Dear Residents,
Happy Spring to you all, and good riddance to what was one of the coldest winters in 50 years in Loudon County. As we approach the annual POA meeting coming up in April, I want to encourage all of you to review the information provided within this newsletter, that will provide greater detail into the upcoming transition of the POA in August of this year. Alongside your transition committee of residents (led by David Bosserman), we have been hard at work outlining the details of how the POA operates and setting the groundwork for it to do so entirely independently of the Club at Creighton Farms For over a decade, Juno-Loudon and played double duty as the POA Manager as well as the developer of this exceptional community This process is one that we at Southworth have extensive experience with, and our hope in the creation of the transition committee is to provide as smooth of a transition as possible While we aren’t going anywhere, and will maintain a presence on the POA Board (1 seat out of 5 seats), we look forward to handing the reigns to your appointed representatives upon the transition later this year
I encourage you all to attend the annual meeting and keep up with the FAQs and documents being shared so that you may make the best decisions for your community and hit the ground running as a board in August. All homeowners are welcome to attend the transition committee meetings, which occur twice each month and will continue through the first of August. For more information on meeting dates, times and attendance, please reach out to Amy MacArthur.
In the meantime, the world keeps spinning and while we have paused on major capital improvements associated with the community until post transition, we continue to see a flurry of activity in front of the ARB for approval and continue to address those concerns voiced by the residents Within this newsletter, you’ll find useful information regarding upcoming events, and a recurring frequently asked questions section that we continue to add to as the questions are repeatedly posed to the board.
On the property you’ll be seeing significant efforts on the part of Alec Booth and his crew to address any maintenance concerns and provide continual improvement to the common areas around the community.
I also encourage you to reach out to Amy McArthur with any concerns that you have in the community that are not addressed here in the newsletter; and as always, feel free to reach out to me with any ideas how we can help make your community even better!

Dear Residents,
As we look ahead to the coming months and the warmer weather on the horizon, I want to take a moment to share several important updates and initiatives underway in our community. It is an exciting time, with meaningful projects in progress and more planned for the near future
One of our key areas of focus continues to be environmental stewardship We are actively working to educate homeowners about invasive plant species and their impact on our local ecosystem. In partnership with programs available through Loudoun County, we are trying to assist homeowners in making use of grant opportunities to help eliminate invasive plants within the community In addition, we plan to hold training sessions to provide residents with practical guidance on identifying and safely removing invasive species from their properties
We are also developing a comprehensive signage standard for the community. This will help guide the refinishing, replacement, and installation of any new signage to ensure consistency, visibility, and an overall cohesive appearance throughout the neighborhood
Looking ahead to 2026, the Property Owners Association is exploring paving improvements within the community While still in the planning stages, this proactive step reflects our commitment to maintaining and enhancing our infrastructure. We are also making progress on necessary improvements to our dry hydrants to ensure they remain in good working condition and continue to support community safety
A new reserve study is currently underway and is expected to be completed in time for presentation at our POA Annual Meeting in April. This study will help guide long-term financial planning and ensure we are well-positioned for future capital needs.
Please note that the 2026 POA documents have been uploaded to the Southworth app If you are not currently using the app, I encourage you to reach out to us so we can assist you with access and ensure you stay informed. We are also pleased to share that a Resident Reception is planned for Tuesday, May 19th please save the date! We look forward to gathering together and strengthening our sense of community.

2026 is off to a great start at Creighton Farms While the winter weather may have slowed play on the golf course, it has allowed our administrative and leadership teams to focus their energy on thoughtful planning and preparation for the year ahead. This quieter season behind the scenes is an important one, as it ensures that the experiences we deliver throughout the year are intentional, well-executed, and aligned with the values we share as a community
At the heart of our planning is a continued desire to work in partnership with our property owners toward a shared vision one grounded in respect, collaboration, and continual improvement. We believe that the strength of Creighton Farms lies not only in its amenities, but in the relationships and mutual understanding between the Club and the surrounding community Every decision we make is guided by the goal of moving ever closer to that shared vision
Even during the winter months, the Club remains active. Our restaurants remain open from Wednesday through Sunday throughout the month of March This schedule is designed to provide our members and residents with ample opportunities to gather, enjoy exceptional dining experiences, and foster connections within the Creighton Farms community
Looking ahead, we have a full calendar of events designed to bring people together and create memorable experiences, including Valentine’s Day celebrations, a St. Patrick’s Day Bingo event, a Wine Dinner on March 19, and our Easter celebration on April 5
We are also pleased to share several positive staffing updates that support our commitment to excellence. Jamie Evans has joined the team as our new Director of Food & Beverage, bringing experience and leadership that will further enhance our dining operations. In addition, Katie Graham has been hired as our Events and Experience Manager, a role dedicated to elevating the quality, creativity, and execution of events across the Club These additions reflect our ongoing investment in people who can help deliver consistent, high-quality experiences for our members and residents.
Looking ahead to the remainder of 2026, we are happy to report that there are no known projects planned that would be disruptive to the community Our focus this year is on refinement, excellent service, and thoughtful growth rather than large-scale construction Membership continues to trend positively, and we anticipate selling out our full golf category this year an encouraging sign of the Club’s momentum and long-term vitality.
As we move forward, our commitment remains clear: to listen, to collaborate, and to continuously improve in ways that benefit the entire Creighton Farms community I thank you for your partnership, your input, and your ongoing commitment to making Creighton Farms a truly exceptional place to live.

For the first of three anticipated times this year we have worked on cutting back the brush and overgrown wetland area on Jefferson Springs Ct in hopes of creating a healthier habitat for new and developing growth We intend on additional cuttings if necessary for desired results in the most beneficial way to the habitat The Boxwoods are to be removed from the island at Watson and new planting will be introduced The goal will be to produce a similar product to the Main Entrance Project completed last year The time for much needed attention to the Watson Entrance sign has come. The Team have been refinishing the large Sign and Post. Weather permitting, we will continue to the Main Entrance sign and Guard rails. As the weather warms at the back end of the winter we will continue to repair the crumbling monument stones. Some of the fencing is still in need of repair and will Go through the missing pieces on Creighton farms Drive first. The team will also be going though and working on our annual pruning starting with the Watson entrance With a new truck, plow and salt spreader we will be able to continue our snow services effectively and efficiently
New Planter boxes are under construction for the 2026 season. The current ones are at the end of their life and need completely replaced. They will be the same shape and size but with a new design. These will be replaced at the clubhouse and Pool. The plan is still to remove and relocate the trees along the edges of the Pool beds. We are still working out where exactly we would like to place them so we will store them at the maintenance shop for later use.

With all lots sold, the community is likely to experience access increases in new home construction and residential service providers There may be times when minor delays occur at the gates while access requests are processed Your patience is requested and appreciated
As you may be aware, there is a consistent increase in residents’ use of delivery services for food and other goods. While many of these requests are handled routinely, please let the gate staff know of any unusual or overnight deliveries For security reasons, deliveries are not facilitated between 8 p m and 7 a m , unless you let us know in advance
With the arrival of Spring comes lawn, pool and property maintenance service providers. This is a good time to review your permanent vendors to make sure their passes are refreshed through the Proptia portal or app Your permanent vendor and guest gate passes expire if they are not used within a 30-day period If you have changed vendors or other service providers, please make the changes or let us know
Occupant owners and residents can access your current guest list any time through the web at portal.proptia.com or through the V2 0 or 2 1 app on your phone
Lot owners and homes under construction can authorize access to their property according to the Architectural Review Board (ARB) guidelines. If possible, please e-mail in advance of arrivals.
During certain times of the day, particularly in peak season, the phone may not be able to be answered immediately When possible, please use e-mail or the Proptia App
As a seasonal reminder, don’t forget to keep your windshield sticker and/or rear license plate clear of snow, ice, salt spray or dirt to help with automated access processing.

Mike’s background began at Georgetown, where he graduated with a Law degree and Masters of Public Policy. Later he became a federal lobbyist, and now is CEO of a non-profit whose purpose is to ensure digital transparency in advertising. He discovered Creighton Farms 15 years ago during a charity golf event. Marisa is an area native, having attended Virginia Tech, and worked as a Real Estate agent in the DC area She was initially hesitant to leave Vienna, VA, where they lived in an active and substantial community, but the beauty, tranquility and community appeal won her over They completed their move here in 2015 when their daughters were in kindergarten and 2nd grade
Creighton Farms is now an important part of the Zaneis’ family history From the early years when there were only 25 homes, and the girls could ride their bicycles on Creighton Farms Drive, to now when they have developed deep personal connections with the staff, they have many fond memories of living here. Marisa tells of how Julius at the guardhouse received the children when they came off the school bus, and how an incident during a tennis lesson became a running joke, and most recently, how staff accommodated an impromptu Olympic-watching breakfast at The Oak
Community gatherings have become an integral aspect of life for the Zaneis family, enriching their experience at Creighton Farms They are continually impressed by the creativity and enthusiasm the staff brings to organizing events throughout the year The Zaneises especially recommend the annual memberguest golf tournament, which brings together neighbors and friends for friendly competition and camaraderie. Additionally, the Fourth of July fireworks display stands out as a highlight for the family, providing an opportunity for the community to gather and celebrate together in a festive and memorable way.


Steven, Gretchen, and daughter Kendall settled into Creighton Farms in October 2021, and haven’t looked back Formerly from Leesburg, VA, they live near the back of the neighborhood, and find life there is enjoyable, simplified, and safe Close to Kendall’s school and activities in nearby Sterling, they enjoy their return to a vibrant club lifestyle and its growing community, where making friends is both fun and enjoyable, as there are so many wonderful families.
A graduate of UVA’s McIntire School of Business, Steven serves as Vice President of Multifamily Capital Markets for Newmark, and works primarily from his home office. Gretchen, who holds an MBA from Georgetown, left her position as Director of Global Communications with Estee Lauder to raise their daughter, now a very active teenager The family has diverse interests: Steven golfs when he can, Gretchen play tennis and a little pickleball as well Kendall participates in competitive Cheer and has begun playing lacrosse for her high school All enjoy skiing, and frequently visit Beaver Creek Resort in Colorado
Initially visiting Creighton Farms 15 years ago, the Leitch family is impressed with how the Club has grown and developed, noting that recent improvements have really added value to the club experience and that not all residential clubs have done as good a job at keeping pace with amenity improvements. Steven is impressed with the golf course improvements, while Gretchen enjoys the addition of the pickle ball courts and the new Oak room, and Kendall like to meet friends at the pool. Family pet, Emmie, a Shih Tzu-Bichon mix, loves long walks through the neighborhood. They also highlighted the unique benefits that have been useful over time like the guest accommodations at the Clubhouse and after a recent trip to The Abaco Club for the first time, highlighted their appreciation for reciprocity opportunities within the club They also expressed their appreciation for the added feeling of safety and security that living in Creighton Farms has afforded and for all the staff that work hard to make the club the enjoyable experience it is
Q: I understand that Juno Loudon will be relinquishing control of the POA in Aust 2026. How can I learn more about this and what it means for me at Creighton Farms?
A: The HOA-appointed Transition Committee continues to meet with the HOA Board of Directors twice each month to discuss matters pertaining to the upcoming transition of HOA governance. Q: I am quite environmentally conscious. Does Creighton Farms have a glass recycling program?
A: Yes, we have begun a glass recycling program for both residents and Club operations While we currently do not have the capacity to provide door-to-door glass collection, we encourage residents to make use of this new on-site option Your participation will help us reduce waste, protect the environment, and demonstrate our community’s shared commitment to sustainability The containers are located at The White House on Beidler Drive.

Q: There seems to be a nearby dog who barks during the night. What can I do about it?
A: We all love our pets, but there is also a responsibility on the pet owner’s part to ensure that those pets do not disturb other homeowners in Creighton Farms when their pets are outside of the home
In accordance with Section 12 2(I) of the Amended and Restated Declaration of Covenants, Conditions, Easements and Restrictions for the Golf Club and The Estates at Creighton Farms, those pets that (in the sole discretion of the Association) make an objectionable noise or constitute a nuisance are to be removed from Creighton Farms within 3 days’ notice from the HOA Board Also, if you are allowing your pet to be outside of your home (whether in your yard or bringing them onto a neighborhood common area), you are responsible for keeping your pet on a leash (and, for common area spaces, cleaning up after the pet when it relieves itself and properly disposing of that waste) Note, too, that a failure to comply with this provision also potentially subjects the homeowner to the general default provisions under the declaration (please see Article 21 of the Declaration for more information).
While we love our pets and our pet-owning homeowners, we ask that they be continually mindful of their pets when those pets are outside of the home We want to ensure that while you are enjoying your pet, those same pets do not unreasonably disturb your neighbors and/or cause a nuisance If anyone has any questions on this, please let us know Thanks for your attention to this matter!
