Painting A fresh coat of paint can instantly update a room, and it’s common to buy a home knowing you will need to paint several rooms or the entire house after the sale. However, painting is best done while every wall is accessible and there are no worries about getting paint on furniture or rugs.
Changing locks Now is the time to change the locks on your new home to eliminate the risk of any former keyholders accessing your new space. Do this even if you know the former keyholders because you never know who they shared keys with. This fix is quick, inexpensive
and it provides you with peace of mind.
Flooring updates Redoing a floor is always easier when the floor is empty. Whether you’re choosing to redo wood floors or lay tile before you move in, tackling this process now also allows you to keep wood and tile dust off of furniture and collectables.
Roof repairs Roof repairs are a must. If the home inspection revealed any damage to the roof, make the necessary repairs before moving in. Choose a contractor experienced with the type of shingles your home requires. Removing popcorn ceilings No one likes these. We’re not sure anyone ever did, but alas, they are a common sight, especially in older homes. Popcorn ceilings (and walls) are easy to remove, but messy. Use a spray bottle to moisten an area, then scrape the texture off with a towel. Clean-up will be much easier if you complete this project before introducing your furniture to the space.
Fix leaks If left untreated, water leaks can do serious damage to furniture, rugs, flooring and other valuables. Leaks can also lead to secondary problems like rotting wood, mold and mildew. And let’s be honest, no one wants to live in a house where you can’t
use the water, so address plumbing issues before you move in.
Child and pet proofing Careful child and pet proofing can protect your babies (furry or otherwise). Gates at the top and bottom of stairs, outlet covers and locks on cabinets, drawers and any other place chemicals or medicines are kept, can help make your new home a safer place. As difficult as it can be, sometimes delaying your move-in by a few weeks can save months of frustration in the long run. f you’re in the market to buy a home, your down payment is probably top of mind. However, it’s important to understand all your options, particularly if you’ve heard the rule of thumb that you shouldn’t pursue homeownership unless you can put 20 percent down. “In today’s market, misconceptions about down payments are some of the most common, unfortunately” says Danny Gardner, Freddie Mac vice president of Affordable Lending. “And this discourages many prospective buyers from even leaving the starting gate.” Gardner points out that a growing number of homebuyers are putting down between five and 10 percent, and even as little as three percent through products like Freddie Mac’s Home Possible Advantage. This is important to keep in mind when determining how much home you can afford. Prospective homebuyers concerned about down payments should also be aware that there are nearly 2,500 homeownership programs across the country that can help with down payment and closing costs, and an estimated 87 percent of U.S. homes
are eligible for one or more of these programs, according to research by DownPayment Resource. The down payment program benefit most frequently found is about $10,000, making researching these options and discussing them with your lender and real estate agent a worthwhile step. Of course, home buyers should not forget that there are benefits to putting more down initially – this will lower your monthly mortgage payment and reduce the amount you will owe the bank. Additionally, those who put down at least 20 percent don’t have to pay Primary Mortgage Insurance, an added insurance policy that protects the lender if you are unable to pay your mortgage. However, if putting 20 percent down will deplete all of your savings and leave you with no financial reserves, it’s probably not in your best interest. What’s more, you can cancel your PMI once you’ve built equity of 20 percent in your home. (STATEPOINT)

A combo loan, or piggyback mortgage, involves two separate loans simultaneously. In this scenario, the first “primary” mortgage covers 80 percent of the loan with a 30-year fixed interest rate of 4 percent; the second loan is for 15 percent with 10-year fixed interest rate of 5 percent; and the remaining 5 percent is the down payment. The total monthly mortgage payment would be $1,271. Pros: The borrower will not pay PMI. Cons: It may be a more expensive as the borrower will pay closing costs on two loans. And unlike PMI, the piggyback loan doesn’t cancel, but will be paid off over the term of the
FHA loans FHA loans are mortgages insured by the government through the Federal Housing Administration. The limits for FHA loans typically are lower than conventional mortgages. However, FHA mortgage insurance cannot be cancelled and must be paid for the life of the loan. FHA has other specific requirements, like the condition of the home. In this scenario, the mortgage is set at 95 percent of the home’s value with a 30 year fixed interest rate of 3.75 percent. The total monthly mortgage payment would be $1,199.08. Pros: A borrower can get a FHA loan with as little as 3.5 percent down and a FICO score as low as 600 may qualify. Cons: FHA mortgage insurance cannot be canceled, so your monthly bill won’t be reduced the way it is with a conventional loan with PMI. Also, FHA loans are subject to an upfront fee of 1.75 percent that is financed over the life of the loan. No matter what you choose, do the math and compare so you can make an informed decision. Cons: For some borrowers, a 5 percent versus 3 percent down payment may be a better deal as costs may be lower. However, for many prospective homebuyers looking to lock in low interest rates, build equity and home appreciation faster, an option to get into a home with the lower down payment may be better.

You would like to buy, but you can’t manage that 20 percent down payment. Does this sound familiar? The down payment is the biggest impediment to buying a home according to surveys, but in reality many individuals can qualify for a mortgage with as little as 3 percent down. It is important to compare loans and do the math. Consider your closing costs (the cash you need in-hand), the monthly mortgage payment, and if that payment will go down or up in a few years. Paying a few more dollars each month in the beginning can sometimes save borrowers money in the long term. For this exercise, we compare a $234,900 home purchase (the national median home price as of December 2016), with a 5 percent down payment and a 720 FICO score. Millennials go house hunting, and here’s what they crave illennials – the older ones at least. That’s right, contrary to popular perception, not all of the 18- to 35-yearold generation is so wracked with college debt that they’re living in their parents’ basements while working for peanuts as baristas. In fact, the National Association of Realtors just officially crowned them the largest segment of the homebuyer market at 35 percent – up from 32 percent in 2014 – in its most recent 2016 “Home Buyer and Seller Generational Trends Study.” And that trend only looks to accelerate. “The coming years of housing demand will be Millennial-driven and will support the single-family sector,” Dennis Lockhart, president and CEO of the Federal Reserve Bank of Atlanta, has said. Given that new reality, here are four things experts say Millennials crave most in a house, which Boomers and even Gen-Xers need to know before trying to sell to them. (Warning: Be prepared to have some of your most cherished beliefs upended.)

Okay, so you’re probably not going to tear down your interior walls to create more of a loft feeling – or are you? – but at least know that Millennials entertain differently than their elders and that something like a formal dining room just doesn’t impress them. “In essence, the kitchen is the new living room,” one realtor told Bankrate.com. “They want people to flow through the home during gatherings, rather than be sectioned off in rooms.” What does impress them? A home office, given that 9-to-5 jobs are so passé. Immediately point out that your FDR can easily be converted into one.

Those built-in bookcases you’re so proud of? Hah! Don’t you know Millennials read everything off a screen? And that they’re just as likely to go around counting outlets to plug all their tech toys into as they are to ask if you’ve installed programmable LED lighting and motion sensors? “Low-VOC paints and appliances like steam ovens also rank high,” Realtor magazine declared.
The right ‘look’
They’ve seen all these great houses on Pinterest and HGTV, which means Millennials might not even stick around long enough to gush over your steam oven if the first thing they spot from the street is a shabby roof. Yes, this is one of the few things they definitely have in common with older generations. “Unsightly roofs are huge turn-offs and make buyers predisposed to find even more things
they don’t like,” warned Patsy O’Neill, a sales associate with Sotheby’s in Montclair, New Jersey. Since Millennials love what the Washington Post calls “modern, sleek lines” – as well as “rustic looks” – if your roof does need replacing you might want to consider the very affordable Sienna line of diamond-shaped shingles from GAF (gaf.com), North America’s largest roofing manufacturer, whose products are often showcased on HGTV. “They pick up on key Millennial style trends of natural, clean materials, clean lines, and the integration of artistic elements,” says Leslie Franklin, executive director of residential marketing at GAF.
Low maintenance
Your definition of what qualifies as “high” and “low” may differ from theirs. Your shag carpeting, for instance? High. Hardwood floors, which they favor? Low. Hmmm, maybe that also explains why they often like smaller houses, although that could also have to do with Millennial buyers’ medium income of $77,400. (newsusa)

For Racine County, they serve clients in Burlington, Waterford and Union Grove. Areas in Walworth County include Delavan, East Troy, Elkhorn, Fontana, Lake Geneva, Williams Bay and Whitewater. According to their website, they market rental properties, which include some in Delavan, Burlington and Union Grove. “At this time, we manage in excess of 3,000 units, and are adding on additional units every month,” Michelle said. In conjunction with customer service, Michelle attributes MPC Management’s growing client base for an increase in unit management. “Our clients are extremely satisfied,” she said. “They are our greatest asset; we go above and beyond to ensure their satisfaction.” “As a result, much of our growth is due to the referrals made by our existing clients,” she added.

Client needs include technological advancements, and in turn, results in an increased workload for property managers. But, Michelle and Bernard have relied on their strongest asset, customer service. “One core element remains constant, and that’s the focus on customer service,” Michelle said. “We search long and hard for staff that share the same work ethic and desire to put the client’s needs in the forefront.”
To better serve the needs of their clients, MPC has developed two divisions within the company, rental properties and homeowners associations. For rental properties, MPC attempts to fulfill the needs of both tenants and landlords, managing both the property and tenant demands. “We take care of everything from marketing properties and leasing, to accounting and maintenance,” she said. “Our condo division works largely with the elected Board of the association to ensure they are successful in carrying out their responsibilities.” Tending homeowners associations, she said, include researching and understanding each property, including subdivision covenants. Like rental properties, they offer the same services, including accounting and maintenance. However, the Petersen’s assess the long-term planning needs for homeowners associations.

Since Michelle and Bernard Petersen opened MPC Property Management in Burlington nearly 10 years ago, the owners report the industry is growing, which can bring challenges along the way. “The demand for professional property management is certainly trending upward,” Michelle said. “At MPC, we’ve invested significantly in staffing, education and technology.” The significant investments in all aspects have allowed them to keep up with the demands of offering full-service property management of rental properties, condominiums and homeowners associations, along with commercial real estate brokerage. Since 2008, when Michelle started full-time, the business relocated once, citing a growing staff base and added a second location in Burlington. “That is really what has built a strong foundation for us to grow our business to where it is today,” said Michelle, whose business manages more 3,000 units in Southeastern Wisconsin. “We continually have
