Twenty Years On: Peter Harris Reflects on Two Decades of Barbados Sotheby’s International Realty By Peter Harris, Executive Chairman, Barbados Sotheby’s International Realty
T
wenty years is a significant milestone for any business. But for me, the story of Barbados Sotheby’s International Realty has never really been about longevity for its own sake. It’s a story about people, relationships and the belief that a small Barbadian company could carry one of the most prestigious names in international real estate without losing its own personality — or its understanding of what makes Barbados, Barbados. We opened our doors in 2004 as a five-person boutique agency working out of a small chattel-house-style office in Holetown, serving primarily the island’s West Coast. We were never trying to be the biggest real estate company on the island, and we still aren’t. Our ambition was always different: to build a business for clients who valued personal attention, discretion and genuine expertise — the kind of clients who don’t want to be shown a catalogue of properties, but want someone who actually understands what they’re looking for. That philosophy hasn’t changed in twenty years.
How the Sotheby’s partnership came about By the mid-2000s, Sotheby’s International Realty was expanding its network of carefully selected affiliates around the world, and Barbados — long recognised as one of the Caribbean’s premier second-home destinations for high-net-worth buyers — was firmly on their radar. It was one of the key markets they wanted to establish in the region. We were fortunate to be selected from among a number of wellestablished real estate firms on the island, and being chosen was by no means automatic — we went through a rigorous series of interviews and discussions. I think what set us apart was, in a sense, our inexperience: we were young, fresh to the market, and looked at real estate differently to the way things had traditionally been done here. We brought energy and a willingness to challenge convention, while being completely committed to the standard of service the Sotheby’s name demands. In 2006, we were named the Barbados affiliate of Sotheby’s International Realty. For a young Barbadian company, that was an extraordinary endorsement — and a considerable responsibility. Twenty years later, I believe we’ve honoured it.
What it means for our clients Being part of the Sotheby’s International Realty network means our clients get the personal attention of a boutique Barbadian company, backed by an extraordinary international infrastructure. Today that network comprises nearly 26,000 sales associates across more than 1,100 offices in 86 countries and territories — and the global brand itself celebrated its own 50th anniversary this year, having grown out of the Sotheby’s auction house in 1976. For a seller here, that means a beautiful Barbados property is no longer marketed only to people already looking at Barbados — it’s exposed to a global network spanning many of the world’s leading luxury markets. For buyers, often purchasing a significant asset thousands of miles from home, it means confidence: they have people on the ground they can trust, and that relationship frequently continues long after the transaction closes. We’re not the biggest office in Barbados, and I say that without any hesitation — we’re a boutique operation that has built its reputation managing clients with a taste for the very best. Sotheby’s fits that niche perfectly. Over the years, we’ve deliberately grown into a full-service business spanning sales, holiday and long-term rentals, property management, marketing and concierge services. We now manage more than 100 properties, and our team supports clients through every stage — from finding and purchasing a home to managing it and, where appropriate, renting it out when they’re away. We don’t simply want to sell a property. We want a relationship with a family that lasts decades.
Why choose Sotheby’s in Barbados The Sotheby’s name opens the door, but our people and our service have to justify a client’s decision to walk through it. Luxury, to us, isn’t only about the price of a property — it’s about the quality of the experience. It means answering the phone. It means knowing your client. It means understanding that two people looking at identical properties can have completely different needs, and it means being there long after a commission has been earned. We’ve always operated on a simple internal philosophy we call “I Can” — the idea that whichever member of our team a client approaches, that person takes ownership of getting the request handled properly. That culture is what took us from a five-person office to the team we are today.
From five people to twenty-five When I think back to that small office in Holetown with five of us, and look at where we are now, I feel enormous pride. We’ve grown to a team of more than 25 across sales, rentals, property management, finance, operations, marketing and concierge. But the number matters less than the people behind it — real estate is a relationship business. Buildings are the assets we represent; people are the business we’re actually in. Many of our staff have built relationships with property owners that now span years, and in some cases generations. That kind of trust can’t be bought with advertising. It has to be earned.
Looking ahead While this anniversary is a moment to look back, I’m far more interested in what’s next. We’re expediting construction of our new, purpose-built office building, and we’re aiming to have our team moved in as early as March next year. Twenty years ago we were five people with a very large ambition, working out of a modest Holetown chattel house. Soon, we’ll be operating from a building of our own — a physical marker of our confidence in Barbados, in our people, and in the future of the luxury property market here. Technology will undoubtedly reshape real estate over the next twenty years — AI, digital marketing, virtual viewings and data will all change how clients discover and evaluate property, and we intend to embrace all of it. But there’s one thing I don’t believe technology will ever replace: trust. A client buying or selling an exceptional home still wants someone who understands the market, understands the property, and — most importantly — understands them. That combination of international reach and genuinely personal Barbadian service is what has defined us for twenty years, and it’s what will define the next twenty. We started small, we stayed personal, and we’ve never lost sight of what the Sotheby’s name asks of us. Our goal for the next chapter is much the same as it was at the start: represent exceptional properties, look after exceptional people, and continue showing the world why Barbados is one of the truly special places to call home.

Branded Residences: A New Offering for Barbados
B
arbados is entering a new chapter in luxury homeownership. With the arrival of Pendry Residences Barbados, the island’s first branded residences, homeowners will enjoy the privacy and comfort of a home of their own, complemented by the personalized service, amenities and hospitality of a luxury resort. For those who choose to make Barbados their home away from home, whether for a few weeks a year or an extended stay, the appeal goes beyond the island’s beautiful setting. It is the ease of arriving to find everything thoughtfully prepared. A fully furnished residence, cared for while you’re away and supported by a dedicated team to anticipate your needs, from housekeeping and concierge services to in-residence dining and personalized experiences. That is the philosophy behind branded residences. More than simply associating a luxury hospitality name with a private home, the concept brings the brand’s signature service and hospitality into the ownership experience. Homeowners enjoy the independence and privacy of their own residence, with access to services and amenities that make owning a home away from home exceptionally effortless. That distinction is particularly meaningful in Barbados, where many second-home buyers reside abroad. While an island retreat offers an idyllic escape, maintaining a property from thousands of miles away can present challenges. From furnishing and preparing the home for arrival to coordinating upkeep and managing the details between visits, the responsibilities of second-home ownership can quickly add up. Branded residences are designed
8
to simplify the experience, allowing homeowners to spend less time managing their property and more time enjoying it. At Pendry Residences Barbados, this thoughtful approach begins before owners even arrive. Luxury waterfront residences are delivered fully furnished with bespoke interiors and can be personalized in anticipation of each visit, from stocking the refrigerator to arranging favorite refreshments. The philosophy is simple: a home that is always ready to welcome you, allowing you to settle seamlessly into island life from the moment you arrive. The experience extends well beyond the residence itself. Situated along Barbados’ coveted Platinum Coast and anchored by a private 110-berth marina, Pendry Residences Barbados offers homeowners access to Pendry’s distinctive collection of amenities and experiences, including Spa Pendry, Paintbox Children’s Program, Compass Sports, exceptional dining, wellness offerings, marina privileges and dedicated concierge services. Here, the comforts of private homeownership and the thoughtful hospitality of Pendry come together to create an effortless approach to Caribbean living. Pendry’s arrival represents more than the introduction of a new residential offering to Barbados. It reflects a broader evolution in luxury residential, where the value of a home is defined not only by its design and location, but also by the experiences and lifestyle it affords. In a destination celebrated for its natural beauty and warm hospitality, Pendry Residences Barbados introduces a new perspective on luxury island living, where perhaps the greatest luxury of all is simply having more time to enjoy it. Tired of your interiors? Changes made on a budget!!!
I
t’s the ‘spruce up’ time of the year. You are looking around your home thinking – I’m so tired of this or that, how can I modernize my home without breaking the bank? Here are a few excellent ideas that work really well.
PAINT Nothing makes an impact more in a room than painting it. Whether you want to freshen up the colour you have or you want to change the colour totally, paint can give you a whole different look instantly. It can make the space look cosier, brighter, bigger, lighter depending on what you want. It can separate one area of the room from another or create zones. If you are good at it, In the kitchen or bathroom you can try DIY on your cupboards by taking them off at the hinges and painting the doors. Update the knobs! You will be surprised at the result these small and relatively inexpensive changes can make. LIGHTING Nothings ads layers to an interior like lighting. Use it to create depth and dimension. Mix up the light sources with a floor lamp, table tamp and ceiling lamp. You should also be using LED Bulps as they might be expensive at first but last longer. I’m also a big fan of candles. Whether real or fake, candles can add warmth and atmosphere to any table and room.
I LOVE Rugs. They bring so much warmth to a room and sometimes pull it all together. You can change the whole feel of the room with a good rug. Watch out not to buy too small or too big a rug as that can look odd.
RUGS
MIRRORS We all know mirrors can make a room look bigger and brighter so use them to full advantage. Mirrors should have a purpose. LAYERING Once you have your painting done, now you need to make it look like a home. Try some artificial plants – try to avoid the cheap shiny ones and go for the ones with the matt finish. On your sofa get some new throw cushions but get different sizes, shapes, patterns and textures – building your colour pallet and giving dimension to the furniture. A sofa with just a bunch of plain cushions looks cheap and boring. Buy some art for the walls. You don’t have to spend a fortune on this. You can use photos of the family or pictures from trips. Mix up sizes and shapes. Have fun! If you want to go for bigger framed art, there are reasonable art pieces on sale at the stores around Barbados so go and have a hunt around. BEDROOM The bedroom can look a whole lot different by just changing the bed linen and the throw pillows on the bed. You can get a new bedhead or try to upholster the old one. Drapery can also change the whole look of a room and many places on the island sell ready made ones if you can’t afford the custom made. STORAGE Don’t put all your stuff in open bookcase cupboards. Buy some nice baskets and store away all the mess. Looks much better and more organized If you need guidance, there are loads of helpful videos on line. Whatever you decide to you, if it’s just a few things or a major refurbishment, enjoy the result and have a wonderful season in your new space!

The ABCs of AML: What Every Property Buyer and Seller in Barbados Should Know By Chris Hassell, President, Barbados Estate Agents and Valuers Association (BEAVA)
B
uying or selling property is one of the biggest financial decisions most of us will ever make. Reputable agents in Barbados have always taken care to know who they are dealing with. What has changed is the level of detail. The law now sets out specific requirements for how agents verify who their clients are and where their money comes from, and how those checks are documented, before a transaction moves forward. That doesn’t happen at your first conversation or viewing. But at the right point, a professional agent will ask for your identification, proof of address and details of your source of funds, and will
check them carefully. An informed buyer or seller is in a stronger position to meet the opportunity when it comes. Understanding the process starts with understanding the terms, so let’s begin with the ABCs of AML.
The ABCs: terms every buyer and seller should know AML / CFT (Anti-Money Laundering / Countering the Financing of Terrorism). The laws and procedures that stop criminals from disguising illegal money as legitimate income, or from moving money to fund terrorism. Property can be used to make illegal funds appear legitimate, which is why real estate is included. CDD and EDD (Customer Due Diligence and Enhanced Due Diligence). CDD is the standard set of checks your agent carries out on every client. EDD is the deeper level of checking used when a client’s profile is assessed as higher risk. EDD may involve additional information, such as bank statements or proof of a business sale. DNFBP (Designated Non-Financial Businesses and Professionals). Businesses and professionals outside the banking sector whose work puts them close to high-value transactions, and who therefore carry AML duties. In Barbados this includes real estate agents, attorneys-at-law, accountants and dealers in precious metals and stones. They are supervised by the Compliance Unit of the Anti-Money Laundering Authority. Entity Risk Assessment. After collecting your details, your agent or their Compliance Officer scores your profile as low, medium or high risk. A high score doesn’t mean you’ve done anything wrong. It just means EDD applies. KYC (Know Your Customer). The identity and background
34
information your agent must collect: valid photo ID, proof of address, occupation and contact details. PEP (Politically Exposed Person). Someone who holds, or has held, a prominent public role, such as a senior politician, judge, senior civil servant or military officer, plus their close family and associates. Being a PEP is not a problem, but it automatically means extra checks. SOF and SOW (Source of Funds and Source of Wealth). Source of funds is where the money for this purchase comes from: a mortgage, savings, the sale of another property. Source of wealth is how you built your overall wealth: a career, a business, an inheritance. Expect to be asked about both. STR (Suspicious Transaction Report). A confidential report an agent must file with the Financial Intelligence Unit (FIU) when something about a transaction doesn’t add up. Agents are legally forbidden from telling the client a report was made. UBO (Ultimate Beneficial Owner). The real person who ultimately owns or controls a company. If you buy or sell through a company, expect your agent to ask who its shareholders are, who controls it, and who ultimately stands to benefit.
Agents are gatekeepers, and that protects you Real estate agents are often the first professionals to meet both sides of a property deal, well before the attorneys and banks get involved. That makes us gatekeepers. The checks we carry out are not just about satisfying a regulator. They protect you, whichever side of the table you are on. If you’re buying, you want to know that the person selling the property is who they say they are, and that they have the right to sell it. You want your agent to be working with other agents who exercise the same level of due diligence. When every agent verifies their client, the risk of fraud, a disputed title or a deal falling through is greatly reduced. If you’re selling, your property may be your largest asset. You don’t want to find out that you have sold your asset to a criminal, or that years down the road you are involved in an investigation because of who bought it. When your agent verifies the buyer and understands where their money comes from, they are protecting your name and your sale.
“Why do I have to do this again?” We understand the frustration. Some buyers and sellers tell us: “I’ve already been through all of this with my bank and my attorney. Why are you asking me again?” It’s a fair question, and there are strong reasons. • Each of us has our own legal duty. The law places the
F E AT U R E
responsibility on every regulated business separately. Your agent can’t simply rely on your bank’s or attorney’s file. If the Compliance Unit inspects the agent, they will ask to see the agent’s own records. • This is a new transaction. Your bank may have checked you when you opened an account years ago. This purchase or sale involves a specific property, a specific sum and a specific source of funds, and that is what needs to be verified now. • Your agent is often first in line. Agents usually meet clients before the attorneys and banks do. Getting the checks done early means problems are caught early, not on the eve of closing. • Every professional in the chain is a safeguard. Each check is another layer of protection for you, the other party and Barbados. And if you have already been through this process once, you should already have everything ready.
“But you’ve known me for years” Perhaps you’ve worked with the same agent for a decade. Perhaps they’re a friend, or even a family member. Why would they need your information? The law makes no exception for long relationships, friendships or family. Your agent must still document and verify, every time. An agent who skips the process because they “know you” are putting both of you at risk.
The bigger picture: how Barbados got here If you’re wondering why all of this is happening now, the answer lies in Barbados’s recent history. The global rules on money laundering are set by the Financial Action Task Force (FATF). In our region, that work is carried out through the Caribbean Financial Action Task Force (CFATF). Countries that fall short are placed on the FATF’s “grey list” of jurisdictions under increased monitoring. Those decisions are made at the FATF Plenary, its main decision-making meeting. In February 2020, Barbados was placed on that grey list. While local banks maintained their correspondent banking relationships, the listing meant more documentation for international transactions, possible additional costs, and some transactions taking longer to complete. After four years of reform, Barbados
was removed from the grey list at the February 2024 Plenary and later came off the European Union and UK high-risk lists. Part of that reform was strengthening and spelling out the requirements of real estate agents, including how clients must be verified and how records must be kept. Real estate is treated internationally as a higher-risk sector, because property is an attractive way to turn dirty money into a clean asset. That is why the checks your agent carries out are now more detailed and more thoroughly documented. The next international evaluation of Barbados is expected in 2027, and every sector has its part to play. Not everyone in our industry agrees with how far these rules reach. Real estate agents in Barbados don’t handle client money; deposits and settlement funds pass through attorneys-at-law. Many in the profession have questioned whether agents should carry DNFBP duties at all, pointing to duplication of checks attorneys already carry out, extra costs for small firms, and the risks of storing clients’ personal information. These are fair points. Our profession is committed to playing its part, and we will continue working alongside our regulators towards an approach that is measured, proportionate to risk and reflective of local realities. But as things stand, this is the law, and every agent must follow it. Is your agent on top of this? If your agent isn’t familiar with these terms, and hasn’t asked you for KYC information by the time your deal starts moving forward, you should be concerned. Ask your agent: • Do you have a written AML policy and procedures? Can you explain how they work? • Have you been trained in AML compliance? • Do you hold a professional real estate licence? A professional agent will welcome these questions. On the horizon, agents who are not taking this process seriously will get left behind and risk professional consequences. Choosing an agent who does things properly protects your purchase, your reputation and Barbados. The Barbados Estate Agents and Valuers Association (BEAVA) is the oldest and largest real estate association in Barbados, with a mandate to improve the professionalism and integrity of all aspects of real estate and valuations in this country.
