BE honest with yourself about yourself. That’s the advice from Maeve McCarthy of Charles McCarthy estate agents, Skibbereen. ‘It’s very easy to fall for a farmhouse on the Beara Peninsula on a beautiful summer’s day, but what you need to ask yourself is what does this house feel like in November, or what does it feel like being an hour and a half from the airport, and a good drive from the nearest shop? The buyer that ends up the happiest is the one who buys for the life they actually live, not just the dream they had on one summer’s day,’ said Maeve.
Colm Cleary of James Lyons O’Keeffe agrees: ‘A sea view is fantastic, but the reality is that a ‘lock up and leave’ property in an estate may work best for you. Also, grounds and gardens look lovely but ask yourself if you’re prepared to cut grass and hedges every time you come down, or organise and pay for someone else to do it? It’s about going in to a purchase with your eyes wide open and getting the right fit for you.’
West Cork is full of different types of villages and towns that attract different people and have different vibes, but Maeve advises to buy in the area you’ve got ties to.
‘If you have connections to Goleen, there is no point buying in Baltimore. That’s what makes a holiday home worthwhile – being in a place you’re connected to.’ Colm agrees: ‘It’s all very well to fall for a particular property, but how well you know the area should be the real determining factor before purchasing.’
If there are kids in the family, being near to swimming spots and sports facilities will be important, says Colm, whereas retired couples may prefer to be within walking distance of restaurants and bars. Other questions to futureproof the house are: is there scope for a downstairs bedroom, is the garden manageable, will there be a need for an extension and is there room for it?
Access and connectivity are two things Maeve gets asked the most about. ‘How far is Cork Airport and is there good broadband are among the top questions, as lots of people intend to work when they come, rather than taking annual leave to visit their holiday home,’ she said.
‘Frame it as a second home, not a holiday home,’ says Maeve. ‘That means developing connections in the community, getting involved, putting down roots so that you feel like you’re part of the West Cork community and not just here for an odd weekend and two weeks in the summer. Buy into the area and the experience is so much better.’ Colm agrees: ‘There’s also an option to rent out the property
when it’s not in use which will provide an income stream. There’s a good demand for holiday rentals especially for properties in towns and villages.”

Doors and Windows: Install UPVC units with multi-point locking systems, use window locks, and add bolts or chains to non-conforming doors.
Boundaries: Maintain electronic gates, fences, and hedges to eliminate gaps, and trim trees or bushes that could provide access to upper floors.
Outbuildings: Lock tools and ladders away inside sheds protected by sensors or CCTV to prevent them from being used to break into the main house.
Security Systems: Install a highly visible monitored alarm system, CCTV, or a Ring doorbell that links directly to a smartphone.
Lighting: Use motion-activated external lights around the property and set indoor lights on smart timers to make the home look occupied.
Social Media: Avoid posting holiday photos or travel updates online to prevent advertising an empty property.

Broadband connectivity has improved considerably throughout West Cork but it’s important to establish if it’s up to your requirements before buying a second home. Installing security cameras and lighting is a great deterrant to trespassers and thieves if your house is left unoccupied for long periods.
Sean Browne, horticulture manager at Bandon Coop gives some advice on getting the best of out of the garden at your second home in West Cork. If you love gardening, and you plan on spending a lot of time at your second home, then the sky is the limit, but for everyone else, maintaining a garden there comes down to practicality and identifying what’s going to need minimum maintenance while still thriving:
• A brilliant choice for coastal gardens is Lomandra White Sands, otherwise known as ‘the unkillable grass.’ It’s an easy and fast-growing plant that requires little maintenance and crucially is drought resistant. You can’t go wrong with this and it works just as well in pots as it does in beds.
• Other notable perennials for coastal gardens are Phlomis Russeliana (Turkish Sage), which has a long season of interest, retaining seed heads throughout winter. Achillea or yarrow have numerous cultivars which are long-flowering, great for biodiversity and suitable for coastal conditions. Both sit well next to flowing grasses, to help introduce some movement.
• Erigeron karvinskianus is a very popular, longflowering perennial that seeds freely and can pop up in cracks on walls, it requires minimal effort and tolerates salty, coastal air.
• Stipa ponytails are also great. They need little maintenance except for a trim every now and then and create great texture. These look fantastic in coastal areas as they’ll move elegantly with the breeze.
• Other hardy and still interesting specimens include

Salvias – tough, easy to grow and long flowering; and bedding geraniums which provide great ground cover.
• Think in terms of mass planting. Whatever you chose, group them together, and intersperse with shots of colour. Accentuate with purple or white Agapanthus which are also drought resistant and you’ll create high impact with little effort.
• Avoid anything fragile that requires minding and watering such as petunias and lupins which won’t work well in coastal areas.
• Mulching flower beds will cut down on weeding considerably.
• Automated irrigation is worth considering. Sprinklers will help during prolonged hot spells, and porous pipes are a super option, particularly for hedging.
• You don’t have to rely on planting to create interest – ornamental statues, or a stone feature, in the right place, can create a ‘wow’ factor.
• Whitebeam is a low-maintenance tree variety that can stand exposure and is a good choice for holiday homes. Given the increasing occurrence of extreme weather events, Sean advises regular maintenance of all trees on a property.
• To reduce maintenance further, consider cutting down on lawns in favour of gravel or paving, which will provide areas for outdoor seating and dining. However robotic lawnmowers, which can be accessed remotely will do all your lawn-mowing work for you and Sean recommends the brand Segway which is well suited to the rise and dips of West Cork gardens.


Whitebeam (Sorbus Aria) is a robust, low-maintenace tree that can provide good shelter. Also, it doesn’t get too big. Regular maintenance of all trees on your property is advised however, given the rise in extreme weather events.

Automated irrigation is a worth considering if you have a lot of grass/plants.

MOVING house presents the perfect opportunity to declutter.

If you’re downsizing, it’s absolutely vital; but regardless of where you’re moving to and the circumstances prompting it, it’s never ideal to bring all your old baggage on your new journey.
Professional organiser and Marie Kondo-trained, Vera Keohane, Kinsale says that ‘moving house decluttering needs to be carried out with a different mindset to regular decluttering and if done correctly will save you time and money in the long run.’
It’s not about boxing up everything you own and taking it with you, she stressed.
‘That’s absolutely detrimental. I’ve seen people do that, and boxes of unwanted things just lie unopened in the new house, or worse still end up costing money in storage,’ she said.
‘The question to ask yourself when deciding what makes the cut is, “what do I want to unpack in my new home?” This small shift changes everything. It encourages you to be intentional rather than transporting your entire life from one house to another. Every item has a moving cost, whether you are hiring movers or doing it yourself. Every box costs time, money and energy. If something isn’t adding value to your life, why pay money to transport it?’ she asked.

The process starts way before you begin to box things up, says Vera. In fact packing boxes is the last step.
‘It’s really helpful to use visualisation in this process. Visualise your new home, clear spaces, counter tops, cupboards, free flowing wardrobes. I’m not talking about perfection but it’s about keeping that dream alive, and the more ‘stuff’ you bring, the less you’ll align with it. So keep asking yourself if you can see whatever it is, in your future and asking is it worth your time and energy to move it,’ she advised.
‘Moving isn’t about taking everything you own, but choosing what you want to live with. It’s about making sure you arrive excited, and not overwhelmed’
More practically, become really familiar with the dimensions of your new home. Will your existing sofa fit in the new living room? If not, why are you thinking of bringing it with you? Get familiar with your storage space. Will all your glasses fit in the available space? Again, if not, there’s no point packing them up.



‘If you hop from room to room, you’ll just get overwhelmed and hit a wall,’ says Anne Marie. Vera suggests starting with the garage. It’s an area not loaded with emotion, and practically it will create space to store boxes. ‘Every day ask yourself: what can I move on today?’ she says. Anne Marie suggests the attic as another good starting point, as it’s often the biggest jobs, or the kitchen where there’s little sentiment. ‘Do it bit by bit, but still it has to be progressive; things must be moving out all the time,’ she said.

‘If in doubt, ask yourself what will I keep, rather than what will I give away as many people find that easier and it helps to create more confidence in decision making,’ she said.
‘But what you want is a carefully curated collection of your belongings, not an accumulation of clutter from your last home,’ she said.
‘It’s all about deciding what deserves a place in the next chapter of your life,’ says Vera, whose business is called ‘Enjoy your Home’ as her wish is for everyone to enjoy their home surrounded by things that they actually love and use.

People move for lots of reasons, not all positive, for example it could be due to bereavement or separation, says Vera. ‘There can be a lot of emotions attached to a person moving, but try to stay focussed on getting to the other side, when you get there. Moving isn’t about taking everything you own, but choosing what you want to live with. It’s about making sure you arrive excited, and not overwhelmed. It’s never too early to get started in the process. Even if you’re only thinking about moving you can start ‘culling items’ says Anne Marie. Seasonal items –clothes, beach gear, decorations - for example can be packed away well in advance.
When
it’s time to get properly started, they both advise approaching the task room by room.

Enlist help. A house move is one of life’s biggest transitions, says Vera. ‘You don’t have to manage it alone and asking for help isn’t a sign that you are failing – it’s often the smartest investment you can make for a smoother, less stressful move. If you’re downsizing, it’s a no brainer to ask for help as you may not have the stamina if you’re in your senior years. But regardless it’s not a job to do on your own, especially as ‘everyday’ life has to continue in tandem. Take all offers of help, even if it’s just someone minding your children for a few hours while you get on with things, she said. In the case of downsizing or where a family is reared, Anne Marie says to get family members to go through their stuff, childhood memorabilia etc and take what they want. ‘Don’t just take it all with you,’ she urged.

When it comes to emptying out wardrobes, it’s easier to move clothes still on their hangers, says Vera. ‘Cover them with refuse sacks and they can be quickly hung in their new wardrobes.’
Every household has mismatched socks and Vera has a use for them: use them to protect glasses, especially delicate wine glasses, during the move! Also, old bed linen that may not otherwise make the move, are handy for draping over furniture to protect them.

If you’re really struggling to let some items go, or make a decision, allow yourself a cooling-off period if necessary. Vera downsized homes herself and despite her vast experience, found some things harder than she imagined to let go. ‘I found it really hard to let go of our dining table even though I knew it wouldn’t fit in our new house. It held so many memories of Christmas dinners, the children doing their homework etc. I think it would have been too traumatic to let it go initially so I put it in storage for six months and I was ready then. It’s important to put a time limit on a decision like this though, as otherwise it could drag on for years – and cost you money in storage.’


Remember to put heavy items, such as books and electrical items, in smaller boxes to make them easier to lift; and lighter stuff in big boxes, says Vera.



Once you’ve decided what’s coming, and what’s going to charity, recycling or landfill, let the boxing begin! It’s vital to label things clearly. For example don’t just say ‘kids clothes,’ say ‘kids summer clothes
Pack a ‘First Night Box’ suggests Vera. ‘Have one box with all the essentials for when you arrive in your new home. Have things like phone chargers, medications, toothbrushes, items for breakfast etc here. It just makes things easy when everyone is tired,’ she said. And when you arrive at your new home, prepare yourself for a second purge of items that don’t suit, fit or belong in your new home.

THESE days it’s easier to get a mortgage than a house.
In 2025 the Banking and Payments Federation (BPFI) revealed 46,358 mortgages were drawn down, amounting to €14.5 billion – the highest amount since 2008.
But mortgage ‘approvals’ were 53,264. People are shopping around, and that’s a good thing.
What’s not at odds is the skew to first time buyers, accounting for 61% of all mortgage lending.
Buying a home is a daunting experience, often made worse by other people telling you how awful it is, but gathering your paperwork in plenty of time, not forgetting important steps and availing of all the help you can get goes a long way toward securing keys to the door.
First time buyers can borrow more than anyone else, securing 4 times their joint income.
So, for a couple on €70,000 and €80,000, that means €600,000.
However, this is capped at 90% of the purchase price of the property, so if the house costs €500,000, then the most you can borrow is €450,000.
Experts say no more than 35% of your net income should be spent on debt servicing, so borrowing to the hilt isn’t always a great idea.
What do I need?
Banks are concerned about two things: how much you earn and whether anything in your financials could lead you to miss your repayments. So they scrutinise pay slips, spending

habits – you need to provide six months’ bank accounts, and don’t think they won’t spot that secret Revolut one – they will.
You’ll be asked about other debt, like car loans, credit union loans etc. Loans are now published on the Central Credit Register, so there’s no point in being coy.
Banks don’t worry about your outgoings unless they are considered strange or you’re constantly in overdraft. They expect to see rent, groceries, transport costs, utilities etc.
What they don’t like are gambling habits or large cash withdrawals which aren’t clear.
Some banks allow bonuses or overtime included in ‘income’, others not, so if in doubt it’s a good idea to use a mortgage broker (they are usually paid by the bank), to steer you.
How long will it take?
‘Approval in Principle’ is secured quickly, once all the paperwork is in.
This allows you know the maximum loan you’re permitted. It lasts 6 months typically, so don’t apply until you’re ready to buy.
Final approval is subject to any change in your circumstances, but is a matter of weeks rather than months if nothing has changed.
What other costs are there?
As well as your deposit, factor in stamp duty (1%), survey costs (budget €500) and legal fees (several thousand). You will need life insurance and house insurance set up.
This is where people usually become undone, because you will not be
allowed to draw down your funds until it’s in place. Life insurance can take a week, or many weeks depending on current, past or family medical history. Do not leave it until the last minute.
Banks expect you to have enough money separately from the mortgage to fund these things.
You will typically need 10% at least, of the property’s price.
Banks prefer to see evidence of a savings history and they definitely do not want you borrowing separately for it.
Gifts are fine from parents but they need evidence that there is no expectation of repayment; some will ask for a legal Deed of Gift signed with a solicitor.
There is no such thing as too much deposit. If you can pull together 20%, for instance, you’ll immediately get cheaper interest rates.
There are two schemes to help first time buyers. The first is Help to Buy, which is in effect, a refund of your income tax for the last 4 years, to a maximum of €30,000 or 10% of the purchase price, whichever is the lesser. The cap is per home, not per person.
To qualify, the property must be a new build or self build, valued under €500,000 and you have secured a mortgage of at least 70% on it. Neither of you can have ever purchased a property in Ireland or anywhere, and you must live there as your main residence for five years.
This is in effect ‘bridging’ finance. Its purpose is to make up the difference between the maximum mortgage someone can qualify for, and a house price which is above that. This is a loan to bridge the gap.
For that, they take a percentage ownership in your home, which you can ‘buy back’ later. There is no interest, but there are annual service charges.
Rules are strict. Firstly, you must buy or build a new home below a certain value. For Cork city it’s €500,000; in Cork county €450,000.
Your deposit and 90% mortgage must not be sufficient to purchase the home on their own. The scheme lends you up to 30% of the value (20% if you are also using Help to Buy) to bridge the gap. For that, you lose 10% equity share in your home. This is very important to understand.
You don’t need to repay anything for the first six years, however, when you do, and the house value as risen, you will repay 10% of that increased value. That means, you could borrow say 10% or €45,000 now, but in 10 years, have to repay 10% of the uplifted value then, which could be significant.

2026 has (thankfully) been another busy year for mortgage brokers! People are driving on with their mortgage applications so the queries are coming thick and fast into us here at Moneytree Finance, despite the well-known difficulties of the housing market.
Most of the people who call or email me with questions are already convinced about the benefits of using a good broker. Once in a while, though, those who reach out do so with trepidation, wondering if it would actually be better to go directly to a bank instead. I freely admit that there are some circumstances in which this is the best approach, but I am convinced that for the vast majority of potential borrowers –especially those buying for the first time –speaking with a broker is the right idea.
The more the merrier (talking to one bank versus talking to many)
As is often the case, getting the best deal is ultimately a numbers game, so borrowers who deal only with a single bank are usually limiting their options when it comes to getting the best rate or mortgage product for their circumstances. When you talk to me or any other mortgage broker, however, you are in essence speaking to multiple banks/lenders at once, without any extra effort. having to research too deeply and helping you to navigate an oftenconfusing process. What’s more, if you walk into a bank off the street today and ask for a mortgage, they will assess you only in the here and now, looking solely at your current situation, with little thought to the future mortgage applicant you could be in six- or twelve-months’ time. A broker, by contrast, will tell you what you need to change if you are not yet mortgage ready, and put a plan in place to get you there.
Perhaps even more importantly, dealing with someone who has access to multiple banks gives you genuine alternatives if something goes wrong, as unfortunately it sometimes does when buying a home. Maybe one bank has happily approved you and your income, but it does not like the look of the house you have just put a sizeable deposit down on, perhaps because it needs renovations or a particularly quick sale. Crucially, employing a broker will give you options in this scenario, and switching latein-the-day to a more amenable bank may well be a possibility. Better still, the broker will put in the application for you, which is of course another great reason to use one (everyone hates paperwork, don’t they!?).
A wealth of experience and the human touch Scenarios like the one described above, where an application runs into difficulty based on some
unforeseen circumstance, are always difficult for clients but this is where brokers like me come into our own. We have seen it all before! We’ll know what do when a boundary issue pops up on the beautiful second-hand cottage you have fallen in love with, or an unexpected pregnancy means a period of maternity leave is suddenly on the cards. We’ll know how to get in touch and converse with impatient estate agents, hard-to-reach solicitors, and headstrong bank officials, and can advise the IT-inexperienced on how to download your Help to Buy approval from Revenue’s website. In sum, a good broker will be on hand to talk you through awkward, stressful situations like those described above and to sympathise with you if needed - a human touch that is especially welcome in this new “Age of AI”. The banks are also staffed by actual people, of course, but when dealing with them directly you may find that a different person greets you every time you call or drop into a branch. This is understandable because the high-street banks are all huge organisations with thousands of staff, but it can make getting a straight answer on a simple question difficult. The average brokerage, however, is a much smaller operation, allowing for a more personable customer experience. Extra help with complex cases I have argued above that brokers are great to have on hand when seemingly standard applications go awry,
but to finish I will make the case that there are certain, more complicated situations in which speaking with a broker is absolutely essential. For example, if you have ever had credit issues in the past, such as missed payments on a loan, you should definitely speak with a broker before applying. Or if your dream home has unexpectedly come onto the market, but you have not been getting mortgage ready for the last six months, you should certainly consult a broker about the best way forward.
Perhaps the most obvious example here, though, is self-builds –a very common route to home ownership
in West Cork. Selfbuild mortgages are a different kettle of fish to your average property purchase, and I would not advise anyone to tackle the process without the help of a good broker, as everything is more complicated when it comes to self-builds.
