How does the purchase process work?
When you are comfortable proceeding to purchase a 10% deposit of the purchase price is paid to a third part to hold in escrow. You sign the Purchase Agreement and your time is reserved. The developer will work with you on payment dates for the balance, typically payment is made in 30 days. All paperwork should be provided ahead of time to allow you to fully review and to ensure all questions have been answered.
What is included in the Annual Membership Fee?
All running costs associated with the home, accessing resort facilities and costs related to supporting the Fractional Ownership structure make up the Membership fee. Some resorts will also have a branding fee. Runing costs include full interior/exterior maintenance, an allocation for a reserve/sinking fund, property tax, insurance, accounting, administration, water, internet, phone and third party management fees. Many developers will break off the electrical costs to bill based on consumption as the variance is different owner to owner. Breaking off any consumable that varies significantly is best broken out to allow the forecasting budget to be accurate.
These accounts should be available to owners and show a break out of the fees.
Any surplus in fees charged should be deposited into a separately held account and accounted for ideally by property. The management company’s fee should be a percentage of hard costs, typically between 10-15%.
When is maintenance work carried out?
Usually a period of time is blocked off from sales and is held by the developer to ensure an annual maintenance sweep of the residences. Best practice is to have an app or Members portal where owners log items noticed during their stay that need improvement with closed loop communication for accountability to the fractional owner.
Can I rent my Fractional Ownership?
Some developers will ask you to rent through their offering, particularly if they are trying to control the rental rates in the market. Many developers will allow owners to rent privately without restriction.
Can I sell my Fractional Ownership?
It is best to be allowed to sell your ownership directly at any time. Some developers will assist and remarket on your behalf. It is common to recommended third-party websites for resale. When a developer try’s to control the secondary market tit can take longer for an owner to exit.
Can I pass on my ownership to my children? / Do I need a lawyer?
When the fractional ownership is held with a third party, you will be transferring the beneficial interest for your property/time. All due diligence and compliance work is performed during the process of placing the homes into the third party structure. As a purchaser you are always entitled to have legal review; it is not required and most clients read the documentation and proceed with their understanding of the transaction.
What if the developer is no longer involved in the development?
This is when a third party holding the ownership really pays dividends. The third party will act as the protectorate of the ownership to guarantee your right of occupancy and management of the villa. The also assists owners in voting to replace the management company as needed. The structure continues independent of the developer.

In an era where “luxury” is often overused and West Coast ownership opportunities are increasingly limited, a new boutique development near Alleynes Bay is quietly redefining exclusivity.
The appeal of the Platinum Coast has always been its balance of tranquility and prestige. Yet, for today’s buyer, the narrative has shifted from availability to scarcity. With much of the coastline already established, finding a new build that offers both contemporary design and a premier location is becoming a rarity. Enter Bijou.
Featuring just 13 ultra-luxury residences steps away from the pristine shores of Alleynes Bay, Bijou has been conceived as an intimate and carefully considered addition to one of Barbados’ most desirable coastal corridors. The project is being delivered by Escape Developments, whose West Coast portfolio features a track record of successfully completed and sold-out projects. That proven history has established the group as a trusted name in the island’s luxury residential market.
The name Bijou, meaning “a jewel,” speaks to the scale and intention of the development. Rather than a large residential complex, Bijou has been designed as a refined collection of homes where privacy, architecture and setting work together to
create a distinctive sense of place.
Perfectly positioned between Holetown and Speightstown, Bijou places residents within easy reach of the area’s renowned restaurants, boutique shopping and vibrant social scene, while maintaining the privacy of a quieter residential setting.
The architecture embraces a contemporary coastal aesthetic, softened by lush landscaping and integrated greenery that allows the building to sit naturally within its surroundings while framing views of the Caribbean Sea. Inside, the homes are centred around spacious open-plan living areas where expansive glass doors lead onto generous covered patios, creating a seamless transition between interior and exterior spaces and allowing the sea and surrounding landscape to become part of everyday living.
Each ultra-spacious four-bedroom residence offers a flexible lock-off configuration designed to support both private living and luxury rental use. Open-plan interiors, generous terraces, and seamless indoor-outdoor living create residences that feel relaxed, functional, and naturally connected to Barbados’ West Coast lifestyle.
The development also places strong emphasis on resort-style living. Residents will enjoy a private amenities deck featuring an infinity pool overlooking the Caribbean Sea, a fully equipped gym, sauna and cold plunge, as well as a covered social space with an outdoor BBQ area designed for relaxed entertaining. Landscaped gardens, secure gated access and dedicated parking complete the sense of comfort and privacy, while beach facilities are available nearby at Rico’s on the Beach.
Bijou presents an exceptional opportunity to secure a brandnew residence in one of Barbados’ most sought-after coastal locations. The limited residences that remain offer the perfect multi-purpose appeal – serving as a luxurious primary home or personal vacation retreat, while remaining effortlessly primed for the island’s premium rental market.

This is of course the start of the hurricane season. Are you prepared? Is your insurance adequate? Do you have storm shutters? Do you know where the shelters are? It’s time to tidy up around your property – get rid of potential flying objects, trim the trees, check the generator if you have one and if you don’t, maybe now is the time to consider getting one. Don’t be complacent. Beryl two years ago showed up we are not immune from storm damage. Get in the water and a few supplies – just in case.

The Barbados real estate market is thriving in a seller’s market-limited inventory, strong demand, and increasingly, multiple offers at list price. It’s exciting for those selling, but this pace brings its own challenges.
As members of the real estate industry and the Barbados Estate Agents and Valuers Association, we learn from our colleagues about common issues that arise in transactions. These aren’t character flaws; they’re planning gaps that can disrupt even promising deals. Here are five key considerations we’re observing and how to address them.
1. Sellers Neglecting the “Next Step” Problem
A property sells quickly-sometimes within weeks-and the seller suddenly has nowhere to go. They’ve committed to a closing date but are scrambling to find a rental, often settling for something they don’t want or at a higher cost.
Before you list, sit down with your attorney and realtor to discuss your timeline realistically. If you’re planning to purchase another home, start looking now-don’t wait until your sale is closing. Budget for a transition period and discuss agreed closing dates with your attorney. A licensed BEAVA agent will help coordinate this timeline, ensuring you’re not scrambling at the last minute.
2. Assuming Your Paperwork and Title Are Ready
Sellers often assume that because they own their property, everything is in order. But there can be surprises-liens, outstanding taxes, boundary disputes, or missing documents. In a market where a strong cash offer might come through, losing a buyer because you weren’t prepared is costly.
During the months you’re waiting for offers, reach out to your attorney to confirm your title is clear and all documents are in order. Yes, quality real estate agencies will prompt you about this, but ultimately the responsibility is yours. This preparation can be the difference between closing smoothly and facing delays that erode buyer confidence.
3. The Attorney Question: Making the Right Choice
Both buyers and sellers often turn to their family attorney-someone they know and trust. That loyalty is understandable, but not all attorneys practice real estate law with equal frequency or expertise. An attorney who handles criminal law or corporate matters, even if excellent in their field, may not be nimble with conveyances.

Ask your attorney how many conveyances they handle annually and whether residential real estate is a regular part of their practice. If the answer is “not many,” consider someone whose practice is built around real estate. Choose an attorney whose expertise aligns with your needsthis decision can genuinely shorten your path to closing.
Buyers often delay, thinking they have time. In today’s market, they don’t. When you find a property that meets your needs, fits your budget, and feels right-speed matters. Properties are moving, and multiple offers happen. If you’re not positioned to act, you’ll miss it.
Coordinate with your realtor on specific days when you’re available to view properties. Get your finances in order-have your mortgage certificate ready or proof of funds available. When you find something you love, make the effort. Being a buyer in a tight market requires you to be ready when opportunity arrives.
A buyer secures preliminary financing, months pass, and when they go to finalize the mortgage, they’re reassessed. Financial circumstances have shifted, and suddenly the loan amount they qualify for has changed. For both buyer and seller, this derails deals at critical moments.
Keep your lender in the loop throughout your search. A brief message letting them know you’re actively shopping prevents surprises. If circumstances change-a job shift, additional debtcommunicate early. The loan officer from four months ago won’t know you’re seriously shopping unless you tell them.
All five of these considerations trace back to one thing: insufficient focus on your core relationships. In real estate, success hinges on three key partnerships-your realtor, your attorney, and your lender.
When choosing professionals, do so thoughtfully. Have clear conversations about expectations and realistic timelines. Communicate regularly throughout the process. When all three are working in concert, the path forward becomes much clearer.
A licensed BEAVA agent brings market knowledge, negotiating skill, and accountability. They’ll coordinate between your attorney and lender, keeping you aligned and on track. The Barbados real estate market offers tremendous opportunities for buyers and sellers right now. Addressing these five considerations and building solid relationships with your professionals will help you navigate it smoothly and confidently.
