Why More Buyers Are Choosing to Build Within Established Communities in Barbados

Across Barbados’ prime residential market, a clear trend is emerging: buyers are increasingly drawn to brandnew homes, with many choosing to purchase land and build rather than buy a completed property. So much of the housing inventory can be dated and it takes a lot to create a ‘project’ to bring it to today’s standards. While building from scratch can feel like a daunting prospect, doing so with a reputable, proven not promised developer offers a compelling balance of customization, lifestyle and risk mitigation.

One of the biggest concerns for anyone considering building in Barbados is managing risk — from infrastructure readiness to timelines and cost certainty.

Gated communities; such as Royal Westmoreland, provide certainty in an uncertain world. Core infrastructure such as roads, utilities, drainage, security and communal services are already in place. Planning frameworks, design approvals and construction guidelines are clearly defined and tested, avoiding the delays and unexpected costs that can arise when navigating the process independently.

Design freedom is important, but so too is protecting long-term property value. Established communities implement architectural and landscaping guidelines that ensure homes complement their surroundings, maintain consistent standards and enhance the overall aesthetic of the neighbourhood.

These guidelines are not restrictive; rather, they provide a framework that balances individuality with cohesion — a key factor in sustaining resale and rental appeal over time.

Unlike isolated plots, building within a completed community allows owners to enjoy the benefits of their investment long before construction is finished.

Access to amenities such as golf, beach facilities, fitness centres, dining, concierge services and property management adds tangible lifestyle value during the build period. Owners can stay on island, monitor progress comfortably, and begin enjoying the community as it comes together around their new home.

For those seeking a bespoke home without the uncertainty often associated with building independently, established

communities offer a sophisticated alternative. By combining choice and customization with structure, support and lifestyle, this approach reflects the evolving priorities of modern property buyers in Barbados.

As demand for brand-new homes continues to grow, building within a well-planned community is fast becoming one of the most compelling ways to have the perfect home for the buyer, realize the capital growth of creating a turn key modern home and produces more rental income with the scarcity of more contemporary living.

Making Life Beautiful With Suzanne Koshnoodi

Unveiling the Rise of Grove Group Design; Exploring the Secrets Behind Their Design Triumphs

This fall, we had the joy of interviewing Suzanne Koshnoodi and discussing the evolution of her design firm within Grove Group D.B.L. division. It’s easy to feel at home with Suzanne; it’s been her specialty for a decade now. After pivoting from her own marketing agency in NYC to follow her passion for design, Suzanne founded Grove Group in 2016 with her husband, Max. Three kids, eleven years, five hotels, and an impressive client roster later, Suzanne’s singular ethos and aesthetic have made her an incomparable force of inspiration, far beyond four walls. Renowned for their unique aesthetic that artfully merges modernity with traditional elements, they have won over numerous homeowners and design aficionados alike.

Suzanne’s expertise draws a diverse clientele, from homeowners to commercial projects, with her evolving ten-year style highlighted by bold color and texture. “When I first started, my style was much brighter within the white family, but over the years, it has become warmer and softer. I now prefer less harsh whites and appreciate more depth in color. As I’ve gained confidence, I’ve learned which trends to embrace and which to skip,” the designer adds.

Like top designers, Suzanne believes that timelessness and modernity beautifully go hand in hand. “The ideal balance is where ‘forever’ meets ‘now,’” she says with a smile. She loves incorporating classic elements that stand the test of time, but she also enjoys adding her own personal touches. “Whether it’s a fabric I can’t get out of my mind or a finish I’m eager to use, it’s all about creating a foundation that lasts, then adding layers of personal touches.”

This achievement stems from a strong business foundation, driven by a vibrant design studio that has expanded from a modest condo-hotel project to creating ground-up villas, home extensions, and renovations. Looking ahead, Suzanne aims to diversify further with a line of furniture and home decor products, marking an exciting new chapter for the company.

Space to Breathe, Room to Live

Our team fully embraces the island’s active, outdoor rhythm.

For those who call Barbados home, life is about wellness & balance - staying active, spending time outdoors, and moving through the day at an easy, natural pace.

“Some days it’s pickleball or padel, other days it’s golf or polo lessons at Apes Hill, and there’s always time for the beach or a swim.

Life here isn’t rushed or staged - it’s active, social, and grounded in the outdoors, which is what makes Barbados such an easy place to settle into long-term.”

Richie Quintyne, CEO, NVEST Estates Active Island Living

“What defines Barbados is how people actually live — early swims, active days, and time outdoors woven into everyday routines, with nature ever-present - and the occasional monkey crossing the golf course!

It’s a lifestyle shaped by movement, balance, and ease, where staying active feels effortless and life remains genuinely enjoyable.”

Buying Early at Bijou: Why Pre-Construction Still Delivers an Edge in Barbados

In Barbados’ mature property market, savvy buyers understand that timing matters just as much as location. Pre-construction purchasing continues to offer early movers a real advantage, particularly when the fundamentals of the development are right. Bijou Luxury Residences by Escape Developments is a clear example of where buying early isn’t speculation. It’s strategic.

One of the strongest advantages of buying pre-construction is value. Early buyers typically secure pricing below completed market levels, creating built-in upside as the development moves from launch to completion. While new luxury developments continue to emerge across Barbados, truly elevated, beachadjacent West Coast opportunities remain limited. With just 13 ultra-luxury residences at Bijou, pricing will adjust as availability narrows, rewarding early commitment.

What you are buying also matters. Designed by acclaimed architect Michael Gomes, Bijou has been conceived as a refined

coastal retreat where architecture and nature work in harmony. Residences are elevated above the parking level to maximise privacy and uninterrupted sea views, with expansive covered patios that blur the line between indoor and outdoor living.

Interiors are light-filled and elegant, defined by warm wood tones, clean lines, and curated finishes that prioritise flow, comfort, and longevity over short-lived trends.

Resort-style amenities have been deliberately chosen to enhance everyday living rather than overwhelm it. Residents will enjoy a rooftop infinity pool with panoramic Caribbean Sea views, an amenities deck with a fully equipped gym and sauna, and covered social spaces ideal for entertaining.

Location further strengthens Bijou’s appeal. Perfectly positioned along Barbados’ West Coast corridor between Holetown and Speightstown, just 70 steps from the calm waters of Alleynes Bay, the development offers easy access to the island’s best dining, shopping, and nightlife while remaining removed from its busiest pockets. This balance is exactly what underpins long-term desirability and value. It is also what supports sustained rental appeal, particularly for buyers seeking well-located, low-density residences that perform consistently over time.

Confidence in buying pre-construction ultimately comes down to the developer. Escape Developments has established a strong delivery record in Barbados, with recent sold-out and completed projects including Alora, Azzurro and Sorrento, providing reassurance that what is launched aligns closely with what is ultimately delivered.

With pre-construction prices starting from US$1.579 million, buying early at Bijou is about recognising opportunity at the right moment. Backed by a proven developer and a highly considered design, the development brings together a rare combination of fundamentals that underpin long-term value on Barbados’ West Coast.
