ou know that a REALTORŽ is a licensed professional who represents buyers and sellers in a sales Joe Garst, transaction of 2014 President real property. Spokane Association of REALTORSŽ Do you also know that a REALTORŽ, in addition, can be a man or woman of letters? I’m talking about these letters: ABR, ALC, CCIM, CIPS, CPM, CRB, CRS, CRE, GAA, GREEN, GRI, PMN, RCE, RAA, SRS, SIOR, SRES, AHWD, BPOR, EPRO, MRP, RSPS, and SFR. Perhaps you’ve seen some of these letters after your REALTORŽ’s name and wondered what they meant. These letters are earned by a variety of requirements, usually with time in a classroom and time in a career. In other words, dedication above and beyond what may be considered “standard.� The National Association of REALTORSŽ recognizes these designations and certifications which acknowledge experience and expertise in various real estate sectors. A REALTORŽ with one or more of these letters could be particularly helpful in your next real estate transaction. Here are just a few explained: GRIŽ = Graduate, REALTORŽ Institute. REALTORSŽ with the GRI designation have in-depth training in legal and regulatory issues, technology, professional standards, and the sales process. A graduate of the REALTORŽ Institute is well positioned to serve and protect increasingly sophisticated buyers and sellers. SRESŽ = Seniors Real Estate Specialist. The SRESŽ designation program educates REALTORSŽ on how to serve the real estate needs of the fastest growing market in real estate, clients age 50+. Seniors often need to make real estate decisions that include estate planning, affect extended family members and include other timein-life decisions. SRSŽ = Seller Representative Specialist. The SRSŽ designation program is the premier credential in seller
representation. Some sellers need a REALTORŽ who has an edge on valuation, negotiation, inspection and other seller-specific issues. ABRŽ = Accredited Buyers Representative. The ABRŽ designation is designed for real estate buyer agents who focus on working directly with buyerclients at every stage of the home-buying process – especially if the purchase is your first home or the property is unique in some way. CRSŽ = Certified Residential Specialist. The CRSŽ designation is useful on both sides of a real estate transaction that involves a single-family home. Special expertise on neighborhoods, schools and architectural styles is particularly valuable here. MRPŽ = Military Relocation Professional. The MRPŽ designation focuses on educating real estate professionals about working with current and former military service members to find housing solutions that best suit their needs and take full advantage of military benefits and support. While most people are wellserved by a REALTORŽ who is considered a general practitioner, you may wish to consider working with a REALTORŽ who specializes in one or more of these areas to give you an additional advantage in a real estate transaction – especially if your situation is particularly complex or requires a greater depth of experience in a certain area. an HOA to have a budget, financial report, annual elections and an annual meeting to which all property owners are invited. Do the HOA budget and financial report need to be printed? Maybe – but we live in the digital era and a file can be sent by email to all HOA members who can then print out copies if they want. Are reserves necessary? It’s usually a smart idea, and more generally is better. That said, you have to look at the scope of the HOA’s obligations. There are some teeny, tiny HOAs that may not have – or need – a reserve fund. If the current HOA officers threaten to quit when challenged, that’s fine. Run for office and change the HOA – no war is involved, it’s the right way to do things. Will other HOA members vote for you? They might if you explain what’s at stake. A good HOA can enhance property values, and that’s important to everyone. Safety issues in common areas should be addressed to avoid the possibility of claims against the HOA – claims homeowners might be forced to pay through “special� assessments. Unpaid HOA fees can impact the ability to finance and refinance real estate because lenders increasingly want to know that the HOA is in sound financial condition and not a liability that may impact your property’s value, which secures the loan.
