In the real estate market, springtime is go time. It’s the busiest time of the year for home sales, and with this year’s stable economy and low unemployment rate, spring 2018 has the potential to be especially active. Every market is defined by its trends, and while each year is different, identifying these trends early can be a useful tool for buyers, sellers and agents to navigate the upcoming market and secure the best long-term solution for themselves or their clients. With that in mind, here are a few top real estate trends to watch for in 2018, according to the experts at RE/MAX.
Millennials are entering the housing market in droves and they have distinct desires for their home.
Generations on the move The shift in home buying preferences is more than just an individual choice, it’s a generational one. Two of the nation’s largest generations are suddenly competing with one another in the real estate market. Millennials have come of age, so to speak, and they’re starting to abandon their condos in the city for single-family starter homes in the suburbs to raise their families. This shift has put them in direct competition with baby boomers, who are looking to downsize to something smaller that meets the needs of their new lifestyle. With these two groups looking for similar housing, well-maintained, single-family homes are expected to go very quickly in 2018.
Inventory is tightening
Housing policies have shifted The presidential election in November 2016 and local elections from this past fall both have implications on housing policy. Adjustments to tax rates, the growth or decline of suburban options and zoning ordinance changes may all impact the markets where consumers are shopping. While the spring will be flush with buyers, it remains to be seen if sellers will follow suit. The fall of 2017 proved to be sluggish in regard to the number of homes available for sale; in fact, total housing inventory was down 13.4 percent in October 2017 compared to the same time the year before, according to the RE/MAX National Housing Report. The report also found that only three of the 53 metropolitan areas reported being in a buyer’s market or having an even balance. For the rest of the country, sellers seem to have the advantage. Will that change in the spring? It may, but buyers should be prepared for a

In 2015, 24 percent of employed people in the United States did some or all of their work at home, says the Bureau of Labor Statistics. Bringing work home means men and women will need a space to work. In tight quarters, bedrooms may be the only available area. An armoire-style desk will blend in with the decor and can hide paperwork and electronics behind doors. Otherwise, a makeup vanity can serve the dual purpose of providing a place to get ready for a night out and a ready space to house a laptop during the day. In smaller homes, homeowners may be forced to turn rooms into dual-purpose areas.
Children tend to accumulate toys and games. And as kids grow from children to young adults, their list of must-have items — from video gaming systems to other electronics — grows along with them. Storage can make a room functional for adults and children. Devote an entire wall to a closet or drawer system where toys can be stored out of sight when necessary. Storage ottomans can be used for extra seating while also providing somewhere for homeowners to stash stuffed animals or games for easy access. Tips for surviving a home renovation Homeowners invest large sums into improving their homes to make them more comfortable living spaces or to increase their odds of selling quickly. The Remodeling Futures Program at the Joint Center for Housing Studies of Harvard University predicted U.S. spending on home renovations and repairs to peak at $327 billion in 2017. Whether one is doing a large renovation or a small remodel, life may be turned upside down during the project. Such projects can try the patience of any homeowner, and things may get worse before they get better. Even though remodeling can be taxing, the end result is often worth it. Modify window treatments to let more sunlight into the house. There is evidence that the sun, particularly UV light, is a potent bactericide. The Sunlight Institute advises that there’s no harm in letting natural sunlight do its work, as bacteria within eight feet of lowintensity UV light can be killed in 10 minutes.
A study published in the American Journal of Respiratory Cell and Molecular Biology has found regular inhalation of wood smoke limits immune activity and function, and anyone who burns wood indoors should be aware of these potential health risks. Ensuring proper ventilation of smoke and routinely cleaning the chimney can help cut down on particulate matter.

Toxic PBDEs, which are chemicals used as flame retardants on furniture fabrics produced prior to 2006, can send toxins into the air. Some manufacturers still may use these flame retardants in new forms, but with similar risks. Home renovation projects are done for several different reasons, whether to update styles, repair damaged or broken items or to achieve more living space. More than ever before, homeowners are choosing improvement projects geared toward making their homes healthier. Establishing a healthy home means different things to different people. For example, to an environmentalist, a healthy home may incorporate eco-friendly or green products. To those with young children or mobility-impaired seniors, a healthy home may be one free from potential hazards. Others may view a healthy home as one that alleviates allergies. The World Health Organization says inadequate housing conditions, such as poor ventilation, radon, urban pollution and moisture issues, can contribute to many preventable diseases and injuries — especially respiratory problems, nervous system disorders, cardiovascular diseases, and cancer. Furthermore, the U.S. Environmental Protection Agency ranks indoor air quality as a top five environmental risk to public health. EPA studies have found that indoor air pollution levels were roughly two to five times greater than outdoor pollution levels. People interested in making their homes

Home buying now may save a lot
t is a common misconception that a 20 percent down payment is required to buy a home. Advice to wait and save a large down payment is often based on the theory that the cost of mortgage insurance, which is required when you buy with a smaller down payment, should be avoided. This may not be the best advice and is, in fact, not in line with market trends, considering 60 percent of homebuyers buy with a down payment of 6 percent or less, according to the National Association of Realtors. Yes, you can qualify for a conventional mortgage with a down payment as small as 3 percent of the purchase price. It is also true that you can reduce your monthly mortgage payment by paying for discount points at closing, but that can be 5 percent or 10 percent of the price, not 20 percent. And because every buyer’s situation is unique, it’s important to do the math. In today’s market, it could take a family earning the national median income up to 20 years to save 20 percent, according to calculations by U.S. Mortgage Insurers using a methodology developed by the Center for Responsible

Because it can take an average American family earning up to 20 years to save a 20 percent down payment for a home, many homebuyers utilize mortgage insurance to reduce the amount of cash needed upfront.
Lending; a lot can change during that time, in the family’s personal finances and in overall mortgage market trends. How can buying now save money later? Consider you want to purchase a $235,000 home. A 5 percent down payment is $11,750 versus $47,000 in cash for 20 percent down. With a 740 credit score at today’s MI rates, your monthly MI payment would be about $110, which is added to your monthly mortgage payment until MI cancels. MI typically cancels after five years; therefore, you will only have this added cost for a short period of time versus waiting an average of 20 years to save for 20 percent. With home price appreciation, today’s $235,000 home likely will cost more in the years ahead and this also will have an impact on the necessary down payment and length of time required to save for it. There are other variables in the equation, such as interest rates. As federal rates rise, so too can the costs associated with financing a mortgage. The savings a borrower might calculate today could be altogether negated by waiting even a few more years. Another factor is that rents
are on the rise across the nation, leading to a reduced capacity for many would-be homebuyers to save for larger down payments. If you decide to buy today with a low down payment mortgage option, it is true that MI is an added cost on top of mortgage principal and interest, but keep in mind that it is temporary and goes away. Again, it typically lasts about five years. Private MI can be canceled once a homeowner builds approximately 20 percent equity in the home through payments or appreciation and automatically terminates for most borrowers once he or she reaches 22 percent equity. And when MI is canceled, the monthly bill goes down. Importantly, the insurance premiums on an FHA mortgage – the 100 percent taxpayer-backed government version of mortgage insurance – cannot be canceled for the vast majority of borrowers with FHA mortgages. Millwork refers to items traditionally made from raw lumber in a sawmill. Examples of millwork include crown molding, base trims, door frames, window casings, chair rails and paneling. Cabinets also may classify as millwork. Used for decoration and to increase the functionality of buildings, millwork comes in various types. Generally, millwork is fabricated in two ways. Custom millwork is a product that is custom designed and produced for individuals and special building projects. Sometimes referred to as “architectural millwork,” these pieces may be more ornate and made-to-order. Although some do-it-yourselfers can successfully install prefabricated millwork, for custom designs and a truly seamless look, it is important to have millwork professionally installed. Use this handy checklist before you make the offer
House hunting can feel like an adventurous new chapter in your life. If you’re lucky enough to find the property that checks off all the “must have” boxes – appearance, size, price, location – it’s easy to fall in love. Not so fast. Before making an offer on any property, it’s smart to take a deeper look at the overall structure and its systems, just to make sure warning signs of major and costly problems are not hiding in plain sight. If the house holds more issues than your budget (and drive to renovate) can handle, it might be best to walk away. Of course, once the offer is accepted, it’s always a smart idea to hire a third-party home inspector to take an in-depth look at the property. In the meantime, one last pass-through with this checklist in hand can give you peace of mind about taking the next step. Exterior – Walk around all four sides of the house, scanning it from ground to rooftop. Note the condition of the doors and window frames, and
look for cracked or peeling paint or signs of loose siding. Higher up, eye the chimney, making sure it appears straight and is in good condition, while the gutters and drain pipes should be in place and functional. Roof – Ideally, the roof would be 10 years old or less, so scan the roof for the classic warning signs of aging and neglect. Things like curled and missing shingles, dark stains, moss growth and signs of sagging can signal serious issues. A home inspector can confirm if full replacement is needed or if a few simple repairs would stabilize things for another decade or so. Yard – Take note of the landscaping. Is there a slope angled away from the house, or is there a potential for a flooded basement after a major rainfall? Mature trees provide lots of shade, but watch for overhanging branches, because these can break off in a storm and do major damage to the roof. Finally, take note of the condition of the driveway and sidewalks. Foundation – The sight of a few hairline cracks in the cement is no cause for panic. Do look for telltale signs of serious issues, such as widening cracks, water stains and bulges. It doesn’t hurt to bring a level to make sure the walls are straight. Plumbing – In addition to checking basement and under-sink pipes for signs of leaks, scan the ceilings for water stains. Open all the faucets to

check the water pressure as well as the time it takes for hot water to reach the tap. HVAC system – Know the age of the heating and cooling systems and check these for tags and other signs of routine maintenance. If the system is older than a decade, that can spell costly repairs and a replacement in a brief time frame. When it comes to older systems, energy efficiency is another consideration, according to Tom Tasker, product manager with Coleman Echelon Variable Capacity residential systems. “Newer HVAC systems are remarkably more efficient when compared to those from even a decade ago, which means they keep your house comfortable for as little as half the cost,” says Tasker. For example, Coleman’s Echelon products are rated up to 20 SEER, which stands for seasonal energy efficiency ratio. Compare these to the 10 SEER systems of 25 years ago, and that can give you an idea of what to expect in potential energy costs, he says. Appliances – Note the age and condition of things like the refrigerator, oven and range, washer and dryer, and hot water heater. As with the HVAC, older appliances tend to consume more energy and you’ll face a shorter timeline for needed repairs and replacements. (BPT)

It’s important to keep your home fresh by staying ahead of the continual buildup of dirt, dust and allergens. The following are some key areas to tackle for a comfortable and efficient home. Wash windows Washing away dirt and water marks from your windows and screens gives you a clear view of the outdoors and lets in more natural light. It also will make your home feel lighter
and brighter, keeping cabin fever at bay. And to help maintain a controlled climate inside the home, prevent air from leaking in or escaping by using weatherstripping or caulk around your windows. Check and replace your vacuum bag, filter and belt A full vacuum bag, clogged filter or broken belt can hinder your vacuum’s effectiveness, leaving dirt, dust and allergens behind. Replacing your vacuum bags every 1-2 months, filters every 3-6 months and belts once per year is recommended to help your vacuum achieve peak performance. Turn on the humidifier Increasing the humidity in your home during the cooler months adds moisture to your air and living space. This raises the heat index, making 68 degrees feel more like 76 degrees. If your house has low humidity, you may notice chapped lips, dry skin or a dry, sore throat. Be sure to maintain a relative humidity in the home between 20 percent and 40 percent. As the temperature outside drops, lower this percentage so condensation does not form on the windows. Add extra insulation to all areas of your home Adding insulation to your home reduces energy usage and increases comfort. If your home uses less than 12 inches of insulation, chances are heat is escaping. Add insulation in the attic to prevent warm air from escaping. Also consider adding insulation in crawl spaces, under floors and against basement walls to stop the transfer of cold through the house.
