What are the differences between
real estate agents and brokers? Real estate brokers are those professionals who have continued their education past the agent level and obtained a broker’s license. Each state has its own requirements in regard to becoming a licensed broker, but education and examinations are necessary regardless of where a person lives. The amount of training real estate agents need to earn their licenses varies by state. Once individuals finish their required training, they must take a written exam that tests their knowledge of federal real estate laws and

American pet owners say onethird of their overall decision to move was related to their pets. What’s more, survey respondents cited a willingness to pay significantly more in living costs per month (32 percent) and even forgo perks like shorter commutes and updated kitchens in favor of petfriendly features. According to the State of the Nation’s Housing 2018 report from the Joint Center for Housing Studies of Harvard University, nearly half of all renters are paying more than 30 percent of their income on housing. The report also noted that, between 1990 and 2016, national median rent rose 20 percent faster than overall inflation. That’s likely one reason why many people within the United States are leaving behind states that have traditionally been associated with high costs of living. An analysis of data from Realtor.com found that many Americans are leaving states with high costs of living, high taxes and lagging job markets in favor of places with more affordable costs of living. After examining data from the U.S. Census Bureau and using its own search data of homes across the nation, Realtor.com found that the state of New York had the highest negative net migration in the United States. That means more people were leaving the state of New York to live elsewhere than any other state in the country. Cost of living no doubt drives much of that migration, as a survey from the Council for Community and Economic Research found that, in the first quarter of 2018, New York was the third most expensive state to live in the United States, behind only Hawaii and California. When renting can be a smart decision
Conventional wisdom suggests buying a home makes more financial sense than renting. In many cases, this is true. However, renting is sometimes a smarter approach than buying. As with any financial decision, all of the options and circumstances need to be weighed before jumping in. Making a major purchase requires doing your homework. The following are some reasons why renting can be more beneficial than buying.

Some people find themselves being priced out of certain neighborhoods or cities. Wages have not recovered from the Great Recession as quickly as home prices have, and some people may need to rent out of necessity.

This means being out of debt; having between three and six months of expenses in an emergency fund; enough cash for a 10 to 20 percent down payment on a fixed mortgage; and when your mortgage payment will be no more than 25 percent of your monthly take-home pay, according to financial expert Dave Ramsay. Buying may seem like a wise idea, but it could be causing you to spend more than necessary, particularly if you check the priceto-rent ratio and find homes in your area are not fairly priced. Figuring a P/R ratio includes finding two similar houses (or condos or apartments) where one is for sale and the other is for rent.
Divide the sale price of the first place by the annual rent for the second. The end result is the P/R ratio. So if a home sells for $300,000, and there is a house around the corner renting for $1,200 a month, divide $300,000 by $14,400 (the annual cost of renting). The ratio would be 20.8. A rent ratio above 20 means the cost of home ownership will exceed the cost of renting. The higher the P/R ratio, the more sense it makes to rent instead of buy.

Think about how much time you and your family spend inside versus outside. From your home to the car to work and to school, it’s not uncommon that the majority of your day is spent indoors. The Indoor Generation refers to a growing number of people who spend the vast majority of their time indoors – 90% of their days on average, according to the U.S. Environmental Protection Agency. In addition to people spending more time inside, homes are being built and sealed tightly to meet the demand for increased energy efficiency. This is great for energy efficiency but not so great for fresh air exchange, which is necessary to maintain healthy indoor air quality. The resulting polluted air is locked in and can have health consequences: Moldy and damp air inside the home can increase the risk of asthma by 40 percent. Poor indoor air quality can contribute to irritated eyes, nose and throat, headaches and fatigue. Long-term indoor air pollution can even lead to the development of respiratory diseases and heart disease. Everyday activities, such as cooking, cleaning, showering, burning candles and drying clothes, contribute to polluted indoor air. Pollutants coming from toxic materials, such as plastic toys, synthetic furnishings, cleaning solvents and building materials, can also worsen indoor air quality. Vent air while cooking
