What We’re Seeing Heading Into Summer
The overall outlook heading into summer remains encouraging.
Southern Comfort Cabin Rentals is currently tracking at 26.5% adjusted paid and owner occupancy for the May 11 through August 9 booking window — nearly identical to this same period last year at 26.6%.
What’s especially important is that SCCR continues to outperform the broader Fannin County market, which is currently pacing at 22.2% for the same timeframe.
A few key takeaways:
• Near-term demand remains strong. The weeks of May 17 and June 14 are both pacing above 33% occupancy and currently outperforming both last year and the surrounding market.
• Late summer still presents opportunity. July into early August is pacing softer, which is typical for the season. Homes that are competitively positioned with strong photography, reviews, and flexible pricing are likely to benefit the most during this stretch.
• SCCR continues to outperform the market overall. Consistent performance above market averages reflects the strength of our portfolio, marketing reach, guest experience standards, and revenue management strategy.

LIGHTS OFF, FIREFLIES ON
A CONSERVATION PROGRAM IN PARTNERSHIP WITH THE FANNIN COUNTY CHAMBER OF COMMERCE
Fannin County is home to more than 50 species of fireflies, including several found almost nowhere else in the world. The Blue Ghost. The synchronous firefly. Even the “Loopy Five,” discovered right here in North Georgia.
These species thrive here because this landscape still supports them — dark skies, mature forests, quiet evenings, and an environment that hasn’t lost what makes the mountains special.
As part of our ongoing partnership with the Fannin County Chamber’s Commitment to Conservation program, Southern Comfort Cabin Rentals is proud to launch Lights Off, Fireflies On across our portfolio ahead of Fannin County Firefly Day on July 2.
This initiative gives owners the opportunity to participate in simple, meaningful conservation efforts that also align with what today’s travelers are increasingly seeking out: authentic mountain experiences, dark skies, and a deeper connection to nature.
Two Ways to Participate
Friend of Fireflies
A simple but meaningful commitment to dark sky practices. Participating properties use warm-toned exterior lighting (3,000K or lower), shielded fixtures when possible, and either timers or signage encouraging exterior lights off by 10:00 p.m.
Participating homes receive:
• In-cabin guest education materials
• Property signage
• A Friend of Fireflies badge on the listing
Firefly Sanctuary
For owners who want to take conservation a step further. Sanctuary properties include all Friend of Fireflies standards while also incorporating habitat-supporting native plants through local partner programs at preferred pricing.
These homes also receive:
• Premium listing recognition
• A firefly-themed guest experience kit
• Expanded educational materials for families and children

This spring, we fielded a car in the Fannin County Family Connections Soap Box Derby in support of local children and families throughout the county. It was one of those events that reminds you why showing up matters and yes, the competition got surprisingly serious!
Chamber Firefly & Milkweed Seminar
Our team attended a Fannin County Chamber seminar focused on firefly conservation, pollinators, and native habitats. That event directly helped shape the Lights Off, Fireflies On initiative featured in this issue, and we’re excited to continue supporting conservation efforts that help preserve what makes this area special.
TroutFest Sponsor
We were proud to sponsor TroutFest again this spring. It’s become one of Blue Ridge’s signature events and a celebration of the rivers, outdoor culture, and natural beauty that continue to draw visitors to the North Georgia mountains year after year.
Local Partners Program Refresh
We’ve started a meaningful refresh of our Local Partners Program, the network of businesses and experiences we connect guests with during their stay. The goal is to build deeper relationships with local vendors while creating more curated, memorable experiences for guests visiting the area.

OWNER QUOTE SUBMISSION
We're adding owner quotes to property listing pages on our website. A short, personal note from you about your cabin that gives guests a sense of the person behind the property. It's one of the most genuine things we can put in front of someone who's deciding where to book, and we'd love to include yours.
The form takes about two minutes. A few prompts are included to get you started, things like what you love doing when you're in town, or what you want guests to feel when they walk through the door. Once completed we will update your listing as soon as possible.
REMINDER: KEYLESS ENTRY
A quick follow-up from the April issue: SCCR’s keyless entry update is still rolling out in stages across the portfolio. If you visit your property and find that your previous door code is no longer active, your updated default code is the last four digits of the phone number we have on file for your account.
