If you are dreaming of a new kitchen, you have probably spent time online looking at the latest design ideas. Sites such as Pinterest and Houzz are wonderful for gathering ideas, discovering new color trends and creating a wish book of ideas. But a well-designed kitchen goes far beyond the color of cabinets and layout. Features that are available to you include energy-efficient appliances, surfaces that are durable and easy to keep clean, automated faucets with touch controls, LED lighting, electrical outlets with USB ports and automated electronic controls. Darren Moore, chief architectural designer for Los Angeles-based Ecovations Lifestyle Inc., encourages his clients to detox their kitchens by using sustainable materials. “Sustainable materials are the future, and we can make a difference in the world around us by selecting these products,” he said. “Making responsible, educated choices when it comes to what we put in our home and in our kitchens is good for everyone.” Energy-efficient appliances are key to responsible kitchen design, but bigger is not always better. Each appliance should be sized to fit your needs. Huge, dualfuel ranges may look sexy in magazine ads and showrooms, but do you ever have six pots going at once? If you don’t, then don’t go bigger. Go more efficient. The refrigerator is the biggest energy user in the kitchen. Consider counterdepth upright refrigerators or smaller under-counter units to cut down on energy consumption and provide
convenient access. One of the largest surfaces in a kitchen is the countertop. It can be hard to keep sealed and clean. Granite and marble are porous, which means the surfaces may have the potential to harbor bacteria. Countertop manufacturer Silestone has developed surfaces that contain a bacteriostatic formula developed by Cosentino. Silver ions help prevent the propagation of bacteria. The countertops are available in a variety of colors and patterns and
keep their seal. Touch-free faucets and automated electronic controls can be used to reduce water and energy use and the spread of harmful bacteria. The Sensate touchless faucet by Kohler frees your hands to reduce the chances of spreading germs throughout the kitchen as you prepare and cook meals. Pass your hand under the faucet to turn on the water. Electronic motion controls such as those designed by Eaton can turn
kitchen and pantry lights on or off when you enter or leave the room. Hands-free lighting control can also create a safer environment. No more walking into a dark space as you juggle grocery bags. LED lighting saves energy and also provides a safer work environment. LED lighting tape strips can be placed under the edge of counter tops to light the insides of drawers and cabinets. Keeping a kitchen clean and sanitary should be at the top of your planning list when designing your new kitchen.
Before you buy a product, ask yourself how easy it will be to clean and disinfect. If harsh chemicals will be needed to keep it clean and looking good, then find a replacement. Look for products that can be cleaned with vinegar, baking soda and lemon. You don’t have to wait for a new kitchen to take advantage of some of these innovations. By incorporating just a few into your existing kitchen, you will be one step closer to a healthy, energyefficient kitchen.

CAN WE TALK:
A new phase for 2015 BY TERRY R. BRUNETTE

The year 2014 is gone. And with the New Year, 2015, having been ushered in there will likely be changes for many of us and our great city. There are already changes in the works for this humble columnist regarding my role and responsibilities with the Regional Building Department. Some of you may know that from 1980 thru 1999 I was a General Contractor in Colorado Springs. I held, and still hold, an A1 License and built
custom homes and commercial projects. During my sixteen years at RBD I have worn many hats. For my first nine years, I was a field inspector performing Residential and Commercial inspections primarily in the Downtown area and on the West Side of the city. Next, I took over the Dangerous Building division, work without permits, and complaint departments. In 2008 I started the “CAN WE TALK” column in The Gazette. I also had a two year stint working in the Contractor Licensing department. I was involved in performing Damage Assessment after the Waldo fire, the Black Forest fire, the flooding in Manitou
and the Cheyenne Canyon area. And over the last year I had the honor to oversee the Building Inspector Division of the department. Spending nineteen years of my career in the Building Industry in the private sector and the last sixteen years in the enforcement side of the industry has given me a unique perspective on what we do. The next phase of my career will be working part time for RBD, primarily getting the Elder Abuse program up and functioning as well as I think it can. I will also be spending part of my time working with the Council of Neighborhood Organizations (CONO).
In that role I’ll be looking for ways to address ‘blight’ in our neighborhoods by reviewing the city codes that are currently in place to see how effective they really are. Any change will likely take time as the current system is antiquated and in many ways dysfunctional. My new role could go in several interesting directions and will evolve over time. I’m looking forward to the new challenges waiting for me in my part time role as well as other opportunities that may arise during my free time. I will continue to write my column, hopefully on a more regular basis. I may end up
writing a column for CONO as well, but that’s yet to be determined. Having spent my entire life in Colorado Springs I am committed to doing everything I can to help our community be the best it can be. The National Association of Home Builders predicts that the 2015 singlefamily home sector will outperform a strong 2014. There are cautions: Moody’s predicts mortgage rates will rise from about 4 percent now to 6 percent by 2017. In the meantime, let proven fundamentals, applied with a few modern wrinkles, rule the day. Here are 10 tips for 2015 to help the real estate process. DO SWEAT THE SMALL (CHEAP) STUFF, SELLERS Little touches go a long way in the buyer’s eye, starting logically with the entry. Trim bushes, wash walkways and change out trampled welcome mats. Inside, de-stink with candles and counter sprays, de-jam closets and de-clutter rooms, focusing keenly on kitchen counters. Hide scrub brushes and other fantasy-killing labor tools. Dust, wax, scrub toilets, wash windows, test and clean lights, put out fresh towels, winnow family mementos, harness or hide that avalanche of toys, remove prescription drugs from medicine cabinets and police the yard for “pet bombs.” TAKE NOTE(S), BUYERS In a whirlwind house-hunting tour of several properties, buyers benefit by keeping a pro-and-con checklist of each
home they visit. Otherwise, the features of several homes tend to blend together in a tired brain by day’s end. Creating a rating scale of 1 to 10 also helps, as does carrying a checklist of specific features that you seek in an ideal home. SELL BY SEASON Winter: Unfurl throw rugs and spotlight functional fireplaces. Near holidays, add touches like wreaths and pine-cone centerpieces. Display photos of your home a season ahead, particularly in winter, so buyers can see the house ensconced by greenery. Spring: Fresh-cut flowers and candles bring spring scents indoors. For that new-start look, do extra spring cleaning and use brightly colored linens, spreads and pillows. Add little pops of color to the entry and landscape. Summer: Highlight patios and other outdoor areas. Swap out dark towels and curtains for light colors. Put out a seasonal fruit basket or add hanging flowers. Keep the house cool but not cold. DRILL DEEPLY Buyers are regularly advised to scope out the block at varying hours, but why
not drill down further to see if your potential new neighborhood is fading or flourishing? Bad signs: A major local employer is struggling or moving away; adjacent neighborhoods are progressively turning into rentals; and a few too many for-sale homes are lingering on the market. Nearby commercial spaces remain persistently vacant. Good signs: Schools are in high demand and well-rated. Young families and artsy types are moving in. Older couples are “aging in place” and nearby commercial properties are getting redeveloped and quickly leased. For-sale homes are generating multiple offers. ‘BIG DATA’ IS EVERYWHERE, SO TAP IN Some agencies offer “livability” ratings by ranking and contrasting neighborhoods by air quality, traffic choke points and specific data on a home’s energy efficiency. Banks already use “big data” to gauge the worth of foreclosures and short sales, and mobile apps now offer it for consumer and agent use. Ask agents if they offer this and other edgy technology such as highdefinition aerial footage shot by drones. TRANSPARENCY EQUALS TRUST Buyers will certainly enlist inspectors to twice-over your home. So instead
of inviting disappointment, delay and distrust, go transparent with your own presale inspection. It’s far better to know now about issues with the plumbing, HVAC (heating, ventilating and air conditioning), foundation, electrical systems and roof. Provide the buyer a copy of the inspection along with repair receipts, and explain if or how you’ve adjusted your price accordingly. MATH VERSUS EGO Too often, buyers get caught up in win-at-all-costs negotiation. They’ll stubbornly let as little as a few grand lock them out of the right house. At an interest rate of 4.5 percent, the difference between paying $200,000 and $195,000 — assuming 1.25 percent property tax and 15 percent down — is only about $25 per month on a 30-year mortgage, or about the cost of lunch for two at a fast-casual eatery, before the tip. RETAIN MINERAL RIGHTS With so many giant natural-gas fields (shales) in play across the U.S. and new ones pending, homeowners should exercise “seller’s market” clout to retain mineral rights. While that intent needn’t even be mentioned in the sales contract in some states, it’s always safest to note it, provided the buyer doesn’t protest. Avoid that scenario by conveying those rights to a trustworthy relative or to an
energy company buying them before putting the house on the block. BUYING? THEN COOL IT FOR A WHILE Refrain from making big capital purchases like a new car, opening new credit cards or amassing big chunks of other new debt before buying a home. These raise your debt-to-income ratio, which lenders examine to determine the mortgage amount you can afford. Also avoid moving large sums of money around, changing banks, changing jobs and becoming self-employed before buying a home. THE PRICE IS RIGHT Accurate home pricing from the outset sells homes. Some agents advise sellers to overprice because inventory is low. Others say go below market to spur a bidding war. Don’t get caught up in pricing games. Activity in the first month of a listing is always the best, so don’t risk wasting it. Price too high, and scare off many buyers and agents. Price too low, and risk leaving dollars on the table. Hiring the right agent based on recommendations, response time, in-person interviews, track record and data support will yield that pricing expert you need. Steve McLinden writes for Bankrate.com.

Savvy job seekers know how important choosing the right words is when communicating with prospective employers. Your impressive resumé, brilliant responses, and eloquent cover letter might make you a front-runner — but fail to make eye contact, fidget too much, or forget to smile, and you just may blow the whole thing. Here are some interview body language mistakes that could cost you a job offer.
happiness. It conveys a friendly attitude, interest, and indicates that you want to communicate with someone. But there is much more to it… A smile needs to be genuine to be effective. This can be a challenge during a job interview, especially when your nerves are frazzled. To combat this, make sure you are well prepared for your interview, which will make you more relaxed. Also, practice smiling in front of a mirror and see for yourself the difference a genuine smile makes. The Genuine Smile: A genuine smile involves the whole face including the eyes. The Forced Smile: People who put on a forced smile only use the muscles around the mouth. But the top half of their face remains virtually unchanged.
FAILURE TO MAKE EYE CONTACT The eyes are often called ‘the windows of the soul’ as they can send many different non-verbal signals and reveal your thoughts and feelings. As you engage in conversation, eye movements are a natural and important part of the communication process. When a person looks directly into your eyes, it indicates that they are interested and paying attention. But don’t stare too intensely, as prolonged eye contact can feel threatening. On the other hand, breaking eye contact and frequently looking away during your interview may indicate that you are distracted, uncomfortable, nervous or unprepared.
BAD POSTURE How you hold your body is an important part of body language. Posture can convey a wealth of information about how you are feeling as well as hints about personality characteristics, such as whether you are confident, open, or submissive. Sitting up straight, for example, may indicate you are focused and paying attention to what’s going on. Sitting with the body hunched forward, on the other hand, can imply that you are bored or indifferent. Not the kind of message you want to convey during a job interview.
LACK OF SMILE Smiling is a universal indicator of

FIDGETING Grooming gestures are common in highpressure settings. It’s just nervous energy and a natural desire to appear your best. And for the most part, they’re not even an issue. These small movements or habits — playing with your hair, fingernails, and jewelry — only become a problem when they are a distraction to the interviewer. To prevent excessive energy, lay off the sugar and caffeine prior to your interview. During increases in energy, you are more likely to fidget. Consider wearing your hair back if you feel the need to repeatedly tuck your hair behind your ears when stressed or uncomfortable. Also, try to avoid rings, watches and jewelry for the exact same reason. If it’s not there, you won’t play with it. If you don’t play with it there’s no chance of distracting your interviewer, which will keep his attention where it should be: on your conversation. Remember an interview is only a conversation, and you have had thousands
upon thousands of conversations in your life. So develop a simple system to “check in” on your body. Stay positive every time you straighten yourself in your chair or refocus on the interviewer’s eyes.
