Homeowners who live in areas with dry climates that are susceptible to wildfires should evaluate their landscaping – if laid out in a certain way, it might increase your home’s insurability. “The plants surrounding a house have one of the greatest influences on its chances of survival,” said Douglas Kent, wildfire expert, author and professor of land management at California State Polytechnic University, Pomona. Plants within the five feet closest to your home should be fleshy and moist, as they are reluctant to produce a flame. Instead,
they’ll sizzle and wilt when exposed to flames and heat. If properly maintained, these plants can catch and extinguish a firebrand. O’Rourke notes that homeowners who don’t live in fire country can also take precautions to protect against fires. “Trimming tree limbs so they’re at least 10 feet away from your home and pruning unruly bushes can help prevent fires caused by lightning strikes, for example, from jumping onto your roof or exterior walls,” he said.

Consider professional duct sealing for improved energy efficiency and lower bills; • Check to see whether your furnaces and air conditioners bear the ENERGY STAR logo. If not, consider a new unit. A properly-sized and installed ENERGY STAR air conditioner uses up to 20 percent less electricity than older models, and doing so may make you eligible for a Federal Tax Credit; • Have a technician give your home’s cooling system a pre-season tune-up so that everything is running efficiently by the time warmer weather arrives. You know the “personality” of your heating or cooling unit best, so be prepared to provide the technician with important information. No fact is insignificant, as it may help them diagnose and fix a problem; and • Be sure that all HVACR installation and maintenance is performed only by a qualified

Protect your family by changing the batteries on your carbon monoxide detectors and ensuring you have a detector on each level of your home. When changing a furnace filter, make sure the new filter is correctly positioned and the access panel is securely fastened. Have your home’s furnace inspected and serviced annually by a NATE-certified technician; • Likewise, test all the smoke alarms in your home and replace batteries as needed. Interest rates are likely to remain low The average 30-year fixedrate mortgage hit a record low over a dozen times in 2020. The low interest rate environment is projected to continue through 2021, with the 30-year FRM expected to average below 3 percent.
Low rates are good news for buyers looking to purchase a home, and homeowners looking to reduce their mortgage payment through refinancing. Home sales to remain high The demand for housing is expected to remain strong in 2021, creating a favorable market for sellers. Last year, low mortgage rates and the ability to work remotely drove up home sales (the measure of the number of homes sold every month). This year, home sales are expected to ride that wave, averaging 6.5 million for the year. House prices to grow moderately In the second half of 2020, the high volume of home sales and low supply of housing drove up house prices. BBB offers tips for hiring a home inspector Buying a home can be one of the most important financial investments a person or couple will make in their lifetime. But if a new home has hidden structural issues and needs major repairs, buyers may be falling into a money pit and sleepless nights. A home inspection is one of the smartest ways to become educated about the physical condition of a property before buying, according to the Better Business Bureau. A home inspection is a visual inspection of the physical structure and mechanical condition of a home – from roof to foundation. The inspection is designed to identify problems, advise of repairs needed and, in some cases, provide preventive maintenance advice. A home inspection points out the positive aspects of a home, as well as the maintenance that will be necessary to keep it in good shape. The BBB recommends hiring a home inspector who has experience, positive references and is known for being very comprehensive. While this may cost more upfront, hiring a great inspector will likely save money in the long run. If potential buyers don’t get a complete, accurate inspection, they may miss major problems and the chance to negotiate repairs with the seller. Those seeking to find a home inspector should ask friends and acquaintances for
recommendations. “Find someone familiar with your type of home and the issues you need to inspect. Be sure your inspector specializes in homes, not commercial properties, and any issues you anticipate finding. For example, if you’re concerned about a home’s structure, consider hiring a professional engineer or architect who also does general home inspections. Also, be sure your agreement with the inspector covers the systems you most need to have examined,” the BBB advises. Home buyers should ask prospective inspectors questions about their professional training, relevant experience and/or length of time in business. Find out if the inspector belongs to a professional association, such as the American Society of Home Inspectors, or the National Society of Professional Engineers. Membership in professional associations may offer added assurance of an inspector’s qualifications and training. Another tip is to make sure a home inspector is working in the buyer’s best interests. “For example, many home inspectors rely on referrals from real estate agents for their business. This means that the inspector may be more interested in maintaining that relationship than providing you a thorough inspection. They may be less inclined to identify major
repair issues that hold up the sale of your home. Also, be cautious about hiring a home inspector who is looking to get contracting work from you,” the BBB states. Potential buyers should present during the inspection, as the majority of inspectors will allow those considering a home purchase to tour with them and ask questions during or after the inspection. Know that the inspection can last anywhere from two to five hours, depending on the size of the house. Finally, it’s advised buyers ask how soon after the inspection will they receive a copy of the home inspection final written report. “Carefully read your home inspection report and make a list of items that need correction. Understand that the home inspection report records the condition of the home, both positives and negatives. This will help you to determine your future expenditures for repairs and maintenance. According to the Falling Behind report, “Workforce housing is the supply of housing in a community (a variety of housing types, sizes, locations and prices) that meets the needs of the workforce in that community. “The report, which came out Labor Day 2019, talks a lot about how there is a workforce housing shortage, where young families making a good income can’t afford to buy a home where they live. A renter in this marketplace typically earns about 60% of the area’s median income and a typical homebuyer in the same area earns about 120% of the area’s median income,” Lois said. “You do the math. For Burlington, which we have done the specifics on and talked to the city council about, we have a shortage of $1,000 a month apartments for rent and $300,000 homes based on the median

As anyone looking to buy a house in 2021 knows, there is a continued shortage of affordable houses, especially for young families seeking at least a three-bedroom home. Area Realtor Brad Lois, of Bear Realty, said there is a shortage of every type of housing and in Wisconsin, there is a shortage of about 15,000 housing units over the past decade. “Prior to COVID, there were an average of 44 people a day migrating from Illinois to Wisconsin, that’s a net number,” Lois said. “Now, we’re bringing in more than that and we just don’t have the necessary housing.” A recent Wisconsin Realtors Association special report, “Falling Behind – Addressing Wisconsin’s workforce housing shortage to strengthen families, communities and our economy,” outlines the reasons for the housing shortage. “There are three main causes for this,” Lois said. “The first is Wisconsin hasn’t built enough homes to keep up with population and income growth. The second is construction costs have risen faster than inflation and income. And the third is outdated land regulation that drive up the cost of housing – large minimum lot sizes, lot prices, prohibitions on non-single family housing, parking requirements, long approval processes – all of these make it harder for people to find housing.” Lois said addressing the housing shortage has led to conversations with area municipalities in an attempt to bring awareness to what constitutes “affordable housing.” He said there is a misconception that “affordable” means “low income or subsidized” housing, which isn’t the case.
