Tips on making a room feel bigger BY MELISSA RAYWORTH THE ASSOCIATED PRESS
As the weather gets colder and we come indoors, it’s easy to wish your indoor space had some of the open, airy feeling of the outdoors. It is possible to make a room feel larger than it really is: Choosing the right colors and finishes and arranging furniture properly can create the illusion of space. Here, three experts on designing small living spaces share their strategies for making rooms feel larger and more open, without the expense of construction or major redecorating.
GO BIG Surprising as it sounds, Huh recommends adding one oversize piece of furniture to a small room. Playing with scale by adding something large amid more modest-size furniture, she says, tricks the brain into perceiving that the room must be fairly large if it can hold something oversize. Ryan says this works with art as well: Consider adding a large painting or other big piece of art. “It seems counterintuitive,” he says, "”but our eye likes contrast. We like variation.” Long, dramatic curtains can trick your eye in the same way. “Hanging curtain rods all the way at the ceiling, using large art and big mirrors and vertical stripes with paint are great ways to make your eye go up visually,” says Kyle Schuneman, co-author of "The First Apartment Book: Cool Design for Small Spaces" (Potter). This has the effect of "lifting the ceiling and making it feel more spacious than it actually is.” Huh agrees: “Where you have small or low ceilings, definitely have curtains go all the way up to the ceiling.” LOCATION, LOCATION “Decluttering and cleaning up is always essential,” Ryan says, but you don’t have to pare down your furniture. Instead, try rearranging it to let energy flow more easily. “A room has good energy and good flow if
AREAS OF INTEREST “If you have just a studio or an open space, defining the areas makes it feel like there is more space,” Schuneman says, “because your eye is seeing multiple ideas.” Try using several small rugs to define different areas for sleeping, dining and relaxing. Or use different wall treatments, he says, like reclaimed wood or wallpaper, to further differentiate these areas. And in a studio apartment, “try creating a nook for your bed,” Schuneman says, “making it feel like a room within a room.” LIGHT OR DARK? This subject is open to debate. Huh has made clients’ rooms feel bigger with dark and bold colors. “Dark colors recede,” she says, so if you paint a small room a rich chocolate brown or peacock blue, “you don’t notice how small the room is.” But Ryan thinks light walls contrasted with a darker rug or dark-stained wood floor are also a strong choice. “Darkness contracts,” he says, while “lightness expands.” Whether you choose light or dark colors, “consider painting the ceiling the same color as the walls,” Huh says. “It’s like that fashion tip ... wearing the same color all over” makes you look taller. BRIGHTEN UP “Your eye will only go where there’s light. It won’t go where there are shadows,” says Ryan. “So lighting is the most important thing.” It’s also easy to remedy, and "doesn’t require moving anything." The goal is to eliminate shadows. “Make sure you have at least three points of light in every room,” Ryan says, preferably floor and table lamps “so the light is down where you’re living.” The light from ceiling fixtures doesn’t count. “It’s very far away," he says, "and makes you look bad.” One exception to that rule: “Really good track lighting … if it’s directed, pointed at your walls or cabinets.”

In small dining rooms, Ryan suggests, place a large, horizontal mirror along one wall, so that while entertaining, you’ll see the reflection of guests at your table and flickering candles. But mirrors aren’t the only reflective option: New York-based designer Young Huh uses reflective, glossy paint finishes on ceilings to make her clients’ rooms feel taller and more open.

CAIVRS database will lock you out of FHA mortgage BY CRISSINDA PONDER BANKRATE.COM
If you’ve failed to make good on money you’ve previously borrowed from the government but want a Federal Housing Administration mortgage, a little-known federal database could halt your dreams of homeownership. It’s known as the Credit Alert Interactive Voice Response System, or CAIVRS. WHAT IS IT? Maintained by the Department of Housing and Urban Development, CAIVRS keeps a record of anyone who has borrowed money from the federal government, such as a home loan, Small Business Administration loan or student loan, and defaulted on that debt within the past three years. FHA lenders access the system via phone or online to determine where a potential borrower stands. “One of the very first things that people should do is make themselves aware of the fact that this database exists,” says Bruce McClary, spokesman at the National Foundation for Credit Counseling. “It’s surprising how many people don’t know that this database is out there and that records are being kept.” CAIVRS contains the Social Security numbers of more than 1 million borrowers with various forms of government debt. As of September 2015, the share of those borrowers who were in default on an FHA single-family mortgage was 289,436. CAIVRS COULD LIMIT YOUR LOAN OPTIONS A prospective first-time buyer with limited down payment funds might consider an FHA loan as the most plausible choice for financing a home purchase. But if the borrower already has federal debt — a student loan, for example — that hasn’t been repaid and has entered default status, an FHA mortgage comes off the table. “If the database is preventing you from getting a federal loan, then you do have to turn toward some of your options among private lenders,” McClary
says, “and even there, you’re going to be at the mercy of your credit history.” That same info in CAIVRS could show up on your credit report in the form of a lien or judgment, he adds. HOW TO DETERMINE YOUR CAIVRS STATUS The public doesn’t have access to CAIVRS, so you must consult an FHA-approved lender to learn whether you’re in the system. Have this taken care of during the early stages of the homebuying process, McClary says. “(Borrowers) really should not make any firm commitment until they have that database checked to make sure that there’s nothing on there that would stop the deal,” he says. “You shouldn’t enter into an agreement; you shouldn’t pay any fees to a broker.” ARE THERE WAYS AROUND IT? Not all hope is immediately lost if you’re listed in CAIVRS but still want an FHA loan. You may either arrange a repayment plan with the debt holder or pay the debt in full, according to the HUD website. If you work out a repayment plan, you must obtain documentation from the debt holder to show HUD that the debt is current. “Then you can work around what’s in the database and work with a lender to get approved for a federal loan,” McClary says. However, if your defaulted debt is a foreclosed FHA loan, you won’t be able to apply for a new FHA loan until three years after HUD pays your previous lender for the claim associated with your mortgage foreclosure. Boomerang buyers — former homeowners who went through foreclosure and now want to own again — could find themselves in this sort of situation, says Daren Blomquist, vice president at real estate information firm RealtyTrac. “The first hurdle they have to really overcome is having that ding on their credit score removed, which takes time,” he says.

WASHINGTON — It’s the most profitable time to sell a house since the Great Recession started in late 2007. But first-time buyers are increasingly scarce. More Americans are qualifying for mortgages, yet minorities still get disproportionately rejected. Three new industry analyses released Thursday show that the recovering economy has produced a divided U.S. housing market. Where people live, their age and the color of their skin have largely influenced who has benefited as real estate continues to heal from the bursting of a mortgage bubble that triggered the worst economic downturn in nearly 80 years. Budding sales growth over the past year has overwhelmingly helped existing owners who are seeking an upgrade. But the millennials buying their first home are being priced out of the market because student debt has prevented them from saving. And a major gap exists among who qualifies for a mortgage even as the overall
approval rate improves. SELLER’S MARKET Between July and September, sellers unloaded their homes for an average of $40,658 more than they paid for their properties, according to RealtyTrac, the California-based real estate information company. This was the largest profit recorded since the third quarter of 2007, although it remains below profits averaging in excess of $100,000 during the height of the boom in late 2005. The financial gains might be enough to coax more people to list their properties for sale, ending a shortage of homes on the market. The profits are “enough to say, yes, I can leverage this into moving up and buying a bigger home,” said Daren Blomquist, a vice president at RealtyTrac. But not all markets are equal. Sellers in San Francisco pocketed $463,505. Manhattanites reaped $385,909. Those in Washington, D.C. made $130,593, while sellers in Los
Angeles came away with $115,573. Meanwhile, housing in other major U.S. counties sold on average at a loss. This includes the Chicago suburbs outside Cook County, with McHenry County sellers losing an average of $19,849. Sellers tended to unload properties for less than they paid in Baltimore, Cincinnati, Milwaukee and Tampa, Florida. “In some cases, it may have to do with outlying areas that people were willing to buy into during the housing bubble,” Blomquist said. “They’re not close enough to jobs to make sense for buyers now.” FIRST-TIME STRUGGLES Millennials, ages 18 to 34, face a less affordable housing market than their parents, forcing them to put off ownership. The share of first-time homebuyers has fallen for the third consecutive year to its lowest level since 1987, according to a survey by the National Association of Realtors. First-timers accounted for less than
a third of sales that are expected to comfortably exceed 5 million this year. This group has traditionally represented 40 percent of sales. The Realtors survey indicates that student loans and other debts have delayed down payment savings by a median of three years. A quarter of the first-time buyers identified saving for a down payment as their biggest challenge, with the majority of this group saying that education loans hurt their ability to set aside money. This problem may only worsen as student debt burdens continue to expand. College borrowers who graduated in 2014 finished on average with $28,950 in debt, a 31 percent increase over the past decade after adjusting for inflation, according to a report last week by The Institute for College Access and Success. MORTGAGE APPROVALS It’s gotten easier to receive a mortgage, yet black and Hispanic homebuyers continue to lag
substantially behind whites and Asians. The mortgage rejection rate fell last year to 11.2 percent from 12.4 percent in 2013, according to Zillow, the real estate marketplace. The rejection rate for blacks also fell over the past year, but it remains elevated at 23.5 percent. Just 2.5 percent of approvals for conventional mortgages went to blacks in 2014, even though they represent 12 percent of the U.S. population. Hispanics face similar obstacles. They composed only 5.5 percent of mortgage approvals, despite being 17.3 percent of the population. One of the issues is that home values in minority communities have been slower to rebound for the recession. Zillow found that home prices in primarily white neighborhoods are 4.7 percent below their peak, compared to being 20.3 percent below in neighborhoods that are predominantly Hispanic neighborhoods and 16.7 percent in neighborhoods that are largely black.
