Limits, Exposures, or Any Other Unique Identifiers of Note: $1M/$1M Retail broker Mike Price of HUB International in Pensacola contacted me on behalf of a law firm with a wholly owned title company handling residential closings, after the insured's incumbent agent failed to act on the renewal, leaving the insured without coverage on their expiration date of June 16, 2026. With active real estate transactions at risk and closings in jeopardy, Mike needed an immediate solution. We received the submission on 6/16/26, including the expiring COI and a completed application and secured a bindable quote the same day from an A+ rated carrier. Coverage was bound 6/16/26, and the policy was delivered the following day, allowing the insured to satisfy proof-of-coverage requirements for a pending title closing. In addition to restoring coverage without a lapse, SPG ExecuPro reduced the insured's premium by nearly $4,000 compared to the expiring program. Limits, Exposures, or Any Other Unique Identifiers of Note: $10M/$10M limits; 3-year term One of CNC’s largest commercial real estate developers and asset owners had previously explored purchasing a site pollution liability program in the past but hadn't found a solution that delivered the coverage breadth they needed at a price point that made sense. The HUB CNC Sacramento team partnered with Chapin Speidel and SPG Environmental to take a fresh run at the environmental market. Together they placed a portfolio wide program through Beazley using their broadest site pollution product covering 200+ locations across 9 states. The client had historically only insured individual locations where they perceived a specific environmental risk. This new program brings everything under one policy and provides not just cleanup coverage, but defense and response coverage for pollution allegations across the entire portfolio. Chapin and SPG navigated several rounds of underwriting with Beazley, working through UST tank testing, retroactive date matching, loss run subjectivities, and securing terms that provide existing conditions coverage without requiring Phase I reports up front. The result is a strong program with room to improve terms further as the client provides environmental reports. If you have commercial real estate clients who are only buying pollution on a location by location basis, or not at all, a portfolio approach through SPG Environmental is worth a conversation. Limits, Exposures, or Any Other Unique Identifiers of Note: NY exposure, heavy professional exposure on the quasi-environmental account Energy Storage Response Group HUB International brought SPG Environmental an account for Energy Storage Response Group, a professional services firm specializing in battery storage and disposal, along with an existing open claim that made many of our environmental markets hesitant to engage. Given the professional services exposure and claims history, this looked like a difficult placement — the kind of risk that could easily fall to a standard market or non-environmental carrier instead. Because the insured carried meaningful New York exposure, securing terms without a New York Labor Law exclusion became a critical objective. We approached AWAC (Allied World), Starwind, and Westchester to build out a competitive program. AWAC quoted the primary layer first but would not remove the NYLL exclusion, and Westchester was only willing to quote the excess layer with the exclusion intact. Rather than accept those terms, we brought Starwind into the primary layer, where they delivered both broader coverage and no NYLL exclusion — outperforming AWAC's original terms. With Starwind anchoring the primary, AWAC ultimately came back and agreed to write the excess layer without the NYLL exclusion as well, giving the insured a fully aligned program with no gap in New York Labor Law coverage. The result was a stronger, more competitive placement than initially seemed possible for an account many markets had already passed on.
