Beware of ‘storm chasers’ BY KEN MOON SPECIAL TO SPRINGSHOUSES.COM
Dear Readers: If your house has been hailed on, you may be in line for a new roof. But there’s no hurry. You have up to six months — Ken Moon in some cases a year — to file a claim with your insurance company, and they’ll usually give you an extension if you ask. So if someone you’ve never heard of bangs on your door and offers to immediately put on a new roof “because we’ll be in your area,” send them on their way. Socalled “storm chaser” companies and individuals flood areas which have had widespread casualty losses, like our recent hail storms along the Front Range. They may or may not secure a roofing permit from the city, may not have adequate (if any) insurance, and probably won’t be there for you after the re-roof, if you have problems. Also, if anyone offers to fudge the
bill to “cover” your deductible, they are proposing fraud. That should be the biggest red flag of all. After you’ve coordinated your situation with the insurance company and its adjuster, get a couple of bids from local companies you’ve heard of — or your neighbors have had good luck with. And remember, the amount of your settlement with the insurance company is strictly your business alone. Don’t share it with anyone. Dear Ken: The bottom of my kitchen sink cabinet is a mess. How can I repair this myself? – Karen These particle board bottoms don’t hold up very well under wet conditions. In spite of your best efforts, a little water lands on this surface almost every time you use your spray hose And if the faucet and its countertop base aren’t kept
well caulked, water can seep around those edges and also wind up down below. I don’t think you’ll have to remove the old base. Buy enough 3/8-inch exterior grade plywood to cover the bottom. You’ll probably have to cut it in half to get it through the door opening of the cabinet. Apply a generous dollop or two of construction adhesive or Liquid Nails to the underside of the “new” wood and some short drywall screws around the edges. Once it’s set and stabilized, apply a sheet of some inexpensive sheet vinyl to protect the new floor from those inevitable drips. Use a leftover or scrap—which you may be able to get for free at a local floor store. Dear Ken: How can I keep dust from entering my furnace through that mandatory air intake duct? – Robert
This is analogous to similar complaints I get about wind-driven snow entering through that same opening. The fix is the same. We can force the wind (and dust) to make an additional 90-degree turn. Here’s how: build an open ended box out of 3/8" exterior plywood a little bigger than the vent cover. Install it upside down (open end towards the ground) over the vent. But here’s some good news. Perhaps you can eliminate this vent and its concomitant cold air altogether. The rules governing combustion and so-called makeup air into the furnace and water heater area have changed. Many times you can grab this required air through a louvered door or grilles installed in the sheet rock. But run this by your HVAC contractor for approval before you make any changes. This is a big deal. If you starve the furnace room for air, you can let carbon monoxide into the living space!
Dear Ken: My white leather couch is becoming discolored and I want to dye it to a light tan. Is that a good idea? – Heather I don’t think you’ll like the end result. Leather furniture accumulates layers of body oils, fingerprints and other "pollution". That means that your dye job will be blotchy at best. Also, I wouldn’t trust an on-the-job color change to hold fast enough and not rub off under the wear and tear of numerous couch potatoes. Check with a furniture restoration company about cleaning the white sofa as is. You’ll be much happier. Ken Moon is a home inspector in the Pikes Peak region. WASHINGTON — Americans are buying more homes and at higher prices, yet new data shows that mortgage debt is little changed. The Federal Reserve Bank of New York said Thursday that outstanding U.S. mortgage debt slipped 0.7 percent in the April – June quarter to $8.12 trillion. That is up slightly from a year ago and about the same level as three years ago when the housing market bottomed. The second quarter’s decline
occurred even as Americans took out more new mortgages, either to refinance old loans or purchase homes. New mortgages totaled $466 billion in the second quarter, the most in almost two years. Those trends suggest Americans are paying down mortgage debt at roughly the same pace as new loans are made, evidence that homeowners remain wary of housing-related debt. Total mortgage debt peaked at $9.29
trillion in the third quarter of 2008. Overall, the New York Fed’s report indicates that there is little sign of a return to bubble-era excesses in mortgage financing, even as the housing market rebounds. Would-be buyers are bidding up prices on a scarce supply of available homes. Sales of existing houses climbed to an eight-year high in June. And home prices rose nearly 5 percent in May from a year earlier, according to the S&P/Case-Shiller
20-city index. They jumped 10 percent in Denver, 9.7 percent in San Francisco and 8.4 percent in Dallas — big increases that are making homeownership increasingly unaffordable for the typical family. Yet there are many signs in the New York Fed’s report that housing finance is much healthier than before the recession. Just 95,000 people received new foreclosure notices in the second quarter, the fewest in the 16-year history of the
data. And total And in another sign of caution, total borrowing on home-equity lines of credit fell $11 billion in the second quarter, to $499 billion. That’s far below the peak of $714 billion six years ago. The amount of new mortgages has risen for four straight quarters, the New York Fed said, after falling to a 14-year low of $286 billion in last year’s second quarter. Ways to make sharing a bathroom easier BY KATHERINE ROTH THE ASSOCIATED PRESS
During the morning rush before school or work, the bathroom can easily become a crowded war zone cluttered with toothbrushes and hair products. But sharing even a tiny bathroom doesn’t have to be an ordeal. So jostling roommates and family members, take heart: Here are some ways to make bathroom coexistence easier, from bigger investments like double sinks and updated showers to easy tricks and affordable gadgets that maximize space and minimize clutter. LOOK HIGH AND LOW FOR STORAGE SPACE “The main thing is take a fresh look at your space and make use of unutilized areas,” said Betsy Goldberg, home director at Real Simple magazine. An under-the-sink expandable organizer (like one at The Container Store) fits around the drainpipe to make the most of an often forgotten space, she said. An inconspicuous shelf (Ikea) can also be hung above the doorway. Stashing things out of the way creates more elbow room around the mirror and sink. MAKE CABINETS DO MORE Keep smaller items in order with the right wall cabinets and organizing tools. Goldberg recommends MagnaPods (The Container Store), which fit easily on the inside of cabinet doors to hold makeup tubes and brushes upright and out of sight. And don’t forget that medicine-cabinet shelves are adjustable. “People usually keep the shelves wherever they are, but just adjusting the shelves can help make cabinets much more efficient,” she said. Acrylic display boxes (Nile Corp.) also help maximize space. OUST THE EXTRANEOUS “If you’re going to share a bathroom, it’s important to move all non-essentials out. Toilet paper can go in a trunk in the hallway outside the bathroom or on a shelf installed above the bathroom door,” Goldberg said. “Towels can be rolled and put in neutral straw baskets in a narrow console in the hallway. The bathroom is prime real estate, and hampers are so bulky they would be better off in bedroom closets or the hall.”
BE SAVVY ABOUT SORTING “If you can, give each person a drawer of their own,” Goldberg said. “But when keeping things in a shared medicine cabinet, it’s easiest to store things if you keep like with like, instead of separating things by person.” CLEAR THE COUNTERS For hair dryers and other styling tools, the Blow Away Vanity Organizer (OrganizeIt.com), keeps things up and out of the way. Essentials can also be hung on humidity-resistant Command Hooks, available at many hardware stores and other retailers. CONSIDER THE KIDS If kids are sharing a bathroom with adults, they might do better with low hooks than towel bars; that way, they can put things back themselves, said Cheryl Dixon, head of brand and trade marketing at Grohe America. IF YOU CAN REMODEL, SEE DOUBLE “Double sinks are the most important features in shared bathrooms,” said Goldberg. And showers can be customized to each person’s height and spray preferences, Dixon said. “Do you want a hand shower or head shower? Choosing one with different spray settings helps a lot and makes sharing a shower much easier,” she said. Digital-technology faucets remember user settings for each person’s preferred water temperature and flow. Dixon noted that her company’s Retrofit shower, with exposed piping, lets you change out the whole shower if need be without breaking the wall. “It just fits right onto the existing plumbing,” she said. COOPERATE AND CLEAN It might help to schedule bathroom times, and every person using the bathroom should learn to clear the drain and change the toilet roll, says Leslie Josel, author of “What’s the Deal with Teens and Time Management.” “If the family gets into a few basic habits like this, the whole experience will be easier for everyone,” she says.

those increases to keep overall mortgage debt mostly unchanged, according to economists at the New York Fed. A wave of refinancing has lowered borrowing rates, allowing homeowners to pay down more principal each month and less interest. Many homebuyers are making larger down payments. And the proportion of investors and other buyers paying cash has been elevated for most of the economic recovery. Still, the New York Fed’s report also revealed some of downsides to recent housing trends. It’s still very difficult for those without sterling credit to get mortgages. And a smaller proportion of Americans own homes, even as sales have ticked
up. Just 63.4 percent of Americans are homeowners, down from 69 percent in 2007 and the lowest level in more than four decades. Separately, the New York Fed said that Americans are ramping up borrowing to purchase new cars. New auto loans rose to a 10-year high of $119 billion. That pushed total outstanding auto loans above $1 trillion for the first time. Overall household debt — which includes mortgages, student loans, auto loans and credit cards — stood at $11.85 trillion in the second quarter, little changed from the first. That is 6.5 percent below its peak in the third quarter of 2008, when it reached $1.268 trillion.
