs have risen. In towns such as Castlemaine and Kyneton, prices have increased as families,
HUTTON Real Estate
priced out of Melbourne, have bought into the area. And generally the properties which have increased the most are those close to the station, although other factors such as character features and the quality of the home also have a bearing. Competition has an impact on property prices. At a time when interest rates are low - and of course at present they are at an historic low - there’s often more competition for homes, and buyers will often bid at higher levels for properties. While market factors are beyond the control of vendors, owners can improve their property before sale. Sometimes relatively inexpensive improvements can make a big difference, but it is important to obtain advice before spending time and money. Overcapitalising a property by spend-
ing more than can be recouped at sale, or pricing it beyond what people are willing to pay in that area means it is wasted. But it is important to emphasise that buying property is a long-term investment. While some people are lucky enough to buy and sell in a relatively short period and make money, REIV data shows that there are excellent capital gains to be made for those willing to hold a house in the longer term. For example, in 2008 the median price of a three-bedroom home in inner Melbourne was $740,000. By December last year it was $990,000. In outer Melbourne the median of $320,000 was $432,000 by December last year. And in regional Victoria the increase was from $240,000 for a three-bedroom home to $302,500.

Q. Where is Hutton Real Estate? A. Shop 8 of the Coles Centre at 330 Urana Rd, Lavington.
Q. What areas does the agency operate in? A. Both NSW & VIC - in Albury, Wodonga, and nearby areas.
Q. Isn’t it off Griffith Rd near the old Lavington Library? A. Yes. We can be seen and accessed from Griffith Rd and from Urana Rd.
Q. What background does the team have? A. Nigel has been selling and leasing property in Albury, Wodonga, and nearby continuously since 1995; Elaine had several years prior industry experience before joining our team in 2009; and both Carolyn and Lorrae have personal experience of being a property investor, and have dealt with the public for decades.
Q. Who started the agency and when? A. Barry Hutton established it in October 2007 Q. Who owns it now? A. Nigel Horne became a partner in August 2009, and has been the sole owner and licensee since 1 January 2013. Q. If Mr Hutton’s involvement with the agency ceased in 2012 why hasn’t the name changed to Nigel’s ? A. If it’s not broken don’t fix it.
Q. Does size matter? A. Definitely. We operate from an office that is small but works very well – just like our team. We constantly receive feedback from our clients (vendors and landlords), and our customers (buyers and tenants), that we are a delight to deal with.
Q. How many people work there? A. Our team of 4 consists of Nigel, Elaine, Carolyn, and Lorrae.
Q. Why is our team more effective than many bigger agencies? A. We focus on getting the job done promptly, professionally, and personally. You don’t need a big profile to do the job properly. That’s why many of Nigel’s current clients, many of whom have multiple proprieties, have been with him since the 1990’s.
Q. What does the agency specialise in? A. Residential sales and residential rental management
Q. Why should potential vendors or landlords consider this agency? A. Because they want a great result from genuine people who are easy to deal with.

Local Sport Raiders prove a point By TANIA PHILLIPS Raiders have WONDONGA stamped themselves as real premiership contenders with a 25-point win over second-placed Lavington in the second week of the round 15 split round action. Playing at home at Birallee Park, the Raiders came home strongly in the second half to collect the points against their more-fancied opposition defeating the Panthers 16.11 (107) to 13. 4 (82). It was a see-sawing game with
the Raiders getting off to a good start to lead by 13 at the end of the first stanza, however a seven-goal second quarter saw Lavington go to the long-break 23 points up. But Wodonga were not to be out-done and they hit back with six goals in the third quarter to lead by four going into the final quarter. With their noses in front, the Raiders could sense an upset, kicking six and holding their opponents to three goals to claim the victory. Ross Tungatalum was the leading goal-scorer for the home team,
kicking five while best-on-ground Hayden Heta was one of four Raiders to kick two. Adam Prior kicked five for the Panthers and now has 51 for the year, making him one of the league’s leading goal-kickers. In the remaining two games played at the weekend, North Albury were big winners over the Wangaratta Rovers 20.12 (132) to 10.19 (79) at Bunton Park. Corowa-Rutherglen beat Myrtleford 9.14 (68) to 6.9 (45) at McNamara Reserve.

Battle for second place ends in draw Finals fever picks up for juniors
By TANIA PHILLIPS IT was the battle for second place as the Boomers took on Melrose in the Albury Wodonga Senior Women’s Football Association competition round 20 match at Glen Park, Lavington, on Saturday. However, if football followers were hoping to see just who were the dominant team, they were to be disappointed with the two teams (just two points apart on the ladder) proving just how evenly matched they are, finishing with a hard-fought twoall draw. Meanwhile, competition leaders Albury City proved they will be the team to beat with a solid four-two victory over Myrtleford, while St Pats had a decisive win over Wangaratta 4-1 and Wodonga Diamonds proved too strong for last- placed TCW, beating them 12-0 while Hotspurs and United had the bye. Cycling team aims to make difference By CRAIG MCMILLAN BENDED ELBOW CYCLING TEAM WHEN Wangaratta’s Tully Lyster next rides into Wodonga, it will be with a very different goal in mind. The aerodynamic bike and body-hugging clothing that propelled Tully to many great results over last summer's Bended Elbow Time Trial Series, will be replaced with his endurance bike and suit. This time Tully will be shepherding the Ride for Sick Kids peloton into Wodonga, after five days of challenging riding across Victoria. The event, now in its 4th year, is making its way to the Border, to build awareness and raise funds for the Ronald McDonald Monash and Parkville Houses that Tully Lyster will be support over 250 fami- doing his best in lies of sick children Wodonga. 142881 Picture: across Victoria. CONTRIBUTED As a McDonald’s licensee, Tully has been a long time sponsor of many cycling events, clubs and individual competitors across the region, as well as a top competitor and frequent race winner himself. A move from Triathlons over 10 years ago has seen Tully achieve a long list of results, while at the same time being a positive force in bringing cycling communities together across the wider region. With this year’s Ride for Sick Kids concluding in Wodonga, Tully jumped at the opportunity to take on the ride, but also the challenge of building awareness for the event and leveraging the great cycling communities along the way. This year’s Ride for Sick Kids kicks off in Mildura on 15 August and concludes at the Wodonga Hospital at 4pm on 19 August, with overnight stops and charity dinners in Swan Hill, Echuca and Cobram. With an aim to raise $500,000 for Ronald McDonald House Charities along the 500km journey, the riders will be burning candles at both ends, with early starts on the bike and a number of social events to raise awareness in the communities along the route. The Bended Elbow Cycling Team will be meeting the riders on the last day to share the 90km journey from Yarrawonga to Wodonga, and provide some fresh legs to help the tired riders over the final kilometres. A number of Border businesses have also got behind the event, providing auction items for the final night's Charity Dinner and Auction. For those looking to cheer the riders home and show their support, the ride concludes at 4pm at Wodonga Hospital, and tickets for the final Charity Event and Auction can be purchased from: https://www.eventbrite.com.au/e/ride-for-sickkids-albury-tickets-17407123174
