Smart Thermostats With the dog days of summer fast approaching, many homeowners worry they won’t be able to keep their homes comfortable without their energy bills going through the roof. Luckily, innovations in smart thermostat technology can help you keep your house cool and refreshing without breaking the bank. Smartphone Apps Nowadays it seems like there is an app for everything, and home energy management is no exception. Among the many smartphone apps that monitor your home’s energy use is the highly rated Kill-Ur-Watts. It’s a free app that comprehensively monitors your home’s electric energy use by gathering data from your energy provider and relaying that information back to you through user-friendly, easy-to-understand graphs and charts. Although this information has always been available to the inquisitive consumer through your energy provider, apps make it instantly accessible and easily digestible so you can actually put it to use. For example, it can help you identify what time of day it is cheapest to do your laundry or

I bought a home 10 years ago, and since that time my significant other has been remodeling it by himself, inside and out. Nothing is complete and due to an urgent medical Peter G. Should I look at foreclosure?
Answer: Selling the home as-is certainly is an option, but first you need to see what other choices are available. Let’s start with value. Can the property in its present state sell for more than the current debt plus marketing costs? The answer will depend on local market conditions. For specifics, speak with several local real estate brokers. If you want to sell the home, then perhaps market it as a “handyman� special. There are lots of people who are good with tools and might like a chance to complete the work started at your property. Does the property have to be sold? Can you continue to live in the property with the current mortgage? By any
chance do you qualify for help under a government program, such as the Home Affordable Refinance Program or Home Affordable Modification Program? If you qualify for these programs your monthly costs could decline substantially. Start with your current mortgage servicer – the company that collects your monthly payments – and see if you qualify for a loan modification. Keep careful records detailing your calls, including dates, times, with whom you spoke, what information they requested, etc. When sending material to them always send information by certified mail, return receipt requested, so you have a record of your exchanges. If your mortgage servicer cannot help, speak with local lenders. Is there another way to complete the repairs? For example, Rebuilding Together (http://rebuildingtogether. org/) says it “provides critical repairs and renovations for low-income homeowners across the United States.� During the past 25 years it has helped more than 150,000 homeowners. What about neighborhood groups, such as local religious congregations, unions or community housing organizations? Can they help finalize repairs? Ask around. As to a foreclosure — that should be a last option. It may well be there are other choices that can be made, choices which will not damage your credit or require you to move.
