Dear Readers: I know many of you blow out your sprinkler systems this time of year. But I don’t. If it’s a dry winter you should water the lawn every three weeks or so to keep the roots from drying Ken Moon out. Desiccated roots are the principal cause of those brown winter-kill spots you see in the spring in your lawn — plus they increase its susceptibility to disease, weeds and insects next year. Virtually all modern sprinkler systems are piped underground with that shiny, black polyethylene stuff. It’s so flexible that it almost never freezes to the bursting point. The pipes you really do need to protect are the ones that hang on the outside of the house (the manifold). They are almost always copper or PVC white plastic. These materials are hard and will freeze and burst the minute the temperature goes
below about 27 degrees Fahrenheit. At my house, I can quickly open a valve outside and one in the furnace room to let air into these pipes to winterize the system — and use them to handily un-winterize on a warm winter day to water. Incidentally, you don’t need to wrap insulation and duct tape around these pipes. Insulation only works if there is heat on one side and cold on the other. In this case, the insulation and the pipes reach the same low temperature together, so there is no additional protection. Finally, young trees, bushes and your perennials and bulbs can use a drink at the same time you do the lawn. Speaking of winterization: Should you shroud that outdoor A/C condensing unit? I like the idea because it’s so easy and inexpensive. I know: these units are coated with weatherproof enamel paint and have self-draining holes to get rid of melting

You can buy an inexpensive plastic cover, complete with a rubber strap, for less than $15 at a discount store. I use conventional bungee cords to secure my cover, as they create a more snug fit around the bottom. The barrier you ask about is usually a tinfoil-like sheet with holes to allow moisture equilibration. In those parts of the country with a relatively long cooling season — like the Deep South — there is some benefit to mirror heat back into the attic. Here, of course, it’s just the reverse. Seasonally, we heat almost twice as much as we cool, so having a reflective sheet up there doesn’t help much. It’s better to spend your money on extra blown-in insulation material. Shoot for a total depth of around 15 inches — an R value equivalent of about 50.
Make sure the spring actuated flapper on the outside vent closes fully when the fan is off. Sometimes the installer will get a little aggressive with the attachment screws and create a slight bend or twist that stresses the cover and keeps it from operating properly. Loosen whichever screw is the naughty one so you get rid of the strain and back to that positive close. You can also fashion a baffle box out of plywood. It has the shape of an old fashioned

Then there are those who find even straightforward tasks, like choosing a carpet color or clearing out a kitchen drawer, to be tough. These include the estimated 3 to 6 percent of adults who suffer from attention-deficit disorder. For many with ADD, the process of prepping a home for sale and making a housing transition can feel overwhelming, says Linda Anderson, a consultant to adults with ADD. “Getting a house ready for the market is a multi-stepped project that involves the coordination and sequencing of tasks. Though many people with ADD are intelligent and accomplished, pursuing a major project in a systematic way doesn’t come naturally to them,” says Anderson, a former president of the Attention Deficit Disorder Association. Compounding the organizational issues confronting those with ADD is the barrage of information and input in an increasingly digital age. ADD, (also known as “attention-deficit hyperactivity disorder” when it includes over-activity), is a problem involving habitual distraction, impulsivity or both. Many adults with ADD have substantial careers. But complex projects, requiring sustained attention, can prove extremely difficult for them. “People with ADD need guidance through the planning process to help them stay on track,” Anderson says. A well-trained coach can help those charting a major move to develop a game plan and then to break that plan down into manageable pieces. “Without an action plan, any big project — including the sale of a home — can so overwhelm the ADD brain that it will shut down from stress,” Anderson says. Here are pointers for sellers with ADD: SEEK OUT HELP FROM A SUPPORT PERSON Ellen Faye, a productivity and organizational specialist, says people with ADD should be selective in deciding who to choose as a support person for their work. “There are many excellent organizers who specialize in helping those with ADD,” says Faye, president of the National Association of Professional Organizers, which has nearly 4,000 members. By visiting this association’s website, you can search by specialty for organizers in your area. Another way to locate an ADD specialist is through a site run by the International Coach Federation. LIMIT THE POSSIBILITIES FOR DISTRACTION Anderson uses several time-management techniques to help those with ADD to tackle the tasks involved in a lengthy project. One approach is to reduce the number of interruptions that can lead to attention-absorbing digressions. “For blocks of time, turn off your phones and shut down your email until you’ve completed the task at hand,” she says. She also urges you to take frequent breaks during a tiring task, such as painting a bathroom. To ensure you don’t skip needed breaks, use a kitchen timer and give yourself a brief break when it goes off.

Average US rate on 30-year mortgages eases to 3.85 percent THE ASSOCIATED PRESS
WASHINGTON — Average long-term U.S. mortgage rates eased slightly this week, continuing at low levels that could entice potential homebuyers. Mortgage giant Freddie Mac said Thursday the average rate on a 30year fixed-rate mortgage declined to 3.85 percent from 3.86 percent a week earlier. The rate on 15-year fixed-rate mortgages ticked down to 3.07 percent from 3.08 percent.
Rates have stayed below 4 percent for 10 straight weeks. The Federal Reserve announced Sept. 17 its decision to keep interest rates at record lows for now. A rate hike by the Fed could bring higher rates for home loans. The Fed has kept the federal funds rate near zero since the financial crisis struck in 2008. Despite the low mortgage rates, fewer Americans signed contracts
to buy homes in August, as pending sales slumped amid broader concerns about the global economy. Signed contracts to purchase homes have climbed a healthy 6.1 percent over the past 12 months, aided by steady job growth and low loan rates. The August data issued Monday by the National Association of Realtors indicate that home sales lack the stamina to keep accelerating.
Uncertainty in the financial markets and rising prices for homes are stirring doubts about affordability for many would-be buyers. To calculate average mortgage rates, Freddie Mac surveys lenders across the country at the beginning of each week.
