The 61st annual Parade of Homes was recently hosted by the Housing and Building Association of Colorado Springs (CSHBA), August 7 through 23. Ranging from less than $150,000 to more than $1,600,000, 24 builders presented 32 homes dispersed throughout 21 different Pikes Peak area communities. The Parade featured a number of categories judged by industry professionals as well as Parade of Homes attendees. The 2015 Parade of Homes winners were revealed by the CSHBA at the annual awards banquet, August 28. Winning more awards than any other builder at this year’s Parade, Century Communities celebrated a dynamic evening, walking away with seven awards. In the category of homes between $440,000 to $500,000 Century Communities’ Residence 4511 was awarded Best Kitchen, Best Floorplan, and Best Craftsmanship, as well as Best Overall Home. In the category of $500,000 to $600,000
Century Communities’ Residence 5530 won Best Master Suite, Best Interior Design and for a second time, Best Overall Home. Mike Fenton, VP of Operations for Century Communities Colorado Springs division stated, “These awards show the team’s commitment to quality and make me proud that we have the best homebuilding team anywhere. If you have not seen the models at Lake of the Rockies, you are missing out. We are so proud of the homes Century Communities builds!” Century Communities was founded in 2002, Colorado-based Century Communities is a builder of single-family homes, townhomes and flats in Colorado, Texas, Nevada and Georgia. The company offers a wide variety of product lines and is engaged in all aspects of homebuilding, including the acquisition, entitlement and development of land and the construction, marketing and sale of homes. Century Communities is a top 25 U.S. homebuilder based on homes delivered.

Trails within The Farm will connect with regional trails — LaForet Trail and the Santa Fe Trail. Along with open spaces, pocket parks will be interspersed throughout. The Gathering Place will be the heart of the community, an upcoming expansion consisting of four-acres adjacent to Lake Ann and Lake Mildred. A remarkable set of amenities will be on hand including a community clubhouse with fitness center, outdoor pool, multipurpose rooms, and an upstairs lounge or “adult space.” Further growth at The Farm will include a kids-fishing area, non-motorized water sports like canoeing or kayaking, and a small amphitheater for community events, concerts,
and shows. Small Batch Builder Adamo Homes presents The Simon Plan and The Daniels Plan at The Farm, located on Seabiscuit Drive. Both deliver the meticulous details Adamo is known for: kitchens designed for entertaining, premium appliances and beautiful cabinets; first floor master suites with spa style bathrooms and generous walk in closets; and a laundry room connected to the master bedroom closet. The Simon, at $489,210 delivers three bedrooms and three baths, while the Daniels, at $485,930 boasts four bedrooms and three baths. Luxury finishes, like a partially finished basement, upgraded fireplace, coffered ceiling, gas line to the deck and custom cabinets are just a few distinctive touches. Dear Ken: The rubber gasket in the disposal keeps getting slimy and is hard to keep clean. Any ideas? – Gayle This usually comes up in the summertime, when bacteria multiply more rapidly. That splash guard collects all kinds of ricocheted junk when the blades are spinning — and it’s the one smelly part that many folks forget about. No magic answers here. Use a round toilet bowl brush dipped in ammonia to scrub both the rubber guard undersides and as much of the top of the disposer
chamber as you can. Cover the opening with an old towel when withdrawing the brush as it splatters easily. You may need to do this once a month for proper hygiene. Dear Ken: Do tankless water heaters work OK? I’m told the water here is too cold for them to work correctly. Do you agree? –Charles In virtually all temperate climates, water comes into the house at about 50 degrees F. That’s because the year round soil temperature at the 5 foot depth of most water lines is pretty constant. Tankless (also called on-demand) water heaters can handle that temperature difference, but with a couple of provisos. Avoid electric versions — they don’t provide the “oomph� of their natural gas or propane cousins. Second, you may need to increase the size of the gas line and maybe the flue vent leaving the
water heater to accommodate the 100,000 or so BTU demand of the new tankless model (that’s about 45 percent more than a regular model). By the time you pay for those changes, the heater itself and the normal installation charges, you could have invested as much as $3000. The time required to recover that extra expense could be a decade or more; I think a “normalâ€? tank-type water heater with an insulting blanket is a better choice. And remember, tighter federal energy standards enacted since you bought your last water heater means that it’s a good idea to buy the next larger size. For example, if you have 40 gallons now, buy a new 50 gallon size. And don’t forget to pull a permit from the city.  Ken Moon is a home inspector in the Pikes Peak region.
